HELPFUL INFORMATION FOR OWNERS Exterior Changes: Any exterior change to your home — including but not limited to painting, replacing or adding gutters, roofs, windows, plant materials/sod/trees, accessories, structural changes, etc. — requires ARC approval. TOWNHOME SERVICE AREA COMMITTEE MEETING BY MELISSA PARKER
The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the June 16, 2022, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork. com.
COMPLETED ACTIONS 1. Installed a mirror in Grace Hopper fitness center. 2. The Grace Hopper pool shower tile was replaced. 3. Columns at Grace Hopper Hall were repaired and painted. 4. Interior touch-up painting and painting of trim and doors at Grace Hopper Hall was completed. 5. Painted Grace Hopper women’s pool bath floor. 6. Re-stained the birthday pavilion table top at High Park. 7. Cleaned chalk art in large pavilion and playground area of High Park. 8. Installed fencing around Enders main and kiddie pool equipment. 9. Pedestals for the pool bath benches were replaced at Enders and Grace Hopper. 10. Replacement tables at High Park and Grace Hopper pools were delivered. Order is complete.

13. Armrest for benches at City Homes No. 2 and City Homes No. 3 Mews have been installed. 14. Quarterly pressure washing of City Homes No. 2, No. 3 and No. 4 Mews was completed. PENDING ACTIONS 1. High Park replacement slings for lounges and dining chairs are being replaced as time allows by maintenance. Maintenance plans to have it completed by the end of July. 2. Replacement tables for Enders are to be shipped in July. 3. Repaint NEV garage floor at Enders. 4. Proposal for new surveillance cameras at Grace Hopper, Enders and High Park. 5. Addition of picnic tables at High Park large pavilion and Enders playground. 6. Playground mulch installation at Union Park playground and Ender’s playground. Mulch is on back order.

n The TSAC moved to approve the proposals provided by Wayne Automatic for the backflow repairs/upgrades in the City Homes No. 1 service area. n The TSAC moved to appoint Lori Pollock as the chairman for the committee and Edward Ward as the secretary. n The TSAC moved to approve the 2022 post hurricane support from BrightView.

n Please remember to report any landscape, building or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network. n Roof replacements are coming to the Issa 22 service area. Not all addresses will have roof replacements this year; some addresses are listed to be replaced in 2023 per the Reserve Study. Please refer to the previous mailing sent out for the address list. A notice will be left on the townhome’s front door a week prior to the projected start date confirming the roof replacement is beginning. Here is the current roof replacement schedule provided by R.F. Lusa & Son:
n 1024-1048 Lake Baldwin Lane: July 18, 2022 n 4749-4789 Fox St.: July 26, 2022 n 4701-4741 Fox St.: Sept. 16, 2022 n 962-974 Fern Ave.: Sep. 7, 2022 n 909-919 Fern Ave.: Sept. 29, 2022 n 901-907 Fern Ave.: Oct. 24, 2022 Dates are subject to change because of weather delays; city or county document reviews/ processing; or if work is completed ahead of schedule. n New sod that was installed in June/July has been treated with a fungicide. n BrightView removed excess debris and trash throughout the townhome service areas. n BrightView irrigation techs have performed monthly inspections, and several issues were found and resolved. Several Townhomes were found with dry landscaping conditions, and had to be manually watered due to drought conditions. Many work orders came in through Baldwin Park Solutions and were resolved in a timely manner. Any emergency weekend calls/ work orders that came in were completed immediately. n During the month of June, there was 1.25 inches of rain (normal is 2 inches). n Per DRS Inc. here is the Townhome painting schedule for July/ August 2022: Cambridge n Per DRS Inc. here is the Townhome maintenance schedule for July/August 2022: Issa 28 Because of supply shortages, schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS This is a reminder that the association does not maintain or make any repairs, on behalf of the townhome owners, to any balconies and/or sundecks within Baldwin Park. Tile floors on exterior porches or balconies may require grout sealing to prevent water damage. The grout may need to be touched up from time to time as the flooring ages. Likewise, remember to re-caulk around any window or door areas where caulking has shrunken due to sun or weather exposure. Sundecks should be examined annually to make sure everything is “water tight” and that no leaks are occurring at either your townhome or to the townhome located next to you.

