Do your driveway and sidewalks look dirty? Cleaning these types of surfaces not only improves the overall look of your property, it also helps to prevent them from becoming potential hazards — such as a fall risk — to those visiting your property. Routine pressure washing/cleaning ensures these surfaces are not slick and slippery from the growth of mold or mildew so common in wet or humid conditions.

ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Sept. 22 meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board adopted the resolution pertaining to e-voting. The board approved the following: 1. Grace Hopper pool opening to pre-COVID hours and days, with one-time cleaning per day. 2. Grace Hopper fitness center opening to pre-COVID hours and days, with two cleanings per day. 3. High Park pool reopening to preCOVID hours and days, with one cleaning per day. 4. No reservation system for pools or fitness center will be utilized. 5. All persons utilizing facilities must sign an electronic waiver. Key fobs will be deactivated unless or until waiver is signed. 6. Post notice/signage regarding waivers and assuming risk of COVID at pools and fitness center. 7. Spot check, track and log mask compliance in fitness center at least three times a day Monday to Friday. 8. Gathering rooms and offices remain closed to the public. n The board approved Baldwin Park Elementary using Corrine Commons for the shindig in February or March 2021. n The board approved to start the process on developing a communications policy. Included was the appointment of Mr. Roberts to work with management on the policy. n The board approved painting the City Homes No. 3 bollard lighting. n The board approved V-shape Baskin Mews crepe myrtles.

BRIGHTVIEW UPDATES n Fertilized plants and turf in all parks/mews n Replaced dead, newly installed plumbagos at Union Park n Treated weeds in Bermuda n Replaced flowers in pots at Corrine Commons n Repaired damaged drain box at Ardsdale Mews and trimmed St. Augustine away from drain boxes for better visibility n Zoysia repair near High Park bike rack was completed. n Continue to fertilize plant materials n Continue treating weeds in Bermuda n Installed Bermuda in Oak Mews n BrightView replaced the Bermuda at Virginia Park because of mole cricket damage. n BrightView Tree Care removed damaged elm tree branches around Grace Hopper from a wind event. n Hanging elm branches from the same wind event in the City Homes No. 3 Mews also have been removed. CANOPY ANALYSIS Mary Edwards, the consulting arborist, started her review of the ROA canopy trees located in the parks/mews and townhome service areas in October. CANOPY TREE REPLACEMENTS Management is attempting to schedule a meeting with the city’s forestry consultant to discuss a possible variance with respect to replacement of the dead oak tree at Longview Park and a storm-damaged elm tree at Grace Hopper. ROA LIGHTING Management is meeting with a lighting representative to review the ROA lighting in different locations. The review will include changing to LED, as well as other cost-saving opportunities.

SIGNAL 88 SECURITY Per the board’s direction, a 30-day notice canceling the contract was mailed to Signal 88. Their services ended Sept. 30. COMMUNITY NETWORK/WEBSITE Joint Committee representatives are moving forward with Elliptq on creating three new design choices to update the current resident website. Colors, images, new design and content will be considered. Elliptq is doing the redesign at no charge to the Joint Committee. HELPFUL INFORMATION FOR TOWNHOUSE OWNERS Cooler weather comes in waves in Florida, and a lot of people want to open their windows to enjoy the fresh air. Opening the windows can bring up issues if the doors, windows, screens and weather stripping have not been maintained properly. Doors, windows, screens and weather stripping are the responsibility of the homeowner to maintain. n With the hot Florida sun, window screens fade and dry rot in time. It’s a good idea to replace screens when they are worn, torn or dry rotted to keep pests out. n Assuring the weather stripping around your doors are free from holes and working properly will help to keep pests out, keep your power bills from increasing and keep water out. n If you want to make any exterior changes to doors, windows, hardware, etc., you will need to obtain approval from the ARC, and the applications are available on the Baldwin Park Network, BaldwinParkNetwork.com. If you are repairing or replacing a door, window, etc., with the same exact one, there is no need for ARC approval — only if you want to replace with something different such as different hardware, mutton pattern, more efficient window glass or door. n Please contact the builder of your townhome for any specific questions regarding the existing doors or windows, as the builders did not supply this information to the association.

