The importance of hospitality in the community and business events as a whole Hospitality plays a crucial role in both the community and the broader business events industry, contributing significantly to the social fabric, employment opportunities, and economic growth.
Social Impact Hospitality, including restaurants, hotels, and event venues, fosters social connections, cultural exchange, and community well-being. It provides spaces for people to gather, celebrate and connect, strengthening the social fabric of the community. Community events, and conferences hosted in these spaces bring people together, promoting a sense of belonging and social cohesion.
The hospitality industry is the 3rd biggest employer in the UK, accounting for 3.5m jobs through direct employment in 2022, and a further 3.0m indirectly. The industry generated over £93bn of Gross Value Added directly to the UK economy, and a further £121bn indirectly.

Employment Impact Wyboston Lakes Resort is a significant employer within the local community, employing over 66% of the total workforce locally. We welcome team members from any age and background. Recently, I had the opportunity to share my thoughts on ESG investments, specifically in the context of hotel and venue ownership. In 2023, we have solidified our commitment to the Science Based Target Initiative (SBTI), aligning our operations with global efforts to combat climate change. Through this initiative, we aim to set and achieve targets that are in line with the latest climate science, ensuring our contributions are both meaningful and impactful. This year, we've undertaken the rigorous process of measuring our emissions and carbon footprint according to GHG protocols, focusing on Scopes 1 and 2. Scope 3 measurement will be available by the end of Q1 2024. This is a significant step towards our 2027 Net Zero target for Scopes 1 and 2, and our ambitious 2040 Net Zero target for all scopes. Through calculated targets and strategic planning, we aim to transition to a net-zero future while making substantial contributions to global sustainability goals. Wyboston Lakes Resort goes beyond being a mere hospitality destination; it stands as a notable example of sustainability and workplace excellence. Here's how we're setting the standard in both realms.
Sustainability Initiatives Our comprehensive sustainability initiatives encompass various facets, from reducing waste to conserving energy and supporting eco-conscious choices, all aimed at creating a greener and a more sustainable future for all.
Measurement This year we have put significant focus on measurement, particularly the assessment of our carbon footprint following GHG protocols encompassing scopes 1, 2, and 3. This measurement is the bedrock of our ambitious reduction plan, enabling informed decisions to reduce carbon emissions. As part of our sustainability journey, we are resolute in achieving Net Zero status by 2027 for scopes 1 and 2 and by 2040 for all scopes.
Supplier Chain Engagement As part of our GHG measurement we engage in open dialogues with our suppliers, to align our sustainability goals, emphasising responsible business practices, environmental impact reduction, and ethical operations. Collaboratively, we ensure supply chain transparency, enabling us to address sustainability challenges and identify opportunities for improvement.
Room2Grow 'Room2Grow,' launched in June 2022, this scheme enables our eco-conscious guests to choose to have a tree planted on our expansive 380-acre site instead of having their room cleaned.

Carbon Off Set 2023 This is a resounding success, with environmentally conscious guests opting for tree planting over room cleaning. This initiative, an integral part of our commitment to 'More Sustainable, No Apology,' has generated significant support but also contributed to our recent award wins in sustainability, underlining our dedication to fostering a greener future for all. By offering alternatives like tree planting, we also make significant strides in offsetting our carbon footprint. Calculating the carbon offset from tree planting involves several factors, including the number of trees, the species planted, their age, and their expected growth rate. Number of Trees: 23,000 trees planted in 2023. Tree Age: The trees planted on the resort were around 1 year old.

