Dear Customers and Friends, 2019 is starting off quite active for the luxury market. Our company has already had a $5m, $13m, and a $22 million-dollar sale close during the first few weeks of the year. The question now becomes, what does the remainder of 2019 hold? The economy is strong, the stock market is doing fine despite some fluctuations, and interest rates are still incredibly low---jumbo (luxury) home loans can be obtained for 4.9% as of this writing, or even lower if you put more than 20% down. In addition, it is crazy cold in many of the northern areas that provide the large majority of our SWFL buyers. Since prices have been climbing each year, buyers may want to consider purchasing sooner rather than later. For example, the average sales price in the Naples/Bonita Springs area increased by 6.4% in 2018. At the same time, we may see a few more bargains available this year since inventory levels have risen slightly.

We also expect the number of “tear downs” to continue increasing. In Naples, this trend has been prevalent for years in areas such as Aqualane Shores, Old Naples, The Moorings, and Park Shore. Buyers in these neighborhoods might pay $1 to $2 million for an older home. Building codes, in conjunction with flood insurance availability, limit the amount that can be spent refurbishing an older home. In many cases, the dollar limitation does not allow the buyer to bring the home up to modern standards. Thus, tearing it down and building a new home becomes the only viable option.

Who’s Who in Real Estate

We are also seeing more tear downs in some other areas, such as Pine Ridge, Bonita Bay, Marco Island, Sanibel Island, and others. The resulting homes are often valued in the $3 to $5 million-dollar range, giving the owner a much nicer home in which they can enjoy the wonderful lifestyle of our paradise. As a result, construction has become an increasingly important part of the local market.

The Changing Times and Technology of the Luxury Real Estate Business There was a time in the 1960s when the only way you could get to a piece of land in Naples was by Jeep. “Walk on it before you buy!” was a breakthrough marketing campaign that attracted many affluent buyers, and luxury estates were being marketed and sold out of three ring binders. Fast forward a couple of decades and agents were stopping by the Multiple Listing Services (MLS) office every two weeks to pick up a bound list of properties for sale that looked very similar to an old phone book and, by today’s standards, took a great deal of patience to flip through. The next generation of luxury real estate tours introduced helicopters as a relatively expensive but effective way to view land and sprawling estates in their full splendor. During this time, the MLS also evolved with the introduction of the internet offering a listing portal with realtime representation of available properties and easily accessible data that made business much more convenient and efficient. For several years now, the light at the end of the proverbial paper tunnel has been glowing brightly from the mobile devices and computers that are transforming how we conduct our real estate business. Today, many agents rely solely on smart devices to share MLS data and most documents can be created, sent, and signed digitally without ever printing or touching a piece of paper. High-end properties have their own websites, accessible through scanned bar codes featured on yard signs, and nearly everything you want to know about a home can be found somewhere online. Almost all property purchasers take a look at their prospective home on Google Maps or other public record sites prior to making an offer. While photography has maintained its importance in real estate, the quality and methods have evolved drastically with the advent of 4K resolution, phone cameras, and Photoshop. Drones are also reshaping our visual interpretations along with virtual and augmented reality, which can give us an entirely new perspective on a property’s location, landscaping, elevation, floor plan, and interior design elements. These capabilities have significantly streamlined the way most transactions are completed, how we approach marketing for luxury properties, how we take buyers on property tours, and how we safeguard the monetary interests and personal information of our savvy luxury clientele.

What’s All The Buzz About?

Drone photography has created a significant buzz in the last few years, and while interference with Federal Aviation regulations has been a concern in some areas, when managed properly, drones can offer a comprehensive perspective on the property tour.

Innovation Meets Security One part of history that hasn’t changed, is how quickly criminals show up when large sums of money are involved. The only difference today is that we call them hackers and they are typically an unseen threat hiding behind a computer screen. Luckily, there are more good guys than bad guys in the business of technology and the advancements in computer programming and real estate software has evolved to include extensive security features. At the ground level, hackers can be blocked from sensitive customer data when the right IT experts are employed. Cloud-based or server-based software is offering real estate companies with more options to integrate white-label applications and utilize builtin programs that make high-level security a consistent, dependable, and automated process in the real estate industry.

