Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR
The following information is a glimpse of the ROA’s general updates for the month. The Oct. 24, 2023 meeting was canceled. Therefore, a copy of the official Sept. 26, 2023 Meeting Minutes, Oct. 10, 2023 ROA Budget Workshop Meeting Minutes and the Oct. 24, 2023 No Meeting Notice can be obtained on the Community Network, BaldwinParkNetwork.com.
UPDATES COMPLETED ACTIONS 1. October carpet cleaning at Enders and Grace Hopper. 2. Preventative maintenance was performed on the Grace Hopper pool heater. The air filter, burner gaskets and ignitors were replaced as needed. 3. Replaced emergency light in the Enders fitness center. 4. Completed building clearance of trees in City Homes 2 and City Homes 3 Mews per property insurance inspectors’ notes. 5. Under the board’s direction, SMI reached out to the city of Orlando to inquire about reductions in road closure permit costs for the Mini Monster Bash and Easter Egg Hunt. The city responded with the following: “On the quick overview of the plans, one permit fee that will not be charged as previously anticipated is OFD, because the event plans do not call for anything requiring fire inspector costs, and only included 10x10 tents, and no food preparation sites. This should provide you a savings of $292.”

“Because of impacts of the events requiring road closures, any fees or costs outside of permitting, such as an MOT plans, are not controlled by the city but are a vital requirement in ensuring a safe event while allowing reasonable accessibility to businesses and residents in the area,” the city responded. “I know you asked for discounts for your events. However, those regrettably would face multiple challenges in providing the proper services for special events. Many major events/event promoters seek out private or corporate sponsorships for events to assist.” 6. SMI maintenance repaired a leaking pipe in the men’s restroom at Grace Hopper Hall foyer. 7. SMI maintenance repaired screens at Enders patios. 8. Lifted pavers were found in City Homes 3 Mews. The pavers were removed and roots pruned. Pavers were then replaced. 9. The Hotwire/Fusion groundbreaking ceremony took place Friday, Oct. 6. 10. A stand-alone eblast including the Hotwire/Fusion introduction along with QR code was sent Friday, Oct. 13. 11. Hotwire had a tent set up at the Mini Monster Bash. 12. Bright Horizons sold bottles of water for $1 during the Mini Monster Bash. 13. SMI contacted the web administrator and, with help, was able to create a section on the Baldwin Park Network for the 2024 TSAC Draft Budgets along

with other budget related documentation. Completed Monday, Oct. 9. 14. SMI has completed 33 Official Records Request. 15. Per the board’s request, SMI made the Teams virtual meeting call in information and link information more noticeable (red font) in the stand alone eblast that is sent out the Friday before the board meeting. 16. A road closure eblast for Mini Monster Bash, held Oct. 28, went out to the community Monday, Oct. 16. PENDING ACTIONS 1. Modernization of elevator at Grace Hopper approved in February. Time blocked in October/November for modernization. Still on schedule per TKE Elevator. 2. Replacement of shutters at Grace Hopper Hall. 3. Replacement weight bench for Enders fitness center. Contractor ordered. 4. Proposal to replace screen doors at Enders facility center. DRS to provide proposal. Obtaining an additional proposal. 5. The kiddie pool at Enders was leaking at the thread of the pipe to one of the jets near the steps. A proposal has been executed to replace the line. A proposal to finish the deck after replacement will be brought back to the board. 6. Grinding of trip hazards at Upper Union and Union Park. These have been marked with paint. DRS to propose grinding.

Proposals for root pruning and installation of root barriers were in the September 2023 packet. Because of costs, SMI is obtaining an additional proposal for the poured in play replacements.

