Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING
COMMUNITY NETWORK/WEBSITE n Joint Committee representatives are moving forward with Elliptq on creating three new design choices to update the current resident website. These should be completed in the next month for review. Colors, images, new design and content will be considered. Elliptq is doing the redesign at no charge to the Joint Committee and lowered its annual price by $2,000.
BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Oct. 27 meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board adopted the 2021 budget drafts. n The board approved the following: 1. Cancel the contracts with the pool specialist for Enders and Grace Hopper pools/kiddie pools. Mr. Taylor with Becker Law is to write the cancellation letters per Section 7.3 of the contracts, including requesting that the deposits be returned less materials. 2. Obtain cost needed to fix unsolicited repairs made by the contractor to the deck coping and subtract that cost from the remaining balance owed to the pool specialist for High Park. 3. Obtain three quotes for resurfacing Enders and Grace Hopper pools/kiddie pools, including six references within the last year for commercial pools. n The board approved to split 70% of the transfer fee to Division 1 and 30% to Division 2 as presented. Included in the motion and if allowed by law and the documents, these monies can be moved from one division to the other with board approval. n The board approved the proposal to clean, repair and paint the City Homes No. 2 and City Homes No. 3 trellises.

n The board approved Baldwin Park Elementary using Corrine Commons for the Shindig in February or March 2021. n The board approved a proposal to replace sod in the CH No. 2 Mews with shade-tolerant mondo grass at addresses 1847 and 1853 Britlyn Alley, and 1844 and 1850 Sipes Alley.

BRIGHTVIEW UPDATES n Completed fertilization plants and turf in all parks/ mews. n Completed Bermuda repairs at Virginia Park (no charge, chinch bugs). n Treated weeds in Bermuda and St. Augustine. n Detailed shrubs and jasmine at parks/mews. n Treated roses at Grace Hopper with insecticide. n BrightView already has started to reduce water to areas in preparation for the cooler months. The water has been reduced at Ardsdale, Union Mews and Parkland and will continue. CANOPY TREE REPLACEMENTS Management is attempting to schedule a meeting with the city’s forestry consultant to

discuss a possible variance with respect to replacement of the dead oak tree at Longview Park and a storm-damaged elm tree at Grace Hopper. Update: The forestry consultant referred management back to the Baldwin Park ARC for a determination. An ARC application to remove the trees will be completed for both locations and an update will be brought to a future meeting. CONTRACT RENEWALS Management has prepared and emailed the approved renewal contracts to each vendor.
ACELLA APP n There were 41 new requests from Sept. 15 to Oct. 25. Thirty-five have been completed, three submitted, one received and two are currently in progress. CITY HOMES NO. 3 MEWS BOLLARD PAINTING n The bollard painting has been completed. The bollards were painted to match the approved color at the time of installation. A semi-gloss finish was used because it will last longer in the sun. RESERVATION SYSTEM/ INCREASED OCCUPANCY AND HOURS AT GRACE HOPPER POOL/FITNESS CENTER AND REOPENING OF THE HIGH PARK POOL

Cleaning these types of surfaces not only improves the overall look of your property — it also helps to prevent them from becoming potential hazards, such as a fall risk to those visiting your property. Routine pressure washing/ cleaning ensures these surfaces are not slick and slippery from the growth of mold or mildew which is so common in wet or humid conditions.
2. Grace Hopper fitness center is open pre-COVID hours and days, with two cleanings per day. 3. High Park pool reopened to pre-COVID hours and days, with one cleaning per day. 4. No reservation system for pools or fitness center will be utilized.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS 5. All persons utilizing facilities must sign the electronic waiver. Key fobs will be deactivated unless or until waiver is signed. 6. Post notice/signage regarding waivers and assuming risk of COVID-19 at pools and fitness center. 7. Spot check, track and log mask compliance in fitness center at least three times a day (Monday to Friday). 8. Gathering rooms and offices remain closed to the public. A copy of each service area’s 2021 budget will be available on the Baldwin Park Network for viewing once it has been finalized.

