ROA BOARD OF DIRECTORS MEETING

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official June 27, 2023, Regular Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
The board approved the following items/work:
n Appointed Florence Horde to the Covenants Committee.
n Design for the bulk internet installation as presented by Hotwire in May 2023.
n Language related to trash can storage and the notice of the meeting to the membership where this will be considered for adoption as presented.
n Landscape replacements in Enders Park and Union Park.
n 2023 Storm/Hurricane Response proposal.
n Painting all interior trim and doors at Grace Hopper.
n Replacement shutters for Grace Hopper.
n Replacing the pool shower tile at Enders.
UPDATES COMPLETED ACTIONS
1. June carpet cleaning at Enders and Grace Hopper.
2. Quarterly preventative maintenance of AC systems at Enders and Grace Hopper.
8. Enders main pool breaker that was tripping was repaired.
9. Enders: Two pool pole lights, two parking lot lights, ladies gathering room restroom canned light and building spot lights were replaced.
10. Enders gathering room garbage disposal stopped working. SMI maintenance ordered and replaced the disposal.
11. High Park women’s restroom toilets: Changed out two flush valves.
12. High Park women’s restroom: Rebuilt hand-sink faucet.
13. High Park: The pool gate at the small pavilion was not level and not closing properly. SMI maintenance was able to repair it.
14. City Homes No. 3 Mews fountain equipment. Fountain company determined new equipment was not needed at this time. It informed SMI that in the next five years, it will need to be replaced. This has been reported to the Reserve Analysis company.
PENDING ACTIONS
1. Modernization of elevator at Grace Hopper approved in February. Time blocked in September for modernization.
2. Roof decking repair on women’s pool bath overhang and shingle missing over fitness center. A proposal was scheduled to be presented to the board in July 2023.
3. Grinding of trip hazards at Grace Hopper and Union Park. These have been marked with paint.
4. Ceiling fan for Grace Hopper fitness center has been ordered. SMI Maintenance will install once it comes in.
5. Grace Hopper pool bathroom stalls were scheduled to be painted July 10 through 14.
HELPFUL INFORMATION FOR OWNERS EXTERIOR CHANGES
Any exterior change to your home including but not limited to painting, replacing or adding gutters, roofs, windows, plant materials/ sod/trees, accessories, structural changes, hardware, light fixtures, adding statues/fountains, etc., requires ARC approval. 6. High Park pool bathroom stalls were scheduled to be painted July 17 through July 21.
7. Proposals related to 2023 reserve expenditures per the 2023 Reserve Study Update:
a. Replacing all shutters at Grace Hopper Hall. A proposal was in the June 2023 board packet.
b. Repaint all interior walls, doors, trim, etc., at Grace Hopper Hall. Full paint not needed at this time. A proposal for painting all doors, trim, baseboards, window sills, etc., was in the June 2023 board packet.
c. Replace shower tile at Enders pool with tile like the tile at Grace Hopper pool. A proposal was in the June 2023 Board packet.
d. Asphalt overlay 1-inch Ender’s parking lot. A proposal will be obtained and brought to the board.
e. City Homes No. 3 Mews fountain basin resurfacing. Fountain company will provide a proposal as the work is needed.
TOWNHOME SERVICE AREA COMMITTEE MEETING

n The TSAC moved to approve BrightView for post hurricane support.

n Please remember to report any landscape, building or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network.
n City Homes No. 1 will be the next service area to receive roof replacements. No schedule is available at this time, but it has been projected that the re-roofing project will begin in the summer. Townhome buildings, within City Homes No. 1, will receive roof replacements and new gutters. More information will be released to the community as it becomes available.
n New sod that was installed in July has been treated with a fungicide.