HELPFUL INFORMATION FOR TOWNHOME OWNERS As Baldwin Park becomes a more established community and the trees grow larger, many driveways are starting to have cracks. Who is responsible for maintaining the townhome driveways? The townhomes in Baldwin Park are fee-simple properties just like any single-family home, where the owner owns the townhome inside and out as well as the land on which it sits. There are specific maintenance items the association performs on the owner’s behalf, which are found in Exhibit “G” (Exhibit “H” for Live/Work homes) of the Declaration of Covenants, Conditions and Restrictions for Baldwin Park
n City Homes No. 1 is receiving roof replacements. The project has been broken up in to two phases. Townhome buildings, within City Homes No. 1, will receive roof replacements and new gutters. The roof-replacement project was scheduled to begin the week of Nov. 13, 2023 (weather- and permitting-depending). The roof-replacement project will begin on the townhomes located at the corner of Common Way Road and Lake Baldwin Lane, as well as Chatfield Place and Anson Lane. Townhome owners will receive

The original bid consisted of 19 buildings to receive roof replacements; however, the negotiation includes all 26 buildings to be replaced. More information will be provided to the community as it becomes available. n New sod that was installed in November has been treated with a fungicide. n BrightView has continued to make multiple irrigation repairs throughout the townhome service areas. As the property ages, trees get bigger — and so do their roots. Any plants that have suffered from a lack of irrigation will be removed and replaced if they do not recover. BrightView also corrects any irrigation following the installation/replacement of plant material. n Per DRS Inc., here is the townhome maintenance schedule for December 2023: Issa 22: Lake Baldwin Lane; Cambridge: Ethan Lane. Schedules will be projected one to two months out to anticipate any possible future changes or delays. Notices still are being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

Keep an eye out for several landscaping and parking lot light upgrades. They are scheduled to happen the rest of the year. n Bulk and Tree Pick-up. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items (including Christmas trees), please use OUC bulk pick-up. Stuffing these items in the dumpster or leaving them
outside the dumpsters causes multiple issues, including dumpster breakdown and rodents. Visit orlando.gov/Trash-Recycling for more information and to schedule pick-ups. n See Something Say Something. Please make sure your tags are up to date and your vehicle is parked properly. Vehicles not following these rules or not approved to park will be tagged and towed if not corrected or removed. As a reminder, the Baldwin Harbor parking garages also have parking for commercial tenants and guests. n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents only. Apartment residents are encouraged to throw their trash down the chute on the side. When the
door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they should go inside the enclosure and throw directly in the dumpster. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working (or not there because of pick-up), please use one of the other parking lot dumpsters and contact the office so OUC can be notified to repair. n Covenant Inspections. Like the ROA, the COA also has covenant standards. The Community Association Manager conducts monthly inspections of the parking lots and building to ensure these standards are being kept. Any property not in compliance will get a violation notice. Covenant Committee Meetings are held on the fourth Tuesday of the month as needed.

If you’re anything like my husband and me, you’ve probably been stressing about the numerous holiday parties, gift exchanges, family dinners and gift shopping. It’s always important to take a beat though and remember the holidays are about so much more than the gifts and parties. The streets of Baldwin Park are adorned with twinkling lights, and the energy starts to shift into that holiday vibe that Baldwin exudes so well. Whether we’re ready for it or not, the holiday season has arrived. But at least it brings with it a sense of warmth and joy that permeates every corner of our little bubble. The heart of Baldwin Park represents so many of the same things the holidays represent: the celebration of togetherness, good food and the cherished moments spent with loved ones. Personally, I am a fan of the corgi group that walks in the parade every year; they’re just so dang cute. Neighbors get together and enjoy these shared experiences that aren’t common in every neighborhood. In Baldwin Park, the holidays are a time to welcome both old and new friends, fostering a sense of belonging that extends beyond the festive season. By now, you’ve all probably figured out what a big foodie I am, and the holidays are definitely a time for good food. The pair own Eola Coffee Co., a women-owned, small business revived from one of Orlando’s oldest and largest coffee roasters, Eola Coffee Co. The women take pride in roasting and delivering fresh-roasted ground and whole-bean coffee to customers throughout Orlando using their website. sourced beans to produce the very best coffee for their customers, who they fondly refer to as friends and family. Currently, the company is the only premiere coffee club that hand-delivers to doorsteps in the nation, with many of its customers living in Baldwin Park and the surrounding areas.
HEART FOR HISTORY
Eola Coffee Co. was founded in 1927 in a roasting facility where the Amway Center is now located. For Hall, who moved to Baldwin Park more than a year ago, the revival process was a full-circle moment. One of her first jobs was serving as the development director at the Orange County Regional History Center in downtown Orlando.
“I really love history; I always had a passion for history,” she says. “When we revived the company, we worked with the history center to solidify who founded it, where it was, pulled out old pictures, just to bring a little bit of history back into the company.” The company relaunched in December 2019, and the revival began January 2020. Then, the pandemic hit. “The pandemic created this weird opportunity where a lot of people were at home, so it was a natural fit for a lot of people to get their coffee delivered to their house,” Hall says. During the pandemic, the women partnered with a number of local bakeries and places that had to close during that time to deliver their products with the company’s coffee. “We’re a community, and we all thrive when we’re all doing well together,” Hall says. “It was just really important to us to tell our customers about other local, small businesses that they might be able to love and utilize in the future. It’s a win-win for everyone involved.” The historical context also stood out to Smith; her grandparents had come and settled in Orlando. When she looked through her grandfather’s old paperwork, she realized he worked right across the street from the original coffee spot at a furniture company. “It was kind of a fun and sentimental tie, since he’s passed, to think that he might have had Eola Coffee,” she says. The revival, transformation and modernization allowed the women to turn the business into something that would work with their lifestyle. Both are moms to young children. “This is really when we reached more into our tech background, and the ability to do delivery and not have to have a bunch of physical locations to keep going,” Smith says. “It allowed us to choose when we roast, when we deliver, in a way that if we have a sick kid, we don’t have to always be available, which has made a world of difference and … helped us grow. The ability to deliver to doorsteps and have that convenience when not everybody is in a season where they can go to a coffee shop and spend the hours

