The following information is a glimpse of the ROA’s general updates for the month. A copy of the official July 25, 2023, Regular Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The board approved the following items/work: n Design for the bulk internet installation as presented by Hotwire in May 2023. n Language related to trash can storage and the notice of the meeting to the membership where this will be considered for adoption as presented. n Landscape replacements in City Homes No. 4 Mews and Grace Hopper Hall. n Ratification of office furniture purchase. n 2023 Financial Audit

UPDATES

COMPLETED ACTIONS 1. July carpet cleaning at Enders and Grace Hopper. 2. Grace Hopper shower chains were replaced. 3. Ceiling fan for Grace Hopper fitness center has been installed by SMI Maintenance. 4. Grace Hopper pool bathroom stalls were painted July 10 to 14. 5. Grace Hopper annual fire alarm inspection was completed. 6. Trip hazards in Corrine Commons were repaired via sidewalk panel replacements by the city of Orlando. 7. HELPFUL INFORMATION FOR OWNERS Do your driveway and sidewalks look dirty? Cleaning these types of surfaces not only improves the overall look of your property, but also it helps to prevent them from becoming potential hazards, such as a fall risk to those visiting your property. Routine pressure washing/cleaning ensures these surfaces are not slick and slippery from the growth of mold or mildew that is so common in wet or humid conditions. EXTERIOR CHANGES Any exterior change to your home including but not limited to painting, replacing or adding gutters, roofs, windows, plant materials/sod/trees, accessories, structural changes, hardware, light fixtures, adding statues/fountains, etc., requires ARC approval. TOWNHOME SERVICE AREA COMMITTEE MEETING BY MELISSA PARKER

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the July 20, 2023, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork. com. n The TSAC approved Advanced Roofing as the contractor for City Homes No. 1 roof replacement project.

n Please remember to report any landscape, building or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network. n City Homes No. 1 will be the next service area to receive roof replacements. No schedule is available at this time, but the project has been divided into two phases. Townhome buildings, within City Homes No. 1, will receive roof replacements and new gutters. More information will be released to the community as it becomes available. n New sod that was installed in August has been treated with a fungicide. n BrightView has continued to make multiple irrigation repairs throughout the townhome service areas. As the property ages, trees get bigger, and so do their roots. Any plants that have

The townhomes are fee-simple properties just like any single-family home, where the owner owns the townhome inside and out as well as the land on which it sits. There are specific maintenance items the association performs on the owner’s behalf, which are stated in Exhibit “G” (or Exhibit “H” for Live/Work townhomes) of the Declaration of Covenants, Conditions and Restrictions for Baldwin Park Homeowner’s Association. Unfortunately, driveways are not included as an association responsibility. Anything not specifically stated under Exhibit G or H of the Declaration of Covenants, Conditions and Restrictions for Baldwin Park Homeowner’s Association is a homeowner responsibility. Driveways are a homeowner responsibility to repair and/or replace.

BALDWIN PARK COMMERCIAL OWNERS ASSOCIATION INC. BY BILL PATTERSON Fall is in the air! The Village Center has great shopping for all your autumn decorations. After shopping, get your pumpkin latte at one of our coffee houses and check out the fall-themed menus at the restaurants.

in the dumpster. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working (or not there because of pick-up), please use one of the other parking lot dumpsters and contact the office so OUC can be notified to repair.

n Landscaping Upgrade. The Village Center parking lot behind Osprey had a major landscape upgrade. As the property continues to age, so do the plants. This project focused on areas of declining plants and installing more resilient ones. It is highly advised not to back into the parking spots, because the exhaust is not good for the plants — especially when they are first installed.

n Bulk Pickup. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pickup. Stuffing these items in the dumpster or leaving them causes multiple issues including dumpster break down and rodents. Visit orlando.gov/ Trash-Recycling for more information and to schedule future pick-ups.

n Architectural Review Process. Any change to your building or landscaping must go through the ARC Review process. There is a 30- to 60-day turnaround time, so please make sure you get them in early so you will have the review before the scheduled work. If the change is a like-forlike change, an application still must be submitted. All ARC documents can be submitted to Bill via email at BPatterson@ BaldwinParkCOA.com.