n BrightView is providing weed, insect and disease control for the landscaping/sod (ongoing services).
How do I know if I have enough attic insulation? According to Energy Star’s website, one quick way to determine if you need more is to look across the span of your attic. If your insulation is just level with or below your floor joists (i.e., you can easily see your joists), you should add more. If you cannot see any of the floor joists because the insulation is well above them, you probably have enough and adding more may not be cost-effective. It is important that the insulation be evenly distributed with no low spots. Sometimes there is enough insulation in the middle of the attic and very little along the eaves. n BrightView has started to reduce watering from three days to two days and in some cases one day (heavily shaded areas) per week. BrightView will continue to monitor watering and adjust schedules as temperatures begin to cool off. n BrightView has fertilized all of the plant material and sod. The camellias are beginning to push out green buds. STAFF SPOTLIGHT STACEY FRYREAR Stacey joined the staff in July 2007 as the community association manager. She is responsible for long- and shortterm goals to maintain property appearance and ensure maximum resident satisfaction of the Baldwin Park Residential Owners Association Inc. and Baldwin Park Joint Committee. In addition, certain duties associated with the Urban Orlando Community Development District will be the responsibility of the community association
manager as the agent for the CDD. The community association manager role is intended to focus on the maintenance of the parks and facilities and to manage the Sentry Management employees. Stacey is originally from Kentucky and previously spent 17 years in the multi-family industry. She is very happy to be a part of such a wonderful team and loves being able to work in such a beautiful environment. Stacey has a great love for animals and has two Pembroke Welsh Corgis and a tripod cat
who keep her running. When she is not being herded by her dogs and ignored by her cat, she spends most of her time with her family and friends.

aldwin Park is lit up with festive lights and decorations like never before! We kicked off the holiday season a little early on Nov. 20, when countless homes, businesses and the Village Center illuminated in holiday cheer. Carolers strolled streets, bringing joy for all within earshot, and all were treated to the sights and sounds of the season. Because of the ongoing pandemic, the Joint Committee had to cancel the traditional “Light Up Baldwin Park” festival held in the Village Center, as well as the “Winter Spark in Baldwin Park” parade. Even though we had to cancel those events, it doesn’t mean we can’t enjoy the spirit of the season by packing the kids — human and fur babies alike — in the car or stroller and delighting in everything our little piece of the City Beautiful has to offer. We’re so lucky to live in Florida and be able to have a conversation from the porch or offer a smile and “Happy Holidays” to our friends in December! REMINDERS AND ADVICE FROM DENNY O’NEIL n The Baldwin Park speed limit is 25 mph — not 35 mph, and especially not 50 mph. Baldwin Park is a pedestrian- and pet-friendly neighborhood. Let’s all make it safe for them. Please mind your speed. Drive defensively, as there are drivers who speed and also run stop signs. The same drivers don’t always pay attention to pedestrian crossings. When walking and about to enter one of the designated pedestrian crossings, I suggest you make eye contact with the driver of an oncoming vehicle to make sure that the driver has seen you and is not texting or otherwise not paying attention to the road and/or you. By the way, stop signs mean what they say. Stop completely, then proceed if the intersection is clear. n Next, I urge you to make provisions if you are ordering packages to be delivered. If you are not going to be home when the package is delivered, ask a neighbor to take the package to their home so you can get it when you are able. The delivery companies will hold a package if that is what you desire, then you pick it up from them. Bad guys and gals have been known to follow the delivery trucks and after the package is left on your porch. The thief just walks up and takes your package. Take precautions to prevent someone stealing your packages!

