SPECULATIVE P E R F E C T I O N A Modern Take on Coastal Living LOCATED IN PARK SHORE, this four bedroom, four and two half bath home is a fantastic example of the beautiful work Borelli Construction of Naples produces. Built as a spec home, the interior and exterior both feature a modern take on the much loved coastal design so popular in Naples. From top to bottom, every detail has been thought of thanks to Parker Borelli’s keen eye and expert design knowledge honed through a lifetime of family experience that stretches back to the 1970s in Naples. “This is something that sets us apart as a builder as we are able to assist our clients from start to finish including the interior design choices in their new home,” explains Borelli.

8 | YOU R HOM E ® M AGA Z IN E

E LEVAT ED LI V I N G

The exterior is a prime example of modern coastal design thanks to the architect, Weber Design Group. The home features composite materials which have been painted to give the home its coastal look while creating an exterior that can withstand the elements in Southwest Florida. The grey concrete tile roof matches the single entry brick driveway which has been squared off to keep the home’s overall feel more modern. While the home maintains a monochromatic color scheme, Borelli decided to give the exterior a pop of color through the rich mahogany doors and the bright blue decorative shutters above. Soffit lighting enhances the architectural details and the tropical landscaping completes the front of the home.

C OASTA L EN T RY

In the foyer, the soft, driftwood-inspired floors from Naples Flooring Company have been laid in a chevron pattern. The beautiful design of the front door is the perfect introduction to the craftsmanship found throughout the home. Extra high baseboards signal quality, custom design. In the ceiling, levels of crown molding create an intriguing pattern which also hides the air conditioning grills. A chandelier by Visual Comfort & Co. illuminates the elegant accent table and modern art.

YOU R HOMEÂŽ MAG AZ INE | 9

WORKING SPACE

The home office is located off the foyer through double entry glass doors, and the vaulted ceiling is the focal point of this comfortable space. The beams and crown molding used in the ceiling add visual depth and detail. A dark fan emphasizes the height of the room and the space is finished with accents of vibrant blue and rustic touches thanks to the mix of metal, wood, and the hide rug.

10 | YOU R HOME ÂŽ M AGA Z IN E

OPEN CONCEPT ACCESSIBILITY

“Open concept living is so popular here in Naples, so we created a home centered around the great room and an easy transition to the large outdoor living spaces,” says Borelli. The kitchen, dining room, and bar are all conveniently accessible for easy entertaining. Crisp white and grey are enhanced by royal blue accent pillows and dark wood and metal tables. On the far side of the room, the bar, stained to match the kitchen island, boasts two wine refrigerators, sink, and plenty of storage for bar items. The beautiful ceiling details found in the foyer are extended to the great room while LED lights and a chandelier by Visual Comfort & Co. set the mood for all occasions.

CHEF’S PARADISE

The kitchen is always a wonderful place to gather and this home’s large island offers plenty of prep space and is topped with leathered Taj Mahal quartzite. The same stone is used on the perimeter countertops but has been given a polished finish. On the island, the slab is thicker so the edge of the stone has a more dramatic effect. Double stepped shaker style cabinets which reach the ceiling with backlit glass inserts are complemented by a marble tile backsplash. According to Borelli, small things, like the placement of outlets, can make a huge difference in the look of a kitchen. “You won’t see the outlets in this kitchen and that’s because we chose to hide them under the cabinets. That allowed us to preserve the clean lines of the beautiful backsplash.” The kitchen also features a walk-in pantry, two dishwashers, a microwave drawer, and a gas range. All appliances are top of the line courtesy of Subzero and Wolf.

SOLID REST

The home’s split floor plan gives the master bedroom its own wing for additional room and privacy. A standout feature of the extrawide master is the large sliding door which opens to the pool and private seating area with fireplace. The vaulted ceiling with beams is impressive but is softened thanks to the relaxing colors chosen for this room. Hidden tilt plantation shutters are more modern while still in keeping with the home’s coastal look. “We pride ourselves in our attention to detail,” says Borelli. “We added reading lights over the bed which can be individually controlled for maximum comfort and, while it’s a small feature many people wouldn’t think of, they love once they see it’s an option.”