n Covenant Inspections. Like the ROA, the COA also has covenant standards. The Community Association Manager conducts monthly inspections of the parking lots and building to ensure these standards are being kept. Any property not in compliance will get a violation notice. Covenant Committee Meetings are held on the fourth Tuesday of the month as needed.

n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents only. Apartment residents are encouraged to throw their trash down the chute on the side. When the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they should go inside the enclosure and throw directly

n Baldwin Park Solutions. Commercial owners, tenants and managers can submit work requests through our new Baldwin Park Solutions system. It is located on the Baldwin Park Network. All the things that make Baldwin Park tick! H

ello there friends and neighbors! It seems the months are rolling by in a blink-and-you’ll-miss-it kind of way. Lots of things happen throughout the summer, besides the blistering heat and afternoon storms of Florida. One such thing that happens right here in Baldwin Park is the annual membership meeting and Residential Owners Association election. Each year, the ROA invites all of the membership — or owner-residents — to an annual meeting where there is an open forum to ask questions, treats for the families, and the results for the annual election. Seeing as how this just happened last month, I thought now would be a good time for a refresher on what makes Baldwin Park run like a well-oiled machine. With close to 5,000 residences along with businesses of all types, Baldwin Park is truly a city within a city, and that doesn’t just run itself. There are multiple boards and committees within the community that, along with our stupendous team from Sentry Management, have helped — and continue to help — Baldwin be all that we know and love. One thing to remember: All of these are volunteer positions, and the members of these boards and committees are here because they care about our neighborhood and all that it represents. All we take away from our work on them is the joy of representing our friends and neighbors and ensuring that Baldwin Park is one of the jewels of The City Beautiful. Here’s a rundown of the teams that keep Baldwin Park running. Brace yourself: We love abbreviations around here.

WILL CAMPBELL PRESIDENT BALDWIN PARK JOINT COMMITTEE

RESIDENTIAL OWNERS ASSOCIATION The ROA represents the voice of the residents of Baldwin Park. Each year, there are several seats that come open on this seven-person panel. This year was no different, with four seats open for residents. The three remaining members were myself; Kai Fu, who retained his position as president; and Frederick Burnett, the newly appointed vice president. Two incumbent members, Tiffani Lindstrom (treasurer) and Michael Agranoff (director) were reelected to new two-year terms. Joining the board are Kelly Gregory as a director and Jack Hilton as secretary. The board represents the interests of all single-family, townhome and condo units within Baldwin Park. We are charged with overseeing the declarations that were laid out when Baldwin Park was originally founded, including covenants enforcement; resident engagement through resident-only events such as pool parties and the Easter and Halloween events; and the overall appearance and function of ROA areas within the neighborhood. Falling under the ROA, there are also several committees to represent all aspects of the

resident experience here. These include the Townhome Service Area Committee, or TSAC, which, you guessed it, represents all of the townhome areas; the Architectural Review Committee, or ARC, where all design decisions impacting the appearance of homes and residences in Baldwin must go through; and the Covenants Committee, which deals with enforcing the all of the rules and regulations that have been set forth by the Declaration and the ROA. There are also two resident-run committees, the Neighborhood Watch, which helps residents keep their neighborhood safe, and the Traffic Committee.

COMMERCIAL OWNERS ASSOCIATION Because Baldwin is a mixed-use community with businesses and apartments operating alongside residential properties, those businesses had the right to have a say as to what happens here as well, hence the Commercial Owners Association, or COA. This five-person board is elected by the owners of the commercial spaces that occupy space within Baldwin Park, including the apartment complexes and the Village Center properties, not to be confused with the individual businesses that occupy those properties. The COA owns and is responsible for certain common areas within the neighborhood such as parking lots, certain landscaping and the overall appearance of commercial spaces that benefit all of Baldwin Park. Just as the ROA had their election last month, the COA also had its annual meeting, during which Lynn McDaniel, Angie Layfield, Laurie Cavito, Ste-

ven Lau and Sharon Lowen were appointed to the board. Just as the ROA has an ARC and Covenants Committee, so does the COA. Businesses and properties that fall under COA areas are held to the same standards as residents.

