The following information is a glimpse of the ROA’s general updates for the month. The Sept. 27, 2022, meeting was canceled due to Hurricane Ian. Therefore, a copy of the official Aug. 9, 2022 Organizational Meeting Minutes, Aug. 23, 2022 Regular Meeting Minutes and Sept. 27, 2022 No Meeting Notice can be obtained on the Community Network, BaldwinParkNetwork.com. COMPLETED ACTIONS 1. Replaced light fixtures in High Park pavilion, including installation of a dimmer. 2. Rafter tail repairs at Enders. 3. Painted NEV garage floor at Enders. 4. Proposal for roof repairs at Enders NEV garage received, and work is being scheduled. 5. Two pool lights (poles) at Enders were out and replaced. 6. Breezeway, trim and door repair at Enders. 7. Delivery of replacement tables for Ender’s pool. 8. One pool light (pole) at Grace Hopper is out and is being scheduled for replacement. 9. Repaired and painted talking table at Grace Hopper Hall. 10. Habitat for Humanity picked up old pool furniture from Enders and Grace Hopper. 11. The surveillance cameras that have come in for Grace Hopper and Enders has been installed. 12. The recorders related to the new surveillance cameras for Grace Hopper, High Park and Enders have been installed. 13. Plant fill-ins in City Homes 3 Mews.

The initial estimated ship date for all cameras was sometime in January 2023, but the cameras for Grace Hopper and Enders came in. The remaining cameras for High Park will be installed once they come in. 10. Proposals for benches and picnic tables at Enders playground and High Park facility. Deferred to 2023 by the board. 11. Pressure-washing, caulking and touch-up painting at Grace Hopper Hall and Enders facility centers. Deferred to 2023 by the board. 12. Pressure-washing, calking and painting of the pergolas at Parkland Quadrangle and Longview. Deferred to 2023 by the board. 13. Pressure-washing and painting of the bollard lighting in CH No. 2 Mews. Deferred to 2023 by the board.

Moved pool furniture into pool bathrooms and secured other loose items. 2. DRS shut and zip-tied the shutters at Grace Hopper. 3. Pools were drained some to prevent overflowing. 4. Eblasts to community about storm preparation and link to find shelters. 5. Contacted MGC Roofing, DRS, Certified Pool Pros and BrightView (key contractors) to discuss availability to respond quickly and effectively. 6. Secured any loose paperwork or documents and removed items from window areas that may become projectiles. Also secured critical equipment (servers) to an internal closet with no windows. 7. Printed Property Insurance Policy and contact number for staff members and contractors. 8. Submitted any outstanding invoices and keyed invoices. 9. Closed doors to offices with window exposure. POST HURRICANE IAN: 1. Site inspection. 2. Maintenance cleared pool decks of debris. 3. Maintenance moved pool furniture back onto pool decks with the help of DRS. 4. Pool maintenance contractor cleaned debris out of pools and balanced chemicals. 5. Maintenance along with BrightView moved smaller sized tree branches out of walkways around facility centers, parks and mews in the

At no time was there a reason to conduct fire watch, because the panels were operational.

