RENT
We have a strong advertising profile and understand how important the right marketing can be. We regularly advertise in the property pages of the East Anglian Daily Times, Evening Star, Central Magazine, Suffolk magazine and Archant’s Home Supplement. We also ensure all properties are listed on our own website, www.riverdaleestates.co.uk, www.rightmove.co.uk, www.primelocation.co.uk, www.propertyfinder.co.uk and various other property portals. This ensures your property receives maximum exposure.
Riverdale Estates will accompany all viewings to your property. This means we can accurately answer any potential queries and offer feed back from all viewings. By meeting potential tenants at this early stage we can also run through preliminary details and make sure that the property is right for them and that they are right for the property.
Our terms and conditions dictate that all tenants must set up standing orders to pay their rent monthly. Once rent is received it is processed by our accounts department and electronically transferred to a landlord’s nominated bank account. We will also send out a monthly statement and can produce yearly overview reports if required. In the unfortunate event that rent payments are delayed we will advise you promptly and work with the tenant to rectify the situation.
MARKETING We will take external and internal (where possible) photos of every rental property to ensure it is correctly marketed to the right types of tenants. We also regularly deal with major blue chip companies in East Anglia and assist them with relocations and home searches. Our full colour rental list is also sent out to our database of tenants and potential tenants to ensure full coverage.
PRESENTATION The rental market is extremely competitive and it is important that every property is correctly presented in order to maximise rental income. We will carefully advise on a whole range of presentation issues to make sure your property goes swiftly and on the best terms possible. In addition we will also advise on fire and safety regulations to ensure your property is fully compliant.
VALUATIONS Primarily what you want to know is “what rental can my property achieve?”. Before beginning to market you property one of our highly experienced valuers will visit your property to provide an accurate market appraisal. It is always important to avoid unrealistically inflated rents which nearly always equal void periods. We will advise on a realistic and most importantly achievable rent without downvaluing your property.
REFERENCING All tenants are fully referenced when applying to rent a property. References are carried out by a specialist referencing agency, Maras, who obtain references from previous landlords (where possible), employers, accountants (where applicable) and banks as well as checking credit histories. A report is then issued on the basis of these checks and rental guarantee insurance can also be arranged.
PAPERWORK All of our statutary forms and tenancy agreements are drafted by the Letting Centre and comply with all current housing regulations. Under normal circumstances either a 6 or 12 month Assured Shorthold Tenancy will be offered with the normal terms applying for notice periods. DEPOSITS In accordance with new government legislation we will hold all deposits as stakeholder. When a property is managed we will ensure that this deposit is lodged with an approved tenancy deposit scheme within the required 14 days and that the necessary certificate is given to the tenant. We will also liaise with the tenant at the end of the tenancy for the deposit return. Where Riverdale Estates is not managing a property we can advise landlords on their obligations and give details of the tenancy deposit schemes which they can use.
MANAGEMENT Our management service gives you complete peace of mind. Whether you own one property or a whole portfolio we will deal with all aspects of the property management throughout the letting period. We have a network of local contractors who are reliable and offer a quality service. Riverdale Estates also has its own dedicated “handy man” who is always on hand for small repairs and non-skilled tasks. This means we can keep costs down and deal with even the most minor of repairs. FULL MANAGEMENT
LETTING ONLY SERVICE
We undertake to: • Carry out a personal inspection of the Property and prepare a rental valuation. • Prepare marketing particulars, arrange and accompany • viewings where appropriate, advertise and market the Property until Tenants have been secured. • Carry out the thorough referencing and vetting of any prospective tenant. • Prepare Inventory and Schedule of Condition. • Prepare the appropriate Tenancy Agreement. • Arrange transfer of utilities / meter readings to the Tenants. • Collect Deposit monies and hold in a designated Client Account. • All deposits lodged with an approved Tenancy Deposit Scheme as per current Government legislation • Collect rents by Standing Order and account to you monthly. • Arrange any necessary maintenance to the Property and deducting costs from the rent received. • Carry out regular internal inspections throughout the tenancy. • Arrange a thorough final inspection at the end of each tenancy. • Provide general liaison between Tenant and Landlord • including providing a 24hr/7 days a week emergency number. • Carry out any necessary works at the end • of the tenancy and deduct this from the security deposit.
We undertake to: • Carry out a personal inspection of the Property by an experienced Manager and a rental valuation. • Prepare marketing particulars, arrange and accompany viewing where appropriate, advertise and market the Property until Tenants have been secured. • Carry out the thorough referencing and vetting of any prospective tenant. • Arrange transfer of utilities / meter readings to the Tenants • Inventory to be arranged by the Landlord unless otherwise agreed. • Prepare the appropriate Tenancy Agreement. • Collect the first month’s rent and damage deposit. • Forward all monies collected by Riverdale Estates Ltd to the Landlord less our agreed fees. This includes the deposit which will be the landlord’s responsibility to bond in line with the Housing Act 2004. • Notify Tenants of Landlord’s address and contact details so that the Landlord can be contacted if any problems arise and rent money can be paid direct. • At the end of the tenancy agreement, if we arrange a new fixed term, or a periodic tenancy, (i.e. the tenant continues with no fixed term) with the existing tenant, a fee of £50 + VAT is payable to cover our administration expenses. If, however, we find a new tenant, the original terms will apply.
CHARGES
CHARGES
An initial Contract Fee of £150.00 + VAT . Management fee of 10% + VAT for the initial tenancy and any subsequent extension to that tenancy. Fees will be deducted monthly from the rent received. There is no charge for an existing tenant to remain in occupation. However if we draw up a new contract there is a charge of £50.00 plus VAT If we find a new tenant the original terms will apply.
A fee equivalent to the first month’s rent including VAT. Please note there are no charges whatsoever until a tenant has signed contracts.