n TSAC is currently reviewing service area draft budgets for 2021. n BrightView is providing weed, insect and disease control for the landscaping/sod (ongoing services). n BrightView’s enhancement crews have installed plant material in the Mattamy, City Home 2, Cambridge, City Home 1 and Issa 28 service areas. n BrightView has treated camellias throughout townhome service areas with liquid fertilizer and pesticide. n BrightView has installed pine straw in surrounding plant beds. n Per DRS Inc., the townhome painting schedule for 2020 is City 4 and Live/Work. n Per DRS Inc., the townhome maintenance schedule for 2020 is as follows: Issa 22 (late October/ early November) and Cambridge (November/early December). n Please report any building or landscaping issues on the Baldwin Park Services App to receive a response with updates.

SAL MENDOZA

Sal should need no introduction to longtime residents of Baldwin Park. A fixture on the Sentry Management maintenance team, Sal joined the association staff in 2007 and has been here longer than everyone except Maintenance Supervisor Dwight Jones (2003) and Community Director Susan Comisky (2006). Enders Park is his domain, and he maintains the Enders Park pool area, playground, fitness center, gathering room, and the streets and sidewalks that encompass the Enders Park community center. He also maintains New Broad Park, Virginia Park, The Yard, Bennett Road Park and Audubon Park buffer. Sal is originally from Mexico. He is married to Roxana. He has one son, Christian; two daughters, Karen and Thalia; and three granddaughters, Alison, Lyla and Barbara. When he is away from work, the No. 1 thing on his list to do to have fun is to spend time with his family. He also enjoys traveling, drawing, listening to music and making crafts with recycled materials.

WHAT A GREAT NEIGHBORHOOD WE LIVE IN

Celebrating the holidays, 2020 style I

n these unprecedented times … just kidding, I can’t stand that phrase. Let’s talk about something happy: the holiday season! I know, I know, this year will be different, but that doesn’t mean that it can’t be enjoyed with family and friends in the ways that we are most comfortable. Somehow, about five years ago, my husband and I managed to pick up the Thanksgiving holiday as ours to host. The good part of becoming a “real adult” and hosting a major holiday is that I learned how to deep fry a turkey. The bad side of that adulting is that I also had to learn how to clean up after frying said turkey. One is by far more fun than the other, but seeing my friends and family enjoy all the hard work is worth every moment of cleanup. Another thing I love about this time of year is seeing the holiday decorations go up as you drive into Baldwin Park along New Broad Street on the houses and along the center parks. As the months and holidays progress, so do the decorations. When October rolled around, you could see people decorating more for Halloween than previous years. Working from home is giving all of us more time looking at the same thing, and dressing it up gives us the change we all needed. Some neighbors have even used this time at home as a creative outlet and designed yard décor for fellow neighbors or planned a fun Secret Santa-inspired Halloween exchange called “You’ve Been Boo’d.” The decorations from the entrance of our neighborhood through downtown Baldwin Park all the way to the fountain

HOLIDAY SEASON RECIPES CROCKPOT CORN CASSEROLE Note: Easy and a crowd-pleaser!

WILL CAMPBELL PRESIDENT, BALWIN PARK JOINT COMMITTEE and Harbor Park are a sight to behold. There’s a reason people come visit our bubble to see the lights, and this year will be no exception. It’s not just the decorations on the streets that will perk us up; it’s seeing the local businesses take part, as well. One of my absolute favorites and a must-see for everyone — and for every holiday — is Lafayette & Rushford. What they do in that store is unbelievable! They usually have at least three holiday scenes in the store, each with its own over-the-top yet stunningly beautiful design. The Osprey, while gorgeous on a daily basis, takes it up just a little notch for the holidays and makes for great holiday dinners with friends. With everything going on this year, one of the Joint Committee’s goals is to bring a little extra joy to the neighborhood. We are finalizing some fun plans and hope that you will love what we’re hoping to do as much as we do. Be on the lookout for some details coming soon through the e-blast and on social media. And, because food and drink are always important parts of not just the holidays but any celebration, here are a few of my favorite personal recipes. I hope you and yours have an amazing holiday season. As always, stay safe, stay well and be kind to each other!