Drone footage has proven itself as a cost-effective option for showcasing the expansive scope of luxury estates including the full scale of acreage and home orientation, proximity to waterways, the beach, and golf courses, or even the breadth of a private shoreline. Drones have brought the standard video tour one step closer to virtual reality as well by soaring through the entrance of a property and through each room before escorting you back outside and overhead. Buyers can now get a more realistic sense of a home before they ever set foot on the property. City officials are also on board with drone technology which gives them a bird’s eye view of the area’s acreage, making it an essential element to county planning and infrastructure development.

Ultimately, luxury is a subjective experience that is enhanced by personal touch. Real estate is no different, making it more important than ever to incorporate the right balance of tech innovation with a high level of human service, market expertise, and ethical standards.

Virtual reality (VR) isn’t quite mainstream yet, but it’s not impossible to imagine real estate agents sending a VR headset to a buyer in the near future – possibly delivered by a drone – that allows you to walk through a property without ever leaving the comfort of your favorite chaise.

Champions for Learning

Emily K Bua & Tade Bua-Bell of the Bua Bell Group are proud to support Cancer Alliance of Naples _ CAN’s annual funds raising luncheon. Women supporting women, men and children with cancer, which will be held on March 1, 2019 at the Ritz Carlton Golf Resort. All proceeds from this event will benefit local Collier and Lee County families that are impacted by Cancer. This organization fills the gap for cancer patients with non-duplicated services to patients. So, come and enjoy this fun event.

Cris Miller supports Champions for Learning by donating 10% of her commissions. Champions has programs to help kids get ready for kindergarten and students enter adulthood with a vision and plan. Eligible students with economic need meet with an adult mentor weekly, maintain their grades, remain drug/crime free, and upon graduation, earn a 2 year tuition scholarship to a Florida college. Students are supported with a college and career prep program, and receive help transitioning successfully into college. More than 600 students have been through the program. Currently more than 200 students participate.

Carol Fox loves to give back by serving as a volunteer photographer for nonprofit organizations in the community. Here she photographs the annual Halloween Boo Bash sponsored by Waterside Shops to benefit the Children’s Museum of Naples, which celebrates the natural curiosity of children by offering an educational dynamic space that encourages exploration and discovery. In 2019, C’mon will be celebrating it’s one millionth visitor. Those who visit C’mon learn through play as they explore the Everglades, experience the four seasons in Mother Nature’s House, become architects and engineers in the Build It exhibit, and take those fundamental first steps within the ABC Tot Lot. With the support of the community, C’mon is able to serve over 130,000 children and families every year.

Charities Close to the Heart John R. Wood Realtor Anita Colletti is a long time supporter of numerous local and national charities and donates a portion of the proceeds from each closing. Anita recently hosted a fundraiser for St. Jude Children’s Research Hospital. Founded in 1962, St. Jude’s is a pediatric treatment and research facility focused on children’s catastrophic diseases, particularly leukemia and other cancers. The hospital costs about $2.4 million a day to run, and there is no cost to the patient nor their families to be treated, relying on generous donations to continue saving innocent children’s lives.

Dana Ricard was introduced to PACE Center for Girls by her college roommate and pioneer of Love that Dress, Christin Collins. For Dana, there was an instant connection to giving girls a chance at education in a nurturing, empowering and safe environment. Next, she attended the All About Girls Summit and in late 2018 become one of the first to introduce dog therapy at the PACE Center for Girls in Immokalee, coincidentally through her own dog Winston’s trainer, Allison Christian, owner of Naples Top Dogs who pioneered to program. Dana’s passion for dogs and being the mom of two teenage girls herself, along with Winston being an avid people lover, made it a perfect fit. Dana and Winston visit PACE with a variety of service-oriented dogs and teach, comfort, and cultivate caring and compassion in the lives of girls who are lacking just that in their own lives.

Blair White creates lifelong memories with members of his family’s home church, Living Waters. In August, Living Waters came together for “Change the City” at Avalon Elementary to provide hands-on learning for students, without chemicals, at Avalon’s Global Garden. Each year, in order to sustain it, the Global Garden must be redone. Volunteers from Living Waters Church and Avalon Elementary School spent hours creating the perfect space, paving the way for Naples’ future which lies in the hands of our children. For Blair, it’s a joy and a privilege to help others in a time of need. Blair is a professional Realtor® that not only runs his business by the Golden Rule, but also his everyday life!

Donations are still being received, but as of now over $106,000 was raised to support Kids’ Minds Matter, Pediatric Behavioral Health at Golisano Children’s Hospital.