JOINT COMMITTEE

In a neighborhood with two boards representing the community, there needed to be a way to bring the voices of those boards together to ensure all parts of Baldwin Park were being represented. That’s where the Joint Committee, or JC, comes in. The board consists of five members, two appointed from the ROA, two appointed from the COA, and one member-at-large who can come from anywhere in the community, all serving one-year terms. I have had the privilege of serving on the board as a director and President since 2019. Our board oversees the Overall Benefit Property, the common space in the Village Center such as sidewalks and landscaping. We are also responsible for creating and maintaining engagement within the community through events. This year’s board consists of myself and Michael Agranoff from the ROA, alongside Sharon Lowen and Angie Layfield from the COA, with a fifth member to be appointed shortly after this article is written. Now that that’s all out of the way, who’s ready for the quiz!? Just kidding: I’m just going to come up with some more creative abbreviations as I say until next time neighbors (UNTN). Think that one will catch on? I hope this gives you more insight into what all makes Baldwin Park the neighborhood we are all proud to call home. says. “We have pieces that are handcrafted and collectibles, but we also have pieces just for everyday use. We did that intentionally to make sure there was a wide range of prices and styles.” The sisters say the majority of their customers come in shopping for gifts, and the items can be shipped directly from the store. “For us, it’s really important these pieces are not only aesthetically appealing, but also serve a purpose and even multiple purposes,” Dail says. “For example, something we are really known for is having our throw blankets on the dining room table. We always say too much of a good thing is still too much, and so we want our homes to be a place where we can go to reset, relax and connect. If you have too much clutter that prevents you from being able to do that. We focus more on the quality than the quantity. We also like to really encourage our customers to use the pieces they’re investing in. I think we tend to put some pieces away and only use them for special occasions but really every day is special.” In addition to the retail aspect, APIARY offers furniture and lighting options, as well as interior decorating services. Although the business held a soft opening in June, APIARY welcomed customers to a grand opening event Aug. 5.

A

s children, sisters Shannon Calderon and Jenna Dail loved to play store. Their grandmothers, Mimi and Nana, allowed the sisters to transform their homes into that day’s dream. One day, the house was a grocery store, the next a news station or a restaurant. The girls even had one room converted into a school room, complete with an overhead projector, school chairs and teacher desk. The sisters were taught to be creative, use their imagination and, most importantly, treasure each other. More than 30 years later, the sisters’ bond is even stronger, and the

two have opened their first brickand-mortar business together: APIARY.

DREAM COME TRUE

APIARY is a new home and lifestyle shop off Meeting Place in the heart of downtown Baldwin Park. The store offers an extensive collection of timeless and functional home decor, furnishings and novelty gifts. The establishment’s selection seeks to inspire individuals to create spaces that exude style and comfort, transforming houses into cherished homes where meaningful relationships are cultivated. The sisters built the collection with everyone in mind. “We want everyone who walks into the store to feel like they can walk away with something,” Dail

Calderon, 37, and Dail, 35, grew up in Winter Park before going their separate ways for college. Calderon attended the University of Florida to study psychology with the goal of attending law school. Dail attended Florida State University to study fashion design in pursuit of a career as a magazine editor. Following college, Calderon moved to New York; Dail moved to Seattle. At the end of 2012, the sisters both moved back to Central Florida to be closer to family. Calderon was engaged at the time, and Dail was helping her to plan the wedding. One day, a lightbulb went off and the two decided

wanted to learn more about. The overwhelming answer was hosting and entertaining. “We just started blogging about hosting and entertaining,” Calderon says. “We have affiliate links (through which) we share products and services, and we earn a small commission. One day, we were like, ‘Well, we could have our own products.’ We realized we could curate our own collection of pieces we love using within our homes, and that’s when we opened up APIARY online.” Although the online shop was successful, the two missed the connection aspect of talking in-person to people, hearing their stories and creating special moments for them. A brick-and-mortar store al-

ways was part of the plan, and the sisters say if a space ever became available in Baldwin Park, they would pursue the opportunity. “We really loved the neighborhood feel and that it was close to where we grew up,” Dail says. “It’s similar to the Main Street area in Celebration, where we spent a lot of time with our family growing up and still do. We love the vibe of that area and we thought Baldwin Park brought the same unique feeling but closer to home.”