Five ways to be
FESTIVE Many traditional holiday celebrations and events are on hold this time around, but the seasonal spirit lives on with those who embrace it. DANIELLE HENDRIX ASSOCIATE EDITOR
I
f 2020 has you feeling a bit like the Grinch or Scrooge this holiday season, you’re not alone. It’s hard not to feel “bah humbug” when we’ve spent the last 10 months holed up inside, fighting over toilet paper, sweating behind masks and homeschooling the kids. It’s especially been tough on those who have lost a job or loved one. But here’s a proposition for you: Allow this season to be a sweet reprieve to the bitter taste this year has left behind for many. In a year many hope to write off as quickly as possible, we still have much to celebrate: friends, family, community, health, love. If you focus on the heartache of the past few months, you’ll lose sight of what’s important. Celebrations won’t be the same as in years past, as many of the events we’ve grown to love and cherish have been canceled for the safety of the community. Gatherings will be smaller, and parties will likely be far and few between. With that in mind, here are five ways to make the most of the holiday season and do so safely.

GO BIG ON THE DECORATIONS If you’re working from home and the kids are doing school online, why not change up the scenery and create a winter wonderland in your house? Maybe you have more time on your hands now — use it for some holiday cheer! Have the kids make paper snowflakes and homemade ornaments, and grab a few new decorations next time you’re at the store. Include them in the tree-decorating process and blast some holiday music while you do so. Don’t forget the lights! Be a part of the 2020 version of Light Up Baldwin Park and deck the halls of your home inside and out.
SERVE IN YOUR COMMUNITY As the saying goes, “It’s always better to give than to receive.” That’s from where the brand-new Baldwin Park Community Service club stems, and it’s something your family can do, too. Most recently, the club sent 175 cards to seniors in local assisted-living facilities to share a smile and brighten their day. “The people who were willing to participate wrote messages inside these cards,” says Lifestyle Direc-
tor Becca Schmidt. “They were well-received. … The idea of the Share a Smile campaign was very successful, and we want to do it for some other major holidays.” Tanika Hendricks, certified nursing assistant at Adventist Care Center Courtland in Maitland, said the seniors loved their cards. “The cards are being used as cute, nice reminders that someone is thinking of them,” Hendricks says. “We try to pass them out daily as we go room to room to cheer up our residents.” If you and your family are up for it, do some internet research and find organizations and charities that could use some volunteers. Help feed the homeless, volunteer at an animal shelter, work with your church or other houses of faith — there’s always someone who could use some help.
SHOP LOCAL (AND EARLY)
It’s anticipated that more people than ever will be shopping online this holiday season to avoid the stores, so shipping companies
KEEP YOUR HOLIDAYS HEALTHY However you decide to celebrate this year, make sure you’re doing so safely and responsibly. Here are some guidelines from the Centers for Disease Control and Prevention to keep everyone as healthy and happy as possible. n Avoid touching your face mask, eyes, nose and mouth. n Consider getting a flu shot. The vaccine can help protect your health and your family’s health. n Cut down on unnecessary travel. It’s the busiest time of year for travelers, and travel modalities such as airports and public transportation pose a greater risk to virus exposure.

CREATE NEW FAMILY TRADITIONS Maybe that flight or road trip to visit friends and family is on hold, or the big Christmas party that the whole neighborhood looks forward to isn’t happening this year. The kids may be bummed about the holiday parade cancellation or not getting to tell Santa what they want for Christmas this year. Look at this year as an excuse to start new family traditions. Have you always wanted to buy matching family pajamas, take some photos for Instagram and curl up on the couch to watch Hallmark Christmas movies? Do it! If you’ve never packed the kids
in the car with some hot cocoa and candy canes to drive around and see holiday lights, try it. And, if you’ve never had a great holiday cookie bake-off or gingerbread-house contest, now is the perfect time to grab all the sweets and go for it. Find something new and exciting you haven’t done before and make it yours.
SPREAD SOME JOY
If you’re feeling the holiday spirit, pass it along! This could be as simple as baking a plate of cookies and bringing them to your neighbor, or helping a friend hang their Christmas lights. If you’re in line for coffee, pay for the person behind you — oftentimes, this starts a chain reaction. Be friendly to and patient with restaurant and retail workers when you’re out and about in the holiday rush. If you’re shopping online and expecting packages, set a basket out on your porch with some snacks and water bottles — maybe even candy canes — in it for delivery workers to take along with them. A little kindness goes a long way.
n Have small gatherings. The more people involved, the greater the risk of spreading COVID-19. Consider celebrating virtually or with members of your own household. Additionally, avoid holding gatherings in crowded or poorly ventilated spaces with people who are not in your household. n Shop online when possible. If crafty friends and local businesses offer shipping or curbside pickup, even better! n Use disposable plates and cutlery if gathering with others to reduce the risk of transmission. n Wear your mask whenever you’re out in public. You’ve probably already been doing this, but it’s another layer of protection against the virus.

