ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official May 23, 2023, Regular Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork. com.

The board approved the following items/work:

n The board approved the Baldwin Park Summer Swim Club as presented with the following amendments: Friday times starts at 5:30 p.m. or later, no time slots on Saturday or Sunday and the timeframe will start after Memorial Day and end before Labor Day.

n The board appointed Mrs. Frances Boettcher to the ARC.

n The board approved the Airport Towing agreement for Ender’s parking lot.

UPDATES COMPLETED ACTIONS

1. Picnic tables for High Park large pavilion were delivered, placed in the pavilion and stained.

2. Pressure wash, caulk and touch up paint exterior of High Park.

3. Pressure wash, caulk and touch up paint exterior of Grace Hopper Hall.

4. Pressure wash, caulk and touch up paint exterior of Enders.

5. Clean Enders roofs.

6. Roof decking repair on women’s pool bath overhang and shingle missing over fitness center. A proposal was scheduled to be presented to the board in June 2023.

7. High Park women’s restroom faucet is leaking. Plumber is being scheduled to repair.

8. Pull ropes for the fitness equipment have been ordered.

9. Ceiling fan for Grace Hopper fitness center is being ordered. SMI Maintenance will install once it comes in.

10. Grinding of trip hazards at Grace Hopper and Union Park.

11. Proposals related to 2023 reserve expenditures per the 2023 Reserve Study Update:

a. Replacing all shutters at Grace Hopper Hall. A proposal was scheduled to be presented to the board in June 2023.

b. Repaint all interior walls, doors, trim, etc., at Grace Hopper Hall. Full paint not needed at this time. A proposal for painting all doors, trim, baseboards, window sills, etc., was scheduled to be presented to the board in June 2023.

c. Replace shower tile at Enders pool with tile like the tile at Grace Hopper pool. A proposal was scheduled to be presented to the Board in June 2023.

d. Asphalt overlay 1-inch Ender’s parking lot. A proposal will be obtained and brought to the Board.

e. City Homes No. 3 Mews fountain basin resurfacing. Working with fountain company on this item to determine if it is needed at this time.

TOWNHOME SERVICE AREA COMMITTEE MEETING

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the May 18, 2023, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com.

n The TSAC appointed Lori Pollock as the chairman for the committee and Edward Ward as the secretary.

n The TSAC extend the invite in bidding the City Homes No. 1 roof replacement project.

UPDATES

n Please remember to report any landscape, building or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network.

n City Homes No. 1 will be the next service area to receive roof replacements. No schedule is available at this time, but it has been projected that the re-roofing project will begin in the summer. Townhome buildings within City Homes No. 1 will receive roof replacements and new gutters. More information will be released to the community as it becomes available.

n New sod that was installed in June has been treated with a fungicide.

HELPFUL INFORMATION FOR TOWNHOME OWNERS

This is a reminder that the association does not maintain or make any repairs on behalf of the townhome owners to any balconies and/or sundecks within Baldwin Park. Tile floors on exterior porches or balconies may require grout sealing to prevent water damage. The grout may need to be touched up from time to time as the flooring ages. Likewise, remember to re-caulk around any window or door areas where caulking has shrunken due to sun or weather exposure. Sundecks should be examined annually to make sure everything is “water tight” and that no leaks are occurring at either your townhome or to the townhome located next to you.

n BrightView is continuing to monitor any landscaping that has been impacted by the recent drought conditions. Irrigation has been adjusted to allow for additional watering until the rainy season has arrived.

July is the month to celebrate out country’s birthday with fireworks, food, and drinks! Get all your red, white and blue decorations for the holiday at our local shops. Enjoy some patriotic food and drinks at our Baldwin restaurants and bars. Make sure to sign up for the weekly eblast and check the Baldwin Park Network for all events and specials.

