Years after Henry Morrison Flagler, the American industrialist and founder of Standard Oil fell in love with the area where Palm Beach stands, West Palm Beach which was intended to be by 1984 the terminus of his railroad system, is now a prosperous city in Florida, known to many travellers from all over the world and a preferred winter residence for thousands of the country’s northern residents. West Palm Beach rates tops for business!

If your business is on the move, why not choose a city on the move? When Forbes Magazine ranked West Palm Beach this year as the number one business destination in Florida it confirmed what we’ve been saying for a while. A thriving business and financial community, no state income tax and breathtaking lifestyle are just a few of the reasons so many are making the choice to relocate to West Palm Beach. And this year, we gave them one more reason. Earlier this year, we gave a name to a sector of our economy already growing by leaps and bounds. Because so many financial industry companies are relocating to our city, we announced the creation of the Flagler Financial District located in downtown West Palm Beach, an official name to an already-acknowledged reality. financial sector is a driving force “ The in West Palm Beach, and it is ready for the next step. ”

That step is to connect the banks, brokerages and investment houses already located in the district and provide opportunities to expand and include other businesses that would benefit from working in close proximity to others in the financial field. 12

We already have several headquarters in the heart of our downtown, and the creation of the Flagler Financial District highlights the critical mass the sector has reached in our city. A key factor driving sector growth is the lack of a state income tax. Any CEO looking to relocate from New York — or any state with income taxes — is looking at an instant bump in compensation for themselves and their employees. The quality of life in West Palm Beach is also very attractive to people, with lot of arts and culture, restaurants and shopping. It’s just a great place to live. We have some terrific schools, great afterschool programs and sports programs. It’s kind of a big city with a small town feel. You will never get bored here. There is another advantage to the new district. The expansion of the financial district fits well into the overall growth trajectory of the entire city. We are very open to development. One of the things I have done as Mayor is streamline our permitting process. Our new Palm Beach Outlets shopping area, with 100 stores, was built in just eight months, which is pretty

amazing. And there is more in the pipeline. We are projecting about a billion dollars of new construction in the next couple of years. We just recently approved a luxury condo on the waterfront that would be perfect for a C-suite person if they would like to spend the winter here or live here all year round. West Palm Beach attracts these businesses because of the good weather, great quality of life, cheaper commercial and residential real estate, lower cost of living and no state income tax. If you ask me, it’s a pretty easy sell.

“To a new-comer who gazes for the first time upon the metropolitan skyline of West Palm Beach with its tall office buildings, hotels, apartments and handsome residences; who mingles for the first time in the steady stream of traffic pouring up and down the main thorough fares. It sounds as though he is being told a fairy tale when he is informed that 30 years ago the entire city site was a stretch of white sand, marked perhaps with two or three shacks� Palm Beach Post, 1925 16


West Palm Beach through the years... Long before West Palm Beach became a booming social and economic destination known across the nation, it was once an inhabited stretch of swamp and wilderness that had yet to be discovered. Embarking on a voyage that would entirely change the South Florida scene, Henry Morrison Flagler had one mission in mind when he stepped foot onto Lake Worth in 1893: create a wintertime playground. Captivated by the picturesque scene of white sands and perfectly planted coconuts, Flagler deemed the area a “veritable paradise” and envisioned it as a habitable and prosperous town. Driven by business, the once Standard Oil mogul of the century first purchased the deep-rooted Geer home owned by R.R. McCormick for his concept to build the monumental and infamous Royal Poinciana Hotel. It was a million dollar investment that would eventually put the developing city on the map. As Flagler continued to quickly invest in land, prices steeply rose from $150 an acre to near thousands. A $45,000 investment of Captain O.S. Porter’s homestead and Louie Hillhouse’s land along the west shore of Lake Worth would establish itself separate from the Palm Beach seaside and be regarded as “Westpalmbeach.”