Off Set Result So, planting 23,000 one-year-old trees of various species can potentially offset approximately 506,000 kilograms (506 metric tons) of carbon dioxide per year*.
This equivalent to the annual greenhouse gas emissions from about 63 passenger vehicles.
It's comparable to the carbon dioxide emissions from approximately 62 flights traveling from New York to Los Angeles per year.
Phase One Status: Complete Installed 354KW of solar on the roof at The Willows Training Centre with 200KW of battery storage creating an energy centre. We are in the planning process for a wind turbine. 2024: 1MW of energy, and three x 200KW battery storage units planned for 2024.
Renewable Energy
It’s akin to the carbon emissions produced by the energy consumption of around 63 average homes annually. *Keep in mind that this is a rough estimate, and the actual carbon offset may vary depending on factors such as climate, soil conditions, and care of the trees.
All the electricity we use on-site comes from renewable energy sources. Our forward-thinking approach aligns with our goal of reaching Net Zero Carbon Emissions by 2040. We’ve reduced CO2 emissions by 1,300 tonnes since switching to green energy contracts.
Zero to Landfill & Food Waste Green Energy Roadmap In September 2022, we unveiled our 4-year Green Energy Roadmap, which lays the foundation for our vision to become selfsufficient in green energy, utilizing the natural resources available at the resort. This strategic approach supports our Net Zero Carbon Emissions target and underscores our commitment to a more sustainable future.

Our pledge to send zero waste to landfill has been achieved for seven consecutive years. In March 2023 we launched ‘The People’s Pantry’, this will ensure that unsold or unused food from the Resort’s hotel and two event venues will be made available for colleagues to take home to share with their families. As part of a commitment to ensure that no food waste leaves the site, a new food digester has been acquired and installed, turning food waste into rich soil for use across the site including for tree planting.

Zero Food to Waste
Defining Net Zero Net Zero, technically means balancing emissions produced and emissions offset, to get to zero. Net Zero is a term used to represent the movement to reduce carbon emissions to as close to zero as possible, then offset what remains. It is a “reduction-first” approach, which involves setting objectives on how you will reduce your emissions over time to zero. Net Zero almost always refers to carbon dioxide equivalent, rather than just carbon dioxide. Carbon neutral mostly refers to carbon dioxide equivalent but can sometimes just refer to carbon dioxide emissions on their own.
Road to Net Zero As part of our mission to achieve our ambitious Net Zero goals, we have embarked on a groundbreaking Green Energy Project. This initiative, set to be a significant investment of more than £5 million, focuses on producing renewable energy right on our site. This year we successfully completed the initial phase of our Green Energy Project. Solar panels with battery storage have been installed at the Willows Training Centre, this underscores our commitment to reducing our carbon footprint and harnessing the power of renewable energy sources. This adds to the existing solar installed at the Knowledge Centre in 2014. The incorporation of various renewable resources, such as wind turbines, solar panels, and a water source heat pump, will significantly reduce our carbon footprint.

Net Zero Scopes 1 & 2 By 2027
Phase 2 Of Green Energy
Not only will this project expedite our path towards Net Zero for scopes 1 and 2 by 2027, but it also highlights our strong commitment to environmental stewardship. By generating green energy internally, we aim to create a more sustainable and resilient future while also delivering cost-effective benefits to our business.
Measurement This year, we are placing a special focus on measuring our carbon footprint in alignment with the GHG protocols, covering scopes 1, 2, and 3. This measurement process is pivotal for us as it lays the groundwork for creating a comprehensive reduction plan. It helps us make informed decisions in order to reduce our carbon emissions. Our commitment to achieving Net Zero status by 2027 for scopes 1 and 2 and by 2040 for all scopes is a significant part of our sustainability journey. The data we gather through this measurement will be invaluable in guiding us towards these ambitious targets. Our commitment to measurement extends beyond this; we're dedicated to fostering sustainability across the entire events industry. To support this mission, we've partnered with 'event:decision,' a renowned data insight specialist.
This collaboration aims to enhance sustainable practices, metrics, and best practices at live and hybrid events held at the resort. We understand that for our large events and our blue chip clients formalised processes, data-driven decisions, and sustainable practices are essential for creating meaningful impact, and 'event:decision' is perfectly positioned to deliver these insights.
We also committed to the Science Based Target Initiative, aligning our sustainability efforts with scientifically validated targets to combat climate change and environmental degradation. This initiative reflects our dedication to ensuring our sustainability goals are rooted in data-driven, effective, and impactful strategies. Our certification will be completed by the end of Q1 2024.

