Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Sept. 26, 2023, Regular Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The board accepted and or approved the following items/work: n The 2024 Reserve Study Update for Townhome Service Areas Divisions 3 through 10 as provided by Dreux Isaac & Associates Inc. n Road closure costs for the Mini Monster Bash. n Azalea fill-ins at Fox Corner. n Replace Bermuda with St. Augustine frontage side at High Park. n Installation of five ADS pipe and drains at Longview Park. n Root pruning at Upper Union Park once the Bermuda goes dormant. n The board appointed an Insurance Committee n The board appointed a new member to the Covenants Committee

UPDATES COMPLETED ACTIONS 1. September carpet cleaning at Enders and Grace Hopper. 2. Replaced the main pool pump motor at Enders pool. 3. Plants in nine pots at City Homes 4 Mews were replaced. 4. Grace Hopper plants at frontage were installed/moved.

5. Grace Hopper Sprinkler System backflow device repairs. Scheduled for Sept. 6, 2023.

Received replacement sign panels: emergency exit (HP playground and Enders pool), park rules (various parks) and dog waste panels (various parks). SMI Maintenance is installing these as needed in various Parks/Mews. 13. Union Park and Enders Park playground mulch was installed to meet ADA requirements. 14. City Homes No. 4 Mews the time clock to the bollard lights was malfunctioning. A photocell was installed, and the lights are working. 15. SMI Maintenance repaired leaking toilet in Grace Hopper Hall foyer men’s restroom. PENDING ACTIONS 1. Modernization of elevator at Grace Hopper approved in February. Time blocked in October/November for modernization. Still on schedule per TKE Elevator. 2. Replacing all shutters at Grace Hopper Hall.

5. Emergency light replacement in Enders fitness center. Parts ordered by contractor. 6. Grinding of trip hazards at Upper Union and Union Park. These have been marked with paint. DRS to propose grinding. 7. Sidewalk inspections at all other Parks/Mews. Sidewalks will be marked with paint if trip hazards are found. 8. Building clearance of trees in City Homes 2 and City Homes 3 Mews per property insurance inspectors notes. Trimming is being scheduled. 9. Proposals for Poured in Play Tot Turf Enders and Union Park playgrounds including root pruning. Have proposals for Poured in Play surface. Proposals for root pruning and installation of root barriers September 2023 packet. 10. SMI is looking into whether the filtration system at Grace Hopper pool needs to be replaced at this time. It is the opinion of the current pool maintenance contractor; it needs to be done sooner than later. It creates a dangerous work environment for the pool tech, because the pool equipment is difficult to service. Contractor believes there are many leaks in the system, and chemical usage is way above what it should be. The system is not due for replacement until 2026 per the Reserve Study Update. Because of the cost of the system, SMI will try to obtain three proposals to bring back to the Board.

HELPFUL INFORMATION FOR OWNERS DOES YOUR DRIVEWAY LOOK DIRTY? Cleaning your driveway and sidewalks not only improves the overall look of your property, but also, it helps to prevent them from becoming potential hazards, such as a fall risk to those visiting your property. Routine pressure-washing/ cleaning ensures these surfaces are not slick and slippery from the growth of mold or mildew, which is so common in wet or humid conditions. EXTERIOR CHANGES Any exterior change to your home including but not limited to painting, replacing or adding gutters, roofs, windows, plant materials/sod/ trees, accessories, structural changes, etc., requires ARC approval. 11. Proposals related to 2023 reserve expenditures per the 2023 Reserve Study Update: Asphalt overlay 1-inch Ender’s parking lot. A proposal will be obtained and brought to the Board. Update: SMI met with ABC Paving on site. The company will provide three options for this parking lot because of the change in code concerning ADA grade requirements/limits. 12. SMI staff was tasked with reaching out to area school PTAs to see if they would be interested in doing fundraising activities at the ROA events. When we reached out in the spring, the schools were shutting down for the summer and there was no interest. Brie Bernstel reached back out and has been in contact with Winter Park High School film club, baking club and robotics club. Glenridge Middle school volleyball team is interested. Many of the still clubs are being established for the year. Bernstel is in contact with Baldwin Park Elementary School. This will be an ongoing effort. 13. The insurance carrier for City Homes No. 3 completed an inspection of the townhomes under the policy. The carrier provided a small action item list from its inspection. One of the items was to trim the Mews trees back from the buildings. The association was given a deadline to complete the trimming. The trimming was scheduled for the first week of October with BrightView Tree Care. Union Park proposal for shade-tolerant plants in areas where sod can’t thrive because of roots/shade.

