- Re-establish outdoor green spaces as the primary setting of public life - Defined by the residents to create a community, where they come first, paired second with a collection of multi-commerical spaces & central garden/ park spaces.
VISION
- Build around green energy. Reimagine and reframe the city and urban life through a green lens. - Independent energy systems developed by the suburb’s people. - Prior to industralisation - everton park was once dedicated to local farming & agriculture. Therefore, to preserve the role of nature is important, bring back that connection to landscape and organic food to the table. - It’s important to exercise & emphasise natural space & energy with commerical & industrial surroundings. - Surrounded by natural reserves.
Everton Park Studio | 05 April 2019 | Page 5
1.1 VISION of REFOCUSING METABOLISM
CONNECTIONS OF PEOPLE & PLACE
WASTE TO RESOURCE.
- Re-establishing the necessity of walking/cycling around the suburb.
- Residents to adopt communal resource schemes (biophysical).
- This then connects person to place - aids in developing respect & community engagement. - Nature & rearrangement of spaces can contribute to community culture & interaction (larger community spaces needed).
- Social/economical schemes to involve and connect the community together to build a new way of life that is sustainable, and regenerative = education, recreation and experience.
- Defining the community - connecting through better landscapes, roads, bridges and pathways to direct better interactions.
- Trees planted for lush forests to seperate large roads in the suburb to not only bring back greenery, but also to be used for harvest when fully grown. And the cycle will continue. - Everton park will focus on waste to resource and continuing the process for all aspects.
METABOLISM
- Human and animal waste that the suburb produces into green energy for electric cars and to power the homes of the suburb and in the future aid in producing energy for the city as a whole.
An indicitive sketch of the aesthetic qualities of the humble, yet effective vision, that not only incorporates new, green technologies, but brings back the quiet, and self-sustaining town of Everton Park that developed from farm lands. This vision comments on that history mixing culture, sustainability, growth within the realms of the economy and social capabilities, with an ample amount of research tools and facilities. The vision will hope to set a new standard of living, which will promote other cities around the world to adapt its’ qualities.

2 BACKGROUND
2.1 THE BROADER & INNER CONTEXT
Everton Park Studio | 05 April 2019 | Page 7
EVERTON PARK
BROADER CONTEXT: Located approximately 8kms north from the Brisbane CBD, taking at least 24 minutes by car to travel too. As a closer inner-city suburb, it is surprisingly disconnected from the rest of the city. There are no train stations located within the suburb, with the closest being Gaythorne (see page _ for the location), meaning that the only option is bus if you cannot, by your own accord, get to the closest train station. Everton Park is predominantly residential, with more than a quarter of the population residing in semi-detached and higher density dwellings - on site analysis, it was clear that there were many puiblic housing schemes situated within the community.
FASTEST ROUTE - VIA M3 (23 MINUTES)
BRISBANE CBD
Everton Park is also a neighbourhood Watch area. EVERTON HILLS
MCDOWALL
INNER CONTEXT: Old Northern Road & Southpine Road merge into each other and is a four line road that pretty much splits the suburb into too. ( )Main and obvious issue found when performing a suburb analysis was South Pine Road - pedestrian traffic are unable to safely cross over in many main parts of the suburb due to the lack in lights and zebra crossings along the street. It almost acts as a barrier and seperation tool between the suburb, forcing a lack of connection. There is issues with not only walking, but cycling (no bike paths). From this short analysis of the main road, it is clear why people would prefer to drive rather than walk, as it is extremely clear how unsafe and frustrating it is to walk.

OLD NORTHERN ROAD
ARANA HILLS
When looking at the right side of the suburb (using South Pine Road as the split) it is clear that this is the most focused on for development, being an obvious indication of where new families/people will want to move in next too (being close to the suburb centre/ high density area). The left hand side of the split is mostly consisted of new townhouses and small blocks of estates rather than the old, smaller high rises in the south. It also has more green space.

2.2 HISTORY
40, 000 years ago | Aboriginal Migration to Australia
1870 | Industries were established, farms and vineyards for example, like the one owned by Thomas McDowall which he named after the inner north-eastern district of Everton in Liverpool, England. (Other industries were those of slaughter yards and fellmongeries).
1874 | Bunya railway timber reserve was established in Everton Park.
1899 | The closest railway to Everton Park within Enoggera was opened.
1908 | The railway within Enoggera extended to Gaythorne, even closer to Everton Park.
1934 | Everton Primary School was opened.
1961 | First shopping centre was opened on Stafford Road, across for the former post office and store on South Pine Road.