t’s December! We’ve finally made it to the end of 2020. I think we all deserve a collective breath out. Just keep your 6-foot distance. It’s been quite a year, hasn’t it? Reflecting on the past 10 months with my good friends here in Baldwin Park, we all have similar descriptive words that reflect a rollercoaster of emotions. Diving into fear, then surfacing into hope. Feeling agitation, then patience. Superficial judgment to deep love. Selfishness to random acts of kindness. Darkness to light. I think everyone who’s been affected by the pandemic needs to see hope at the end of the tunnel. This year, of all years, we need light. We need the North Star. We need the light of the eighth night of oil burning. We need the namaste effect of one light — one soul—honoring another.
WE NEED BIG HOLIDAY LIGHTS! Close your eyes for a moment and try to recall a “normal” December — giant snowflakes and twinkling white stars dangling from the soffits; animatronic reindeer; a big ‘ol blow-up Mickey Mouse Santa; toy trains chugging down a lighted track; glow-in-the dark mangers; neon blue menorahs and yard-sized dreidels; fake snow; Mrs. and Mrs. Claus decked out in Hawaiian T-shirts and flip flops. Let your mind’s eye imagine a Griswold-inspired spectacle. So, these are five big ways we can all shine bright lights for each other, for our kids, for our partners, for our merchants and, most of all, for our neighbors.

This year, Baldwin Park residents and businesses are GOING BIG with holiday lights! With social distancing guidelines in place, Baldwin Park residents and businesses will be treated to awe-inspiring light displays on every street. All of the details for the Light Up Baldwin Park contest were in your most recent eblast. Residents may enter one of three categories: WOW Factor, Traditional Christmas Display and Florida-Themed Holiday. Businesses may enter their display for a Best of Show. Our house will be decked out to celebrate the movie, “The Grinch Who Stole Christmas.” (Does anyone have close connections with Jim Carrey? We need entertainment for our front porch.) A group of local judges with a flare for design will announce their winning choices on Wednesday, Dec. 23.

Go see the lights of Baldwin Park with your family! Put on your jammies, jump in the golf cart, or load up the SUV for a family drive. If you can sing, belt your heart out to passersby from your balcony! Or go caroling with your safe-team.

need an extra hand this season. Contact the city of Orlando at orlando.gov/orlandocares or volunteer with your place of spiritual affiliation. Serving others is one of the most valuable lessons parents can teach their children.

