Existing Conditions, Disconnected Pool Decks Mediating level difference between the decks, a winding handicapped ramp is the single circulatory element between the towers on the way to the beach elevators. These ramps between the towers create a bottle neck condition at junctions between the towers. The ramps and the glass railings create unnecessary circulation & visual blockage between the towers.

Tower II Restaurant The existing restaurant is updated and rebranded with new finishes and lighting. Louvered trellis walls are placed along the restaurant edges as screens to protect against the wind and the rain. These trellis walls create intimate dining niches and eating is no longer hindered by the wind. As the social hub, the restaurant space now has a distinct design identity, a clear boundary and protection against the elements.

The dining capacity and the back-of-house food prep and cooking areas have been increased by approximately 60%. The addition of 700 S.F. to kitchen space will greatly improve the service capacity and afford space for new restaurant equipment. The newly reconfigured kitchen layout will increase efficiency in food preparation and food delivery to diners.


Tower II & III Ramp Stair Combination View looking Toward Tower II Restaurant The wind screens and plant trellis around the dining areas delineate the newly branded restaurant space and fill in the architectural void underside of Tower II. An artist’s mural is applied to exposed underside of Tower II. The existing handicap ramps and railings that were blocking circulation between the decks have been removed. The new combination stair/ramp at both sides of Tower II now symmetrically supports ease of movement and opens up wide vistas of views into the pool decks. Now there is an ease of flow and a real sense of continuity between all three towers.


Tower III Pool Deck View Looking Towards Tower I The new cabana structure runs the full length of the east side of Tower III, creating a continuous wind shield along the ocean’s edge. The gradient cabana colors mimic the changing blue hues of the ocean. The long white trellis structure spans the full length of the pool on the west side, creating a wind protected low pressure zone. This long trellis is an unifying architectural feature that links the pools together. Providing comfort and shelter from the wind, the cabanas and trellis structure offer distinct lounging options for the residents. The pool deck amenities now include multiple settings to unwind and relax pool side.


Tower III Cabanas and Poolside Elements The changing volumes of the cabanas, shown in the background, mimic the folding action of the ocean waves; the varying blue hues of the cabanas blend the structures into the horizon. Internal passages link pool facing cabana spaces and beach facing sunning areas together. The cabanas create semi-secluded, private retreats for residence.


Tower III Oceanside Corner Cabana

The central louver system is employed as a wind filter, while creating distinct pool side and beach side cabana spaces. Secluded from the social spaces of the pool side, ocean-facing cabanas are intimate spaces for conversation and sun bathing


Tower III Beach Lounge The new Beach View Lounge is located adjacent to the Tower III beach elevator. With immediate views of the ocean, the Beach View Lounge offers an alternative dining, drinking and socializing destination. The intimate built-in banquettes close to the railing edge frame the beach and the sunset views. For comfort, East-facing wind blocking screens and moveable shutter systems are integrated into the Beach Lounge area. The colorful textiles create a vibrant ambiance.


Tower I Aerial view towards the ocean The under-utilized Tower II showers are removed and two curved walls with built-in benches surround a children’s splash pad play area. On special occasions, these areas can be transformed into an outdoor movie theater or a performance space. Surrounded with hedges, cocoon-like double lounge beds are nestled in the “Secret Garden.” The pebble rock paving offers textural variation to the travertine deck surface.


Tower III Swings and Kid’s Splash Pad To the left of the Secret Garden space is the Swing Lounge, a lushly landscaped quiet & meditative zone. Walking along this path is the children’s splash pad sheltered by fabric sails. The surrounding landscaped walls offer noise separation as well as wind protection.


Tower I Aerial View Toward the Ocean Along the sunny Tower I beach edge, the heavy chaise lounges provide ample amount of space for sun bathing. There are new areas of weather resistant wood decking, serving as sunning platforms. A mirror condition of Tower III, a long trellis spans the continuous length of the Tower I pools, offering wind and shade protection.

Adjacent to the Tower II restaurant & down the ramp/stairs area, there is an alternate dining & socializing area surrounded with dense landscaping. Nearby grass areas are lined with vertical plantings, creating a semisecluded lounge area on the grass. The existing wood benches and garden pools are embedded in between the Zen-like landscaping.


Tower I Pool Trellis The long span of the new trellis links multiple zones of the large pools together. Filtering the wind and sun, the architectural trellis system create multiple grids of shade that reflect throughout the pool deck. Below the shady trellis, comfortable lounge beds rest on raised wood platforms containing pool equipment.