Energy Profile 2023 As depicted in the table, (taken from our Draft ESOS report 2023) we have taken significant steps to understand and optimise our energy consumption. The data from our ESOS (Energy Savings Opportunity Scheme) report reveals that our total energy consumption stood at 6,907,664.30 kWh, incurring costs of £469,787.95.* Our dedicated efforts towards energy efficiency are evident in the lower Significant Energy Consumption (SEC) of 5,701,998.50 kWh, which translated into costs of £390,023.72. Waste Reduction We hold a steadfast commitment to environmental responsibility. One of the key pillars of our sustainability initiatives is our dedication to a "zero-to-landfill" approach. But what does this really mean? Zero to landfill "doesn't mean that all waste is eliminated; it means that waste is managed in a more environmentally responsible way. In essence, "zero to landfill" is a comprehensive waste management strategy aimed at ensuring that none of the waste generated at our resort ends up in a landfill site. Instead, we focus on minimising, recycling, and repurposing waste to give it a new lease on life, thus diverting it away from environmentally harmful disposal methods. In some cases, waste may be converted into biofuel, which is indeed a more sustainable and less harmful alternative compared to traditional landfilling.
This approach is pivotal in several ways. It significantly reduces the environmental impact associated with traditional landfill practices, which can release harmful greenhouse gases and leachates into the environment. By keeping waste out of landfills, we help to mitigate these negative consequences. By striving for zero waste sent to landfills, we contribute to a cleaner, healthier, and more sustainable future for our community and the environment. Food Waste Food waste is colossal, as the food industry discards vast amounts of perfectly edible food, contributing to the 1 million tonnes of food wasted within the sector each year in the UK alone.
To put this into perspective, that's equivalent to filling the Shard, one of London's iconic skyscrapers, ten times over.
Not only is this wastage a squandering of valuable resources and a financial burden, but it also poses a grave threat to our environment. Food waste in landfills produces harmful methane emissions, a potent greenhouse gas that accelerates climate change. As responsible stewards of our planet, the hospitality industry carries the weighty responsibility of minimising food waste.

Wyboston Lakes Resort is committed to taking food waste reduction to the next level as part of our circular economy focus. We've introduced two innovative schemes designed to address this issue head-on. The first is the "People’s Pantry," a program that ensures no food goes to waste. Unsold or unused food from our hotel and two event venues is packaged by our chefs in various portion sizes. This food is then made available for our team members to take home and share with their families. The People's Pantry operates at all venues. Moreover, we've recently invested in a state-ofthe-art Food Digester. This system rapidly and effectively transforms food waste into a nutrientrich soil supplement. By employing the Food Digester, we can close the loop, turning what was once waste into a valuable resource. The resulting nutrient-rich material is utilised on our site, contributing to the health and vitality of our ecosystem. During the year 2023 and up to the time of writing we have processed 25.5 tonnes of food waste through the digester creating valuable soil nutrients for the resort.
Nurturing Biodiversity: A Haven for Wildlife Wyboston Lakes Resort is nestled within a sprawling natural landscape, characterised by extensive grounds, serene lakes, and an array of thriving flora and fauna. Our commitment to biodiversity is woven into the fabric of our sustainability efforts and deeply embedded in the very soul of our property.
We manage a dedicated nature reserve in partnership with The Wildlife Trust on our grounds. A place that supports local biodiversity and offering a protected space for nature to flourish.
Our dedicated team of experts diligently tends to the grounds, employing sustainable planting and maintenance practices. Our green-thumbed approach aims to preserve and nurture this natural haven. Our groundbreaking Room2Grow initiative, launched in June 2022, provides eco-conscious guests with the choice to have a tree planted on the resort's sprawling grounds instead of having their room cleaned. This initiative has allowed us to further augment the greenery and diversity of our landscape.
Our expansive grounds offer a sanctuary for nature, a space where the beauty of the outdoors is celebrated daily. This green expanse, punctuated with vibrant blooms and native plantings, provides a natural haven for a variety of wildlife. The wide variety of plant life we've carefully introduced across our site attracts an array of wildlife. From butterflies to birds, we aim to create a harmonious and thriving ecosystem. Beyond plant life, the resort is home to numerous animal species, each contributing to the rich tapestry of our natural surroundings. These include small mammals, amphibians, and reptiles that find shelter within our grounds.