EASTERN INFLUENCE

Asian statuary marble facilitates tranquility in the master bath. Dual vanities flank the floating tub by Avanity and offer storage towers, modern light bars, and crown molding. The glass-enclosed shower features dual-controlled rain heads by Kohler and is flooded with natural light from the large window. Glass panels at the top of the shower can be opened or closed to create a steam shower effect.

YOUR HOME® MAG AZ INE | 13

OUTDOOR LEISURE

The home’s lanai is anchored by natural shell stone laid in a french pattern which pairs well with the stained cypress ceiling. The outdoor kitchen’s leathered granite counters offer a durable surface for al fresco cooking. A teak furniture seating area with clean lines and modern appeal is a perfect setting to enjoy a relaxing evening outside. Across the pool, a fireplace with stacked stone wall is the focal point directly off the master. Pocketing doors across the back of the home create a seamless indoor/outdoor living environment. Screens roll down covering the lanai’s openings for protection from bugs and the weather.

14 | YOU R HOM E ® M AGA Z IN E

POOLSIDE RETREAT

The pool is a true oasis with sparkling glass tiles and lush tropical landscaping. A three-sided spa floats in the pool with recessed can lights and soffits which create evening ambiance. The sun shelf with two bubblers is ideal for catching some rays. The lanai also features an outdoor shower and a separate fire pit area for maximum outdoor enjoyment.

HE LIGHTING IN your home sets the tone for each space, so why not freshen up your fixtures? From table lamps to accent lights, there are unique and finely crafted pieces that will enhance the look of your home. Here are a few stylish trends from which to draw some inspiration for your interior design scheme. While Southwest Florida homeowners have fallen in love with soft colors like grey and seainspired blues, another way to incorporate a peaceful palette into your home is by using metal, especially a subdued gold or brass finish. These colors work so well with design styles from traditional to contemporary, so there is sure to be the perfect light fixture for your home. These tones complement the greys and blues, so if you’re home is filled with cool colors, this is a great way to add a little warmth and shine. Easy-to-install lighting like a reading lamp, small shelf globe, or floor lamp are ideal for quickly updating a space. If you like a touch of old-fashioned charm, vintage Edison-style bulbs are the perfect retro element. The nostalgic design of these bulbs with their rounded cone shape makes a homey statement and are perfect for areas such as your living room or kitchen. While there are still incandescent bulbs available, LED Edison bulbs last longer and consume less energy. These vintage-inspired bulbs bring warmth and visual interest to many design styles but look most natural when paired with industrial elements. For maximum effect, use multiple lights rather than single bulbs. Wooden lighting elements are a popular and work well in Southwest Florida. While 2018 was filled whitewashed, farmhouse inspiration, 2019 has seen a resurgence of wood that is rich, grainy, and true to its natural color. For people who like a more modern aesthetic, ribbons of wood veneer can be molded into fluid, visually pleasing shapes for pendant lights, sconces or chandeliers. Here are a few of our current favorite lighting fixtures—there is something for everyone!

GOING NATIVE Using Florida Plants in Your Florida Yard BY BETH WILLIAMS

YOUR HOME® MAG AZ INE | 19

S

UMMER BRINGS WITH IT a range of wonders. Hopefully, it’s afforded you the ability to slow down, spend more time with family, and maybe you’ve been able to take that relaxing summer vacation. While it can be a great time for you, it can be a stressful season for your yard. Heat, bugs, increased rain, and the often scorching sun can cause plants to wither and your yard to look less lush than you would like. Your yard might also take more time and effort than you want to spend on it in the draining heat. So what contributes to a yard that is difficult to maintain? I would submit to you that the main reason you may be struggling with your green spaces is due a lack of native plants. Instead of exhausting yourself in terms of

20 | YOU R HOM E ® M AGA Z IN E

watering, spraying chemicals, and spending time and money; it simply makes more sense to select plants with natural vitality that can withstand the varied conditions of Southwest Florida. At first it may seem like native plants don’t offer the excitement vibrant hybrids and exotic plants do. However, when used in a thoughtfully planned design that’s implemented with a curated palette, native plants are by far the best choice. There’s no need for them to adapt to local growing conditions—they come ready to survive and thrive in harmony with the environment and climate, making them a low maintenance option that gives you more time to actually enjoy your yard and green spaces.