HELPFUL INFORMATION FOR TOWNHOME OWNERS As fall and winter weather approach, many residents are either making improvements to their homes or possibly planning to change something in the near future. Here is information regarding how you can plan to make any changes to the exterior of your townhome or courtyard/private zone area: n If you want to make any exterior changes to doors, windows, hardware, courtyard/private zone, etc., you will need to obtain approval from the Architectural Review Committee. Applications are available on the Baldwin Park Network, BaldwinParkNetwork.com. n If you are replacing a door, window, plant species, etc., with the same exact one, or if you want to replace with something different (such as different hardware, a different mutton pattern, more efficient window glass or different door or different type of planets/ layout pattern), you need ARC approval. n If you are looking for existing plans (blueprints) for your townhome, you can obtain a copy by visiting the city of Orlando’s website, bit.ly/3ZSsorg, and requesting a copy. The association office does not keep copies within the office. The city of Orlando will have a copy in long-term storage if something is available for your property.

TOWNHOME SERVICE AREA COMMITTEE MEETING BY MELISSA PARKER

Once a roofing company has been selected for the roof-replacement project — a replacement schedule will be created. There are 20 buildings, in the Cambridge service area, that will receive new roofs during this round of replacements. n New sod that was installed in October has been treated with a fungicide.

UPDATES

n Please remember to report any landscape, building or irrigation issues on Baldwin Park Solutions. Reporting items on Baldwin Park Solutions allows residents to share photos of the reported area(s) and receive real-time updates from management staff on corrective measures being taken. Baldwin Park Solutions can be accessed on the Baldwin Park Network. n City Homes No. 1 will be the next service area to receive roof replacements. The project has been divided into two phases. Townhome buildings, within City Homes No. 1, will receive roof replacements and new gutters. The roof replacement project will begin in early November 2023 (depending on weather and permitting). The roof replacement project will begin on the townhomes located at the corner of Common Way Road and Lake Baldwin Lane, as well as Chatfield Place and Anson Lane. Townhome

n BrightView has installed pine straw in the plant beds. n BrightView has continued to make multiple irrigation repairs throughout the townhome service areas. As the property ages, trees get bigger and so do their roots. Any plants that have suffered from a lack of irrigation will be removed and replaced if they do not recover. n Per DRS Inc., here is the Townhome maintenance schedule for November/December 2023: City Homes No. 2; Issa 22 — Lake Baldwin Lane; and Cambridge — Ethan Lane. Schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

The 2024 Coupon Book will be mailed sometime in November. If you do not receive by early December, please reach out to Bill. n Bulk Pickup. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pickup. Stuffing these items in the dumpster or leaving them causes multiple issues including dumpster break down and rodents. Visit orlando. gov/Trash-Recycling for more information and to schedule future pick-ups. n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and

apartment residents only. Apartment residents are encouraged to throw their trash down the chute on the side. When the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they should go inside the enclosure and throw directly in the dumpster. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working (or not there because of pick-up), please use one of the other parking lot dumpsters and contact the office so OUC can be notified to repair. n Commercial Parking Lots. There are nine commercial parking lots scattered in the Village Center. These lots are for Commercial Building employees, tenants and guests only. Commercial Buildings include

apartments, office and retail. Anyone parked in these lots are subject to the COA rules and regulations. Please make sure your tags are up to date and your vehicle is parked properly. Vehicles not following these rules or not approved to park will be tagged and towed if not corrected or removed. As a reminder, the Baldwin Harbor parking garages also have parking for commercial tenants and guests. n Covenant Inspections. Like the ROA, the COA also has covenant standards. The Community Association Manager conducts monthly inspections of the parking lots and building to ensure these standards are being kept. Any property not in compliance will get a violation notice. Covenant Committee Meetings are held on the fourth Tuesday of the month as needed.