Our lakes offer not only picturesque views but also an opportunity for recreational fishing. This adds another layer to our engagement with nature and is managed by Luton Angling Society. We now house 4 beehives on the resort. The hives are managed by a licensed beekeeper. Unfortunately, during the summer he had to make the sad decision to cull the several of the hives due to a viral disease. However, the good news is our heroic survivors appear to be thriving. In our dedication to sustainability, our focus on biodiversity underscores the profound respect we have for the environment. We consider it our responsibility to provide a environment for wildlife, creating a harmonious coexistence between humans and nature.
Water Conservation We recognise the essential role water plays in our daily operations and its importance for the environment. Throughout our facilities, we have installed low flow taps and showerheads, which significantly reduce water usage without compromising the guest experience. These fixtures ensure that water is used efficiently in guest rooms, washrooms, and common areas. However, for years, we've depended on water from our lake for irrigation across our expansive grounds and golf course. However, changing regulations by the Environmental Agency now require us to cease using lake water when the Great Ouse River reaches specified low levels. In response to this challenge, we have embarked on a comprehensive water conservation project set to be planned in 2024, as outlined in our upcoming Sustainable Policy for that year. This initiative includes several key actions:

In recent years, we have made significant strides in the realm of Equity, Diversity, and Inclusion (EDI). We actively collaborate with organizations like WiHTL and participate in various committees that aim to drive positive changes in areas such as race, disability, age, and gender. Our EDI plan outlines specific actions to take, areas to improve, changes to make, and how to measure progress. In alignment with our commitment to EDI, we have actively participated in the EDI Maturity Curve assessment. The EDI Maturity Curve is a vital tool used to evaluate an organisation's progress and commitment to EDI. This comprehensive assessment was undertaken by a select group of organisations, and we are proud to be among the 29 members who successfully completed it by the initial deadline. Furthermore, we collaborate with prominent industry organisations such as UKH to implement best practices, ensuring that our EDI initiatives align with industry standards and contribute to creating a more inclusive and equitable hospitality sector. We are judged to be at STRATEGIC level and organisations considered to be STRATEGIC display progress in the following ways: EDI is a strategic objective. The organisation focuses on intersectionality and has a strategy for culture change. Inclusion is embedded throughout the employee and customer experience. Leaders are given the skills to lead inclusively, have set targets and have accountability frameworks in place for creating a diverse and inclusive workplace. EDI is a strategic priority for the CEO and Executive Team.
Disability Confident Accreditation Wyboston Lakes Resort is proud to hold the level 1 "Disability Confident" accreditation, and as part of our ongoing commitment to equity, diversity, and inclusion (EDI), we are actively working towards achieving level 2 and eventually level 3. In our dedication to supporting the local community, we collaborate closely with the job centres in Bedford and Huntingdon particularly in events focused on the recruitment of individuals with learning difficulties.