Native vegetation makes your yard beautiful and easy to care for while reducing the need for water, fertilizers, and chemicals. They also provide a habitat for native wildlife creating a balance of beneficial animals and insects that will protect you yard from harmful pests.

Coconut palms swaying in the breeze—an iconic Florida image that says home. While not exactly native to the state, they come from climates so similar to our own and have been here since the late 1800s.

Native plants also offer a range of environmentally friendly benefits. First, they require very little attention once established in terms of chemicals and resources. For anyone concerned with water quality issues, native plants are a way to help mitigate some of the problems we face in Southwest Florida. Water your natives daily for two weeks until established, then cut back to about three days a week until rainy season arrives. Then let nature to the work for you. Also, because they have evolved to thrive here, disease and infestations don’t usually plague these plant varieties. This means less pest control, fertilizer, and synthetic spraying. Not only does this save you money, it helps with water runoff hazards, keeping harmful chemicals out of our lakes, rivers, and the Gulf of Mexico. Native plants also attract native wildlife. With our constant loss of habitat, offering birds and beneficial insects correct vegetation options means you are less likely to have pests overrun your yard and home. A careful selection of native vines, ground covers, wildflowers, shrubs, trees, and palms can be combined to create a “real” Florida style landscape. If you’re convinced that native plants are the way to go, you might be asking “what is actually native to Florida?” On the next page I’ve made a quick list of some great choices. While you can of course purchase these through local landscape companies, if you feel you need a little help with the design, please give me a call! I would love to show you how we can increase your yard’s natural beauty while giving you a hassle-free options that will save you time, money, and the environment.

PALMS One of my all time favorite plant varieties, palms bring with them an elegant and unmistakably beachy vibe. Native palms especially conjure up that feeling of Florida we all love.

Everglades Palm

Formerly plentiful in the Everglades, they are now protected in the wild by Florida law. Trees are available in nurseries and this hardy tree is a popular landscape palm.

Royal Palm

This is a large and attractive species often used as an ornamental tree. They can reach over 80 feet tall.

Thatch Palm

These palms like the warm, coastal areas of south Florida and make great landscape or container specimens. The fall fruit is an excellent food source for birds.

FLOWERS There are so many beautiful, native flowers that will enhance your yard. Here are a few that are easy to find and will look beautiful when combined with other native plants.

Coral Honeysuckle

Known for the clusters of bright red tubular flowers, it produces throughout spring and summer. The medium-sized leaves are also an attractive glossy green on top and silvery green underneath.

Beach Sunflower

Great for poor, dry soils. This plant is used on beaches as it forms a sand-binding groundcover that prevents erosion and it rarely requires supplemental watering.

Gaillardia

A sturdy perennial with bright flowers that grow on long stems above the long, soft, hairy leaves. Differences in colors and petal shapes are from natural hybridization.

SHRUBS Perfect for hedges and as a way to fill in your yard, the varying shades of green these plants offer can also bring color to your landscaping.

Sea Grape

Found in coastal areas of central and south Florida, its bold, evergreen foliage and colorful fruit also make it a fun choice for home gardens.

Firebush

This perennial or semi-woody shrub is loved by gardeners because of its beautiful bright red flowers that attract hummingbirds and butterflies.

Walter’s Viburnum

Glossy, dark green leaves emit an appealing fragrance when crushed and makes an excellent hedge. The plant produces a mass of small white flowers in the spring.