A Town Is Born It was 1894; the air was crisp and all felt a shimmering glimpse of hope that the once inhabited area was going to revolutionize itself . The land was surveyed, streets were named and a town was rapidly emerging. On November 5, West Palm Beach became one of the few cities that had a birthday capable of identification. In a meeting organized by Joseph Elliot, Chairman of the Incorporation Committee, talk was conjured up about validating the ever-growing land. In a 77 for to 1 against vote, “Westpalmbeach,” later separated into three words because of superstitious beliefs, was legitimized and a town was born. Similar to a blossoming teenager, West Palm Beach experienced many firsts in its waking age. A 12-by-20-foot hardware store run by Otto Weybretcht was the first store established on the

illustrious Clematis Street. West Palm Beach acknowledged its first mayor, J.S. Earman who served the town until his office was replaced a year later by J.F Lamond. In the same year the town received its first photographer, lumber company, lawyer, physician and dentist. The union of D. McCarthy to Miss Elizabeth on October 7, proclaimed the first wedding. The town was heading for success. The following year, Joseph Jefferson, the biggest investor in the expansion of early West Palm Beach since Flagler, came into the picture. A well-known actor for his portrayal of Rip Wan Winkle in the late 1880s, Jefferson was full of life and shed light into the budding town… literally. He owned the first electric plant and turned on the electricity for the first time. But, during their time of growth, two fires struck the town in 1896 and destroyed the majority of Banyan Street, Narcissus Avenue and most of the business district. By July 21, 1903, West Palm Beach officially changed from a town to a city. Development at this time was budding. Throughout the next 15 years, a telephone company was set up, the Woodlawn Cemetery was found, a permanent fire station was created, the first central school was built, and an emergency hospital was established. It wasn’t until 1919 when the first police station was formed and the first manager, Joseph Firth, was hired. In this year, West Palm Beach announced itself as an all year ‘round city, no longer restrained to a sheer winter resort.

The Boom & Bust Doused in an evanescence glow of green, the roaring ‘20s brought an unprecedented building boom in West Palm Beach. It was a time where a person’s stature was measured by how much he or she owned. Individuals from all over traveled to the sun-kissed city for their chance to get a slice of the glistening blue waters shadowed by the brilliance of cheap land. The town was mobile, neighborhoods sprang to life, and seasonal tourists were flocking by the hundreds with the completion of Dixie Highway. Property values in West Palm Beach had more than tripled from $13.6 million to $61 million in five shorts

years from 1920 to 1925. New roads, schools, hospitals and theatres were constructed. The city was creeping on the edge of greatness. But, in the wake of monumental success, gravity took over. In a haze of excitement over the boom, a bust had finally occurred. Railroads and ships couldn’t get materials to the city fast enough. The stock market was headed for a collapse. Hesitant spectators took control of their money and ran. In Florida alone, 200 banks closed their doors. And in 1928, the city was withered into ash when a hurricane struck, killing more than 2,000 people. It was an event that forever changed West Palm Beach. By 1933, the city’s property value dropped by more than half. But the troubled times did not stop the spirit of its habitants and West Palm Beach put itself back together one piece at a time.

In The Wake Of Ash The city that had once fallen, rose out from the ashes and its property began to skyrocket from a measly $18 million to an all-time high of $147.5 million from 1941 to 1963. During this time, some of West Palm’s most treasured and celebrated establishments were formed including: Palm Beach Pier, Norton Gallery of Art (now called Norton Museum of Art), and Dreher Park Zoo (now called Palm Beach Zoo). From then on, West Palm Beach was going nowhere but up. The first portion of Interstate 95 was built, Woodstock swept over, and the very first SunFest was celebrated. In 1994, the once desolate, swamp-filled land celebrated its centennial. Twenty years later, West Palm Beach spans over 59 square acres and contains a population totaling more than 100,000 people. It is home to some of the most famous museums, sporting events, entertainment venues and shopping districts and celebrities across Florida. Now that you know the history behind this beautiful city, it’s time for you to explore everything it has to offer through its first ever magazine!