hawn St. Marie always has aimed to be a doctor whom people feel comfortable going to for help. As a teenager, he remembers being scared, anxious and somewhat embarrassed about getting treated for a hernia. When he became a doctor, he didn’t want his patients to have that same experience. Today, the Baldwin Park resident is an osteopathic doctor who recently opened his private practice, Osteopathic Health of Baldwin Park. It’s a dream that has been years in the making. And it’s one that allows him to take time building relationships and trust with each patient. “I want to offer a better, more personalized health care option for people in my community,” St. Marie says. “Patients and doctors need to have a relationship to make health care work. OSTEOPATHIC PHILOSOPHY n Every person functions as a unity of body, mind, and spirit. Continued from page 26 that, he went on to attend osteopathic medical school at the University of New England. But before getting to that point, it took a few years for St. Marie to realize what he wanted to do — and why. Growing up, his focus was once on engineering. But after he met an osteopathic doctor, Mark Bigda, he was mesmerized by the concept of osteopathic medicine. Throughout college, St. Marie shadowed Bigda two days a week. “He was such a cool guy,” he says. “He was just unlike any doctor I had ever met before. Usually you go to the doctor’s and it’s a very sterile environment – uncomfortable, brief and to the point. Dr. Bigda was a down-to-earth, charismatic person who took the time to develop solid relationships with all his patients. He was an extremely intelligent doctor, and his patients loved him.” Bigda inspired St. Marie to go into osteopathic medicine. When he got to medical school, he was even more amazed by what he was learning. “What I learned in osteopathic medical school is that in addition to using medications and surgery, there is a whole art of using your hands to heal the body,” St. Marie says. “You learn all the things you do as a regular physician, but then you also get an insane amount of training in embryology, functional anatomy, and techniques to realign and balance the entire body.” After completing his education in Massachusetts and Maine, St. Marie came to Florida to do a fellowship in neuromuscular medicine at AdventHealth. Following his fellowship, he stayed on with AdventHealth for a few years as a teaching doctor. As someone who is passionate about osteopathic medicine, though, he soon realized it was time for him to branch out and open his own practice.
WHAT IS OSTEOPATHIC MEDICINE? Osteopathic medicine is a specialty of healing the body and eliminating pain through a mastery of human physics.

Osteopathic physicians are experts in the development and physical maintenance of the human body and use their skills to bring the body into structural balance, facilitating its internal healing mechanism. “We learn countless techniques to help reorganize the musculoskeletal system and encourage optimal blood flow, neurologic energy and internal healing to all tissues and organs of the body,” St. Marie says. “We also optimize the lymphatic system of the body so that toxins, inflammation and waste can be drained and eliminated from tissues and organs.” The goal is to ensure every tissue in the body has fluid motion and functions in harmony with the whole. When they do, nutrients and energy can flow effortlessly to all tissues, and cellular waste and toxins are easily removed. This helps balance the autonomic nervous system, resolve musculoskeletal issues and prevent future injuries. “Osteopathic Health (of Baldwin Park) is an integrative holistic medical practice that provides personalized medical care,” St. Marie says. “We specialize in primary care, complicated medical cases, musculoskeletal injuries and resolving pain.” St. Marie added that he finds osteopathic health often especially offers hope to people with complex or chronic health issues who may not have been able to find the answers they need elsewhere. “One of the things is most doctors don’t understand the musculoskeletal system as well, and they don’t spend much time with their hands feeling the details of the anatomy and how it changes with injuries and strain — it’s usually just imaging,” St. Marie says. “What I’m trying to offer here is a holistic approach to healing people — whether it’s from a disease process, physical pain or emotional suffering. It’s modern medicine, physical healing, and emotional support in a non-rushed environment.”
PRIVATE PRACTICE
St. Marie left AdventHealth in April and began working toward opening Osteopathic Health of Baldwin Park. He remodeled the office and designed the website throughout the summer, and he held a soft opening in August.
His vision for the practice is to be a place of healing for everyone in the community. St. Marie also aims to provide the type of personalized, compassionate medical care every patient and family hopes to receive. “I want this practice to be a sanctuary for all of the patients who have complicated issues that need help and feel they have been abandoned by the current health care system,” he says. “At the same time, I want to provide healthy individuals an opportunity to embrace preventative care and holistic healing.” St. Marie’s does not take insurance. Rather, his model is a monthly membership fee that includes unlimited time, communication and devotion to each patient. This allows him to provide the same comprehensive — and compassionate — health care to all patients. “It encourages a close doctor-patient relationship and allows each patient to receive truly personalized, holistic compassionate care,” he says. “It is important to truly listen and understand what patients are struggling with. It’s important to have enough time and energy to address each problem completely. ... Most patients avoid the doctor’s office unless there is a major problem. I have strived to create an experience that makes patients excited to come to my office and feel better, just as they would be excited if they were going to the spa.” St. Marie can help with a variety of needs and conditions. Some include: neck and back pain, headaches and migraines, direct primary care, rheumatologic pain, complex medical cases, newborn plagiocephaly, scoliosis, TMJ dysfunction, and sinus and ear problems. For him, the most rewarding part of it all is being able to help people on their path to optimal health and healing. “I feel extremely blessed to have been guided down a path of internal medicine, neuromuscular medicine and osteopathic medicine, because together these specialties have given me so much knowledge and so many skills to help patients with nearly every medical issue or physical problem that arises,” St. Marie says.

