PROJECT PROFILE NAME OF THE PROJECT: Quark city residential tower (R2) LOCATION: The proposed site is located in tri-city in Mohali industrial area sector 74 , phase 8b Mohali near Chandigarh.

PURPOSE OF SELECTION
• The study of this building would enable me to understand the various considerations kept in mind while designing these type of buildings, we need to provide better comfort and new technologies which helps to provide quality life. • Further, the project offered me to have an insight into various aspects of design, structure, construction techniques and building techniques keeping all the factors which helps in construction. • Use of innovative and new methods of construction.
INTRODUCTION
RESIDENTIAL TOWER is basically a high rise building.it is located in Mohali ,Punjab. the building was designed by ar. Alex Jacob (a renowned foreign architect). it consists of 29 floors having lower two floors are townhouses , upper 21 floors are typical floors , topped by duplexes at two floor with four levels and penthouse at two levels.it consists of 200 apartments. floor to floor height of each apartment is 2.925m . it is surrounded by lush green areas and connecting roads and pathways. Special attraction of this building is the hi-tech use of modern mechanisms.

Planning is done in a way to give utmost importance to the human comfort.It is designed to be functional,integrated & environment friendly.

Prime concept was to make a façade free construction by giving balconies at all the sides giving the best environment possible.

Each apartment is designed in such a way that priority is given to areas which has maximum used throughout the day. Feeling of openness is depicted through the design. So that one must connect to the nature.

The proposed site is located in tri-city in Mohali ,Industrial area sector 74 , phase 8b Mohali near Chandigarh.

It is covering 51.3 acres of total land area.

The bustling neighbourhood offers shopping, recreation, and medical care all within 5-6 kms.

Strategically located, at just 9 kms from the International Airport and the Railway Station.

It is easily approachable through the well defined roads,NH5 is well connected and passes along the site.
SITE CONDITIONS In Mohali, the summers are short, sweltering, and clear and the winters are short, cool, dry, and mostly clear. Over the course of the year, the temperature typically varies from 48°F to 106°F. It has a subtropical continental monsoon climate.
TEMPERATURE •The hot season lasts for 2.6 months, from April 22 to July 8, with an average daily high temperature above 98°F. The hottest day of the year is May 30, with an average high of 106°F and low of 80°F. •The cool season lasts for 2.6 months, from December 3 to February 21, with an average daily high temperature below 76°F. The coldest day of the year is January 9, with an average low of 48°F and high of 68°F.
SITE CONDITIONS TOPOGRAPHY The area within 2 miles of Mohali is covered by cropland (75%) and artificial surfaces (15%), within 10 miles by cropland (77%) and artificial surfaces (20%), and within 50 miles by cropland (79%) and trees (10%).

The site is roughly rectangular in shape having three main entry gates. Whole site is interlinked through the connecting roads. The tower outlooks office building in the front and surrounded by proposed residential towers yet to be constructed and common parking by one side. Other than R2 residential tower, four more residential towers are proposed for construction.

Common basement parking is provided near R2 residential tower below the tennis court.
▪
Facilities like tennis courts, club (gym, bar, banks, first aid, hair and spa, swimming pool), parks, green area and cafe are provided.

Double basement and stilt are provided for parking in residential tower (r2).
▪
The whole site is well connected with roads, roundabouts and ramps at significant areas which make it easier for visitors to commute.

6m wide roads are provided for vehicular movement with paved footpaths along the roads.

Drop off area is well designed in front of the tower.

Landscape design is done to achieve a green,lively and eco-friendly environment.The site looks more attractive due to the placement and variety of plants you explore along the walkways and roads.

Landscape is an essential part of the environment. landscape includes topography, vegetation and associated plants and soil, water bodies and their special configuration is one of the most visual need of people. • The location, planning, layout and landscape design of the house makes an important contribution to the built environment. •
At podium level, there is a pathway 1.5m to 1.8m wide running along the outer facade of the building.

There is a ramp, which leads to the drop off area at podium level.

DRY WALL •Dry wall (also known as plasterboard, wallboard, gypsum panel, sheet rock, or gypsum board) is a panel made of gypsum with or without additives and normally pressed between facer and backer (typically thick sheets of paper). •It is used to make interior walls and ceilings. The plaster is mixed with fiber and various additives that can decrease mildew(fungus), increase fire resistance, and lower water absorption. Common panel thickness are 13mm and 16 mm.

EXTERIOR INSULATION & FINISH SYSTEM condensation reduction:- EIFS has been shown to consistently outperform traditional siding options like brick, stucco, fiberboard etc. when it comes to moisture control. traditional cladding options have thermal sidings which allow heat to flow, thereby causing condensation when the cold outside air meets the warm air of the interiors. This condensation results in moisture which can inflict damage on the SPACE SAVING:- now ad days, the quality and value of living places depend on the interior floor space offered by the building. while interior insulation takes up a significant portion of this valuable interior floor space, exterior insulation systems like eifs do not affect the interior living space in any way, thus providing optimum insulation along with significant space savings.