Taylor and West Palm Beach Mayor Jeri Muoio joined All Aboard Florida executives to reveal designs for All Aboard Florida’s new West Palm Beach station, planned and designed by Skidmore, Owings & Merrill LLP (SOM) in association with Zyscovich Architects. Commemorating yet another significant milestone in the project’s ongoing progress, All Aboard Florida’s West Palm Beach station stands at the historic center of a project that is furthering Henry Flagler’s vision for Florida and taking another step toward bringing express passenger rail back to Florida. The nearly 60,000 square foot future station and platform in downtown West Palm Beach will be located between Datura and Evernia Streets, with CityPlace and the Kravis Center for the Performing Arts Center to the south, and the government center district and Clematis Street to the north. This strategic location will act as a new gateway into the city and Palm Beach County. It will also strengthen links to the existing Tri-Rail and Amtrak stations and connect with the neighborhood’s vehicular trolley and pedestrian networks, creating a new transportation hub for the West Palm Beach area. “We are excited at what our vision of the future holds for West Palm Beach and Palm Beach County,” said P. Michael Reininger, President and Chief Development Officer of All Aboard Florida. “Passenger rail has been integral to the history of Florida, and we have arrived at a point in time where it will once again take on a transformational role – creating connectivity, representing a unique collaboration between the private and public sectors, and stimulating job creation and economic impacts. Economists estimate that All Aboard Florida will add more than $6 billion to Florida’s economy over the next eight years, including $164 million in economic impact for Palm Beach County through 2021. More than 1,200 jobs will be created in Palm Beach County through the construction of the station and the rail line. “All Aboard Florida’s West Palm Beach station will stimulate our local economy and drive new tourism to our county and region. It will also create more than 1,200 jobs during construction and implementation for all cities along the route,” said Palm Beach County Mayor Priscillia A. High Tea: Glorious Manifestations East and West (Feb. 19, 2015 –May 24, 2015) The role played by tea has had a profound influence on the creation of art. High Tea is the first exhibition to examine this influence globally, focusing on eight key cultures – China, Korea, Japan, England, Germany, France, Russia, and America. Spanning about 1,200 years from the 700s to the 1900s, the 182 objects in High Tea include ceramics, metalwork, paintings, fashion, furniture, lacquer, and glass. Tea-related works, from paintings depicting tea parties to clothing worn at tea time, created by notable artists, artisans, and designers such as Mary Cassatt, Paul Revere, Christopher Dresser, Wilhelm Wagenfeld, and Charles Frederick Worth are highlighted.

Imaging Eden: Photographers Discover the Everglades (March 19, 2015 –July 12, 2015) The Everglades may be America’s largest subtropical wilderness, but little is spoken about it. Shedding light and providing fertile ground for future conversations, Imaging Eden features commissioned work by five international artists whose art practices are photo-based: Simon Norfolk, Jungiin Lee, Bert Tuenissen and the team of Jim Goldberg and Jordan Stein. All were asked to respond to and expand beyond the physical, ideological, and aesthetic boundaries of the Everglades and advocate on behalf of this unique environment.

The dance-packed event will be held at the Duncan Theatre, located on the Lake Worth campus of Palm Beach State College, on Saturday, February 7, at 7:30 p.m.

Shop Owner James Gibbs gives us an inside look into owning an antique store, what he looks for in pieces and a few of his favorite items.

• What made you want to open up an antique shop? I am originally from Fredericksburg, Virginia where everything is antique. Every other store there is full of antiques and I just grew up around it. My family and I also lived in a very old house, so it’s in my blood. I graduated from Palm Beach Atlantic University and I worked as a production assistant and then a hotel manager for a long time. I figured out I wanted to do my own thing and it was to open up an antique store. So I thought why not give it a try.

• How does the selling and consigning process work? If you’re interested in selling or consigning an item, I ask that you send me pictures and information through my website before brining it in. Right now, I’m currently looking for consigners. If an individual brings in an item I think I can put in my shop, we can figure out a price to sell it at or I’ll make them an offer. If they like the proposal then they can sign for a 90-day contract for it to be in my shop. If it sells within the 90 days, I give them a 50-50 cut of what is sold for.

