Community Happenings Townhome Service Area Committee Meeting BY BRAD WASIL, Assistant Community Association Manager

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the April 20, 2017, meeting. A complete copy of the official minutes can be obtained on the Community Network (BaldwinParkNetwork.com). The TSAC elected Dale Petersen as the Chairman and Robert Russell as the Secretary of the TSAC. The TSAC also approved painting the rear, exterior lights of the City Home No. 2 buildings (excluding the lights on the five buildings that were just repainted). UPDATES • The preventative maintenance contract work for 2017 is underway, and the City Home No. 1 service area already has been completed. The contractor has started on the City Home No. 2 service area and then will move to the City Home No. 4 service area. • The seven live oaks and two Southern magnolias were

replaced with the approved Jatropha trees in the Cambridge Service area. A few residents questioned this change, but after the reasons were explained, they seemed to understand the decision. The topic was on the agenda as a discussion item, but there were not any residents in attendance to discuss the change. There were a few areas where concrete sidewalk was broken removing the trees, and they all were replaced by the end of April. ROA Board of Directors Meeting BY STACEY FRYREAR, Community Association Manager

The following information is a glimpse of the business the ROA Board of Directors addressed at the April 25, 2017, meeting. A complete copy of the official minutes can be obtained on the Community Network (BaldwinParkNetwork. com). The board approved sod/landscape replacements in City Homes No. 2 Mews, City Homes No. 3 Mews, Baskin Mews and Union Mews. The board approved the 2018 Reserve Study Analysis proposal. STRATEGIC PLANNING A strategic planning meeting was held March 25, 2017. The board reviewed the previously discussed mission statement, vision and values. Some revisions were made to the vision and values. A committee was appointed to review Goal No. 3, customer service. The committee members are Jessica Rozier, Tracy Trotta and Dale Petersen. Mr. Petersen will update the values based on the discussions and send to Mrs. Comisky to forward to the board for review.

BALDWIN PARK SERVICES APP To date, there are 1,056 people who have signed up so far. The number has increased by 198 in the last 30 days. FOX MEWS REDESIGN The approved redesign of taking out the coquina paths, adding more jasmine, mulch mower path and sod repairs have been completed. INSURABLE EVALUATION The approved insurable evaluation for the ROA park/rec centers has been completed and provided to the association’s insurance agent so the statement of values can be adjusted accordingly. PLANT/SOD REPLACEMENTS/FILL INS The replacements/fill ins for City Homes No. 4 Mews, Union Park, Lower Union Mews, Virginia Park and Enders park have been completed. Community Happenings What a great neighborhood we live in!

Baldwin Park Myths After last month’s article in which I recollected some of my Keystone State childhood, I’m Baldwin-centric again this month. And I’m going to tackle some myths concerning Baldwin Park. MYTH 1: The Baldwin Park Residential Owners Association is in charge of rentals in the Baldwin Park Village Center. Nope! The ROA has nothing to do with the rentals in the Village Center. All of the apartments and businesses in the Village Center fall under the purview of Baldwin Park Commercial Owners Association, which owns neither the apartment nor the businesses. There are several different owners of the apartments and one owner of the business locations. As much as I have offered my advice on the apartments and the businesses, the Village Center apartments and businesses are not within the realm of the ROA but rather fall exclusively under the COA. MYTH 2: On-street parking in front of a resident’s home belongs to the resident. Nope again! The parking spaces belong to the city of Orlando, as do all of the streets (but not the alleys) within Baldwin Park. Despite what your Realtor told you, anyone may park in those parking spaces. Having said that, if the driver leaves the vehicle there more than 72 hours straight without moving it and you have no idea who owns it, you can report the vehicle to the Orlando Police Department as a possible stolen or abandoned vehicle. The OPD will check out the vehicle. MYTH 3: There is a dog park in Baldwin Park. You guessed it — nope! Not only is there no dog park in Baldwin Park, but the governing document prohibits such a park. There is a dog park (Lake Baldwin Park — formerly Fleet Peoples Park), which belongs to the city of Winter Park, just north of Baldwin Park on Lakemont Avenue. There, you may let your dog run off-leash without any problems — something you may not do in Baldwin Park. MYTH 4: Irrigation water for lawns comes from the Urban Orlando Community Development District. The UOCDD is a local unit of special-purpose government, set up by the city of Orlando and created pursuant to Chapter 190, Florida Statutes, which is responsible for certain areas (e.g. areas with retention ponds, buffer areas, and medians) 12 | JUNE 2017 - BALDWIN PARK LIVING