PREFAB CONSTRUCTION Prefabrication building is the completely assembled and erected building, of which is the structural parts consists of prefabricated individual units or assemblies using ordinary or controlled materials. Prefabricated construction is a new technique and is desirable for large scale housing programs.

ADVANTAGES OF A VRF SYSTEM CONTROL MEANS COMFORT:- The key to providing comfort is to supply heating or cooling when and where it is required without swings in room temperature. In conventional systems, the compressor is either on or off, so even spaces that have individual controls experience fluctuations in a room temperature as the compressor stops and then starts again to maintain the thermostat. • DESIGN FLEXIBILITY:- One of the major advantages of a VRF system is the flexibility provided by the diversity of the product offering multiple types and sizes of fan coils are available for any application. • COST EFFECTIVE INSTALLATION: Depending on the installation, the installation of a VRF system can be Fig 2. DOUBLE GLAZED UNIT ENERGY COST SAVINGS:-construction of double glazed An insulated glass unit combines multiple glass panes into a single window system. most igu’s are double glazed (two panes of glass) with 3 panes (triple glazing) or more becoming more common due to higher energy costs. THE BENEFITS OF DOUBLE GLAZING UNIT ARE AS FOLLOWS:
windows creates thermal insulation. this reduces the flow of incoming an outgoing heat. less energy is used to heat up or cool down the space. SOUND INSULATION: double glazed windows improve sound insulation by creating a barrier. SAFETY: double glazed windows are tougher to break than single pane windows, so they increase the security of the building.because they are sealed tighter than other windows, it is also tougher to force them open from the outside. Reduce damage to furnishings:- double glazed windows can reduce the amount of sun and heat entering the room. LIMITED CONDENSATION:- moisture on a warm surface forms droplet of water, which freeze into frost. this can make the room feel colder, which forces the people inside to adjust the heat. the air between the two panes of glass, plus the airtight seal, prevents condensation from building up by blocking moisture in cold weather.

SPRINKLERS:- sprinkler system are provided on each floor level. sprinklers are divided into 3 categories:• upright • downright • wall mounted in basement and stilt floor, upright sprinklers are used at distance of 2.5m center to center. further, on upper levels downright, upright and wall mounted are used at distance of 3m from center to center. in areas with false ceiling, wall-mounted sprinklers are used. areas without false ceiling upright and downright both are used
SERVICES Fire safety systems used in this building are as follows:
Fire hydrant cabinet(FHC):•Fire hydrant also called fire plug, fire pump.it is most commonly used in high rise buildings. •Two FHC are provided on each floor for fire safety.
Fire detection system :•Fire detectors sense one or more of the products or phenomena resulting from fire, such as smoke, heat, infrared and ultraviolet light radiation. In dwellings, smoke detectors are often stand-alone devices. in non-domestic buildings, fire detection will take the form of a fire alarm system, incorporating one or more of the following automatic devices: •HEAT DETECTOR:- used in kitchen area •SMOKE DETECTOR:-used in basement as well as in circulation area •FLAME DETECTOR:- in overall building as per requirement •MCP HOOTERS are also provided. •fire panels are provided where smoke detectors connect to a central fire panel. •ACCESS CONTROL SYSTEM:- electromagnetic locks are provided for security purposes. •Fire Control Room:- it is provided near to the reception having control to all cameras, smoke and fire detectors etc. •PRESSURIZATION SYSTEM:- It is used in the staircase area which helps to revert back smoke in case of fire.
CONCLUSION WORKING ON THIS PROJECT WAS A GREAT OPPORTUNITY FOR ME TO STUDY THE PRACTICAL ASPECTS OF BUILDING CONSTRUCTION AND INTRICACIES OF VARIOUS ARCHITECTURAL SKILLS. I STUDIED THE VARIOUS SERVICES OF THE BUILDING AND GOT TO KNOW THAT HOW A STRUCTURE COMES TO LIFE. TO SUM UP, RESIDENTIAL TOWER IS AN UNDERGOING PROJECT OF LUXURY APARTMENTS WITH LATEST FEATURES, SERVICES AND AMENITIES SURROUNDED WITH LUSH GREEN SETBACKS IN THE CENTRAL HUB OF THE CITY MOHALI. IN THE END I WOULD LIKE TO SAY THAT THE STUDY OF THIS RESIDENTIAL APARTMENT WAS OF UTMOST KNOWLEDGE THROUGH VARIOUS SITE VISITS.