1970 | Everton Park was considered to be fully settled by this time, and since has been an aging community and growth of empty-nester households.
2002 | The Everton park boundary extended out and over the Northside Christian College (1985), North West Private Hospital and North West shopping plaza, including them into the catchment.
2013 | The State government announced plans to close nine schools including Everton park State High School, despite identification of Everton Park as a growing suburb.
2018 | Everton Plaza laneway extension begins construction. Urban village of 5 stages proposed to city council for approval. Mirvac releases masterplan for new house estate of both houses and townhouses.
2019 | QUT students begin designing ideas for Everton Park Masterplan.

2.3 DEMOGRAPHICS By talking to locals within this area, they believe the surrounding pathways and roads need an upgrade to aid in pedestrians and essentially the older generation due to the fact that if they can’t drive but want to walk it is extremely difficult. This will even aid the younger generations moving here to begin a family. “2016 Census Quickstats: Everton Park”. 2019. Quickstats.Censusdata.Abs. 3 SITE ANALYSIS
Everton Park Studio | 05 April 2019 | Page 12
3.1 SELECTED SITE ANALYSIS When selecting the site, I needed a large amount of land to work with that I could morph into a positive, welcoming atmosphere for the community of Everton Park. This site was primarily chosen due to the desire to reuse the Masters’ shed materials, and relocate/reuse the large buildings next to it (anaconda and spotlight) as they do not fit with the theme of Everton Park.
The Masterplan will develop these existing buildings into a new proposed dwelling and spacial qualities with durable and sustainable materials while using what can be used to save money, time and resources. The goal within this site is to minimise constructuion waste, create a new and sustaining environment that allows for local businesses such as farms and retailers to sell what is needed to the public and within a space that is important and an icon for people within the community, then around Brisbane to travel to and visit.
TY Architect. 2019 Proposed Masterplan Concept for Everton Park Council
CHOSEN SITE: THE OLD MASTERS’ SHED, AND THE SHOPPING CENTRE NEXT TO IT.
This site will also incorporate techniques in separating, recovering and re-using organic waste with the market also being a small farm, as the soil within Everton Park is acceptable. From the vision of Waste to Resource, it will be tackled in numerous ways, such as, recycling sheds of all objects and materials, and designated areas out of site for storage, and removal daily.
be replaced again within the site and accompanied by more. The private and public areas will be accomodated for with the use of visual and acoustic privacy tools, such as natural elements and timber screenings.
All in all the site will be used for its best purposes, within taking away the environment. Any trees or natural elements taken, will

3.3 SELECTED SITE EDGE ANALYSIS (AND SURROUNDING ROADS)
FUTURISTICALLY...
The hiearchy involves cars and trucks being at the top, which is extremely unsustainable within our environment. Therefore it needs to be turned upside-down.
The pyramid within transport and connecting links need to change in order for a greener city.
PEDESTRIANS
CYCLISTS
PUBLIC TRANSPORTATION
1. Primary road to be split and detailed with landscaping and tall trees to soften the look of the harsh urban landscape.
CARGO TRANSPORTATION
2. Primary road to be redeveloped with bike pathways that link to the cbd directly for safe and sustainable transport options.
INDIVIDUAL TRANSPORTATION
3. Primary road to be redeveloped with more pedestrian crossings for easier connection to those residents that live on the left hand side of the main road, away from the shops.
"Time To Turn Our Transportation Pyramid Right-Side Up". 2019. West Coast Environmental Law. https://www.wcel.org/ blog/time-turn-our-transportation-pyramid-right-side.
4. The empty masters block will be redeveloped into the future project that will aid in the connection issue of Everton Park - purposing to be a self sustainable food market, water & energy management centre and cultural centre. 5. Bus stations need to be upgraded with more shelter and comfortable sitting for those waiting on that busy primary road. PRIMARY ROAD BUS ROUTES CAR PARKING OPTIONS TRAFFIC CONJESTION LEVELS

OVERLAND FLOW FLOOD PLANNING AREA In regards to the flooding analysis, it is important for the new masterplan to incorporate a cataylst decision to accomodate this issue sustainably and with purpose. A channel within the next project will be proposed to help direct the water and essentially make it an aesthetic quality within the catchment, with ponds and other areas that can fill up with excess water (see the dashed arrows for more details. Important existing infrastructure: The existing infrastructure around the site is important to developing the new masterplan with consideration to those around it and how it will aid in a positive way, rather than negative. 1) Charlies raw squeeze/market 2) Woolworths & everton park plaza 3) Library & bowls club 4) Cafe

MAXIMUM 5 STOREYS AND 17.5m HIGH
MAXIMUM 3 STOREYS AND 10.5m HIGH
MAXIMUM 7 STOREYS AND 21m HIGH
Height limit: Everton park has three different zones of height restrictions.
Maximum 3 storeys and 10.5M high
Maximum 7 storeys and 21m high
Maximum 5 storeys and 17.5M high
However, from recently development proposals and a potential highrise within the 7 storey zone, this could change. Therefore, thinking about the future masterplan of everton park some sort of illusion of height may need to be implemented to match this highrise this masterplan aims to preserve many of the surburbian qualities therefore going higher then 7 metres will not be an optional, but designing to give the illusion of greater height might be an inspirational idea for the everton park.