THINGS TO KNOW

n New ARC Process. The ARC Committee approved an updated ARC process and application. The new application and process is posted on the Baldwin Park Network and in CommunityPro. Any change to your building or landscaping must go through the ARC Review Process. If the change is a likefor-like change, an application still must be submitted. All ARC documents can be submitted to me via email at BPatterson@ BaldwinParkCOA.com.

n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents only. Apartment residents are encouraged to throw their trash down the chute on the side. When the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they should go inside the enclosure and throw directly in the dumpster. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working (or not there because of pick-up), please use one of the other parking lot dumpsters and contact the office so OUC can be notified to repair.

n Bulk Pickup. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pickup. Stuffing these items in the dumpster or leaving them causes multiple issues including dumpster break down and rodents. Visit orlando.gov/ Trash-Recycling for more information and to schedule future pickups.

n Landscaping Upgrades. The COA board has approved a landscaping upgrade project for several of the Village Center parking lots. The first will be the lot behind CVS. This is scheduled for sometime in the summer. Please avoid walking between parking rows and backing in the parking spot as exhaust is bad for the plants.

n Covenant Inspections. Like the ROA, the COA also has covenant standards. The Community Association Manager conducts monthly inspections of the parking lots and building to ensure these standards are being kept. Any property not in compliance will get a violation notice. Covenant Committee Meetings are held on the fourth Tuesday of the month as needed.

n Baldwin Park Solutions. Commercial owners, tenants and managers can submit work requests through our new Baldwin Park Solutions system. It is located on the Baldwin Park Network. Simply click “Resident Home” at the top right, and you will find the link in the middle of the page. If you do not have a Baldwin Park Network account, you can request one from that page as well. Prioritize your self-care this summer

Hey there, neighbors! We are officially over the halfway point of the year and rolling right into the heart of summer. Can you believe it?!

I don’t know about you, but the Fourth of July is really the kickoff to summer for me. Speaking of: What did you think about the Independence Bash on July 3? It’s always so nice to see everyone out along New Broad Street enjoying themselves with friends, family and neighbors alike. That is by far our biggest event, and I think this year was really primed to be something amazing. Be on the lookout for a short survey in the coming weeks if you want to provide any feedback about the event; we’d love to hear it.

For a lot of people, summer can be just as hectic as the rest of the year. Personally, my busiest time of the year has passed finally, and I now have some downtime to relax and catch up on my own stuff — TV shows included, of course. But, more important, it’s my first chance in at least four or more months to get in some self-care. You’ve heard me talk before about the importance of taking care of yourself to ensure that you are better for those around you.

The summer months, particularly July, offer a much-needed respite from the hustle and bustle of daily life, our hospitality fam excluded, of course, because we’re a summer vacation hotspot. This extra downtime gives us the opportunity to really reflect on what we’ve accomplished so far this year and look ahead to where we’re going. It’s also the perfect time to spend with family and friends (see “summer

vacation hotspot” above).

While spending time with family and friends is undoubtedly important, it is equally crucial to carve out some moments for ourselves during this time to prioritize our mental and physical well-being. Taking time for yourself can have transformative effects, allowing you to recharge and rejuvenate.

In our fast-paced lives, it is easy to get caught up in various responsibilities and obligations. We often neglect our own needs while tending to the demands of work, relationships and social commitments. By intentionally setting aside some time for self-care, we can take care of our overall health. The summer months provide an ideal environment for this purpose, as the warm weather and longer days offer ample opportunities to take part in activities that promote relaxation, personal growth and self-reflection.

A huge benefit to taking time for yourself is the opportunity to reconnect with nature. Spending time outdoors can have a profound impact on our mental and physical health. Whether it’s lounging by the pool at one of the pools, going for a walk around Lake Baldwin, taking part in one of the several yoga classes in the neighborhood or simply enjoying a picnic in one of our beautiful parks, immersing ourselves in natural surroundings can reduce stress, improve mood and increase our happiness. The summer landscape, with its vibrant colors and soothing sounds, serves as a perfect backdrop for introspection and self-discovery — even in spite of the heat!

Some of us choose not to leave our house because of the aforemen-

tioned heat, so this is the perfect time to enjoy some reading, writing or checking out a hobby we’ve been interested in or have ignored. It also gives us the chance to learn new things, expand our horizons and gain a better understanding of ourselves. By setting aside uninterrupted moments for self-reflection, we are better at gaining clarity, setting goals, and developing a stronger sense of self.

