ROA BOARD OF DIRECTORS MEETING

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official March 22, 2022, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
The board approved the following items/work:
n SmartWatch to install an exit button on the south side of the High Park pool on one of the columns adjacent to the pool gate.
n Fast Signs proposal for pavilion reservations at High Park including a QR code to the Baldwin Park Network.
n Tropitone revised proposal for tables for Grace Hopper, Enders and High Park pools.
n Dreux Isaac & Associates proposal for the 2023 Reserve Study Updates.
n Rose Fence proposal to add fencing around Ender’s kiddie and main pool pump enclosures.
n BrightView proposals for City Homes No. 4 Mews plants and Parkland Quadrangle sod replacement on North end of park.
UPDATES
COMPLETED ACTIONS
1. Mistletoe removal from ROA parks/mews canopy trees.
2. Hardware upgrade at Grace
Hopper and Enders.
3. Replacement of rusted door closures and worn handles at
Grace Hopper. 4. Touch up paint columns on large pavilion and at bathrooms located at High Park where paint is peeling.
5. ADA mirror in women’s downstairs restroom at Grace
Hopper was replaced.
6. 6. Repairs needed for fitness equipment at Grace Hopper and Enders fitness centers per the preventative maintenance company have been completed.
7. Magna Lock at Grace Hopper pool gate was replaced.
8. ARC application for the shade tolerant bed at the SW corner of the parking lot at Enders.

10.American Leak Detection fixed leaks around the eight lights in
Grace Hopper Pool.

12.Cleaned chalk art on columns and concrete pad at High Park pavilions.
13.Cleaned High Park pool deck corners.
14.Cleaned chalk art on playground equipment, concrete pad and poured in play surface at High Park.
15.DRS utilized the fire hydrant to filled the Grace Hopper pool after the leak repair and stained the coping band around the main and kiddie pool. 16.BrightView installed the ADA playground mulch at Enders and Union Park playgrounds.
17. BrightView installed the landscape replacements at Grace
Hopper.
18.Replacement slings for chaise lounges and dining chairs at
High Park were delivered.
PENDING ACTIONS
1. Interior touch-up painting and painting of trim and doors at Grace Hopper Hall.
2. Access control hardware upgrades at High Park.
3. AllGuard (painting) of Grace
Hopper pool house scheduled for May 9-13.
4. Replace backer rods and re-caulk expansion joints at
Grace Hopper Pool scheduled for May 9th – May 13th.
5. Replacement lounges and chairs for Enders and Grace
Hopper were ordered.
6. Armrest for benches at City
Homes No. 2, City Homes
No. 3 Mews and Corrine
Commons were ordered.
Delivery window is six to eight weeks; order was placed Feb. 4, 2022.
7. Spies Pool proposal to repair/replace pool equipment cover.
8. Replacement tables and umbrellas at Enders and
Grace Hopper pools.
9. Replacement tables at High
Park pool.
HELPFUL INFORMATION FOR OWNERS CANOPY TREE PRUNING
There are many reasons to prune a tree. Below are some of the most common.
1. Clearance. Elevating the lower limbs on a tree provides safe clearance to pedestrians over walkways.
Trees located by driveways and right of ways also should be elevated appropriately for traffic and signage visibility.
2. Plant health.
Pruning can be used to remove or control pests and disease on parts of the trees. This may increase the opportunity to avoid unnecessary use of pesticides and prevent the problem from spreading to healthy parts of the tree. This is a good alternative when the pest/disease infestation is minor and limited to a few branches.
3. Protect struc-
tures. Pruning branches away from buildings helps to reduce pest access, reduces moisture and avoids friction of limbs against walls and windows.
4. Storm-damage mitigation.
Pruning selected interior branches of a tree will allow better wind flow throughout the canopy and produce less resistance, which will reduce the possibility of breakage in the structure of the canopy.
5. Crown reduc-
tion. Pruning can be used to give a tree the desired size and control growth in limited space.
Please keep safety in mind at all times and make sure you have the appropriate equipment, experience and knowledge for the task you want to accomplish. Accidents while doing tree work are common, mainly due to lack of experience and safety awareness. If in doubt, consult a tree care company with the expertise and equipment necessary for a successful and safe tree pruning.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS
n Tile floors on exterior porches or balconies require grout sealing to prevent water damage. The grout may need touched up from time to time as well. Likewise, re-caulk areas around windows and doors where caulking has shrunk due to sun or weather.
n Water Emergency! See how to shut off the water at youtu. be/a_P44FBxgMY. You’ll find a black lid in the front or rear yard. It helps to have the right tool — Water Valve ShutOff Tool — available at any hardware store for about $5 to $20.
TOWNHOME SERVICE AREA COMMITTEE MEETING

UPDATES
n Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s) and receive real time updates from management staff on corrective measures being taken.
n Roof replacements are coming to multiple townhome service areas. Please remember to check your attics/soffit areas for any bats and/or rodents. Some of these animals may have decided to make a home in these areas. Animals will be required to be removed prior to any roof replacement projects beginning, and may delay construction if they are found. This is considered a homeowner expense. Issa 22 is the first service area to receive roof replacements this year, followed by Cambridge, Issa 28, and City Homes No. 1. (Not all addresses will have roof replacements this year; some addresses are listed to be replaced in 2023 per the Reserve Study. Please refer to the previous mailing sent out for the address list.) More information will be released as it becomes available. n Townhome residents, please be mindful of your downspouts located near your garages. Many residents run over their downspouts with vehicles, which will crush the downspouts. Please do not throw away or remove your downspout when one is damaged. DRS Inc. will attempt to repair the current downspouts initially. However, if a downspout is beyond repair or missing, the homeowner will be responsible for the replacement and will be billed for the item. Gutters and downspouts are a reserve item, so they have a life expectancy prior to replacement.
n New sod that was installed in March/April has been treated with a fungicide.
n BrightView has completed the annual tree trimming project within the townhome service areas.
n BrightView has treated all azaleas, magnolia trees, ixora and gardenias with fungicide, micronutrients, Merit and insect control in March.
n Any pots located within plant bed areas or on porches are the responsibility of the resident to maintain. If a plant species begins to take over the plant bed, then the resident can be issued a covenant violation to preserve the integrity of the plant bed. Unkept vines, growing from pots, also can creep up downspouts and townhome buildings causing damage. If damage occurs, the resident will be financially responsible for the repairs — not the entire service area.
n During the month of March, there was 3.25 inches of rain (normal is 2.75 inches). n Per DRS Inc. the following is the Townhome painting schedule for April 2022: Cambridge-Lake Baldwin Lane.

n Because of to supply shortages, schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

NEIGHBORHOOD BUSINESS DISTRICT
n During COVID-19, Orlando Mayor Buddy Dyer passed an executive order allowing temporary signs. This has since expired. The COA will start enforcing the sign guidelines again. Please note that in the Neighborhood Business District, A-frame, banners and bandit signs are not allowed. Any temporary sign hung must be hung in the proper fashion, according to the guidelines. They much be hung on the inside of the window/door and for no more than 30 days. Any signs longer than 30 days are considered permanent signs and must be approved by the ARC Committee. GENERAL UPDATES
n The conversion of the parking light to LED continues throughout the year. LED lights are much more efficient and brighter than the old bulbs.
n The parking lot dumpsters are not meant for large items. This can break or clog the city’s dumpsters and cause further issues. If you have any bulk items, the city of Orlando offers bulk pick-up — in most cases, free of charge! This can be used for most items that cannot fit in the commercial dumpster. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups.
n Architectural Review Committee meetings take place twice a month — on the second and fourth Tuesdays — for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee.
