Second Home Income
Question: I have a second home in Southwest Florida that my family only uses part of the year. I’m thinking about renting it out for the rest of the year. Can you offer any suggestions on how to turn my second home into a source of income? Answer: First, familiarize yourself with state, county, and city zoning laws for short-term rentals. Determine whether you are required to obtain a business license before renting out your home and check with the sales tax office with regard to any sales tax you may be obligated to pay. Next, decide if you’ll be renting it yourself or hiring a property management company. If you’re not a do-it-yourselfer, shop around and ask plenty of questions before signing on the dotted line. Prepare your house for renters. Remove clutter and personal effects and make sure rooms like the kitchen are fully stocked with necessities like dishes and cookware. Also, make sure you have plenty of linens for all of the beds and adequate cleaning supplies. Hire a reliable housekeeper unless you live nearby and plan to take care of the cleaning and the maintenance issues yourself.