3. Pull-down ropes for the fitness centers at Enders and Grace Hopper were replaced.
4. Grace Hopper pool pole light was repaired.
5. Grace Hopper men’s restroom sink faucet was replaced upstairs.
6. Grace Hopper kitchen valve stems on the kitchen sink upstairs were replaced.
7. Ender’s playground: SMI maintenance assembled, stained (clear coat) and installed the picnic tables.
There are many different paint colors for the townhome buildings. The association touches up buildings during the preventative maintenance once a year. In addition, if you have a need to repaint your door, touch up the trim or re-stain the entry steps, the trim paint, door paint and concrete deck stain all can be found at the Winter Park, Sherwin Williams store, 1770 FL-436, Winter Park, Florida 32792. When a building has been completely repainted, the body of the building is painted with a product called AllGuard by Dow Corning. This is a silicone elastomeric coating system that has a 10-year warranty. As the homeowner, you have some important responsibilities. Failure to do so may void your warranty. Please note the following requirements:
n Any action to pick, poke, tear or penetrate the painted surface will break the protective seal and may void the warranty.
n BrightView has made multiple irrigation repairs throughout the townhome service areas. Any plants that suffered from a lack of irrigation will be removed and replaced if it does not recover.
n Per DRS Inc., here is the Townhome painting schedule for August 2023: Mattamy
n Any pressure cleaning must be performed with pressure less than 1500 psi.
n The only cleaning product specified for use is SIMPLE GREEN. Most cleaning should be performed with only water and sponges.
n Do not use harsh brushes or scraping tools. They will harm the surface.
n Any plant material growing on the building voids the warranty on that area of the building. The homeowner then assumes responsibility for these areas.
Please note the following information: Creeping fig roots itself into the building’s stucco about every 3 inches, and it pulls any moisture out of the stucco, which eventually destroys the stucco. If the creeping fig is not maintained properly, it will grow into the soffit and attic, potentially causing leaks in the roofs among other issues.
To touch up the body paint, you must be certified in the application by Dow Corning, or you can void the warranty.

THINGS TO KNOW
n Landscaping Upgrade. The Village Center parking lot behind CVS had a major landscape upgrade. As the property continues to age, so do the plants. This project focused on areas of declining plants and installing more resilient ones. It is highly advised not to back into the parking spots, because the exhaust is not good for the plants — especially when they are first installed.
n Sidewalk Replacement. During the month of July, the city of Orlando replaced many sidewalk panels throughout Baldwin Park. While doing this, they cut and removed any tree roots that were causing the panels to lift. We are keeping an eye on any COA trees for damage and advise all owners keep an eye on their trees if affected to ensure their health. If any of your trees affected by the sidewalk project show signs of decline, it is advised to call an arborist to determine the tree’s health.
the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they should go inside the enclosure and throw directly in the dumpster. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working (or not there because of pick-up), please use one of the other parking lot dumpsters and contact the office so OUC can be notified to repair.
n Covenant Inspections. Like the ROA, the COA also has covenant standards. The Community Association Manager conducts monthly inspections of the parking lots and building to ensure these standards are being kept. Any property not in compliance will get a violation notice. Covenant Committee Meetings are held on the fourth Tuesday of the month as needed.

Schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.
n Bulk Pickup. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pickup. Stuffing these items in the dumpster or leaving them causes multiple issues including dumpster break down and rodents. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups.
n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents only. Apartment residents are encouraged to throw their trash down the chute on the side. When
n New ARC Process. The ARC Committee approved an updated ARC process and application. The new application and process is posted on the Baldwin Park Network and in CommunityPro. Any change to your building or landscaping must go through the ARC Review Process. If the change is a like-forlike change, an application still must be submitted. All ARC documents can be submitted to me via email at BPatterson@BaldwinParkCOA.com.
n Baldwin Park Solutions. Commercial owners, tenants and managers can submit work requests through our new Baldwin Park Solutions system. It is located on the Baldwin Park Network. Simply click “Resident Home” at the top right, and you will find the link in the middle of the page. If you do not have a Baldwin Park Network account, you can request one from that page as well. Longtime community director to retire
Hello there friends and neighbors, and happy August! As you may have read or heard, our beloved Community Director, Susan Comisky, is retiring after more than 17 years of steadfast service to Baldwin Park and its residents.
Although she isn’t leaving us until the end of September, I wanted to use this space to take the opportunity not only to express our gratitude but also reflect on her time here.
I was fortunate enough to spend some time with Susan to talk about the past 17-plus years, what she’s seen, what she’s most proud of and what her next chapter looks like.
How did you start your career in this industry, and how did you end up here in Baldwin Park?
I started my career in property management as a weekend and summer leasing agent at an apartment complex when I was in college at the University of Kentucky. I was majoring in elementary education but wasn’t sure that was what I wanted to do. I loved that no two days were alike in this line of work and quickly became hooked. I quit school with only my internship left, probably not the smartest move, and never looked back. Property management is the only thing I know.
My husband, Ed, opened a flight school at Executive Airport when we were living in Palm Beach Gardens, and I started actively looking for a job in Orlando. A headhunter referred me to Baldwin Park Development Company, and after 10 interviews — not even kidding — I landed what would turn out to be the best job of my career.
If you had to pick three words to describe your first year here, what would they be and why?
Lost: I was always getting lost
in the neighborhood. It was harder when everything was still under construction. Everything looked the same, and there weren’t as many street signs or landmarks to help.
Chaotic: There was literally construction everywhere. Sentry Management was building our onsite team, the developer was still very much involved. There was a whole lot going on.
Exciting: Even with all of the chaos, it was exciting to be part of building a community from the ground u, and building on the vision of the development team. So many opportunities and unknowns on the horizon.
How would you describe the overall sense of community that exists in Baldwin Park today compared to when you first started?
This is one of the things I am most proud of! The community was pretty new and didn’t have a lot of homeowners back in 2005. However, the people who lived in Baldwin Park were excited about their new homes and eager to get involved. Figuring out how to build and foster a sense of community in the neighborhood while it was still under construction was a challenge. You can nail all of the objectives as far as architecture, covenants, going after the right retail tenants to sign leases, and getting people to buy into the new
urbanism concept. But then you need a plan for what you do once the people arrive that will make them want to stay and raise their families, have it be their retirement home and remain Baldwin Parkers for many years to come.
The homeowners living in Baldwin Park now are still some of the original ones, and I think they would agree that the sense of community has only grown stronger over the years. I look at Baldwin Park and see a diverse, thriving community that people feel a sense of pride when saying they live here.
Could you share some notable milestones or achievements that the community has accomplished during your time?
One moment that comes to mind is Baldwin Park Day. I missed the very beginnings of the neighborhood, when, on June 1, 2001, then-Mayor Glenda Hood announced the official name for the brand new neighborhood — Baldwin Park. Even though I missed that day, I was at the 20th anniversary of the naming of Baldwin Park when Orlando City Commissioner Robert Stuart read a proclamation and Mayor Budd Dyer officially declared June 5, 2021, as Baldwin Park Day. Some of the banners that hang are along New Broad Street were designed by residents as part of the celebration.
Another major accomplishment was the addition of the 20-foot Christmas tree in front of Grace Hopper Hall, but, even more so, the addition of the 30-foot tree that sits atop the fountain at the end of New Broad Street. Now, I definitely didn’t do this alone — everyone on my team, as well as board members, the presidents of the Joint Committee and Residential Owners Association — worked toward getting Baldwin Park the tree it truly deserved after
all these years. I would venture to say that all of us involved now know more about mounting a massive tree to a fountain or other structure than we ever thought we would in our lives. During the pandemic, as a way to lift spirits, an additional tree was added in front of Grace Hopper Hall. This has become a favorite place to stop and snap those selfies.
I know in the beginning of your time here, you had to plan all of the events yourself. How has that changed over the years and what was the most exciting thing you’ve done in regards to that?
I’m not going to lie: That first Easter Egg Hunt in 2005 was a tough one. I had only been in my new position for a month. I was terrified. What if no one shows up? What if the electrical outlets don’t work? What if the homeowners don’t like me? Do we have enough eggs? Did I get the right permitting with the city? What if?!? While I love community events, I don’t have the nerves to be the person in charge the day of … definitely not my forte.
Side note: The first Easter Egg Hunt had 4,000 eggs stuffed by resident volunteers. In 2023, there were more than 10,000 eggs with more needed for next year. In 2007, we had our first December holiday parade with fewer than 10 participants, planned in conjunction with Village Center merchants. In 2022, it grew to more than 40 participants and is now called Winter Wonderland Extravaganza. The Independence Day event started in 2010 with a small fireworks show and was sponsored by the Baldwin Park Rotary Club. The Joint Committee took over the event in 2012, and we now have a full 15-minute display!
The most exciting thing I’ve done regarding events was to grow them enough to be able to hand them over to someone else. Way back when, we formed a resident activities committee that was instrumental in helping me determine what the community wanted for activities. Many of them still live here, and I am so thankful to all of you event pioneers. It was easy for me to plan and execute the events when we only had a five-minute fireworks show or only