Hello friends and neighbors! We’ve made it to November. Only two full months left in 2023, which just seems crazy to me, but I digress. November is always an interesting month, because it bridges the current year to the upcoming year in so many ways. It also has the true kickoff to “the holidays” with Thanksgiving at its tail end. It signifies a season of gratitude and the idea of more happy times to come. It’s a time for families and friends to come together to celebrate all that we’re fortunate enough to have. In our house, Thanksgiving time is a favorite, and no, not just because of all the food (although that is definitely a high point)! It’s more than just a day marked on the calendar; it’s a sentiment that permeates the entire month. November sets the stage for reflection, reminding us to pause and appreciate the people and moments that enrich our lives. This is the one holiday Andrew and I have been lucky enough to “adult” host since purchasing our first home in Baldwin Park. It’s also a time that brings together our two families; the family that we were born with and the family that we’ve chosen through the years. One cannot truly appreciate Thanksgiving without acknowledging the paramount role of family and friends. It’s often easy to forget, especially when you have a big family like I do, that not everyone is as fortunate.

Although my family can be completely crazy at times, I wouldn’t trade them for the world. They always have been accepting of who I am, accepted Andrew as one of their own, and have made a point to welcome and bring our friends into the fold, as well. My entire family happily opens our doors throughout the holidays to friends, whose family is too far to visit, to those who don’t have a relationship with their family and to those who don’t have any family to speak of. When I was younger, I spent every Thanksgiving morning serving food to those less fortunate at the Salvation Army in Ft. Lauderdale with my mom’s best friend. To this day, that is one of my fondest memories from being a kid. I wish I had more time to do things like that as an adult, but I have found other ways to make an impact, and I encourage each of you to think about how you can impact other people’s lives for the positive — no matter how small it may seem. All the good feels aside, I am also a sucker for some amazing Thanksgiving food — or just food in general! I’ve included some personal favorite recipes for you, as well as my personal turkey brine, if you are so inclined. If you’re like me before I was the host and choose to make your dish by having it made by a professional, you can get some mouth-watering mac and cheese from Ryan at Parlor. He’s an amazing local chef who hosts

pop-ups around town, including our very own Backyard Food Fares. Just visit his website, parlorkitchen.com, to order a tray for the holidays. He also has some really good cookies if you’re interested. Another November staple is getting ready for the rest of the holiday season. Around the end of the month, you’ll start to see the snowflakes adorn the trees along New Broad Street as well as preparation for our neighborhood trees, one at Grace Hopper Hall and the showstopper at the fountain on New Broad. All of those lights and décor are quite the undertaking for the team, so please cut them some slack if they’re blocking a parking spot, or if you think they’re going up too early! Also, friendly reminder: Save the date for my favorite event of the year, the Winter Wonderland Extravaganza, taking place Saturday, Dec. 2, in Downtown Baldwin Park. We’ll have stilt-walkers, balloon artists, face-painters, plenty of food

16 oz. package of frozen chopped broccoli, thawed and drained of liquid (I used fresh steamed broccoli) 1 1/2 cup of grated cheddar cheese 3 eggs 1 cup of seasoned Italian breadcrumbs

n Drop it all in the crock pot and cook on low for two to three hours, stirring often. Always a crowd-pleaser.

PUMPKIN CHEESECAKE TRIFLE INGREDIENTS 12 Biscoff Cookies, crushed into crumbs 1 tablespoon unsalted butter, melted 8 ounces cream cheese, softened 1 cup pure pumpkin puree 1 teaspoon pure vanilla extract 1/2 cup sugar 2 teaspoons pumpkin pie spice 1 large tub (12 oz.) whipped topping (Cool Whip), thawed, divided

METHOD n In a medium bowl, combine Biscoff Cookie crumbs and butter. Divide the crumbs into the bottoms of your trifle glasses. Gently press crumbs to form an even layer of crust. n In a large bowl with an electric mixer, beat cream cheese until smooth. n Add pumpkin, vanilla, sugar and pumpkin pie spice. Beat until well combined and creamy. Use a spatula to fold in half of the whipped topping. Gently combine ingredients until no streaks remain. n To assemble: Pipe or spoon a layer of pumpkin cheesecake onto the Biscoff crust followed by a layer of whipped topping. Repeat layers until your trifle reaches the top of your glass or jar. n Store trifles in the refrigerator until ready to serve. If desired, garnish with Biscoff cookie crumbs.