• Did your parents have a lot of influence on your love of antiques growing up? My parents are definitely into antiques. I actually have a couple items in the store that are theirs along with quite a bit of pieces that are mine. I would say they had a big influence on me. My dad is a big history buff and my mother’s family has lived in Virginia since the colonial days. Antique stuff filled our house when I was growing up. I know you buy, sell and consign.

• When people bring things, what exactly are you looking for? It has to be 80s or older. I do a lot of vintage and retro stuff, especially since I’m a 80s baby. I love things from that time period. It really needs to be a unique item that stands out. At this moment I’m specifically looking for vintage bicycles, men’s wristwatches, old tin toys, cigar ashtrays and war pieces from WWII and older.

• Personally, what are your favorite things to get in? I love old, ornate wooden chairs. One’s that have really cool carvings in them. I’m also really into desks, old toys and anything cast iron, especially banks and toys. I’m fond of the iron and industrial look. I do like getting in books, but they have to be a first edition. I’m also really into train stuff-toy trains, pieces of a train or even old uniforms and badges. One thing I really like that’s hard to get in is the old gas and oil signs. • What’s one of your favorite things you have in the shop right now? I would have to say Space Invaders. It’s an original 1979 tabletop arcade game. It’s a rare thing to find in working condition and it works perfectly. It’s a blast to play!

Clematis by Night Rock vibe, funk and R&B… let the night come alive on Thursday! The year was 1995. The streets were bare and people were far and few in between. West Palm Beach just celebrated its Centennial and although the city was booming in economic development, nightlife was almost unheard of. That is until June 8, 1995. The city was painted in gold, theoretically of course. The Centennial

Fountains were built and Meyer Amphitheatre was underway. Downtown was on the brink of a major revitalization. Mary Pinak, Community Events Manager for the City said, “She called me into her office in April of 1995 and asked me to start a weekly concert event to get folks to come back

downtown.” It was the brainchild of Nancy Graham, West Palm Beach’s first “strong mayor,” Pinak added. The table was now set. Downtown’s renovations were nearly complete. The only thing needed were guests for the party. To be continued on next page...

It was the second Thursday of June. The stage was one riser that looked like plank of wood. There was one pizza vendor and beer was sold from a keg. The original intention was to host a summer concert series.

“We had 400 people show up the first night,” said Pinak. “Although 300 of them were on a tour bus and needed to make a pit stop for the bathroom. But regardless, they stayed and listened to the music.”

Not only catering to individual guests, Clematis by Night has embraced the community in many different ways by working with nonprofit organizations. Raising more than a million dollars to date, the event has helped organizations like The Pace Center, West Palm Beach Benevolent Firefighters Association and Peggy Adams Animal Rescue League reach their goals and further

“Clematis by Night was born and an era of community engagement began” Almost twenty years later, Clematis by Night is the biggest free city-run event that is celebrated every Thursday night from 6 p.m. to 9 p.m. Once slated as, “Where the Weekend Starts on Thursday” it is now dubbed the “Hot Spot to Chill.” As they say, the soul of Clematis by Night is the great line-up of bands year after year. Showcasing a unique string of music: country, rock, R&B, reggae, blues, soul, swing and Latin that the city event has hosted talented musicians like Little River Band, Lifehouse, Cassadee Pope and Fabulous Thunderbirds. “New to the Palm Beach area and a big fan of music, it’s fun to come out and listen to the different bands. It’s a great way to meet new people, too,” said Tyler Lenz. Facing East, Clematis by Night overlooks the enthralling Waterfront Commons Park. There isn’t a better view in Palm Beach County. I’d like to say it’s the best place to see a “slice of West Palm Beach,” said Mary Pinak. In years past and present, Clematis by Night has grown and now hosts special themed nights like Clematis by Frights, 80