had 10 participants in the holiday parade. But then more people moved in, it was time to expand on the events we were doing and add more. We now have a Multimedia and Community Coordinator, Brie Bernstel, who oversees the added smaller events such as the Backyard Food Fares and summer pool parties for the ROA, along with the clubs and classes. We have a fantastic event company that plans the larger events. I feel a lot of pride when I see the vibrant social life that is available to the residents of Baldwin Park.
Are there any moments that stand out to you as particularly defining in your career?
It would have to be the pandemic. No matter how many years of experience I had managing communities, I was not prepared for those crazy times. I’ve always said that the keys to successfully managing a community are communication and building relationships. I had no idea how important these would be during the pandemic. The management team, boards of directors and residents have to communicate effectively to build trusting relationships during normal times. When the pandemic hit, the relationships I had built over the years with board members, residents, vendors and staff were tested. Effectively communicating helped the management team and board of directors navigate
through some very difficult and uncharted times.
So much thought went into every word that was sent out to the community. Community association managers were faced with guiding on-site team members, obtaining recommendations for suitable courses of action for dealing with the unknowns of the pandemic to the boards of directors and listening to residents.
People wanted to be heard. The ability to listen was extremely important. We were all dealing with something that we had never had to deal with before … and everyone had an opinion. Should you wear a mask in the fitness center or not? Should you close the gathering rooms or not? Should you cancel the Independence Day Bash or not? Should you do this or that? You get the picture. Tough times and tough decisions by the board of directors, and a tough time for the managers who had to implement the decisions. Resiliency, creativity, strong communications and a lot of patience helped me get through this time. Thankfully, I had a strong support system with Sentry Management, who helped guide their community managers, and the residential and commercial boards of directors.
For fun, what’s one of the most ridiculous stories you could tell from your time here?
The time the sprinklers went off during the Halloween event,
maybe? There are so many more, but I’ll keep those to myself.
As you embark on your retirement, what personal endeavors or passions do you plan to pursue?
I’ve worked since I was 16 years old. I don’t remember what it is like to not have a job. I’ve spent years thinking about what I would do if I didn’t have to go to work. Now that I’m almost there, I feel a sense of excitement. I’ve always believed we are in charge of our own happiness and well-being. Everyone has a different vision of what their future looks like and how they want to live their lives. I want to be a vibrant, active person that people have a hard time keeping up with, and be an example to people who think it might not be possible as you age.
I am going to visit more often with my dad in Kentucky. He turned 93 in May. He is one of the wisest people I know and tells the most amazing stories. He says it’s because he’s old. He has been my constant over the years, with a lot of good advice. I want to soak up as many talks with him as I can.
My husband and I are going to learn to play pickleball. I’d really like to say I’m going to try to learn to play pickleball, but then that just puts the doubt out there in the universe, and I don’t want to do that.
We are going to travel. I’ve got a few places on my bucket list and will finally have the time to explore
this amazing world we live in.
You will notice I say, “We”. My husband has no plans to retire so if I want him to do all of this with me, I’m going to help him with his accounting, scheduling, etc., for his company so he has the time.
I’m going to coach women over 50 to be fit and healthy so they can do all the things when they retire. I want to be the example of what an active woman looks like, one that is able to travel and play pickleball well into her 80s, 90s? Don’t set small goals!
No sitting around binging Netflix for me. I’ve got things to do and places to go and people to see.
Do you have anything else you’d like to share with the Baldwin Park community as you leave us for your next chapter?
Baldwin Park has been a huge part of my life for the past 17-anda-half years. When I interviewed with David Pace, managing director of Baldwin Park Development Company, he said they were looking for someone that would be at Baldwin Park long term — at least 10 years. At the time, I didn’t fully understand the importance of that, but I do now. The developer had a vision when they created Baldwin Park, and I, as the community director, was hired as the “keeper of the vision” — a phrase I heard again recently. That can be exciting and also nerve-racking, but I was up for the challenge. Twenty years after the first homeowner moved in, Baldwin Park is new urbanism at its best, and I feel very fortunate to have been part of the success. Baldwin Park, its residents, business owners, staff and vendors will always be a part of my story and for that I will be forever grateful and thankful.