INGREDIENTS 2 cans regular corn 2 cans cream corn 2 boxes Jiffy corn muffin mix 1 stick salted butter 8 oz. sour cream

METHOD 1. Drop it all in the crock pot and cook on low for two to three hours, stirring often.

SAUSAGE CHEESE BALLS

Note: Prep the day before and heat up for an easy breakfast treat! INGREDIENTS 2 16-oz. packages regular Jimmy Dean pork sausage 1.5 cups all-purpose baking mix 4 cups shredded sharp cheddar cheese 1/2 cup finely chopped onion 1/2 cup finely chopped celery 2 teaspoons black pepper 2 teaspoons minced garlic (optional)

METHOD 1. Preheat oven to 375 F. 2. Combine all ingredients in a large mixing bowl; stir well. 3. Form into 1-inch balls. 4. Place on ungreased baking sheet; bake 18 to 20 minutes or until golden brown. 5. Remove from oven; cool five minutes before removing from pan. Serve with cocktail forks or toothpicks.

CRANBERRY BOURBON COCKTAIL

Note: Because we all could use a stiff drink this year! INGREDIENTS 2 ounces bourbon 2 ounces cranberry juice (100% juice, unsweetened) 1/2 ounce simple syrup Splash of lemon juice, freshly squeezed Fresh rosemary and sage for garnish

METHOD 1. In a glass filled with ice, add the bourbon, cranberry juice, simple syrup and a splash of lemon juice. Stir to combine. 2. Garnish with rosemary and sage.

T

here are thousands of podcasts available for streaming across various platforms. But there’s only one podcast out there that focuses on the heart and soul of Baldwin Park. The One Four was born out of a combination of the COVID-19 quarantine, two neighbors who wanted to do something for the community they love, and a few bottles of rum. Aptly named for Baldwin Park’s 32814 ZIP code, The One Four is the brainchild of David Dell’Olio and Sam Rodriguez. Its goal is to help Baldwin Park neighbors get to know the people behind their local businesses. Aside from being neighbors, Dell’Olio and Rodriguez also became friends because of their children playing together. They bonded over their mutual interest in fitness — running and cycling, respectively — and, of course, drinking rum. “We just started hanging out and drinking rum on our front porch like 8 feet apart during COVID because there was nothing else to do,” Rodriguez says with a laugh. “I’m an avid cyclist, and he runs every morning. One morning when we were both a a sweaty mess, we were like, ‘What are you listening to?’ Because I listen to podcasts while I bike. He

said, ‘I’ve been thinking of doing this podcast for the community.’ I’m like, ‘Well, I’ve also been wanting to get into podcasting.’ Then we just started figuring out what this podcast was going to be about.” Neither is from Orlando. Dell’Olio is from Massachusetts, and Rodriguez from Costa Rica. But they both went to school in Florida and ended up falling in love with Baldwin Park. And as business owners, they have a soft spot for others in the same boat. “We looked at Town Center as the nucleus of this community where there’s a lot of places to have dinner, to have fun, to hang out with

the kids,” Rodriguez says. “We kind of thought, ‘Well, we believe people like to do business with people rather than with businesses.’ We wanted to focus on the personal side of the business owners. There comes the soft spot we have for business owners, being ones ourselves. “We thought if people get to know the story … and understand where this passion comes from — this excitement and fear that comes from running your own business — people will be more familiar with going into those places,” he says. “And we thought it was a nice way to help the community businesses. This is a person, and they have a story.”

The masterminds behind The One Four are David Dell’Olio and Sam Rodriguez.

