TOOLS is the leading Nordic provider of industrial supplies and components. In addition to a shop, its headquarters is located at W&T Avia. TOOLS is a Swedish-owned company with a history of more than a century. It strengths include a local focus: the company has nearly 30 offices in dif� ferent parts of Finland, and it has served customers in several locations for decades. Its employees have strong technical expertise that sets TOOLS apart from its competitors. Its range of products includes tools, machinery, personal 4

protective equipment, mounting hard� ware, bearings and industrial com� ponents. Its customers range from enterprises of two people to listed companies. –We want to serve as an adviser to our customers and take extremely good care of our expert staff. This new location makes life much easier for our employees. W&T Avia is easily acces� sible from any of our other locations in Finland, says Antti Osanen, regional CFO, B&B TOOLS Holding FI. The new, combined facilities promote effortless communication between

employees and the management, with the entire team working in the same facilities. The visibility of the location made the company more recognis� able and helped it gain a strong foot� hold in the Helsinki metropolitan area. –The Koivuhaka district will be devel� oped further. –I was surprised to see how rapidly our facilities at W&T Avia were completed. With YIT, we were able to move from words to action promptly. Despite the tight schedule, our needs and hopes were taken into account at every stage, says Veli-Matti Viitanen, Service Director, FSM Group, who has more than 20 years of experience in security technology. FSM is the leading security technology wholesaler in Finland. Its comprehen� sive range of products includes all technological building security moni� toring systems, such as burglar alarms and video monitoring equipment.

Its customers mainly include author� ised resellers. FSM is familiar with its customers. According to Viitanen, they provide stable business but are demanding. –Our customers come and pick up products from all around southern Finland. Our location must be easily accessible to them, and everything must run smoothly. This location by the Ring road III, a national traffic hub, is a necessity for us, says Viitanen. He is also looking forward to the syner� gies between the tenant companies at Avia.

–In our previous location, we were the only company. Regardless of the sector, co-operation with other compa� nies always pays. FSM will have diverse facilities at Avia: a storage facility, a pickup point and sales negotiation rooms as well as technical support and warranty service facilities. According to Viitanen, long warranty periods and fast service constitute one of the cornerstones of the company. –Customised to our needs, the new facilities will make our operations more efficient. The property investor of W&T Avia is Heinon Tukku, a family-owned whole� saler and importer of daily consumer goods. The company was established more than 110 years ago. The W&T Avia site is its first property investment. The company had originally acquired the site for its own use, but did not eventually need to expand its facili� ties. According to Managing Director Petri Heino, it was clear from the very beginning that the company wanted to co-operate with YIT. –The construction and leasing of facili� ties are not our core competencies. YIT provided us with the best con� struction professionals in the country and the comprehensive expertise of a large company. I knew that the result would be excellent.

Despite the difficult economic situation, YIT was able to select an excellent combination of tenants. –As a property investor, I value reli� ability and consistency. Our contact persons have not changed during the project. According to Heino, the key goal was to construct a high-quality building that meets future needs for facilities and becomes a profitable investment. –Above all, we wanted to build pleasant business premises that enable tenants to thrive. This is truly a place that can accommodate compa� nies from any sector, says Jarno Saari, YIT’s Account Manager. At the core – today and tomorrow W&T Bisnespaja Avia is located in the centre of the most attractive and fastest-growing business hub in Vantaa. The ring roads make the entire Helsinki metropolitan area easily accessible. The flight terminals are near, and the 8

centre of Helsinki and the Vuosaari har� bour are only a short distance away. Saari points out that the location of W&T Bisnespaja Avia alone is a winning strategic choice for many companies. –This area has a large number of offices, but flexible combinations of facilities are hard to come by. For example, the building has geo-thermal heating, which means smaller heating expenses for all end users. –We seek to minimise wastage in all of our operations: our customer should not have to wait for a device, or vice versa. Our new facilities at W&T Bisnespaja Avia enable us to streamline all aspects of our operations, says Jari Lehtonen, Service Manager, Acer Finland. Many are familiar with Acer computers, but the company also imports and ser� vices tablets and a wide range of other top information technology products. Its primary target groups include con� sumers, educational institutions and small and medium-sized businesses. In addition to servicing computers, its cus� tomer service sells spare parts and used computers that come with a warranty. One-stop service Acer chose W&T Bisnespaja Avia in order to strengthen the cornerstones of its business success: quality, customer satisfaction and efficient operations. 10

–We wanted stylish facilities in a central location. Our old facilities were located in an industrial area. They were as large as our new facilities, but impractical and inflexible. Most of the space was inefficient, says Lehtonen. At W&T Bisnespaja Avia, Acer can make optimal use of each square metre. Lehtonen is particularly pleased with YIT’s innovative one-pillar implementa� tion, which allows for practically unlimited space design options. Both service and sales now have customised facilities. –Storage space is usually compro� mised, but we have no risk of our facili� ties becoming cramped. The height of the logistics hall is over six metres. We can even serve as the Nordic logis� tics centre for Acer. According to Lehtonen, YIT’s exper� tise became evident at the design stage, if not earlier.

–YIT presented a solution based on our discussions. It included many practical features that I could not even have imagined. Added value through proximity Acer frequently hosts visits by its for� eign partners. W&T Bisnespaja Avia is ideally located even in this respect. Its proximity to the airport and many hotels makes hosting visits effortless. –In addition, we regularly use courier services to ensure fast and safe com� puter service. We are now located near to several courier companies, which enables us to negotiate excel� lent terms. This creates immediate added value for us, Lehtonen points out. The rail line will be completed in the near future. According to Lehtonen, it will make W&T Bisnespaja Avia even more accessible to consumers and employees. –We employ more than ten profes� sional technicians, and our goal is to hire more employees. We are the only PC manufacturer in Finland that also provides computer service. With other companies leaving the country, we want to invest in Finland.


UpViser

–We moved to W&T Bisnespaja Avia during one weekend. Everything was ready for us here, and our operations were not interrupted at any point, says Jorma Tiili, Financial Manager and Partner, UpViser. Established in 2008, the company imports surgical special products related to plastic surgery, urology, gynaecology and gastroenterology. Its main customer groups include university and regional hospitals and municipal and private health clinics all around Finland. –We offer modern instruments and surgical technologies to ensure that patients are treated as well and safely as possible. Easy access UpViser chose W&T Bisnespaja Avia because of its excellent location and flexible facilities.

–With our company growing over the years, our storage facilities became insufficient. These facilities meet all of our needs and wishes. We were looking for more floor area. According to Tiili, a location near freight forwarders and the airport was a necessity for the company. Around 80% of the products that the com� pany imports arrive via air. In addition, representatives of its subsidiaries in Norway and Denmark and its partner in Sweden visit Finland often. UpViser’s facilities are located on the ground floor, at one end of W&T Bis� nespaja Avia. Its storage facilities have a separate entry with overhead doors. Its previous facilities were located on the third floor, with much poorer func� tionality. –Freight operators are grateful that they no longer need to deliver to the

third floor, Tiili says with a laugh. Light and space In addition to 13 permanent employees, UpViser has a few part-time employees. They all work in modern and flexible office facilities upstairs from the ground floor. –Kokema Design and YIT designed customised, light and spacious facili� ties that meet our particular needs. The open-plan office, office rooms and conference facilities are easily adaptable to our future needs. According to Tiili, collaboration with YIT has been a positive experience. –YIT always keeps its promises. I have worked with other construction com� panies as well, and I can absolutely recommend YIT.