UNBREAKABLE BOND

The sisters say Mimi and Nana taught them their best practices to let go of perfection in order to cultivate family, connection and storytelling. Their biggest takeaway? It all begins at the table. “Family has always been a big part of our story,” Calderon says. “Family brought us back home. We are super close with our grandmothers, and they’re the glue to both sides of our family. They always held everyone to-

gether, and we really latched on to them growing up. Our parents split, and so they were always our constant in life. All of this is really inspired by them.” The two always have had a close relationship as both sisters and best friends. “It’s been like a survival thing — just always leaning on each other and making sure nothing breaks this bond,” Dail says. “Even going into the business, people always ask us how we work with each other and if it gets messy. For us, this relationship, nothing will ever break this. This comes first, and business is second.” The two hope to leave something behind for their children and their families, just like Mimi and Nana did for them. Calderon lives with her husband, Bobby, and their son, Maximus, 4. Dail lives with her husband and high-school sweetheart, Nick, as well as their three children: Cohban, 13; Maddie, 10; and Charley, 4.

to use their creativity to start their own business. The Busy Bee, now the company’s lifestyle brand, was born as a wedding planning boutique in 2013. After five years of designing and planning weddings, the sisters were questioning whether they were still passionate about the business. “We didn’t want to let The Busy Bee go, because it’s our story; it’s us,” Calderon says. Instead, Calderon and Dail began blogging in 2018. The two shared everything with their readers regarding business ownership, motherhood, weddings and more. When the sisters became pregnant, they shared about that experience, too. When the babies were born, only six days apart, the pair decided to take a six-month maternity leave. By 2019, they were ready to be creative again. Calderon and Dail polled their audience to see what readers

M

arsha Long started the Baldwin Park GalPals group out of desire to make female friends. Although Baldwin Park had several community groups, she couldn’t find exactly what she was looking for — a group devoted to developing female friendships and supporting women’s issues and organizations. Long started the GalPals group

a little more than a year ago. The group already hosts more than 100 members of all ages, locations, occupations, sexual orientations and marital statuses. Long says she wants the group to be about more than just a gathering. “I want the ladies to be able to develop relationships with other women who may or may not be experiencing some of the same things they are so they know they’re not alone,” she says. “It’s important we all have someone we’re able to turn to whether it be for fun and a good time or as a form of comfort for hard times. I hope that’s what this group can do for its members, because that’s really what it’s done for me.”

A WOMAN AMONG WOMEN

Long moved in February 2018 from Texas to Baldwin Park. She says the friendly people,

community spirit, various activities, walkability, nearby shops, variety of restaurants and convenient central Orlando location all attracted her to the community. Long says she didn’t know anyone when she first moved to the area. “Back in Texas, I had a really good group of girlfriends (who) all got together and did tons of stuff together,” Long says. “I like to do everything, so I always talk to a wide range of people and try new things. I missed that so much when I came here. When COVID hit, it made it even harder to meet friends. I tried some of the activities offered in the area and joined some organizations, but none of them really felt like me or what I was looking for.” After seeing an advertisement in the Baldwin Park newsletter about starting a new group, she decided to send a proposal to the community coordinator, and GalPals was approved. “The purpose of the group is to provide women with opportunities to develop female friendships and to enjoy a variety of monthly activi-


ties,” Long says. “So far, we have enjoyed paint and sip, yoga under the stars, a day at the beach, trivia nights, Sunday brunch, a monthly happy hour, and a tour and picnic at Lakeridge Winery. We are so fortunate to have a wide collection of indoor and outdoor activities available to us; the possibilities are endless.” The first event attracted about 50 women to The Wildflower for a happy hour. Long says it was important to her that the group welcomed all women — no matter their story. The group has members who are doctors, teachers, stay-athome-moms, retirees, yoga instructors, therapists, bartenders, healers, professors, social workers and entrepreneurs. The women come from areas such as Miami, London, Spain, Puerto Rico, Oklahoma, Seattle, California, Colorado, Michigan and Panama. “I wanted to make sure it was a very welcoming, open, respectful and inclusive group for wom-

en in all walks of life,” she says. Member Jodi Wolfe, who moved to Baldwin Park in 2019, says she met Long when she was walking her dogs and decided to approach her because she was wearing a positive T-shirt supporting equality. Wolfe says if there are two words she could use to describe GalPals they would be “uplifting” and “supportive.” “When we can, we really come to each other’s rescue,” she says. “There isn’t one girl in this group who isn’t awesome. To me, I could have the worst day I’ve had in forever, and still they rallied around me. It’s really sweet. I never thought it was going to grow into this. It’s just so powerful. I know I’m forming my tribe.” Colette Strong says a friend of hers who is a member of the group encouraged her to join. She immediately fell in love with the camaraderie.