The pair currently is working on expanding its monthly coffee club memberships.
Each month, the company conducts member roasts that are reserved for coffee club members only and not sold to the public. The process is simple: Sign up with your mobile phone number, get notified by text when the company is roasting and choose when to buy, and receive hand-delivered, fresh-roasted coffee to your doorstep. Everything from the design to the development is done entirely in-house. The company delivers throughout Central Florida, going as far out as Clermont, Davenport and Sanford. Businesses also can be members of the club. Every month, the packaging of the coffee changes, and the roast is curated. Smith and Hall like to include special items and trinkets in the boxes to surprise members.
PAVING THE WAY
The mothers are now using their business journeys to teach their young daughters how to be strong, independent women.
Hall has two daughters — Adalyn, 10, and Siena, 7 — and Smith has three daughters — Parker, 6, Jetta, 4, and Auggie, 1. Smith says their daughters have been front row to the process from the beginning. “It’s been really cool to see the pride in them,” she says. “To show them that they too could do something like this if they wanted to, and that as moms we are running this business. It feels like we’re setting up the next generation to reach for their dreams.” Hall loves the opportunity to teach her girls through her business. “Seeing them grow with it and being part of the deliveries,” she says. “Ashley and I (made) every single delivery by ourselves during the pandemic. A lot of times, the kids were in the car seat in the car. We were hustling and working really long, hard hours to get the product out. ... We always want to encourage women to feel like they can start something from scratch. We want our girls to put themselves out there and feel like they can do it, too.”

or money there is so unique.” Both Hall and Smith are Orlando natives and are excited to carry on its rich history through their business. “We both just have a really big love for Orlando,” Hall says. “It’s our hometown. A lot of people think that Orlando doesn’t have a lot of history, but it does. It’s kind of nice to bring back something that was historic.” For Smith, discovering the company was like finding a hidden gem. “It kind of became this dream that not only can we tell part of Orlando’s story and revive this, but we can also do it on our terms, leveraging technology to make it something that’s better for us and our customers in a way that normally wouldn’t be possible,” she says. “Just bringing a fresher, better product to Orlando and feeling like it was uniquely ours, rather than another chain that had come in.”

Broad Street in the parade of the year. It gets bigger and better each year and is the perfect beginning to December! Brie and her husband opened Tactical Brewing 5 years ago, which led her to wanting to be as involved in the community as possible. When she isn’t working in Baldwin Park or working beer fests around the country, she enjoys kayaking, spending time with her dogs (a Doberman named King, an Australian Shepherd named Miya and her Cavalier King Charles Spaniel named Hunter) she is rooting on the Philadelphia Eagles!
