PROJECT NOTES 1.
ALL work shall conform with AIA General Conditions Documents A105 and A205, 1993 Small Project Edition and with the Project Manual included as part of these Construction Documents.
2. Before commencing work, the Contractor shall file all required Certificates of Insurance with the Department of Buildings, obtain all required permits, and pay all fees required by governing New York City agencies. No work is to begin without proper permits. Submit one copy of all building permits to Architect for record. 3.
Contractor shall verify all dimensions, elevations and conditions at the site, confirm that the work is buildable as shown, and notify Architect in writing of any discrepancies prior to proceeding with the work in question.
4. Examination of the site and portions thereof which will affect this work shall be made immediately by the Contractor, who shall compare existing conditions with the Drawing and satisfy him/herself as to the conditions under which work is to be performed. Contractor shall at such time ascertain and check locations of existing structure. Contractor's bid shall be based upon this examination. 5.
All dimensions are to finish face of masonry, centerline of steel, face of finish or casework unless otherwise noted Dimensions noted as "CLR" are not adjustable without Architect's review. Dimensions are not adjustable without Architect's approval unless noted as "+/-". Field determine dimensions marked "V.I.F." prior to commencement of construction, and notify any variances to Architect for resolution.

"Align" shall mean to accurately locate finish faces in the same plane.

The Contract Documents are complementary. What is shown or referred to on any shall be provided as through shown on all.
8. Do not scale drawings. Dimensions and notes shall govern. Drawing at a large scale shall take precedence over drawing of a small scale. Details shall govern over plans and elevations. 9. Repetitive features not shown on Drawings shall be completely provided as if drawn in full. 10. Contractor to verify layout of partitions, doors, electrical outlets, data and telephone outlets, light fixtures, and switches with Architect prior to proceeding with construction. Contractor to verify that no conflicts exist in locations of any mechanical, telephone, data, electrical, lighting and plumbing equipment ( including all piping, ductwork and conduit ) and that all required clearance for installation and maintenance are provided. 11. Visits to the site by the Architect are only intended to ensure compliance with the design intent and should not be construed as being related to site safety.
HANDICAP ACCESSIBILITY DIAGRAMS AND NOTES 12. Contractor shall protect area and new or existing materials and finishes from damage which may occur from construction, demolition, dust, water,etc, and shall provide and maintain temporary barricades, closure wall, etc, as required to protect the public during the period of construction. Damage to new and existing materials, finishes, structures, and equipment shall be repaired or replaced to the satisfaction of the Owner at the expense of the Owner.

13. All work listed, shown, or implied on any Construction Document shall be supplied and installed by the Contractor, except where noted otherwise.

Contractor shall notify Architect immediately of all utilities determined in the course of construction as being necessary to be removed which have not otherwise been noted for removal in the Construction Documents. Contractor shall remove such utilities only after consultation with the Architect and Owner. Whether predetermined in the Construction Document or determined in the field, disconnect, cut back to source and cap all utility services removed. Seal all penetrations created by the removal of utilities to match adjacent construction and finishes.

18. Upon completing the job, the Contractor shall leave the premises and all affected areas clean and in an orderly manner ready for move-in. This is to include cleaning of all glass ( including inside of exterior glass) and frames, both new and existing.

PLUMBING NOTES 1.
All plumbing and gas piping work shall be installed in strict accordance with the requirements of Article 16 and Reference Standard RS 16 of the 2014 NYC Building Code.