and some other items (e.g. signage upgrades, alleyway maintenance, select fountain maintenance) within Baldwin Park. However, the UOCDD is not responsible for irrigation water. Irrigation water is provided by the Orlando Utilities Commission’s reclaimed water center. Note: It is reclaimed (recycled) water, and its use is not restricted. So you could water your lawn 24 hours every day if you wanted; the only catch is that you have to pay for all that water. MYTH 5: The Baldwin Park ROA is responsible for street lights in Baldwin Park. Actually, the Orlando Utilities Commission is responsible for all of the street lights; the ROA has no responsibility for them. OUC is very responsive to reports of light outages. If there is a light out, make a report to OUC by using the Baldwin Park app or by calling (407) 737-4222. You will need the pole number (on a metal plate on the base of the pole) and the closest house street number to make the report (“There is a light out on Penway Street, at least I think it’s on Penway, you know, halfway around the bend down there” won’t get it.) MYTH 6: The Baldwin Park ROA is responsible for maintaining the sidewalls and streets in Baldwin Park. Nah. The city of Orlando owns both and is responsible for maintaining both. Although the area between the street curb and the sidewalk is a city right-of-way, residents are responsible for maintaining the grass and trees on that area. Yes, you are responsible for the tree! So take care of it. There are hints on what you should be doing to maintain the tree(s) on the Baldwin Park community website. Report problems with the street and/or sidewalk to the city, (407) 246-2238. You will need the address of the nearest home to help them locate the problem. MYTH 7: The ROA is responsible for signage in Baldwin Park. This is most certainly not true. As I mentioned earlier in the irrigation water myth, the UOCDD is responsible for signage in Baldwin Park. As you may have noticed, the signage in Baldwin Park is an upgrade to the normal city of Orlando signage. With the exception of the signage on ROA property, the UOCDD installs all signage in Baldwin Park. The process is a bit complicated, but when signage is approved by the city, the city crew installs a sign. Not too long thereafter, the UOCDD replaces that sign with an upgraded sign. That’s all the myth-busting for this edition of Baldwin Park Living. I hope you have learned something by my going over these.

Lights, Camera, Action Baldwin Park becomes a film set for an upcoming indie short film.

n a warm spring morning, Chris Bawiec’s bare feet sink into O the short park grass along Osprey Avenue in Baldwin Park as the camera rolls a few feet ahead. A would-be mother and father, mid-20s, take a slow stroll along the sidewalk, a boom microphone following just behind as they meet a mother with her newborn baby. “What a beautiful little girl,” the mother-to-be says. “She’s my miracle,” the mother responds. Cut. In April, Bawiec (pronounced “Bau-wie”) directed scenes for his short film “Connected at the Heart” in Baldwin Park and at the baby boutique store Tugboat and the Bird in Winter Park. The faith-based film deals with a young soon-to-be father searching for his birth parents and seeking strength through God. “Connected at the Heart” will be the first film under Bawiec’s newly expanded independent label, Sacred Fire Media. Bawiec, a musician for more than 25 years, started experimenting with filmmaking in 2010. The Winter Park resident said he wanted to show some of the area’s beauty in

a film format, and “Connected at the Heart” gave him the chance to do that. “It’s such a beautiful city, and I love this area,” Bawiec said. Contrasting the pastoral glow of Baldwin Park’s streetscape parks, Tugboat and the Bird’s interior is as cheery as its yellow door, with sparkly dresses on one wall and meticulously organized clothing racks dotted throughout. Although Bawiec and his crew had been exploring other options in the area, Tugboat and the Bird’s aesthetic won them over. “This place is just so beautiful, and everybody just thinks it’s so cute,” Bawiec said. The short film features Chris Scott and Garza as David and Angelica Croff, the two main characters. This is Garza’s first role as a pregnant woman, which she said poses a fun challenge. During the scene at Tugboat and the Bird, Angelica is out shopping for baby items with her best friend, Hannah, and their mothers, Christine and Marie, while David is at work. Assistant Director Tracy DeCresie, who also plays Marie, said she thinks the novelty of the filming location could draw some local viewers. “Maybe they’ll be curious, or they’ll just be honored that the place they’re used to hanging out in is used in such an inspiring movie,” DeCresie said. Bawiec elaborated on the theme of the film, saying he hopes


its message will reach diverse groups of people. “We want people to see the film, be inspired and believe in something bigger,” Bawiec said. Ma’aseia, who plays Angelica’s mother, Christine, has worked in many faith-based projects in the past. She said the general thought that comes to people’s minds when they think of that genre is that the movies are cheesy, but she’s dedicated her career to elevating that standard.