n Please remember to report any landscape, building, or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network. n Roof replacements are coming to the Issa 22 service area. Not all addresses will have roof replacements this year; some addresses are listed to be replaced in 2023 per the Reserve Study. Please refer to the previous mailing sent out for the address list. A notice will be left on the townhome’s front door a week prior to the projected start date confirming the roof replacement is beginning. Make sure to remove all items located in the backyard/ private zone area. The roofing contractor nor the association will be held responsible for these items.
Here is the current roof replacement schedule provided by R.F. Lusa & Sons: n 962-974 Fern Avenue: Oct. 17 n 909-919 Fern Avenue: Nov. 7 n 901-907 Fern Avenue: Nov. 28 Dates are subject to change because of weather delays, city or county document reviews/processing, and if work is completed ahead of schedule. n New sod that was installed in September/October has been treated with a fungicide. n Weeds in the plant beds were a challenge in September because of excess rain in the afternoons, BrightView added in extra spray days to their schedule and handpulled weeds in areas. n BrightView enhancement crews installed plant material and sod in Cambridge: Lake Baldwin Lane, Fern Avenue, Baldwin Park Street, in City Homes 2, Mattamy, Issa 28 and Live Works. n Per DRS Inc. the following is the townhome painting schedule for October/November 2022: City Homes No. 1 — Chatfield Place; and Cambridge — Lake Baldwin Lane.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS Have you thought about touching up the exterior paint of your home? There are many different paint colors for the townhome buildings. The association touches up buildings during the preventative maintenance once a year. In addition, if you have a need to re-paint your door, touch up the trim or restain the entry steps, the trim paint, door paint and concrete deck stain can all be found at the Winter Park, Sherwin Williams store, 1770 FL-436, Winter Park, FL 32792; (407) 677-0741. When a building has been completely repainted, the body of the building is painted with a product called AllGuard by Dow Corning. This is a silicone elastomeric coating system that has a 10-year warranty. As the homeowner, you have some important responsibilities. Failure to do so may void your warranty. Please note the following requirements: n Any action to pick, poke, tear or penetrate the painted surface will break the protective seal and may void the warranty.
n Any pressure-washing must be performed with pressure less than 1500 psi. n The only cleaning product specified for use is SIMPLE GREEN. Most cleaning should be performed with only water and sponges. n Do not use harsh brushes or scraping tools. They will harm the surface. n Any plant material growing on the building voids the warranty on that area of the building. The homeowner then assumes responsibility these areas. Please note the following information: n Creeping Fig roots itself into the building’s stucco about every 3 inches, and it pulls any moisture out of the stucco, which eventually destroys the stucco. If the Creeping Fig is not maintained properly, it will grow into the soffit and attic, potentially causing leaks in the roofs among other issues. n To touch up the body paint, you must be certified in the application by Dow Corning or you can void the warranty.
n Per DRS Inc. the following is the townhome maintenance schedule for October/November 2022: Live/Work Schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices still are being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

For all your fall decorations and amazing food for you to stuff your belly, check out the Village Center shops and restaurants. THINGS TO KNOW n The Commercial Association has clarified and adopted new parking lot restrictions and rules effective Oct. 10, 2022. These rules govern all the commercial-owned parking lots, including the nine parking lots in the Village Center and the lot at the Neighborhood Business District off Lake Baldwin Lane. Village Center parking areas shall be used by the employees and customers of any businesses in
the Village Center and employees or tenants of the Village Center residential apartments. The Neighborhood Business District parking lot should only be used only by owners, tenants and patrons of the buildings there. No overnight parking is permitted without prior written approval from the association. ello Baldwin Park! Will Campbell is taking a much-needed vacation, so I’m stepping in for him. Let’s talk all things November. What do you think of when you hear the word November? My mind immediately shifts into panic mode thinking about all of the tasks I need to accomplish between Nov. 1 and Dec. 31. However, I’m trying to think of November a little differently this year. Maybe not as much about panicking and more about savoring the next 30 days? Personally, I’m renaming November the Thanksgiving Season and purposely changing my mindset. I do have so much to be thankful for. But first, let’s dive into November. Did you know that November is an acceptable word in Scrabble with 15 points? November is an accepted word in Word with Friends having 19 points. November also holds some of the most important times of the year: elections in the United States, Thanksgiving, Daylight Saving Time … Black Friday. OK, some of those aren’t that important, but there is a lot going on during this
shorter month (November has 30 days). The more you know … In Baldwin Park, November means gearing up for December favorites Light Up Baldwin Park and the Winter Wonderland Extravaganza. If you haven’t experienced these events, you are in for an amazing experience. Visit the calendar (page 20) for more details and watch your weekly newsletters. But let’s not jump too far ahead. Back to November. Brie Bernstel has some examples of how to get through and enjoy the Thanksgiving Season in Baldwin Park in her article this month (page 19). You can also enjoy the Taste of Baldwin Park followed later in the month by Baldwin Park Community Market. These are fun ways to enjoy the cooler weather (fingers crossed) while mingling with your neighbors, sipping your pumpkin spice and finding some unique gifts for that special person on your holiday list. I’m challenging you to choose to take the month of November and make it the Thanksgiving Season versus getting uptight about the looming holiday season.
Our choices can help change our mindsets. Make a Gratitude Pumpkin: Grab a faux pumpkin and write one thing you are grateful for each day with a permanent marker. Use it for your centerpiece at Thanksgiving. Ask your guests to add what they are grateful for and start off the meal with a moment of gratitude. I’m going to borrow a sentiment from Will’s October article, because I think it’s worth repeating. We’re living in a different time, and it’s time we think about things in a different way. One of those things is how we approach other people and how we approach the holidays. As we head into one of the most stressful parts of the year for people, take a beat, take a minute and think about those around you and yourself. If you need to take a break, take it; keep an eye on those you love because they might also be in a similar position. In the end, even though it’s stressful, this is also one of the best times of the year, and we shouldn’t forget that. I sincerely hope you enjoy your Thanksgiving Season and remember: We Are Baldwin Park!