SAUSAGE CHEESE BALLS INGREDIENTS 2 (16-ounce) packages regular Jimmy Dean Pork Sausage 1 1/2 cups all-purpose baking mix 4 cups shredded sharp Cheddar cheese 1/2 cup finely chopped onion 1/2 cup finely chopped celery 2 teaspoons black pepper 2 teaspoons minced garlic (optional)

METHOD * Prep the day before and heat up for an easy breakfast treat! n Preheat oven to 375 F. n Combine all ingredients in a large mixing bowl; stir well. Form into 1-inch balls. n Place on un-greased baking sheet; bake 18-20 minutes or until golden brown. n Remove from oven; cool 5 minutes before removing from pan. Serve with cocktail forks or toothpicks.

The shared laughter, the shared meals, and the love of family and friends during this season make November and Thanksgiving more than just dates on the calendar—they become a celebration of the human experience. So, celebrate that

Young in spirit Nifty Fifties, also known as N50s, is a social group for couples or singles that only requires its members to be over 50 years of age and live in

You can’t help getting older, but you don’t have to get old. Baldwin Park resident Dianne Schirtzinger is making sure community members over the age of 50 in the neighborhood have a place to call their own. Schirtzinger serves as the leader of the Baldwin Park Nifty Fifties, a social group for couples or singles that only requires its members to be older than 50 and live in the area. The group dates back almost 20 years, when the original founders hosted the first meeting. Schirtzinger and her husband, Jim, recently moved to the area from Columbus, Ohio, and were looking to meet more people, as well as get involved in the community. “I attended the first meeting to see if others were interested in a

group like this in 2004,” Schirtzinger says. “My husband and I have been members ever since. I think it can be difficult to meet neighbors, especially when you don’t have children in school or a dog to walk.”

If she weren’t living in Baldwin Park, Schirtzinger doesn’t think she would have stayed in Orlando. “There is such a sense of community here,” she says. “They host all kinds of events that you can pick and choose from, and it’s nice to feel like you’re a part of something.” When the founders of Nifty Fifties, also known as N50s, moved away in 2009, Schirtzinger assumed the responsibility to keep the group going. The group has grown from a dozen members to about 60. “You do get to know people, and it’s in a way that doesn’t seem awkward at all,” she says. “I think most

people would feel hesitant about just walking up to someone they don’t know and starting a conversation, but this provides some context. You know everyone is kind of at the same stage in life. It’s been a fun way to meet neighbors, make some friends and support our great community.” The group has minimal dues that fund three parties a year, held in the spring, fall and early December.

Some of the parties are held at community facilities, while others are held in members’ homes. At the holiday party, the group collects money to get angel tree requests for Baldwin Park Elementary School kindergarten students in need. Schirtzinger used to volunteer at BPE and says she was surprised to

learn of the many people in need at the school. “Around the holidays, people like to be generous,” she says. “If you live in this community, you’ve been pretty fortunate in your life, and you can help people.” The N50s also host a few monthly gatherings, such as a ladies coffee on the first Thursday of the month and

a happy hour on the third Thursday of the month. In addition, some ladies luncheons are hosted during the year, and other events occasionally pop up. N50s member Lauren Luisi moved to Baldwin Park from New Jersey about three years ago and says she read about the group in the community’s newsletter. “I wanted to meet other women in the area,” she says. “(The greatest benefit has been) meeting people and making friends, which can sometimes be difficult at our age.” N50s member Ellen Alcarez, from Connecticut, moved to Baldwin Park a little over a year ago. She says she knew no one at the time. “It’s a little scary at first to just walk into a group of people you’ve never met before, but everyone has been so welcoming,” Alcarez says. “Now, we have a base.” The ladies say their husbands or partners also like the group and will join them for some of the events.

In his free time, Gregory enjoys watching contact sports such as boxing, MMA, wrestling and hockey. Prior to working in Baldwin Park, Gregory worked at the Home Depot, loading and unloading trucks and stocking store shelves. Now, he takes pride in helping to maintain the cleanliness of the neighborhood. His favorite thing about Baldwin Park is meeting the residents, who have always been friendly to him.