In 2024, we are placing a special focus on 'Back to Basics' and introducing 'Wyboston Walkways,' a structured training framework. As such, our learning and development opportunities are available to all team members, regardless of their long-term career objectives. Furthermore, we invest in the development of our team members through collaborations with external trainers and coaches. These initiatives are tailored to meet the specific requirements of their roles, ensuring that they receive relevant and top-quality training and support.
Mental Health in the Workplace We prioritise the wellbeing of our team members and understand the importance of mental health. We have a team of 18 Mental Health First Aiders (MHFAs) who are trained to provide support when needed. Additionally, we offer access to a Wellbeing platform through Perkbox and an Employee Assistance Program (EAP) to ensure that our team members have access to valuable resources and guidance for their mental health. We actively support and raise awareness of specific mental health-related events such as Mental Health Awareness Week, Suicide Prevention initiatives, and Men's Health Awareness. Furthermore, we've created a dedicated folder on our internal platform, to provide a wealth of information and resources to promote and support mental health in the workplace.

Through internal fundraising supported by our team we raised over £3600 We've organised several raffles at our team events, raising funds that directly benefit our charitable efforts. These raffles serve as a fun and engaging way for our team to contribute to worthy causes. Our team has been actively involved in food drives to support Diamond Hampers. By collecting food items, we aim to ensure that their food hampers and shops have an abundance of supplies available to those in need. Our commitment to global welfare extends to supporting communities both near and far. This is evident in our initiative to collect clothes for Ukraine, demonstrating our belief in the power of collective efforts to make a difference. Additionally, during the chilly winter months, our winter coat drive warms hearts by providing essential coats to those who need them the most. Ensuring that everyone stays warm and comfortable is at the core of this initiative. For two consecutive years, we've distributed Christmas boxes to children who might not receive any other gifts during the holiday season. And during the holiday season, we've undertaken the task of preparing and delivering Christmas Eve food hampers to those who may need a helping hand during this special time.

Moreover, visits to Ivel College, Longsands, Tresham College, Leys Primary School, and forthcoming engagements with Bedford College emphasise our commitment to promoting careers in the hospitality sector. We are also excited to be part of National Careers Week in March next year, aligning with our ongoing participation in New Future Networks' "Unlocking Hospitality" initiative. I'm particularly excited about the new team lounges and driving range upgrades, which will enhance our facilities and provide our team with more opportunities to relax and enjoy their time at work. In closing, I want to share a valuable piece of advice that resonated with me this year: We must create an environment where people feel comfortable speaking up, and this starts with attentive listening. In every conversation, I strive to be fully present, removing all distractions and actively listening and contributing. Governance Commercial Sustainability Wyboston Lakes Resort is a private limited company with a substantial net asset value. As an SME, we maintain an approximate annual turnover of circa £20 million, excluding the COVID-impacted years. We uphold a strong financial position, ample cash reserves and no external funding. For over two decades, we've operated with a positive cash position. Our self-funding model underpins our financial stability and sustainability. We rely on internal cash generation for capital expenditure projects. Our financial strategy ensures that we maintain a working capital of at least £2 million at any given time, reducing reliance on external borrowing unless it serves a compelling commercial purpose. During the COVID-19 pandemic, we secured a £5 million CBIL (Coronavirus Business Interruption Loan) facility, which we returned unused within the first 12 months. While benefiting from reduced business rates grants for hospitality companies during the pandemic, our long-term financial plan spans five years. It is designed to evolve, reducing our dependence on low-profit income streams while enhancing our market presence in higher-margin products and services. Our focus on innovative technologies aims to boost productivity, maintain our competitive advantage, and deliver strong financial returns.

Measurement As part of our ongoing sustainability efforts, we are diligently measuring our Scope 1, Scope 2, and Scope 3 emissions. This comprehensive evaluation is a crucial step in developing a robust net-zero strategy. It allows us to assess the full spectrum of our greenhouse gas emissions, including those directly under our control (Scope 1), indirect emissions from purchased energy (Scope 2), and other indirect emissions along our value chain (Scope 3). By understanding our emissions across these scopes, we can identify opportunities for reduction, resource efficiency, and sustainable sourcing.