n Commercial owners, tenants and managers can submit work requests through our new Baldwin Park Solutions system. It is located on the Baldwin Park Network. Simply click “Resident Home” at the top right, and you will find the link in the middle of the page. If you do not have a Baldwin Park Network account, you can request one from that page, as well. Visit baldwinparknetwork.com to start. n Architectural Review Committee meetings take place on the second and fourth Tuesdays of the month for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee. n The parking lot dumpsters are not meant for large items. This can break or clog the city’s dumpsters and cause issues. If you have any bulk items, the city of Orlando offers bulk pick-up — in most cases, for free. This can be used for most items that cannot fit in the commercial dumpster. Visit orlando.gov/ Trash-Recycling for more information and to schedule future pickups. n There are three open seats for the Baldwin Park COA board. In June, the intent to be a candidate forms were mailed to all the owners. Please contact Bill with any questions or interest. n The conversion of the parking light to LED continues throughout the year. LED lights are much more efficient and brighter than the old bulbs.
NEIGHBORHOOD BUSINESS DISTRICT
During COVID-19, Orlando Mayor Buddy Dyer passed an executive order allowing temporary signs. This has since expired. The COA will start enforcing the sign guidelines again. Please note that in the Neighborhood Business District, A-frame, banners and bandit signs are not allowed. Any temporary sign must be hung in the proper fashion according to the guidelines. They much be hung on the inside of the window/door and for no more than 30 days. Any signs longer than 30 days are considered permanent signs and must be approved by the ARC Committee. ello friends and neighbors! We’ve somehow made it more than halfway through the year, and we’re in the weird in-between time of the year where we’re not sure what season/holiday time we’re in. Is it still summer? Are we moving into fall? When are we?! The Fourth of July has come and gone, Halloween is a couple of months away, kids are starting to go back to school, and we’re sitting here wondering, “What flag or decorations should we put up outside of my house now?” or “What do I have to look forward to until the next holiday?” Side note: To the stores that already have started putting out Halloween and even Christmas décor: TOO SOON!

For some, August means it’s time to move again — a holdover from the college days and cyclical semesters. For others, it’s time to celebrate the end of summer and the return to the normalcy of long office days and after-school homework. Personally, I use this time of year to look ahead at what I want to accomplish before the year ends — kind of like mid-year resolutions if you will. If you make new year’s resolutions, this is the perfect time to do a check-in with yourself on those goals. No matter how you started the year, you can always finish it on your terms. Take a moment to look around and see what you want for yourself as we get closer to the holidays. I’m setting a goal for myself of at least three Peloton
rides per week to try and get back into shape as well as getting back to reading again by finishing at least two books before the end of the year. If you’ve accomplished your resolutions already, good for you for being an overachiever! Now could be a great time for you to expand on them or even set new ones. With five months left in the year, anything is possible! Whatever you end up doing with the time (again, hopefully not decorating for any holiday just yet), make the best of it that you can. Do something for yourself, your family, your friends or your neighbors. Until next time, stay safe, stay well and remember, We Are Baldwin Park!

B
aldwin Park residents James Baker and Matt Willey are professionals by day and rock stars at night. Baker, Willey, John Masingill and Chris Muller are the four members of Kobalt 27, a four-piece rock and alternative rock alliance band that plays throughout Orlando. The band draws its sound from rock from the 1970s to the 1990s. Members cite Rush, Led Zeppelin, Pearl Jam, Rage Against the Machine, Foo Fighters and Alice In Chains as influences The cover band’s set list includes popular songs from artists such as Kings of Leon, Killers, Fallout Boy, Linkin Park and Shinedown. The band has performed at Dexter’s in Lake Mary, Post Time Lounge and Cafe in Longwood, Daytona Beach Bike Week and many others. Some of their upcoming performances will be at Tin Roof on International Drive and The Drunken Parrot Saloon in St. Cloud. Kobalt 27 formed during the onset of the pandemic from two separate bands — Room 2 and Judi Behave. Willey says the tribulations of the pandemic were challenging, and two of the five members from Judi Behave went their separate ways. However, Willey, Masingill and Muller wanted to continue to play and started the search for a new lead vocalist. Willey, who has lived in Baldwin Park since 2013, had heard of Baker, who has lived in Baldwin Park for seven years, from a friend of a friend and originally had asked him to join in 2015. Baker was unable to at the time, but things changed five years later. Muller had been renting a practice room in the Discount Music Center near Millenia Mall for almost 26 years with a variety of different bands in which he played. The new-