BEER RUNNERS A partnership between resident George Champigny and
Tactical Brewing Co. has blossomed over the past year, drawing dozens of runners and beer enthusiasts to Baldwin Park. DANIELLE HENDRIX ASSOCIATE EDITOR

eorge Champigny had an idea for a community-based running club brewing ever since he moved to Baldwin Park five years ago. It was only fitting, then, that he found the perfect partnership in Tactical Brewing Co. “I always wanted to do some kind of running club in Baldwin but (also) wanted a hangout spot afterward to mingle and network and whatnot,” Champigny says. The Tactical Brewing Running Club’s first anniversary was in July, but the club celebrated in October. What’s more, Tactical Brewing it-

self celebrated its second anniversary in November. For a few months at the height of the COVID-19 pandemic locally, the club could not gather as a large group. But on Oct. 8, 50 members showed up to officially commemorate its first anniversary — complete with special challenge coins. “I thought it would be neat to do something for the one-year anniversary,” Champigny says. “I gave out 50 coins to the first 50 people (who) signed up for the run. … I just wanted to do something special for the runners, because they’re great people.” When Champigny got the OK from Tactical Brewing owner Doug Meyer to launch the club last year, he began by starting an event page
on Facebook and spreading the word amongst his friends to get people out there. He was hoping for at least 10 people to show up. Instead, he was surprised to see 30 to 40. Today, there are more than 500 members on the club’s Facebook group. The group meets at 6 p.m. every Thursday evening, and the run begins at 6:30 p.m. Each new runner must sign a waiver, and all runners get wristbands that unlock a discount on a beer at Tactical Brewing after the run. “We go down to the lake, and I introduce the new people, take a group photo and go over the course around the lake there,” Champigny says. “We run around the lake. The one lap around Lake Baldwin is two-and-a-half miles. We run on the right side of the road clockwise, because you have to share the trail with other bikers and runners. “It’s all different skill sets out there; and we don’t discourage people (who) aren’t runners not to join,”

he says. “You have people who run really fast, you’ve got your walkers, and then the in-betweeners who run, walk and jog. The nice thing with that group, though, is they all kind of stick to the end and cheer everybody on until the last one finishes.” After the run wraps up, the group heads over to Tactical Brewing for a few beers and camaraderie. Tactical Brewing Running Club is open to anyone — not just Baldwin Park residents. Pre-pandemic, the club drew an average of 40 to 60 people each week. For a few months, that number decreased to between four and 10. “When you’re running, you’re not
really running in groups,” Champigny says. “Everything is kind of spaced out. … For me, it’s kind of an escape from everyday life, especially this year. That’s one of my favorite things about running.” Champigny credits Meyer and the entire team at Tactical Brewing and is grateful not only for their partnership but also their friendship. “I just want to thank the brewery for letting me do this with them,” he says. “It’s been a fun partnership with them, too. The group of guys there, they’re really great people. … They do a good job with everything going on.” Looking back now at the last year

since launching the Tactical Brewing Running Club, Champigny can’t help but recall the night before the club’s first meeting. He and his wife were out on the trail the night before measuring everything to get an idea of the course — an important part of the club preparations. “I’d never been to a run club, never hosted a run club, so this was all brand-new to me,” he says. “The way it grew as fast as it did is probably my most rewarding thing. … I’m just happy with the way it did grow and having the same people come every week, too. It’s like having a little following. It helps out the brewery, too, so it’s kind of a win-win for everybody.”