“I always felt there was no reason that you cannot bring the same quality and the same talent, skills, ability, level of production to a faith-based story as you do to any other story,” Ma’aseia said. “In fact, that’s what needed to happen.” Ma’aseia, a south Orlando resident, spent a little time in between shots looking around where she stood on Park Avenue. The town seemed to have an ambiance all its own,

she said, away from the hustle of the city. “It’s like you’re in a whole other world, even though we’re smack in the middle of Central Florida with all kinds of everything else around us,” Ma’aseia. Outside the Tugboat and the Bird, Ma’aseia pulls the yellow door again. Bawiec stands in the middle of the store while the cameraman hunches over the camera, shooting the last angle from inside the store. The camera stays steady and low to the ground as the characters fill the frame. The bell chimes as the yellow door hisses open, letting the giggling actresses float inside. The door clicks shut behind them, their excited chatter diminishing into silence as they wait for Bawiec to call the scene. Cut.

Seven eateries, breweries and bars are planned for Baldwin Park. Artisanal Italian lattes, Mediterranean cuisine, craft cocktails, gourmet popcorn and “rolled ice cream” — a popular food trend in Thailand — are just a few of the culinary delights coming soon to New Broad Street in the Baldwin Park Village Center. The district also will get its first brewery courtesy of 27-year-old Doug Meyer, founder and CEO of Tactical Brewing Co. The U.S. Marine veteran knew Baldwin Park was the perfect spot for his company’s first brick-and-mortar location the minute he set eyes on it. “We actually were looking for something in the east side by Waterford Lakes or the Avalon Park area, but when we went to Baldwin Park, we just instantly fell in love with it,” Meyer said. “We were like, ‘This is the perfect area for a brewery; I don’t know why they don’t have one yet.’ So yeah, we jumped right on that.” Meyer plans to open the approximately 4,000-square-foot brewery sometime in November and will roll out with 10 different craft beer brewed in house, in addition to some wines and hard ciders. True to its name, Meyer aims to give the venue a somewhat industrial, tactical decor and allow his patrons to watch his team brewing the beer. The Nest, a new concept brought forth by the owners of Colibri Mexican Cuisine, is a craft cocktail bar that opened May 2 next door to Colibri at 4963 New Broad St. Miguel Lopez, the bar manager, said the bar is mostly focused on artisanal and craft cocktails but also offers a full bar 2 6 | JUNE 2017 - BALDWIN PARK LIVING

Manny’s Original Chophouse is a family-owned restaurant that will be located at 4979 New Broad St. The steakhouse serves steaks, ribs, chicken, seafood and endless salad bowls. The Baldwin Park location will be 7,384 square feet and will be the franchise’s sixth location, District Supervisor Jennifer Vindigni said. Its target opening date is October or November. Another incoming restaurant is Meza Mediterranean Grill, a 2,783-squarefoot venue that will open in the space previously used by the Loco Motion bike shop at 1780 Jake St. According to the website, the restaurant will have a full bar and cocktail lounge and serve Mediterranean-inspired cuisine and drinks made by executive chef and owner Nazih Sebaali. Some of Sebaali’s specialties include spicy hummus, falafels, Baba Ghannoug (an eggplant dish mashed and mixed with tahini sauce) and lamb kebab with yogurt sauce. No Spin Zone?