Now, I’m not saying to just skip out on all that QT with the people in your life or miss events to meditate; that’s not realistic, as much as the quiet and relaxation might sound fantastic. Just as we struggle to find time for our loved ones when we’re busy with work, we also can struggle to find time for ourselves when we’re socially busy. It’s all about balancing the scales in our lives, whatever those scales may be holding. By prioritizing our own well-being, we become more present, attentive, and capable of nurturing our relationships. It is just like the oxygen mask on an airplane: We must secure our own masks first before we can assist others. Can you tell I travel too much?

I’ve rambled enough about one small part of how we can spend our summers. I will most definitely be practicing what I preach over the next month: I see some quality time with my couch in the future, just me and the remote — but also some healthy “me” time. Whatever you do with your time, I hope you make the most of it, not just for those you love, but also for yourself.

There will be four (4) open positions on the ROA Board of Directors. Any property owner desiring to be a candidate for the Board must complete the “Notice of Intent to be a Candidate” form and return it to Baldwin Park Residential Owners Association Inc., 1913 Meeting Place, Orlando, FL 32814 on or before 5 p.m. Friday, July 7, 2023. You may return the completed form by personal delivery, mail delivery, electronic delivery or any other means, so long as it is received by the association on or before the above identified date and time. Any forms received after that date and time will be invalid and will be disregarded.

These forms are available at the Association Offices, 1913 Meeting Place or by contacting Stacey Fryrear at sfryrear@baldwinparkpoa.com. The forms were also mailed out to the owner on record and have been sent via eblast to those signed up for the Baldwin Park Network.

Baldwin Park resident Bree Holbrook, 43, says serving as an independent consultant for Rodan and Fields has changed her life.

Rodan & Fields, also known as Rodan + Fields or R+F, is an American multi-level marketing company specializing in skin care products.

Instead of feeling like she’s selling a product, Holbrook says hearing people’s stories makes her feel like it’s her personal mission to share the products to help people make the world a better place.

“I wasn’t always passionate about skin and hair care, but now I see that as an avenue to help my overall mission of making this world a better place,” she says. “My goal in a couple of years is to impact a thousand more women with the products to make them feel more confident, but also have another thousand more women become en-

trepreneurs so they can do whatever their ‘why’ is through these products.”

ENTREPRENEURIAL SPIRIT

Holbrook attended Murray State, a small college in Kentucky, and graduated with a political science degree before beginning to work for a law firm her first year out of college.

“I really sort of instantly recognized that wasn’t the direction that I wanted to go in, mostly because I just love working with people and that was more reading and preparing as opposed to actually interacting with people,” she says.

Holbrook shifted gears and worked for a nonprofit organization that served mostly college students and conducted intercity service for about six years. She also completed some teaching to fill the time.

“I just really had a heart to help people know more just about how impacting your community is so important and really getting the word out,” she says. “I think just

when you have a relationship with God, or just feel like He’s a part of your life, you just want to be more of a light in your community. So, that was kind of what the nonprofit did.”

When Holbrook and her husband, Jordan, had their first child, she decided she wanted to be involved in a business model where she was more of her own boss and could make her own hours.

“The thing about corporate America is that it’s amazing, but it doesn’t offer sometimes the flexibility that people need with having a family and wanting to put them first,” she says. “I was looking for something that could really work around my schedule. I wanted to be able to attend my children’s school events during the year and spend time with my kids during the summer. I wanted something for work that I could fit in when my schedule was free but also still feel like I’m making a significant financial contribution to the family.”

One of her friends from the nonprofit contacted her soon after, opening up about her adult acne problems and how she went to the dermatologist who was unable to help. However, the friend said she tried products from R&F that started to help heal her acne almost immediately.

Holbrook didn’t have acne but was struggling with fine lines and wrinkles at the time.

“I was just getting toward the age of 40 and really didn’t want to go the botox route, so this seemed like a better option,” she says. “I could use the products at home and not have to go to the dermatologist. My friend sent me some of her before-and-after pictures, and I was sold as soon as I visually saw the improvements.”

When she first started using the products, Holbrook says her husband didn’t know and complimented her on her skin.

“He was like, ‘Wow, your skin looks really pretty,’” she says. “I mean, we’ve been married for over 10 years, and he’s never said anything about my skin. So the fact that he commented, and so soon after using the product, it really made me think about the difference I could make with how good

just those words had made me feel. I wanted others to feel the impact of kind words.”