Knowing that a sense of community is the thread that ties Baldwin Park together, Dell’Olio and Rodriguez wanted to be a part of it. But before they launched the podcast, they had to learn how to do it. They invested in microphones and other equipment. Having the microphones, directional arms, cables and recording device was the first part of the equation. Learning how to use them to create what they envisioned was another part. “It was a learning process throughout,” Rodriguez says. “Dave does a fantastic job. He’s in charge of all the editing, and God bless him for that. He does an amazing job of taking care of everything technical.” Then, there was learning how to interview people. For this, they enlisted friends to conduct mock in-

terviews with and get comfortable doing so. “We wanted to make it a great listening experience for whoever is nice enough to give us their time,” Rodriguez says. The final part of the equation was finding people to interview. Dell’Olio and Rodriguez knew they wanted to help the community and generate more traffic toward its local businesses. So far, guests on The One Four include Saor Boutique’s Angie Montenegro, Seito Sushi’s Jason Chin, 9Round’s Damien Signori, Verte Chiropractic’s James Baily, Baldwin Part Realty’s Bobby Livera and Farris & Fosters’ Jon Foster. Even Baldwin Park Elementary Principal Nathan Hay made an appearance. “The way that the episodes launch is not necessarily sequen-

tial with how we interviewed them,” Rodriguez says. “It’s about the businesses of Baldwin Park, but we also feature the principals of the schools here in town. Principal Hay was new here at Baldwin Park Elementary, and this community is so driven by the schools. We launched with him partly because it was the start of the school year. Then it’s about storytelling. It’s going with what we feel is kind of happening in the community and who the person is.” Rodriguez says the first two seasons of the podcast likely will focus on Baldwin Park business owners — both those who own businesses in or near the Village Center and residents who own businesses not located in Baldwin Park. They currently are brainstorming what future seasons could look like. Rodriguez says he would love to do a couple of shows discussing general neighborhood happenings and what’s going on around town. “People have been very nice,” Rodriguez says. “We’re doing this to help the community, and we’re doing this because it’s fun. We wanted to do something that not only shows the story of the person but is also fun to listen to. I think the response has been great. … The other day I was biking and saw somebody and they said, ‘Hey, I’ve been listening to The One Four!’ “People are welcome to write to us if they think they have a good story and they want to be featured,” Rodriguez says. “We’ll be happy to hear them out and schedule something with them. We’re very happy to be doing this. It’s a lot of work on top of our jobs, but it feels nice to do something for the community, and I hope people appreciate it.”

just checked my mail. Green envelope from OUC, a giant Bed, Bath & Beyond coupon, the fall issue of Winter Park Magazine and a litany of ads. But wait. Among this underwhelming stack of mail is a small, rectangular blue envelope with my name written in careful cursive, and a postmark from Vermont. It brings a gigantic smile to my face and gentle tears to my eyes. It is my fall gift from my neighbor. She’s in Vermont, enjoying the cool air and the glorious colors of the quiet, wooded mountains. But, somehow I’m still on her radar. Every year, my neighbor — and now dear friend I met in yoga class 15 years ago here in Baldwin Park — sends me an assortment of red and yellow leaves from her cabin up north. I treasure them because I know she selected each one of these leaves for me. She took the time to collect unique shapes and colors, recently fallen from sugar maples and yellow birch trees. I imagine her on a morning hike, on a quiet trail, with a scarf around her neck and a burlap bag on her arm. Her gesture of kindness depicts her entire personality.

She is the person who always offers encouraging words and an easy laugh. She is a neighbor and friend we all dream of having. She is the neighbor we should all be! These have been really tough times, haven’t they? A real paradigm shift on how we connect with each other, right? My role here is to help you connect — through book clubs, dinners and happy hours, game nights, cooking or art classes, kids activities, pickle ball or walking groups. But it’s been really hard. Sometimes, it feels like an imposition to ask you to commit to one more Zoom session when your real priorities are to stay healthy, survive at work or get your kids adjusted to school online. Recently, our new Baldwin Park Community Service Club showed amazing spirit with their “Share a Smile” campaign. With help from the Baldwin Park Art Club, we created —and signed — more than 150 greeting cards for elderly citizens living in senior housing. I was moved by the thoughtful messages from our residents — accountants, web designers, teens and families. I was proud to deliver so much love from Baldwin Park!