Be sure to stop by Grace Hopper between now and the end of September to say your farewells to Susan and thank her for her dedication to all of us here in Baldwin Park. COMMUNITY & VOLUNTEER EXPERIENCE
ROA Board Director: I have served on the ROA Board since 2021. I serve on the board’s Legal Committee and have served on the Joint Committee. During my time, I have actively supported the bulk internet project and advocated for “door fees” to be distributed back to residents as credits. I have been active in advocating for quality improvements at our community pools and parks, including Increased cleaning and maintenance of bathroom and pool facilities, and increased family seating at Enders Playground and High Park Pavilion. Most recently, I motioned to approve the proposed language on outdoor trash can storage to help address concerns raised by live/ work and townhome owners.
Nextdoor Lead: Working with the ROA and community businesses such as Publix, I actively grew Nextdoor Baldwin Park to one of the largest and most engaged online community groups in Central Florida. More than 1,250 of our Baldwin Park residents directly accepted my invitation to join Nextdoor, and many of those residents invited their spouses, neighbors and friends to help continue growth. In addition, I have dedicated countless hours to moderating content and eliminating spam.
Community Volunteer Work:
I am active in the child welfare community. I regularly volunteer time for the local foster associations and have expanded our adult adoption project, where my firm donates adoption services to former foster children aged out of foster care. I also contribute to local child welfare agencies and area schools.
Future Goals: I hope to continue to advocate to improve the conditions of our pools and park and to advocate for a fiscally conservative budget that minimizes home owner fee incrases while maintaining the quality of the community.
CONFLICT OF INTEREST STATEMENT: Neither I nor anyone in my household or extended family owns any Baldwin Park investment interests. I do not engage in purchasing, selling, brokering, or flipping of property. I do not represent any developers or developer interests. In addition, less than 10% of my firm’s annual income comes from Baldwin Park residents. Therefore, my decisions as a board member will not be influenced by any business or investment interests in Baldwin Park.
ROBYN BOWERS
When I was first told that we were moving to Orlando due to my husband’s job, I didn’t want to leave the north. It was my home, where I grew up, college, friends, marriage and had my first child. That was back in July 2011. Once we moved to Orlando (we lived in short-term housing), we were deciding where we should live. That had to be one of the hardest — yet best — decisions we ever made. As the years progressed, I love living in Baldwin and couldn’t imagine living anywhere else.
My name is Robyn Bowers, and we moved into Baldwin in January 2012 and then again, staying in Baldwin in 2015. I have
three daughters, one who will be a freshman at WPHS and the other two attend BPE. My husband and I both work in Baldwin Park. I work at Glenridge Middle School and have been there for about a decade. I am also the Lions Pride Foundation president and have been for the past few years. All of my kids do activities within the community — from completive dance at Dance360, eating at every single restaurant on New Broad Street, to swimming lessons, soccer and more. You can probably find one of my kids at Frosty Fox drinking her Boba at least once a week. My mother-inlaw also lives in Baldwin Park.
My experiences include working with 1,000-plus midleschoolers every day (including my own) and their families. I feel I am fair to my students, parents and teachers and will support everyone involved to find a solution. I love giving back to my community. I love that I get to work where I live and always try to give 110% into my work, because when I do Baldwin as a community becomes stronger.
My family and I all love living here and want Baldwin to be the best it can be, and I would love to be a part of that!
KELLY GREGORY
I am Kelly Gregory, and I live at 4470 Twinview Lane. I have served on the board of my previous communities in the positions of treasurer, head of finance committee, member at-large and as president.
As a previous Naval Nuclear Engineer, I am a stickler for detail. For the last 20 years, I have been, and still am, in new home sales and construction. As a licensed real-estate broker, I fully understand the importance of maintaining the quality of our community to hold and raise the values of our homes.
I feel that I would be a good
candidate for the board (because) I do have years of board experience, so I do understand the process. I also understand this is not just a “position” but a responsibility to the community, and any decision made needs to be made with the community in mind and not just my own personal feelings or those of my immediate circle of friends. The board needs to be made up of people who may not have the same feelings about everything but are open to discussing and working things out to the betterment of the community. I am new to the community, but I was born and raised here in the Orlando area and actually went to boot camp and nuclear power school right here when it was a naval base. We have a wonderful community and need to work together to keep it that way.