Although Holbrook confessed she joined R&F to get a discount on the products, she says after seeing her mom and friends start using the products, she realized how quickly the effect could spread with just word of mouth.

“I saw and heard these stories of how people felt more confident,” she says. “They would get ready in the morning with the light off because they didn’t even want to look at their face, to people after using the products feeling like they could go out and face the day and not feel so much shame or self consciousness about their skin.”

Holbrook says this is when she began to realize the products could be an avenue through which she could help people feel better not only on the outside — but also from within.

INFINITE IMPACT

Holbrook has been with R&F for about 10 years.

She prides herself on her personal statement: “I help busy moms over 40 gain confidence and care for themselves so they can give more to those they love.”

“I feel like, personally, how God made women is that we want to be beautiful,” she says. “So, when we’re beautiful, it makes us feel like we’re fulfilling more of our purpose or just feel more confident about ourselves.”

Holbrook uses her extra finances from the products to give to those in need.

She has donated to more than 20 nonprofits, including St. Jude Children’s Research Hospital, Samaritan’s Purse, U.S. Hunger (Formerly Feeding Children Everywhere), Compassion International, World Vision International, Captains for Clean Water and Hearts of Hope.

“I want more women that have a heart to make a difference in their community and want to use their extra income,” she says. “I also started the business side to be able to give back to more nonprofits. … I want other women to be able to give back more or even say yes to their family more and do the things that

really set their heart on fire.”

Holbrook believes the company is unique because of the dermatological-grade products.

“It kisses prescription strengths,” she says. “These are the dermatologists who created Proactiv because they had so many people coming into their office that were struggling with breakouts, but they sold that because they realized people were also coming in for so many other issues like dark spots, or thinning hair, or so many other things…They wanted people to have access to dermatological grade, quality products that maybe can’t afford to go to the dermatologist or don’t have the time.”

One of Holbrook’s favorite products from over the years is the lash boost, especially being fair-haired. She says people can see the length and health of her eyelashes without having to wear mascara, and she always gets compliments when she uses it.

The company also launched its hair care line in November.

Holbrook didn’t realize so many people struggled with issues such as scalp itchiness, hair loss and hair thinning.

One of Holbrook’s recent favorite items is the defrizz and oil treatment from the new line. She loves the shampoo and the conditioner because it makes her feel like she has salon-quality hair without having to touch it up as much.

Holbrook says people should take a few minutes to complete a quiz which gives a recommendation for products to use based on individual needs and wants.

The Holbrook couple lives in Baldwin Park with their three children: Kord, 11; Eastin, 8; and Pace, 5.

Holbrook says one of her favorite things about the area is the community aspect.

“I’ve gotten to know so many people in our neighborhood, and starting the Baldwin Park Kids Club several years ago really connected me even more and that was kind of a way to get to know other families,” she says. “I just feel like there’s a great sense of community here that you just don’t get everywhere else.”

“What inspires me is the ability to kind of bring some ideas that I might have to life and share that and create a really nice experience for guests,” Phan says. “I think that’s the most fulfilling part for me. I love being able to share and highlight some of my heritage and learning more about the French culture and their ways when it comes to culinary. Every time I learn more about the food, I learn more about myself.”

CULINARY JOURNEY

Phan was born in southern Vietnam and moved in 1992 to Iowa with his family.

He moved in 2002 to Orlando, where he resided in Pine Hills before moving to the Gotha area.

Phan said he has been in and out of kitchens since he was young. Although he was not originally drawn to the industry, he enjoyed having the extra cash as a child.

“When I was younger and my mom was cooking in the kitchen, I would actually avoid it and was never interested or engaged,” Phan jokes.

His first official job was at age 14, when he worked at a family restaurant in Winter Garden that served wings and fresh-cut fries. There, he washed dishes and completed simple food preparation.

Anew restaurant concept has opened in the downtown Baldwin Park area.

Camille, which took the place previously occupied by Ocean Poke on New Broad Street, will offer a modern take on French-Vietnamese fusion with an intimate tasting-menu-only concept.

The elevated eatery is owned by well-known chef Tung Phan, 31.

Phan is recognized for being the first resident chef at Domu Lab, located in the kitchen of The Neighbors, to host a pop-up on the second floor of Audubon Park’s East End Market.