ly formed group began to practice together once a week. Soon, the musicians’ strong harmonies, thumping rhythm section and unique setlist began to draw crowds to local performance venues on the weekends. One day in 2020, Baker says he was learning “Times Like These” by the Foo Fighters when he realized how much the words applied to the situation the pandemic had created. It’s times like these you learn to live again; it’s times like these you give and give again; it’s times like these you learn to love again; it’s times like these time and time again. Baker looked at the liner notes at the bottom of the song; they read, “Kobalt Music Group.” Out of curiosity, he looked up the name because he thought it was interesting the group was spelled with a “K” and not a “C.” That’s when the group realized the true nature of the name. Cobalt is an element made up of rock and metal, similar to the band the four were forming, and Baker had the idea to add on the element’s atomic number 27, forming the band’s new name, Kobalt 27. All four members started playing music in elementary and middle school. “I like the emotion that you can express with music,” Willey says. “Whether it’s the feeling of anger or happiness, I like that you can express that. It’s one thing to listen to it and be motivated by it, but it’s an-
other thing to be a part of it. That’s why I like to play. I want to be a part of that expression.” In addition to being able to fuel their passion, the men also say music plays a big part in their stress relief. “Everyone needs a hobby; everyone needs some kind of outlet outside home life and work,” Masingill says. “Some people have book clubs or poker night or bowling. For us, this is our outlet, and it’s kind of cool we can make money in the process.” Although some would think the members would be unable to dedicate their time to the band with families, children and professional occupations, the men shared that’s exactly the reason why they need the music. “This is like the best stress relief of the week,” Baker says. “It’s kind of a necessary thing.” Willey agrees. “It’s almost like I need to play as much as I need to eat,” he says. “It’s a great break from the daily stresses of life, and it’s something we all love to do.” The only thing the band loves more than making music, is making music together. “Being in a band with great friends is the awesomest thing,” Baker says. “The closest thing I can think of is it’s like the ultimate team sport. Everybody has (his) job to do, but when it comes together as a collective and it’s good, it can be really amazing.”

He has opened for national acts such as the B-52’s, Smithereens, Steel Panther, Rooney, Powder and the Drills, and he has recorded professionally at famous Sunset Sound studios in Hollywood.

He has worked with cover and original bands, playing notable venues including Stephen C. O’Connell Center in Gainesville and the Orpheum in Tampa. He has shared the stage with national recording artists Buckcherry, Fixer and Boyce Avenue. Not only does he cover, but also he records his own original music. Willey gigged in Alabama with fellow bandmate, Masingill, for four years before returning to Orlando in 2013.

He has performed in several cover and original bands spanning from country to hard rock and hip hop. He has performed at the Oasis Bar in Birmingham, Alabama, and Iron Horse Saloon, in Ormond Beach, and has shared the stage with Uncle Kracker. One of his secret talents are his hidden rap skills.

His original projects have received national attention. He has worked with Andy VanDette, mastering engineer for Rush and Bowie, and was the drummer for Robert Hannon, who went on to win a Grammy for engineering Outkast’s “Hey Ya.” He has performed across the Southeast, with notable appearances at Hard Rock Live. He continues to hone his craft with master classes from experts across the globe.

fter a two-year hiatus, a tradition dating back more than 10 years returned with red, white and blue sparks for this year’s Fourth of July celebration Sunday, July 3, in downtown Baldwin Park. The free event kicked off with a festival in the Village Center of Baldwin Park hosted by the Baldwin Park Joint Committee and presented by Orlando Health. The Village Center came alive with participants and sponsors of all kinds offering fun, including shopping, festival snacks and food trucks, a beer garden, face painting, balloon art, and interactive activities. The event also featured a main stage near the lake with an interactive deejay, Bradmaster J; live performances such as the local Dance 360 Orlando team; and music. At 9:15 p.m. residents enjoyed a spectacular 15-minute choreographed fireworks show over Lake Baldwin.