“I knew I wanted to keep coming and just doing life with these ladies,” she says. “Having a safe space to come to with women from all different spectrums of life is really beautiful. It’s a place to plug in and have a community of girl friends. It’s an extension of family.”

WELCOMING WOMEN

Long’s favorite part about the group has been meeting the many wonderful, interesting and supportive women. As the group continues to grow, she says her biggest challenge has been finding myriad activities that don’t require an RSVP or deposit, and are large enough to hold a big group. Finding convenient locations and days and times that work best for the majority of the group also has been a struggle. However, she says she hopes the group continues to blossom

and provides opportunities for women to develop friendships inside and outside of the gatherings. Long also is looking to add a few specific ongoing activities such as a walking or travel group. “I am so happy to be a part of this interesting, fun, supportive and welcoming group of women,” she says. “I hope our members are enjoying developing new friendships as much as I am.” Long says all women in Baldwin Park over the age of 21 are welcome to join the group. Members must agree not to share the events or member information publicly to maintain a safe, kind and respectful environment. Invitations and reminders for the activities are sent out over email. Members are under no obligation to attend an event, and there are no membership fees.

TEACHER SPOTLIGHT was “Letters from Felix.” I loved the adventures he would go on. What are your hobbies? Hanging out with my wife, Ashley, and twin daughters, Lucy and Savannah. I also like spending time with friends, going out to eat, golfing and watching sports. If you could have any superpower, what would it be and why? To teleport. I love to travel and go places. I just hate the actual traveling part!

SEAN PAINO Sean Paino is the physical education teacher at Baldwin Park Elementary School. He also is the healthy school team leader and wellness representative at the school. He has won teacher of the week for Orange County Public Schools.

What brought you to your school? I moved to Orlando nine years ago from New York. Knowing the school was in an amazing area, I applied and, luckily, got the job. What do you love most about your school? I love the support I have gotten from all of my peers and families. I have felt very embraced since day one. What is your motivation? What motivates me to be a better person and teacher every day is I like to be the best at everything. Growing up, that’s always how it has been. Sometimes, it can be a negative, but in this profession, it really helps me. Instead of always doing the same games and activities, I like to mix it up to keep the students excited and give everyone a chance to succeed.

What was your go-to lunch as an elementary student? Any favorite snacks or special treats you remember? My go-to lunch was PB&J with some sort of chips. I remember Dunkaroos and Fruit Roll-Ups occasionally. What is the most rewarding part of your job? Building relationships with the students. What do you like to do in your spare time? In my spare time, I give baseball lessons. My passion for baseball has stayed and this is my way of keeping the game in my life. Who was your favorite teacher when you were in school? Why? That’s a tough question to answer because I had a bunch. All big reasons for why I became an educator to begin with. I also had a lot of great coaches over the years. When you were a child, what did you want to be when you grew up? Why? When I was a child I wanted to be a MLB player. I had the passion for it and worked extremely hard to always be ready. I played division one baseball successfully at Lemoyne College and came super close to my goal. What is your favorite children’s book and why? My favorite book growing up

What is your favorite holiday and why? I love Christmas. The food, the movies, the giving and music. It puts me in a great mood and I get to spend a lot of time with my family. Being from New York, it’s not often I get to see them. Who was your best friend when you were in school and why? Are you still in touch? I am still best friends with most of my high school friends. There are five of us. We were or will be at each other’s weddings and see each other multiple times a year. Playing sports helps build bonds and I can attribute all of my friendships to that. What were your extracurricular activities as a student? Did you win any accolades or honors? I was an honor society student and all section/county/league in baseball, football and basketball in high school. Playing three sports throughout high school left me little time for anything else, but I wouldn’t trade it for the world.