Fidget spinners are the newest kids phenomenon, but there are mixed reviews regarding their purpose, and some schools have banned them. If your child has insisted on having a fidget spinner of his or her own in the last couple of months, you’re not alone. The small, ceiling fan-like toy has taken the spotlight as the newest trendy object that kids are loving. Fidget spinners have three prongs that revolve around a circle at their center, which has bearings and allows the prongs to be spun. However, they’re not marketed as a “just another toy.” Manufacturers claim that fidget spinners help relieve stress and anxiety and can help kids with attention-deficit/hyperactivity disorder better manage their restlessness, providing an outlet for nervous energy. According to the Centers for Disease Control and Prevention, a survey of parents of children with ADHD shows that about 11% of children between the ages of 4 and 17 — that’s about 6.4 million — have been diagnosed with ADHD. With so many children diagnosed, parents are continually looking for ways to help relieve their children’s symptoms. But according to interviews with psychologists from NPR and Business Insider, the toys are just that — toys, not treatments. Many psychologists say that although the toys are marketed as being helpful with hyperactivity, there is no scientific evidence to support these claims. Orange County Public Schools officials said so far, the toys do not seem to be an issue in the district and counselors have not had to address it. However, some schools have decided to be proactive in preventing distraction and are not allowing the toys to be out during the school day. At Rock Springs Elementary in Apopka, a message was posted on the school’s website May 5 announcing that the spinners are no longer allowed in school. “Effective today, fidget spinners will no longer be allowed at Rock Springs Elementary. Please have your student keep them at home,” the message read. “If they are seen at school they will be taken away and given back at the end of the day. Fidget spinners are now causing issues on buses, in the cafeteria and in the classroom. Students are using the fidget spinner as a toy,

and all toys are to be kept at home.” But some teachers are using the phenomenon as a teaching moment. At Audubon Park Elementary, third-grade teacher Damary Whelan had her students participate in a fidget spinner-centered lesson and STEM lab. “I started to notice that all of my students were bringing fidget spinners to class; I’m sure almost every teacher in the country also noticed this,” Whelan said. “Instead of banning them, I decided to embrace them. I did some research and found articles and labs that could easily be implemented into the standards that I was teaching.” With Whelan’s lesson, the students began by reading articles about the pros and cons of fidget spinners and the history and purpose of the device. The class then split into two teams and had a structured debate about the benefits of fidget spinners in the classroom. Students also completed a STEM challenge in which they spun the spinners on their fingers and then on the table, time how long they spun and recorded their data. They converted and graphed the data using minutes or seconds, compared results with classmates and determined variables such as bearing type, spinner quality and human error. “I was able to cover reading, math, history, science and writing,” Whelan said. “The students got the fidget spinners out of their systems, and their presence in the classroom has steadily declined. In fact, I haven’t seen one fidget spinner today.” Baldwin Park resident Juli Textor’s son is a student in Whelan’s class and is enrolled in the school’s gifted program. He loves the spinners, she said, and enjoyed the learning experiment. “As a former teacher, I was concerned about it going to school and becoming a distraction, but I personally think they are pretty cool little gadgets,” Textor said. “He loves them — still wants a new one just about every week.” Contact Danielle Hendrix at dhendrix@orangeobserver.com.

Area residents will get a chance to learn more about massage therapy for babies at a series of courses held at the Central Florida School of Massage Therapy. From Aug. 26 to Sept. 1, Allen will host three courses held on multiple days. A certified infant massage teacher course gives attendees a chance to learn the benefits of infant massage and how to use it, as well as train to become certified teachers. Parents also will have a chance to participate in a free massage class. A NICU course and a certified pediatric massage therapy course also will be offered. “(Allen) comes here just about every year, and everyone who takes her class has nothing but very positive feedback,” said Lindsey Manz of the Central Florida School of Massage Therapy. “We’re always excited when she comes to teach here.” BENEFITS Allen said there are numerous proven benefits for the baby. It encourages weight gain and

growth, increases neurological and brain stimulation, and eases digestion concerns, gas and constipation, she said. It also helps your baby sleep. “When you have a newborn, sleeping can be difficult, trying to find a schedule that works for everyone,” she said. “With infant massage we find babies who have massage often fall asleep quicker and sleep deeper and longer.” Allen said she originally had no intention of being a massage therapist for babies. She went into the field with a desire to work in pediatric care and later came across research that showed the benefits of infant massage. She was especially interested in the findings that massage encouraged growth and weight gain among premature babies. “From that moment, I was hooked on the idea and worked to create a program that not only would allow qualified health care providers to be trained to work in the NICU with babies and pediatric clients, but also educate parents on what they can provide their children through infant and pediatric massage,” Allen said. Eventually, she started the Liddle Kidz Foundation, which today

Things that make you go “boom”