If we can offer this level of kindness to total strangers, I know we can offer kindness to the people around us who surely need a lift. As always, I try to offer a few tips in this column. Here are five ways to reach out and love thy neighbor — in the new paradigm. n Remember our friends in the theme-park industry who have recently lost a job. Even the former executives may need the kindness of a gift card or meal. n Share a book or magazine article (or comic strip!) and include a note about why you choose to share it. Drop off GOOD (not discard) books to the little libraries around Baldwin Park. Leave a supportive note in the book. n Give seasonal (potted or fresh) flowers to your neighbor for absolutely no reason at all. n Keep your bird feeders full of seed. Neighbors who walk by enjoy urban birdwatching. n Write a letter. Fill it with sweet comments, a poem or a quote from your favor author. Or colorful autumn leaves. Address the letter in cursive and mail it with love. We have all the beauty of fall right here in Baldwin Park.

I

n a year that’s been tough on many, there’s a ray of excitement on the horizon for Baldwin Park resident Zachary Rochette. Rochette has dreamed of opening his own personal-training stu-

dio since he was 16 years old. After years of chasing that dream, the opportunity came in September. All he had to do was say yes. The 24-year-old earned his bachelor’s degree in sports and exercise science from the University of Central Florida, and he spent a year in Tallahassee working with the athletics teams at Florida State University. And after more than six years of experience in personal training, he’s now a business owner. Rochette has just opened StudioFit Training on Lake Baldwin Lane, and he’s thrilled to be able to share his knowledge and experience with his clients in a community he loves.

As a former athlete in high school — running and basketball, specifically — Rochette caught the attention of some colleges who offered him the chance to further his athletic career. But what he found he loved most about athletics was the training that goes into it. It’s when he knew he wanted to become a personal trainer. “After college, I had my mind set on being a strength and conditioning coach, which is what brought me to FSU,” Rochette says. “I applied and got a position there interning with all the athletics, so I was able to see … how to train football players, baseball payers, volleyball players — I covered every sport. I was there for a year, and that was an awesome, awesome experience, but there was something missing, and that was that general population fitness.” Rochette knew he wanted to be able to work with everyone — athletes and non-athletes alike — to help them reach their fitness goals. He returned to Orlando more than a year ago and built up a good clientele base. “I was training in a gym right nearby, and so that’s what brought me to Baldwin,” he says. “It just came time in my career where I was ready to do my own thing, and I had a bit of a different vision, especially with everything going on in the world — and especially with the pandemic. …StudioFit Training is just that — a studio, one to three people, just personal training. You come in and can expect the best equipment, best training and no distractions. … That’s something I’m super, super excited about with this space specifically, is that there’s enough equipment for all types of people and what their training goal is.” Rochette books his personal-training sessions by the hour, and his goal is to build a relationship and mutual trust with each client. Sessions are personalized for each client based on their goals and abilities for a boutique personal-training experience.

“I wanted it to be clear that it’s not a gym,” Rochette says. “It’s a personal-training studio. It’s not strength and conditioning. It’s fitness, which kind of covers everything from athletic performance to someone trying to lose a few pounds to someone trying to gain muscle. “You come in and this is your space, it’s a safe space, and you just focus on you and your training,” he says. “That’s pretty much my vision behind it. … This has been my ideal situation — something exactly like this. I knew I never wanted to

be in a large-scale gym. The personal-training touch of it is really where my passion lies. … I treat my clients like I treat my family. We build that trust and everything. … It’s awesome that I get to build that relationship with everyone.” Rochette knew it was meant to be by the way everything happened so seamlessly. He noticed the space became available in mid-September and met with the landlord. Soon after, he leased both the studio space and an apartment in the same building. Since then, he’s been hard at work getting the studio ready for a November opening. It all starts with discussing a client’s goals. “We talk about their goals and what they want to work on,” he says. “That way, I have an idea when I’m developing a training program for them, and they come in here and we’re not wasting time. Right away

they can come in, and we can start working on their goals and track progress as we go. As soon as people come in, we’ll get right down to work.” Rochette is excited to be in his own space, meet new clients and welcome his current ones into the studio. With state-of-the-art equipment and the personalized approach he takes with clients, his goal is to ensure the quality of training they receive is top-notch. “I got the best equipment I could find, from dumbbells to even the heavy-duty rack, the best bikes, the best squat racks, and … the main thing right now, especially, is safety,” he says. “I’m really excited to expand on the range of clients that I have. That’s probably my favorite part of my job. It keeps me on my toes. I look forward to also being part of the community. … I love it here, (and) I plan on doing boot camps out by the park for free just to get to know people who live here. … It’s a beautiful place — you can’t beat it.”

