Location - Kankanady, Mangalore, Karnataka Total Site area = 24,849 sq.m (6.18 acres) 40% Ground Coverage Permissible FAR = 2.0

The project consists of Studio units, 1BHK, 2BHK, 3BHK, Coliving /Shared spaces, Service apartments & Co-working units. The Various Units are divides into two blocks where the design is sculpted within the existing contours. The balconies facing south act as an insulation and reduces the heat gain into the interior spaces and also provides serene view of the ocean.

The workplace is evolving faster than ever before and we must pioneer the new office design movement. The design explores how the concept of courtyard can be applied in high rise building. Green spaces spread across oscillate throughout the floor plates act as breakout space or informal workspace.

About 200m from the eastern side of the site lies the very famous Lalit Mahal Palace, which is one of the iconic structures in Mysuru.

Considering central main axis from Lalit Mahal enable visual connection to the Mahal.

STAGE THREE

The main idea or concept of the site plan was derived from the context of the site, respecting it and not dominating but rather embracing it. A central axis has been considered from center of the site. One of the reason for considering this axis was to retain the visual connection to the place. So that people passing through the front road of the site can still have a visual contact with the Mahal. Another reason which led to the decision of considering this axis was the topographical pattern and water shed pattern in and around the site. The intent was not to disturb the natural water shed pattern. To support these design decisions, a pedestrian plaza is proposed which lies on this axis surrounded by the built form.

URBAN INSERTRANEBENNUR Semester VII

Situated at the geographical center of Karnataka, Ranebennur is an important trading town in the district of Haveri with a population of 1.06 L. Located 35 kms away towards the south of Haveri City, the taluk is bordered by the Tungabhadra river along the southern frontier. Agriculture and agro-based processing facilities is the principal source of occupation which contributes significantly to the economy of Ranebennur. Cotton, Groundnut, Jowar and Maize are the major commercial crops of the area. The Poona-Bangalore National Highway and the Poona-Bangalore Railway line passes through the city, thus establishing an important trade, transport and communication network. These set-ups have helped Ranebennur evolve into an important business and commercial hub. Hence, the town is developing very haphazardly with unprecedented and faulty infrastructure development and rapid industrial activity without any plans. Therefore, the civic amenities and circulation pattern are suffered. Along with this, the town is also losing its authenticity due to poor execution of many proposed government reforms, modern-technology take over, ailing from poverty with a poor standard of living. Significant population growth is observed in the past two decades. While the bulk of the population is engaged in agriculture-based activities, these changes reflect larger demographic shifts such as an increase in millennials entering the workforce, as well as trends in the ÂŹfields of economy, finance, environment and health. To accommodate the above-mentioned demands, the proposed Urban Insert Project deals with understanding of stimulants such as historical nodes, urban and rural context, real-estate development, furnishing of agro-based production, social theory and overall image of the city. The following urban insert policies and interventions aspire to improve the livability, sustainability, economic vitality, urban proximity and attractiveness of Ranebennur and support its distinctive identity.

Urban Insert - Intervention A STreet For the Pedestrians BUILDING CONDITION

-Doddapet is one of the major commercial area of ranebennur and also one of the oldest - The area has a dense grain of commercial buildings packed, close to each other with a narrow road. - The Commercial buildings are concentrated on the street surrounded by residential buildings - One the street there’s overlapping of flow of vehicles and pedestrians walking there which creates a chaos and congestion which majorly affects the pedestrians - The idea is to convert the stretch of doddapet road into pedestrian plaza and restricting the flow of vehicles and re-routing the vehicles to the roads parallel to doddapet road. - Installing retractable bollards at both the ends of the street to facilitate entry for emergency vehicles and for unloading of goods into the shops/ - A daily vegetable market is held on this street. for selling vegetables under no shelter. - Residential area around doddapet consist of moderate to low income group families, many cannot afford refrigerators, so they buy vegetables as required. Hence, this vegetable market is important to the people in the surrounding. - The houses around the main street are closely packed and have no open spaces around them as a result, children from these houses play on the main street, rendering unsafe conditions for them.