Bombs will burst in air over Baldwin Park at its annual Independence Bash. Every year, nearly 20,000 people flock into Baldwin Park for the annual Independence Bash presented by Baldwin Park Joint Committee. From the food and drinks to the fireworks show, it’s one of the most anticipated social events of the summer season. “It’s a family, community event,” said Ali Yocca, owner of Boom Marketing and Events, which produces the event for the Joint Committee every year. “It brings the people in Baldwin Park and outside of Baldwin Park in. It’s just a really neat event.” But the planning involved in the annual Fourth of July Independence celebration is no easy task. Months beforehand, Yocca and her employees begin the early stages of organizing the Independence Bash, and it all starts with the fireworks. They work with Zambellli Fireworks — a national fireworks company known for its over-the-top pyrotechnic shows — and it’s a simple process. Boom Marketing requests a show, and Zambelli delivers the booms. “They supply all of the fireworks that go out onto the lake,” Yocca said. “They know exactly what people are looking for.” And the show is always a huge hit with the attendees. “We usually get a very large crowd,” Yocca said. “We have people setting up as early as 4 or 5 o’clock. You can see just hundreds of people filling up around the lake. It’s like a big campout.” Once the fireworks have been ordered, the organizers request permits to close the streets for the event and start cultivating a list of vendors and food trucks who will be attending the event. This year, they have more than 100 vendors planning to attend. This year’s festivities also will include music provided by the Room2 Band and DJ BradmasterJ, carnival games, a beer garden, artists, food trucks, face painting and balloon art. It’s all about brining the community together, Yocca said. “It’s family oriented, there’s fireworks, food trucks, people have parties and grilling out. It’s bringing the Baldwin Park community together and the surrounding areas. So it’s not just benefiting the people in Baldwin Park but also everyone in the surrounding areas.” This year’s event will be held from 6 to 11 p.m. Monday, July 3, with the fireworks show starting at about 9:15 p.m. For more information, visit baldwinparkevents.com. FIREWORKS TYPES AERIAL DISPLAY SHELLS Every year, Zambelli Fireworks produces nearly 1,600 aerial display shells. These fireworks are available in every color and can explode in a variety of patterns, including hearts, wagon wheels, rings and smiley faces. They also vary in exploding effects, such as strobes, glittering, rainbows and twirling. These fireworks have three different sound variations: a chest-pounding boom, whistling and loud crackling. MULTI-SHOT DEVICES These fireworks reach between 100 and 300 feet and can be fired at a rate of nearly 400 shots in 17 seconds. These fireworks are used for layering purposes often by painting the lower part of the sky with a barrage of color while aerial display shells explode overhead. In the event that the larger aerial display shells are not permitted to be used during a show, the multi-shot fireworks can be used on their own.

Meet Baldwin’s Barber

Harvey Sencion transformed the old Kennedy’s into a classy second go as Bigote Men’s Grooming.

It’s 10:47 a.m. on a Friday, and the clippers are buzzing away on the corner of Meeting Place and New Broad Street. Casual chatter from five barber chairs spreads across Bigote Men’s Grooming, flowing under a groovy setlist of classic jazz and Brazilian samba. In the back left corner, David Millay gives an update on work, while Harvey Sencion buzzes the sides of Millay’s dirty blond high fade. “Nobody had ever taken the time with me before Harvey,” Millay said. “The energy, the detail — he made sure it was going to look good. He went 15 minutes long just to make sure it looked right, and he does that every single time.” Since Feb. 1, this place, all dark wood cabinets and steamage furniture, has been Sencion’s. Athletic, cleanly cut and wearing a turn-of-the-century throwback vest/apron, Sencion has an easy flow to conversation as time hangs still for a while inside the former Kennedy’s All-American Barber Club. 38 | JUNE 2017 - BALDWIN PARK LIVING

The red-and-white awning outside lending some shade from the rising spring swelter is one of the last things he hasn’t changed yet. For the most part, the transformation is already complete. “I wanted to give it more of a feeling of affluence,” Sencion said. “I wanted it to reflect the community here.” With the name change to Bigote, this place is now all his. The name means “moustache” in Spanish; such a simple word, but one you don’t hear or see much, he said. “Your name is your first employee,” he said. “It works 24 hours a day and doesn’t charge overtime.” BOYHOOD IN BOSTON It’s a name that rewinds things a few decades for Sencion, back to his boyhood apartment in Cambridge, Massachusetts, across the street from the ballfields and long stretches of grass on Donnelly Field. His father was a Dominican immigrant sec-