A
major global private investment firm has relocated its headquarters to downtown Baldwin Park. Global Growth, which operates in more than 20 countries and employs more than 7,500 people worldwide, was founded on a simple yet contrarian idea: Companies that make the world a better place are more likely to thrive. Now, the investment giant is bringing that same mindset to the local community. CEO Justin Holbrook said his favorite part of what he does is creat-

ing amazing products and services. “On paper, it can look dry, because it’s spreadsheets, you’re moving numbers from one column to another column, but what’s actually happening beneath the spreadsheet is creation,” Holbrook says. “You’re deciding where we are going to invest to make something that hopefully people will love. Holbrook grew up in Oklahoma with four brothers. He earned his undergraduate degree from Georgetown University and law degree from Harvard Law School before holding a variety of executive and senior positions in business, academia and the military. Holbrook has co-founded multiple start-ups, built software for crowdsourced content curation, directed a legal aid clinic for disabled veterans, spearheaded impact litigation supporting government procurement
for life-saving Silicon Valley technologies and served as senior military legal adviser in special operations contingency environments. He has been published in the Harvard Journal of Law & Technology, the Berkeley Technology Law Journal, the Tulane Journal of International and Comparative Law, the Christian Science Monitor, and elsewhere on subjects ranging from software platform privacy to religious legal systems to the liminality of combat trauma. As CEO, Holbrook’s primary goal is the protection of Global Growth’s insurance policyholders and the rehabilitation of its insurance companies. He has been with the Global Growth for 20 months. “The job of any new CEO coming to an organization is first to be humble, to be curious, to learn, to listen and just to try and absorb as much information as possible,” Holbrook says. “It takes a lot of humility to join a company that is this big and successful and has been around for this long.”

The next questions to answer were where is the fresh talent, what’s hot and where are people moving? The CEO conducted expeditions in both Texas and Florida, but Orlando drew his attention because of the “amazing airport,” which would be beneficial to building connections with companies overseas. “It turns out that Orlando is an amazing place to be able to get to internationally because of Disney World, which means it’s also a great place for investment firms to relocate to, especially if you have companies all over the world,” he says. After a suggestion, Holbrook visited Winter Park and was then directed to Baldwin Park. “When I walked in this area I knew this is the area that we need to be,” he said. “It’s the kind of place where you can live, work, play and eat. You can invite employees, and they can move and have neighborhoods and schools, a grocery store, everything in this tiny little community but it’s so well maintained. t only 5 years old, Baldwin Park resident Patricia Raval knew she wanted to be head nurse when she grew up. However, it wasn’t until she took an aptitude test in college that she decided to take official steps toward her lifelong dream. Raval has been in the medical field for more than 20 years. She served as a registered nurse and as a physician assistant and has cared for patients in intensive care units, with specialties in Medical ICU, Surgical/Trauma ICU and Neuro ICU. The bulk of her career has been in Cardiac Surgery ICU, working with patients on life support, mechanical support and transplants. Her passion is caring for patients and their families — putting all the pieces of the health care puzzle together to arrive at the best outcome. “When you’re going through a health care crisis, you remember every moment,” she says of her patients. “It’s humbling to sit back and realize that you’re making a difference in someone’s life that they’re going to remember forever. That’s a tall order, but when you’re in that crisis you’re scared, you’re vulnerable, and you’re looking for health and safety and reassurance. I want to provide that.”