4 MASTERPLAN ELEMENTS
Everton Park Studio | 05 April 2019 | Page 18
4.1 MASTERPLAN ELEMENTS
An indicitive example of how the buildings within the new Everton park scheme will be designed with passive design concepts implemented, and complimented by helpful and green technology.
The key elements have been formed with extensive research on successful green cities and suburb analysis. Acknowledging the authors of such research that has taken place, include: “The Architecture of Happiness” by Alain de Botton “Triumph of the City” by Edward Glaeser “Future Cities” & “Becoming Human by Design” by Tony Fry Essentially the goal of the masterplan is to incorporate as much sustainably and health of the environment into the urban design - by doing this it will become a city of the future that looks after itself within taking to much away from the world. Not only will it incorporate sustainable aspects within aesthetic qualities, construction and use over time, but it will also talk to the cultural aspect of Everton Park, and it’s communities within it. All diversities will be accounted for.
As this Masterplan develops it will be a vision for the future, in regards to both sustainability & culture. KEY ELEMENTS • • • • • •
Designing for All Sustainable Foundations for the Future Understanding the Needs of the People Combining all Uses between Commerical and Residental Creating Long-Lasting Communities Social, Emotional & Physical Wellbeing

Spawl & Density
Offers within Transport
A Uniqueness
The Everton Park upgrade aims to densify the population/move the current residencies into close proximity to the city centre, as it does and will have much to offer to those that live nearby. Whether this is through modern and sustainable new residencies, or connection pathways for easy and quick travel. By making these connected it will activate the streets during the day and throughout the night.
Cars may have given humanity the freedom we once a hundred or so years ago, didn’t have, but they are also bad for the environment and in reality should not be used for just going down to the corner shop. Therefore, converting roads into pedestrain and cycleways will allow for an improvement in pedestrian movement. Not only is it better for the environment, but also the resident’s health.
In all the reports regarding successful urban design within communities, residents need an identifiable spatial character to belong to. There needs to be connects through the use of parks, design and space. People want to live within a suburb and area that is different and unique to all others. A place that is connected to the city culture, but also seperate so they can unwind after a long week.
Surburian Variety
Seven-Storey Height Limit
Lifestyle Activities
The Everton Park upgrade facilitates the needs of everyone, where it incorporated not only a place for shopping and commerical/business values, but also for educational, health, research & experiences. It will offer small spaces for offices and businesses, while successfully providing other services of mix-use in areas that compliment the other laneways and developments currently being constructed.
Throughout the urban research it was clear that high buildings can effect a person’s mental health. Not only do high buildings in suburbs look ridiculious and out of context, but they also don’t make residents that reside there to feel good - they cannot successfully unwind from their busy week.
Throughout Everton Park there are many few spots where residents and the outside public come to congregate and connect with each other. These existing spots will be enhanced and upgraded to allow more people through and create a larger connection between people and place. Recognising where most activities will occur will aid in bring value and a point of orientation for other visitors.
The Specifics & Levels of Public Space
The Young & the Old
Consideration of Cars & Pedestrain Pathways
All suburbs and cities need a place for people to congregate too, that is known to be a popular public place to meet and greet, or relax in solitude. It is also important to public to have degrees of public space, as everyone is different, and the way residential and public spaces are popularly intertwined to be able to balance both together correctly so the people residing there feel safe, secure and are able to wind down successfully after and during a long work week.
. Even though suburbs are mostly catered for those between a certain age group, Everton Park aims to change that and purpose a new design that incorporates a combination of generations intertwined and included. Especially, children & the elderly. They need to be able to use the suburb without many difficulties to recognise that they are a meaningful part of society
It is clear Brisbane values the idea of an active lifestyle, with new cycle and pedestrain paths (away from roads) are popping up quickly and directing the local traffic to the surrounding suburbs of the city. It is important to continue this throughout Everton Park, especially since this is one of the first aspects of the suburb noticably missing. By giving the residents of Everton Park a safe and cleaner option to get to work, would be a great start for a self-sustaining city. If you walk and ride throughout your suburb, you as a resident, will tend to care more about it.