GROWING UP Back in 1989 a 13-year-old Sencion was giving his first haircut in his own bathroom. “My first haircut was myself,” he said. He was a pro by 19, cutting hair at New Image in Cambridge’s Central Square. Two job changes later, he was his own boss at Headspin in his early 20s. He’d been happy with a toehold near Harvard, until a powerful winter storm changed his life. The blizzard of 2003 moved in overnight, dumping up to 30 inches of snow all over Boston. By the time Sencion was leaving for work, airports throughout the Northeast were shut down. Shoveling his driveway and then the walkway in front of his shop took more than four hours. By the time he got home that night, the snow had melted and turned to ice, and he’d had enough. He’d already been thinking of moving south for the sake of his son. It was getting too dodgy in Dorchester, he said. He wanted to move to a safer place. The storm was just the sign he needed. “That was the icing on the cake,” he said. They packed up and headed South. A FOOTHOLD IN FLORIDA He’d shake hands with plenty of Major League Baseball players working at Headz Up, the official barbershop of the Miami Marlins, before he turned a bit north. “My friends had said it’s all sticks and Disney in Orlando,” Sencion said. “I drove up there, and all I saw was sticks on the way. I thought maybe they were right.” A New Years at City Walk with his uncle changed all that. The family sold their house in South Florida a few months later and hit the road. The family has been in Orlando ever since. That whole time he’d been cutting hair, occasionally owning his own shop, spending three years in Thornton Park before, as he said, “all hell broke loose.” One day, he didn’t have a job anymore. That’s when he went to Paul and Sandra Norris, who owned Baldwin Park’s Kennedy’s. HOME AT LAST He remembers the day: May 6, 2008, the Norrises hired Sencion and set him on the course where he is today. The British expat couple had owned it since 2005, making an institution out

of the corner on the southwest end of Baldwin Park’s main drag. “She’s a great woman,” Sencion said of Sandra. “I loved Paul. He was an awesome man.” Paul died Aug. 30, 2016; he was 54 years old. He had spent more than two decades in the British armed forces before moving to Florida in 2005 and starting the barber shop. Sencion started talking to Sandra over the holidays about taking the keys. On Feb. 1, the shop was his. The updates came immediately. It was pen and paper until this year. Now it’s all computerized, scheduled and automatic. All the relaxedly upscale décor inside is Sencion’s. LOOKING AHEAD “I wanted to go into medicine,” he said of the time before this journey started. But the last 20 years have taught him something. “I don’t see myself not cutting hair; I love creating happiness,” he said. “When guys leave here, they have a confidence. They come in here happy and they leave happy.” Father Rick Chambers saunters through the door and Sencion recognizes him immediately. The retired Anglican priest has been coming here for years. “Harvey is a passionate guy who loves life and work,” he said. “He applies that passion to his life, his family, his customers, making people feel at home.” The conversation still is flowing fine at 2:45 p.m. as a second wave of customers pours in. Sencion’s still all smiles. “He’s the most joyful guy you’ll ever meet,” barber Sandy Fleming said. “I’ll second that,” customer John Burns said, mid-cut. Customers from all walks of life walk through the door here, Sencion said. He wants anyone to feel welcome. “Growing up in a city that was very multicultural, that’s something I cherish. It helps me keep an open mind. Tolerance and understanding rarely get you into trouble.” The door opens on Meeting Place, and another customer strolls through the door. Sencion smiles, says hello and walks to his chair to grab his scissors.

ond baseman who left when Sencion was 5 and made it into the San Francisco Giants’ minor league clubs. Living with his mother, a dental hygienist who later went into banking, the younger Sencion would walk across the street to the park and chase boyhood dreams just a few miles from Fenway. He pulls up a street view shot and points out a window in a wooden New England-style townhome on that narrow twolane. “My girlfriend would climb up the railing to my bedroom,” he said, a bit of mirth creeping into his voice. More than two decades later, he’s still with Lisa, his high-school sweetheart. Their son, Shiloh, turns 21 this summer and wants a fashion career.

If you owe the IRS money and don’t pay it in full, there is a high likelihood the agency will file a Notice of Federal Tax Lien against you. The best way to deal with a tax lien is to prevent its occurrence in the first place. 1. Respond immediately to all IRS notices. By far the surest way to get a tax lien slapped on you is to ignore IRS notices, because the government assumes you are delaying the collection process to hide or transfer your assets. 2. Treat IRS collection agents with respect. If you treat your collection agent respectfully, he or she will take notice, and it may help when it is time to determine whether to place a lien on you. 3. Get current with all of your tax filings. You will have more credibility with an IRS agent if he or she sees you are currently in compliance with the tax law. 4. Don’t lie to an IRS agent. If you lie about your assets or make promises to the IRS you don’t keep, you will lose credibility and make the agent believe you are intentionally delaying enforced collection. 5. Pay a down payment on what you owe. If you can get the amount you owe the IRS to less than $25,000, you may be able to avoid a tax lien. 6. Borrow the money to pay the IRS in full. Easier said than done in these credit-restrictive times, but worth exploring. 7. Consult with a tax lawyer or CPA. The IRS knows it has a great advantage over taxpayers who are not represented by counsel, and it likes to keep that way.