About Me: I’ve lived in Baldwin Park for five years. My wife and I moved here to be closer to our daughter and young grandchildren, who have lived in the neighborhood since 2005. My grandkids attend the local schools, and I take an active role in their community and school activities. I pride myself in being a motivational leader with great relationship-building and decision-making skills. These skills along with my past experience and involvement in the community makes me an asset to the HOA board.

• Improve the lines of conversation between the residents and ROA: When residents are not openly communicated with, they can feel uninformed and grow resentful of decision makers. As such, I believe improving lines of communication can only help both the ROA and the residents of Baldwin.
• Recruit volunteers from the neighborhood: Having the residents of Baldwin volunteer and be more involved with the ROA, will help Baldwm achieve their goals for a neighborhood as a whole. Additionally, it is a great way to network and get to know more of the Baldwin residents.
• Improve meetings: This initially relates back to the open lines of communication. Allowing for residents to make comments and provide feedback on how the meetings can be more effective is beneficial for eve1yone. Additionally, providing agendas and setting topics beforehand will allow for thoughtful conversations. Finally, I believe having these meetings in person are important and will allow for important dialogue to take place between the ROA and Baldwin residents.

My husband Brooks and I moved to Baldwin Park in 2019. We returned to the area after many years in Houston and selected Baldwin for its beauty, walkability and convenient location. We found a lovely townhome that suited our needs; and are now pleased to call many neighbors dear friends.
Professionally I held Senior Corporate Security positions in three public companies over the last 20 years. My current credentials include Florida Licensed Private investigator, Certified Fraud Examiner (ACFE) and a Certified Protection Professional (ASIS International). I am honored to serve as the Chair of the Orlando Chapter, Society of Former Special Agents of the FBI. I have a bachelor’s degree from Saint John’s University in New York.
I am running to preserve and enhance the Baldwin Park Community. This can be accomplished through mutual effort, priority consensus and careful planning.

I have been a resident of Baldwin Park for more than 18 years and currently service as the chair for the Townhome Committee (TSAC) for more than four years and the Covenants Committee for about two years.
I have spent almost 30 years involved in homeowner associations by working for large HOA companies as an accountant. This position has afforded me the opportunity to be aware of all facets of HOAs, which includes
financial statement preparation, preparing budgets, involved in the processing of legal aspects (liens, foreclosures) and having knowledge of some of the Florida Statutes relating to HOAs.
I have an associate’s degree in accounting and retired last year, which allows me to be active in our community.

TARA SUE GALLY (STRAUSS)
My name is Tara Sue Gally (Strauss) or Tara. I am excited to be considered for a position on the Baldwin Park Residential Owners Association Board of Directors.
I was born and raised in Philadelphia, Pennsylvania, with the blessing of spending my formative years exploring the vibrant birthplace of our nation. With a desire to make a difference in the world, I joined a domestic Peace Corps and served three years on the West Coast, dedicating my time to community service and helping those in need. Driven by a passion for politics and a deep understanding of social issues, I
started my pursuit of a degree in political science at Coastal Carolina in South Carolina.
As time moved forward, my interests expanded beyond politics, and I later decided to follow my love for fitness and wellness, earning a degree in physical education at Middlesex College in New Jersey. Fitness has been a part of my life in one way or another for the past 25 years.
Until fall of 2019, we were enjoying coastal living at the Jersey Shore, my husband’s role with the WWE resulted in our relocation to Orlando, leaving behind the familiar shores and embracing a new and exciting chapter in our life. From the moment I knew we were relocating to Orlando, my heart was already in Baldwin Park. Our initial relocation landed us in Lake Nona, but in February 2020, we started the adventure of opening our first F45 studio right here in Baldwin Park and so did our trek to find a home in Baldwin Park. After spending a year in a rental here in BP, we purchased a townhouse on Coulson Alley July 2022 and finally, we are home! We absolutely love our community and intend to
call this our forever home.
Fast-forward to today, I have opened and operated three (soon to be four) successful F45 Studios in Central Florida. Whether through my business, family or community, I have always demonstrated a strong commitment to making a positive impact in any way that I can. I am a twin mom to two BPE first-graders, the oldest sister of five, a wife and so much more! With a diverse range of experiences and a dedication to personal growth, I continue to pursue my passions and contribute to the betterment of society. As a fitness professional for more than 20 years, I have led teams of 15,000-plus, been a multi-unit senior level leader responsible for more than 400 health clubs across the nation, presented for the largest fitness brands in the world, and today serve as an admiral on the F45 Global Franchise Advisory Board and am in the top 3% for global performance.
I look forward to the opportunity to getting to know you better, and it would be an honor to represent my fellow neighbors on the ROA Board of Directors!