Buying virtual: The new normal
2020
was a year of significant change around the world, and business is finally getting up to speed with new ways of doing things. I’ve written about the “urban exodus” before and how many from California, New York and more are hoping to find peace and breathing room in the suburban paradise we call home here in Orlando. Companies are allowing their employees to work remotely, resulting in more relocating buyers. I’ve assisted many buyers in the purchase of their new Orlando home — completely done through the use of video and other technology. And although it’s true that buying a home sight unseen isn’t for everyone, it’s becoming more common. I love helping people buy and sell this way and want to encourage anyone thinking of purchasing by using video to embrace the process and let go of fear. There are, however, a few key things to do to ensure your satisfaction if you are planning to buy a home from video alone. Let’s take a look.
TRUST YOUR REALTOR
And if you don’t trust your Realtor, find one you do! Currently, I’m helping the sister of one of my previous customers with a home purchase from out of state. She picked me, because her sister was thrilled with my service and the smooth process she experienced when buying her home. Whomever you select to help you buy a home remotely, make sure you take the time to let them know what is important to you and ask about their experience. In the scenario I mentioned, I will meet the buyer’s

sister at the homes we will be doing video tours of so her sister can weigh in and give her another layer of confidence. Because the buyer has a relative she trusts, we will make it a team effort — but many purchasers don’t have family in the cities to which they want to move. If you are in that scenario, make a detailed list of what your deal-breakers and deal-makers are and provide it to your agent. Better yet, hop on FaceTime or Zoom call and have a face-to-face conversation where you go over what matters to you. And don’t forget — experience is king. If you are working with a veteran agent, they have likely been through such a transaction before and can help you avoid potential pitfalls you may not have considered. Hired a new agent you like? Ask to speak with their broker or team leader/ mentor. Look for a timely response and assurance that they will guide their new agent along the way.
WHAT YOU CAN’T SEE
There are some things you can’t detect in a video walk-through. Make a point to inquire about them. I’m helping friends move back to the area from the Pacific Northwest and have worked with them twice before. I know what they are going to like and what will bother them. One thing they prefer — a home without obtrusive and hard-to-remove odors. Now, I know you are probably shaking your head and saying, ‘Wouldn’t any buyer prefer a home that doesn’t smell?’ This is mostly true, but some buyers don’t mind a fixer-upper, especially when they are getting a deal. This couple is looking to make a transition to a
home where they can move in right away and begin their remote work. They don’t have the time or desire to deodorize a home that may have housed a smoker or have an active leak that has caused mold they would have to remove. The first home we did a video tour of, I let them know right away there was a strong odor of smoke. So be mindful to ask about this type of thing and make a plan to have your Realtor advise you of what they find. Don’t forget the home inspection, too. On the topic of air quality, many inspectors offer this type of report, as well as moisture-detecting tools to eliminate the possibility of active leaks and similar issues. Again, it’s all about making an informed choice.
IT’S NOT JUST THE HOME YOU’RE BUYING! Remember to look at the neighborhood, its amenities and the surrounding areas. Your Realtor may be able to set up a video drivethrough of the area, as well as a video tour of the pool, clubhouse and anything else the community has to offer. What are the things you want to do nearby? In one of the scenarios above, the buyers want to be close to major highways, as well as Disney. I can send them drive times, as well as get them a birds-eye view of what that drive will look like. Think big-picture and lifestyle. Don’t be afraid to buy a home you haven’t stepped foot in! Just make sure to enlist a Realtor you can trust and follow these tips. You’ll be glad you did.