Hot tips for sellers in a hot market The summer season — with low inventory and increasing values — is shaping up to be a perfect time for sellers in Central Florida.

Summer is upon us, and Orlando area home sales are scorching. Buyers and sellers alike are having to adapt to the new and improving market conditions. With only two-and-one-half months of inventory (8,537 homes) available for buyers, options are becoming more limited. In fact, we haven’t seen this few homes on the market since May 2013. Add to that a 12.4% increase in overall sales and a median price jump of

11% over last year, and conditions are ideal to sell a home in Central Florida. But how to profit most in times like this? Here are a few hot tips for capitalizing on the low inventory and increasing demand. BE REALISTIC There is nothing wrong with wanting to get the most from your home — whether it’s an investment property or your primary residence. However, the key to selling your home in an overheated market is to not get carried away. You may see lofty promises of incredible numbers via the “Zestimate,” but focus on your homes unique features and the recent sales in your neighborhood. What makes your home stand out from the

rest? Equally important: Will those unique features equate to dollars? A good rule of thumb is not to expect a dollar for dollar return on all of your cosmetic renovations. Bathrooms, kitchens, flooring and your major systems, such as roofing wiring plumbing and A/C, are winning bets. A fresh coat of paint can do wonders for drawing buyers in, but simple things like that won’t add much to your bottom line. HIT THEM WITH YOUR BEST SHOT When you do place your home for sale, think long and hard about pricing it competitively right off the bat. Buyers are aware of the lowered inventory now and know that

waiting can mean missing out on a home. The most effective strategy is always to price your home to move right away. The better the value appears to the buyers, the more views you’ll get and potentially multiple offers, too. You can start slightly over market and adjust your price down based on feedback, but what about the buyers you may miss in the meantime? Think of it as making a strong first impression, you never do get a second chance at it. BE FLEXIBLE As with life, the ability to adapt is key to your success. The more showings you allow, the more chances you have at an offer. So accommodate buyers whenever you are able. It may be uncomfortable to leave the house on short notice at dinner time, but what if those are the buyers


CONSIDER EVERY OFFER Low offers are still offers. If the buyers took the time to place an offer in writing — even if it’s low — don’t take it personally. I’ve seen super low offers submitted by prospective owners turn into viable contracts after additional consideration by both parties; so don’t fret if the price initially submitted is too low. An offer is only insulting if it’s never made, after all. If you do get “lowball” offers, don’t dismay. Simply counter with an offer with which you feel comfortable. You can opt to negotiate or stay firm where you are priced, but it’s always beneficial to respond. You never

know when a frugal buyer may decide to increase his or her terms. KNOW THYSELF Ultimately, you need to know what your home is worth, so why not opt for an appraisal up-front? This is a strategy that can be employed to assuage the fears of any wouldbe buyers who may not be as familiar with the different sections of a larger development and their differences. At first glance, they may see a home a few streets over selling for much less and, not being familiar with your area, may assume the homes are the same. Although most buyers will be OK with a breakdown of

differences in styles within a larger development by review of recent sales, an appraisal is a definitive way to demonstrate your home’s fiscal worth. Make sure your agent understands the features of your home and its location as well as you do. Hundreds of kids frolicked around the hallways of the Audubon Park Elementary School as they took pleasure in the numerous games and activities located around the school’s campus. Attendees were invited to participate in carnival games and activities, such as beanbag toss, laser tag, musical chairs, ring toss, mini-golf and bowling. The rock-climbing wall, dunk tank, balloon twisting and face painting were the most popular, with long lines of families awaiting their turn to get their own balloon animal or practice their agility at the rockclimbing wall.

Garden district hosts Kidsfest Local children enjoyed games and crafts during the Audubon Park Garden District Kidsfest Saturday, May 13. The event featured several activities hosted by local businesses along Corrine Drive.