He now will bring the chef-to-

After Phan graduated high school, he was unsure of what direction he wanted to go.

He remembers seeing a commercial on TV for Le Cordon Bleu, prompting him to work up the courage to visit the campus and see what it had to offer.

“From there, I was kind of intrigued about learning culinary the right way and maybe going to school for it,” he says.

Phan attended the two-year program, marking the beginning of his culinary career. At Le Cordon Bleu, Phan learned correct terminology for culinary items and techniques. At the time, he was still cooking for other chefs.

“I was just a sponge — kind of soaking up a lot of knowledge from other chefs and mentors,” he says. “I was really still not 100%

committed to the industry. It was kind of just buying time and seeing if there was anything else I wanted to do.”

Phan still was working on his first career choice — pursuing an interest in entertainment and performing — while he attended culinary school.

In 2016, Phan had an opportunity to open his first restaurant by the Florida Mall. He called it Phan’s, dedicated to his family’s last name. The endeavor was the first time running his own operation.

“I was very young, and we had just had our first baby,” he says. “I think I was 26 at the time and running a new concept. I didn’t know anything about the finances, didn’t know what kind of food I wanted to cook. … I never really got to exercise my own dishes because I had always cooked for other chefs.”

Phan had the restaurant for two years and says that was where he started gaining and developing a love for food and decided to invest more time into it.

To learn more about fine dining, Phan visited Norman’s, which was at the Ritz-Carlton at the time, and spoke with the executive chef at the location. However, the restaurant could not offer him a job.

Phan then visited his next choice — Victoria and Albert’s at Disney’s Grand Floridian Resort & Spa.

After speaking to the chef, he was offered a full-time job.

Albert’s for about 18 months and learned about the world of fine dining.

“After I acquired fine-dining experience — I had a taste of running my own shop already — I wanted to go out into the real world and share what I had learned while combining some of the flavors I grew up on to share with people,” he says.

That’s when Phan had the inspiration for Camille.

Phan aspired to merge his favorite concepts from Phan’s and Victoria and Albert’s to bring a unique approach to the upscale culinary world.

THE CONCEPT

Phan was operating a pop-up at SUSURU, where his now current business partner, Johnny Tung, was in the crowd and tried Phan’s food.

The two met and had conversations about the possibility of opening a restaurant.

a test run eatery at East End Market, which opened in 2021.

Now, Phan will have the opportunity to share his love for food through the walls of his own brick-and-mortar restaurant.

Phan fell in love with Baldwin Park the first time he visited. He remembers saying he would love to have a restaurant location there; and now it’s happening.

“Baldwin doesn’t have anything like this right now, so it’s going to be something new for the area,” he says.

Phan named the eatery after his first-born daughter, Leila Camille, 6, which translated from French means “perfect and pure.”

The 2,500-square-foot restaurant, designed by Matt Kelly of Make Design Studios, opened its Phase One in June and was completely sold out for the month.

Phan describes the menu offerings as dishes that are non-traditional Vietnamese plates through the lens of a fine dining European style.

There also is a bar area pouring a fine selection of wine, sake and beer all curated by in-house sommelier Derrick Goodman.

The Phase One concept is a chef’s counter with eight seats. The counter offers two seatings per night by reservation with 10 courses.

The phase will be open by itself for two months before Phase Two is integrated slowly in.

Phan looks forward to sprinkling in his love for entertainment with showmanship through cooking.

where those of us who are working are having a nice time as well and we’re translating that to our guests,” he says.

Phase Two will offer four booths in the main dining room that seat two to four people each. The experience will offer a shorter course menu with less expensive prices, allowing guests to get a taste of the main attraction experience.

After the other two phases have been perfected, Phase Three, a private dining room called The Lotus Room, will open. The room can hold six people and is more of a reserved and private space for guests.

The interior design of the eatery is clean and natural with tall ceilings and minimal décor. Phan welcomes natural light and aims to give off a residential, modern house-type feel.

The restaurant’s team includes Phan’s sister, Trinh Phan, who is managing restaurant operations.

The team will be led under the mentorship of James Beard nominated restaurateurs Johnny and Jimmy Tung.