he Orlando real-estate market is hot and only seems to be getting hotter. In true 2020 style, this year has taught us to expect the unexpected. When the quarantine began, I was fielding calls from buyers and sellers assuming the home values in Central Florida would plummet and people would be distress selling — the Great Recession all over again. For a moment, I allowed myself to buy into that notion. However, the opposite happened, and local sellers are experiencing a windfall. It is always top of mind for me that there are so many amazing hospitality industry and entertainment employees still out of work and not sure of their future. I’ve seen some former cast members (that’s Disney speak for employees) already make the decision to sell their homes and try their luck elsewhere. Although that makes me sad, I am happy that the market supports higher sales prices for their homes, hopefully enabling them to make a good profit. Whether you are selling to take advantage of interest rates, liquidate assets or find a floor plan more suited to the increased time we are all spending inside our homes, don’t fall victim to the pitfalls of a heated market. Let’s take a look.

Avoid inexperienced or untested advisers without guidance. Real estate is a career that doesn’t require a four-year degree, giving some the impression that it’s both easy to undertake and find success. This couldn’t be further from the truth. Yes, the courses and tests required to become an agent pale in comparison to that of an attorney or a doctor, yet the consequences of using an inexperienced or untested agent can have as large an impact as hiring

an unqualified physician or lawyer all the same. The point: Vet your Realtor the same way you would any other practitioner or adviser in your life. Many see the hot market and want to become agents. Make sure the person you hire — if inexperienced — has a ready, willing and able mentor or broker available to walk them through any questions they may have when it comes to contracts, the process of marketing and selling the home, and more. Newbies can do the job but will need support to keep you from making mistakes as a seller or buyer that could cause you major headaches or cost you money. Check online reviews, ask what tech they use and when they are available to assist you.

Don’t let the pressure get to you. As a buyer, you may be nervous if you find yourself in a multiple-offer scenario, or if you are in a position to have to decide on a home quickly or remotely without having seen it first. Try at all costs to not become emotionally attached to any home prior to your actually closing on it! This is nearly impossible for most to do entirely, but everyone can make a good effort to stay detached. Go into your search with a qualified and competent Realtor to help guide you — a set of eyes that knows the market — and the process will help you tremendously. Make up your mind about your search perimeters prior to looking and get your finances (pre-approval or cash) lined up before stepping one foot out the door. This way, you aren’t rushing around to figure out if a home fits your budget or if a neighborhood is too far a commute or a home doesn’t have the right features. If you already know what you’re willing to pay

and how, what you want and won’t tolerate, and where you are willing to live, you can zero in on the right homes as soon as they pop up. Like the old adage goes, “Fail to plan and plan to fail.” A little preparation will transform the process and take unnecessary stress off your shoulders.

If it seems too good to be true, it is. You’ll notice lots of so-called innovators and disruptors popping up. Don’t sell your house to an iBuyer or investor without looking at all of your options first. Just because a new company appears and promises to make the process simpler, don’t blindly assume they will. You wouldn’t sell your car to a dealership without looking at the Kelley Blue Book value, so please do the same for your home. Ask a Realtor to weigh in on what your place is worth. And as for the myth that selling your home the traditional way is a hassle — not in a seller’s market! Many properties sell fast at top dollar anyway. Don’t dismiss and lose the equity you have spent likely years accumulating without looking at all of your options. Having a licensed Realtor held to ethics and standards of practice is different than working with a non-licensed or licensed-in-another-state employee. And remember, investors can always buy your home if listed in the MLS. Many sellers are using their equity gains to create a better life for themselves and their families. Get all the facts before taking the plunge and listing your place.