Dwight Jones started with Baldwin Park as the only maintenance employee in 2004. He celebrates his 20th anniversary with the community next month.

Come Aug. 20, Dwight Jones will celebrate 20 years with Sentry Management Inc.’s Baldwin Park team.
Jones, who serves as maintenance supervisor, is tasked with planning, organizing and providing supervision and oversight of the daily maintenance operations in the community. This includes the Baldwin Park Residential Owners Association Inc., Baldwin Park Joint Committee, Inc. and Baldwin Commercial Owners Association.
“It’s been a lot of years, and I think each year, I learn something I could use the next year to help me continue to grow in my job,” Jones says. “Overall, I think the No.1 lesson I learned from the very beginning is patience. I think patience has helped me be the professional I am today and has contributed to the longevity of my job here.”
JACK OF ALL TRADES
The first buildings in Baldwin Park broke ground in 2003, after the 1,100-acre Naval Training Center, two miles from downtown, closed in the mid-1990s.
Jones started with Baldwin Park as the only maintenance employee in 2004.
Being a brand new property, the job yielded a slew of challenges. Everything was new to Jones, and he had to figure out how to fix and handle projects as they came up.
Although the work kept him constantly occupied, Jones says
he enjoyed the hard labor. As the development expanded and more people moved to the area, the workload and demand grew.
He began to develop a schedule to keep up with tasks such as making sure inspections are completed and contacting vendors.
“We try to stay consistent and organized,” he says. “That’s been the key to being able to maintain everything. Now we know how the residents like things. There’s a standard. You have to set a high standard for yourself and for them.”

to include six other employees who work under him to help maintain the community centers, mews areas, pools, playgrounds, parks and more
In looking for employees, Jones says he searches for hard working individuals who are humble, can take constructive criticism, are self motivated and carry pride in what they do.
“We try to make sure we have some knowledge in every aspect,” he says. “Even though the vendors have their different expertises, we make sure we can judge if what they’re offering to do is what is best for the community. We also try to save as much money as we can for the property. It keeps us very busy.”
One of Jones’ favorite moments so far in his career with Baldwin Park is when he was recognized for his hard work by being presented with the Sentry Management Maintenance Associate of the Year award in 2007.
Jones says the people are what has kept him in his role for nearly two decades.
“I love working with people such as Susan (Comisky) and Stacey (Fryrear); I’ve been so fortunate to work with a group of incredible people,” he says. “When you have someone that can help you grow in your role and continue to do what you do and give you some freedom to use your abilities, then you have a good experience and great opportunity.”
PATH TO SUCCESS
Jones grew up with his seven other siblings on a farm in North Carolina.
“What inspires me about my work is what inspires me to work hard; my parents, brothers and sisters have always been an example of hard work for me,” he says. “I try to imitate them, and my wife and I have this thing where our yearly reviews are report cards, so I must bring a good report card home.”
Jones says he visited Orlando once for Walt Disney World and fell in love with the climate. He has now been in Orlando for
about 24 years and resides on the east side of the city.
Although Jones says he originally wanted to be a contractor for the property, as time passed, he realized how much he enjoyed his role.
Jones’ favorite aspect about the Baldwin Park community is the people.
“A majority of the people on this property are very, very nice,” he says. “I’ve had the opportunity to kind of get to know some of them over the years. They’re just really kind people.”
Jones plans on staying with Baldwin Park, as he says there is still more growth to come.
In addition to his passion for the work, Jones says he enjoys the freedom he has to participate in hobbies and activities outside of his job.
He loves watching sports such as basketball where he cheers on the Golden State Warriors. He and his wife, Sangeeta, enjoy Disney and the beaches, as well as spend time with their boxer, Hughely.

2023 BALDWIN PARK INDEPENDENCE BASH
Baldwin Park hosted its annual Independence Day Bash Monday, July 3, on New Broad Street in the heart of downtown.
Community members enjoyed an evening filled with music, dancing, a beer garden, balloon artists, face painting and a variety of photo opportunities. Featured food trucks in attendance included Kelly’s Homemade Ice Cream, The Wandering Goat, Kona Ice, Hooks Orlando, BBQ Brazil Express and The Real Maine Lobster.
The main spectacle of the event was a stunning, 15-minute fireworks display over Lake Baldwin.
The 2023 Baldwin Park Independence Bash was presented by Orlando Health.
