Even with the challenge of Hurricane Irma, we found ourselves in an extremely hot real estate market. Every leading indicator — decreasing unemployment, economic stability here and abroad, strong and sustained corporate growth, and a stock market that reflects all of this as it continues to break records, are all signs of rational exuberance.
Who’s Who in Real Estate
After all, when the stock market is up, people buy real estate in Southwest Florida. Demand is high in all price ranges. Appreciation is increasing but remains measured, not frenzied like it was in the pre-Recession days of 2005. Interest rates remain relatively low, and lending restrictions have eased slightly. There is also the new $10,000 maximum deduction for property and state income taxes that will likely drive residents of high-tax states down to Florida.

While the large majority of the country is experiencing inventory shortages, due to lack of building activity since the recession, we have a vibrant, balanced market; that is, we have neither a seller’s nor a buyer’s market, and it appears that this balance will continue into next summer.

This optimism is not confined to residential sales. The commercial market is very strong in Collier County, with many buyers scrambling to find a limited supply of income properties, and new construction occurring at a reasonable pace. Also, tear-down activity continues in traditional areas like Old Naples, Port Royal, and Park Shore, but we also see tear-downs spreading to neighborhoods such as Pelican Bay, Pine Ridge, and Bonita Bay. All in all, this bodes for an excellent 2018 in all industries. And, as in the past, it is likely that residential real estate will lead the way for Southwest Florida. So, if we sound ‘exuberant,’ it’s because we are. But, we have valid reasons!

Mediterranean’s Big Makeover Introducing Modern Mediterranean
Move over coastal contemporary, there’s a new style set to sweep through the palm-lined streets of Southwest Florida. It’s something fresh and bold. A style unafraid to play with long-held architectural traditions. A look with the confidence to let each home take its inspiration, not only from the homeowner, but also from its unique natural environment. Ultimately, it’s a design with the intent to showcase the joy, richness and tradition of Southwest Florida’s most storied communities and neighborhoods.
Meet Shawn Kronen, President and CEO of Kronen Design Company (KDC). Mr. Kronen can literally do it all. His skill set includes both general construction as well as expertise in all aspects of the design process, everything from landscaping design and interior architectural detailing to decoration and furniture design. What this means is simple: he has the ability to fully take an estate from concept to completion. Kronen has been based in Naples since 2007, when he was first commissioned to work on a high-profile project. Now, having experienced the area for over a decade, he’s taking a defined stance—putting his full energy and efforts into creating spaces and homes that feel more genuine to Naples and Southwest Florida.
So, is there a name for this exciting, new estate perspective? Yes, and it might surprise you. It’s called—wait for it—Mediterranean. But before you jump to conclusions of what you think might define a Mediterranean home, you must know these aren’t your grandfather’s Mediterranean estates. Far from it. The look we’re set to explore in this article is a modern take on the classic Mediterranean, pulled directly from the mind of one of the region’s most celebrated and inventive designers.
What exactly does Shawn Kronen have in mind? “I call it Modern Mediterranean,” says Kronen. “It acknowledges the past, distilling down the classic elements (of Mediterranean homes) and reimagines them in ways that are both warm and modern. It’s a sophisticated buyer who comes to Naples. I want to create something that will be a new classic, something that captures the sense of grandeur inherent to Naples.”
Where we are now: Coastal Contemporary Coastal contemporary. Beach chic. Do these terms sound familiar? If you’ve been living in Southwest Florida since the great recession, they probably do. Both terms refer to a general estate and design style which has dominated the local market. Defined by a minimalist aesthetic, the interiors and exteriors often feature clean lines, sparse spaces and an overall ethereal lightness--lots of whites and soft hues, accented by corals and turquoises, as well as large, patterned statement pieces. 1
This sense of a more genuine estate to fit the area is both lofty and noble. It requires the complete reinvention of a classic style--one firmly defined in many buyers’ minds as being heavy and complicated. However, Kronen is up for the challenge, and if there’s anyone able to turn Mediterranean into modern, it’s him. In fact, he’s already done it, and now he’s using the success to help articulate his vision moving forward.
Drawing design inspiration from the West Indies, these homes take on a sort of sophisticated bohemian charm. They’re intended to feel extremely effortless, seamlessly mixing with the environment, allowing the homeowner and the home to sort of “become one” with the ocean breeze. It’s easy to see why this style has been in favor for so long. Googling images of “West Indies coastal contemporary homes” will bring about an endless stream of beautiful home after beautiful home.
To achieve the modernity he’s looking for within a Mediterranean estate, Kronen takes aim at the many distinct and notable nuances of its architecture. He adjusts them, subtly and not-so-subtly, to create a more modern sensibility throughout the home. This encompasses a large host of updates, including squaring off the signature rounded columns, as well as squaring off the trademark archways. Another bigger change is in the roofing. Instead of using the classic terracotta barrel style tiles typical to a Mediterranean home, he chooses to go with a flat tile roof, using less traditional color tones. Also, to incorporate the inside/outside wants of so many Southwest Florida clients, glass walls are incorporated as well as modern stones, such as quartzite and technologically advanced porcelain, throughout the estate.
What’s the catch? Well, there isn’t one. However, there is a fact, and it’s that you can always have too much of a good thing. And even the best trends need a switch up every now and then to keep things interesting. While these beach chic estates are certainly fantastic, their time in the spotlight may be coming to an end. These seemingly small changes add up, and when the home is finished and they are all experienced together, a completely unique and fresh feel is achieved. “You have to create a thread to bring it all together,” Kronen says, “It begins at the entrance and runs through the entire home. It makes it sing.” It’s easy to imagine this “Modern Mediterranean” vision Kronen is creating. It certainly seems as though he’s come up with a creative and sophisticated way to reinvent the Mediterranean home style to fit the 21st century. However, one question still remains. Why? Why now? What’s sparked this seemingly sudden return to Mediterranean? As most great ideas happen, this one came to Kronen somewhat by accident, coincidence and circumstance. Kronen explains that he was commissioned to build a home where the clients were looking for something modern, but maybe not as clean and dressed down as coastal contemporary. Across the street there was a Mediterranean home from the mid-1990s. He was struck by how fitting the Mediterranean look was to Naples. It was grand without being showy. It was warm and sophisticated. It was beautifully classic. It was everything the community embodied, but it just needed a facelift. He decided right then and there to find a way to create a modern take on this classic estate style. And, so he set out and built his clients a modern Mediterranean.
Predicting what’s next From Mediterranean to coastal contemporary to beach chic to West Indies-inspired. No matter what’s trending, what is essential is that the home is perfect for you. One thing Kronen stressed was the importance of matching a house to its environment and to the people who will be living in it. When it comes to purchasing or building your dream home, you have to ultimately make whatever style you choose your own. Immokalee Kids and Super Heros Helping the needy kids of Immokalee is a passion for this John R. Wood REALTOR®. On November 18th Patrick Dearborn took 50 kids to the SilverSpot to watch Justice League. To most of these kids it was the first time they had been to a movie theater. The festivities included a visit from Batman and Wonder Woman. The smiles say it all!
Golisano Fashion Show Carol Wood and Claire McMahon Team with Billie Jans sponsored the 8th Annual Golisano Children’s Hospital Charity Fashion Show, Luncheon & Auction. Over 600 women gathered at the Hyatt Regency Coconut Point Spa & Resort to see the latest fashions, enjoyed a delicious lunch, took their chance on winning fabulous auction items, and cheered local celebrity models and former patients of Golisano Children’s Hospital of Southwest Florida. Donations are still being received, but as of now over $90,000. was raised to support Kids’ Minds Matter - Voices for Pediatric Behavioral Health at Golisano Children’s Hospital.