To that end, Raval started her business, One Life Healthcare Advocates, in June. One Life is a private, independent patient health care advocacy company that assists patients and their families facing hospitalization and/or treatment for complex medical diagnoses. The company provides education on medical diagnosis and available options; supports patients through meetings with medical teams, office visits and hospitalizations; demystifies medical reports and treatment

When explaining the concept to new patients, Raval says just as one wouldn’t enter a courtroom without a lawyer, one shouldn’t have to face the medical world alone. “As your advocate, our mission is to ensure that your wants, needs and rights are clearly communicated to your treatment team, that you fully understand your treatment options and possible outcomes, and that no stone is left unturned in find-
ing the best care available to you,” Raval says. “Patient advocacy does not require a medical background or training. Representing yourself in court does not require a law degree, but it’s not advisable. Wouldn’t you feel more comfortable knowing that your advocate has the training, experience and expertise to help you in any situation?”
TURNING POINT
Raval was diagnosed with breast cancer in October 2020 and underwent a bilateral mastectomy. The diagnosis was an enlightening moment in her life. Raval remembers being in the hospital from 4 a.m. to 6:30 p.m. for

10-and-one-half-centimeter mass. Raval was confused. After all, doctors had told her cousin she was cancer free. “It was horrible,” she says. “She had cancer everywhere. Her chemo was delayed by nine months from her original diagnosis for reasons that are unclear. She had surgery … and believed she was cancer free when she wasn’t, and they didn’t do a second round of chemo.” Raval scheduled a Zoom meeting with an oncologist in Orlando for her cousin, who then traveled to Orlando for a third round of chemo. But it was too late. She died last August. “I look at what happened to her, and I’m like, ‘How do patients navigate their health care?’” Raval says. “People don’t know what they don’t know.” After these experiences, Raval completed a three-month course at The Bridge Healthcare Advocates and then launched her business
PERSONAL EXPERIENCE
Raval fought in the corner of one of her longtime patients and friends Rick Stone and his wife, Dyan Bram. The couple met Raval in January
2019, when Stone was airlifted to AdventHealth after a massive heart attack. After a series of cardiac events, Stone was left with no other option other than a heart transplant and was given almost no chance of survival. Throughout his journey, Stone was shocked back into arrhythmia more than 150 times, suffered from multiple comas, went into cardiac arrest and had three different life support machines break on him. He says Raval was the only constant for him and his wife. “She fought like she was fighting for her own life,” Stone says. “When she wasn’t with me, she was with Dyan. What she did for us … I would never be here if it wasn’t for her. She fought for me. When you’re in a place that’s so dark … where everyone’s telling you that you’re going to die … I asked her to let me die a couple of times, and she and Dyan wouldn’t do it.” Stone asked Raval why she had been with him so much when she had multiple patients. Her answer: “Because I knew you weren’t going to quit, and I wasn’t going to quit if you weren’t.”

16 to 20 days a month. Her kids were young, so she couldn’t see them, and if she was home, she was sleeping, because she was exhausted. She knew she needed to make a change and prioritize her life and her family’s life. She resigned from her position at AdventHealth. Almost immediately after, her aunt was diagnosed with mesothelioma, an aggressive and deadly form of cancer, in March 2021. Her aunt, who was in Alabama, was told she would have to have chemo for the rest of her life and she wasn’t a surgical candidate. Raval brought her aunt to Orlando to see a mesothelioma expert. The aunt underwent three months of chemo and had surgery. A year later, she was cancer free. In that same year, Raval also intervened when her cousin, who had been dealing with ovarian cancer for 18 months, needed an advocate. Doctors insisted she was cancer free, but her cousin had gained about 10 pounds of fluid in her abdomen in just three days. Raval recommended her cousin go to the ER, where doctors discovered a