Waterside Fashion Show Community School of Naples 9th Annual fashion show at Waterside Shops in Naples Florida was held in Mid-October this past year. This Year’s parent leader Tade Bua-Bell of The Bua Bell Group, Shera Askar, Danielle Otto and Gina Ramirez all worked with their children, Trent Bell, Alex Askar, Dominique Otto, and Olivia Ramirez (all seniors at CSN) to raise funds to assist children and families in their efforts to attend a top-notch school in Naples. After the hurricane, the Bua Bell Group and this team worked to raise close to $50,000 for the school’s financial aid program, and the efforts of Anne Flemming and her team as well as the cohesiveness of everyone from CSN made this a record- breaking event. The stores, managers, families, and staff who helped make this dream come true for so many at Community School of Naples this year is very much appreciated.
Fun Time Early Childhood Academy Heidi Varsames, Broker Associate at John R. Wood Properties, serves on the Board of Directors at The Fun Time Early Childhood Academy in downtown Naples. This organization has served the community since 1961. Their mission is to provide safe, quality, affordable education and care for children and parents from low-income working families and to prepare the children for kindergarten, ready to read and ready to learn! This is truly a happy and positive environment and seeing the children’s and parent’s smiles tells the whole story!

Habitat Housing Partner Program
2018 marked Anita Colletti’s 10th year traveling to our state Capitol in Tallahassee along with other like minded Realtor family to discuss our home ownership issues and top priorities with our state legislators.
The Monika DeBenedictis Team at John R. Wood Properties became founding members of the Habitat Housing Partner program. Monika and Michelle mark the achievements of their business by their commitment to building a better, stronger community for everyone. Donations made in honor of their clients throughout the year and during the holiday season of giving make it possible for another family to share the blessing of an affordable home, the feeling of community, and the gift of hope. Since 1978, Habitat for Humanity of Collier County has built more than 2,000 homes in the Naples and Immokalee areas.
2018’s Florida Realtors “Great American Realtor Days” took place during the opening week of session and John R. Wood agents were included in meetings with our Collier and Lee County Legislators. Youth Haven Soiree Fundraiser
After Hurricane Irma devastated SWFL in early September of 2017, Blair White, John R. Wood REALTOR®, felt a need to help his fellow neighbors get back on their feet. He started in the neighborhood where he resides, Lake Park, and then made his way down to Goodland. Throughout the cleanup, he created memories that will never be forgotten. In Blair’s words, “It was absolutely magical to witness our community come together as it did!”

Youth Haven is an emergency residential shelter for boys and girls ages 6-18 who have been removed from their homes due to abuse, neglect or abandonment. Children coming to Youth Haven are severely traumatized and in crisis. All children deserve to be loved and nurtured in a safe environment. Youth Haven provides a safe haven for these children in Collier county