A COASTAL TRANSFORMATION W H E N D E LV I N G I N TO a remodeling project, the dream for both the client and for us as a company is to have an unlimited budget and timeline. Any interior designer or general contractor can produce a showstopping design when these two aspects are present, but the challenge begins when real world restrictions set in. Many homeowners aren’t sure how far their budget will actually go and the fear of exceeding their funding can cause them to put off a remodeling project. At Naples Kitchen & Bath, we pride ourselves on our ability to tackle any project and any budget, creating the best possible outcome for our clients. This condo project is a

24 | YOU R HOME ÂŽ M AGA Z IN E

fantastic example of what can be achieved on a tight budget if you work with a company that brings both experience and imagination. This older condo needed a full overhaul, but thanks to its great location in Pelican Bay, the owners knew the increase in equity was worth the effort. They kept the budget smaller which created a challenging, but ultimately rewarding, remodel for our team. One of our budget-saving tips is to work with a company that has resources to complete the entire job. Using one source makes selecting your finishes easier, keeps the work under one permit which saves you money, leaves less room for communication errors,

AFTER: LIVING ROOM and, since you only work with one project manager, removes the hassle of coordinating multiple schedules which saves you time and energy. With this project, the client’s goals were to create a transitional home with coastal influences, and to make the space more livable for themselves and their five children. New flooring was installed throughout to give the condo an instant style boost. In the main living areas and master bedroom, a budget-friendly luxury vinyl planking was used because of its ability to provide a highend appearance at a fraction of the cost. Floors are the foundation of your home, so it is a good idea to keep them updated, clean, and consistent throughout your rooms. There are so many affordable options to choose from, without sacrificing style. These floors look amazing and are durable, so this is an area where you can really add some value to your home without busting your budget. Another inexpensive, but effective way to change the look of a home is through paint. The entire condo was painted in Sherwin Williams Agreeable Grey, with a few accent colors to create interest and a crisp backdrop for the other upgrades. Because the layout of the home needed some updates, we removed two sets of architectural columns with arches to create a more open and contemporary floor plan. The extra space allowed for a large island in the kitchen which encourages family and friends to gather

through ample seating and counter space. The now totally reconfigured kitchen has more counter and cabinet space. Remember that your kitchen is likely going to be the center of the home, and that it’s a huge selling feature when and if you want to sell the property. Part of a successful, affordable remodel is knowing where to splurge and where to save. Using more of the budget on the kitchen and master bath is a smart idea. Though the cabinetry is entry level, we were able to pair it with more luxurious items like beautiful lighting and an elegant glass tile backsplash. The balance of pairing high end with thrifty options creates a cohesive, finished look that would fool even the most discerning eye. In the master bath, the original layout had an awkwardly situated built-in linen closet and a wall dividing the vanity from the rest of the room which blocked site lines and natural light making the bathroom dark. The goal was to maximize the space, add storage, and make the room more functional. The linen closet and wall were removed as were the old tub and shower, making room for one spacious shower with beautiful tile details. We also installed new and larger counters, replaced the cabinets, and added lighting to unveil a modern master bath. Again, the materials chosen are cost effective, but that doesn’t mean they don’t make a fantastic visual impact when you walk into the updated room. The bathroom now feels open, light, and very current. We were even able to create a Zen area by the shower with a bench as well as a niche for towels & toiletries. Niches are a great way to maximize space when working in smaller bathrooms. With a clever eye and a dedicated team, it is possible to create a custom and expensive looking remodel on a small budget.

For the clients of Lisa Guild and Amanda Bugar of LMG Design Consulting, light and bright means white on white with dark wood accents that pop against a clean and neutral palette. These homeowners from upstate New York and their family spend half the year in Naples and half up north, so their Naples home needed to be a functional space that would accommodate their lifestyle and provide their college-age son a place to bring friends to when they need a break. Guild and Bugar created a fantastic Naples retreat with a modern twist through metals, a curated color scheme, and thoughtful design. At the end of the project, the owners were ecstatic with the results and are staunch advocates of professional interior designers.

The homeowners wanted a design that was modern and clean but still welcoming.

COOL CONTRASTS The modern fireplace is the focal point of the bright, elegant living room. “The homeowners wanted a design that was modern and clean but still welcoming since this is where they spend half the year. The home also has a somewhat minimalist feel to it as isn’t overly accessorized and the design story really comes through in the different shapes of each unique piece,” explains Guild. The tone on tone palette is enhanced by subtle inserts of icy blue brought in through the art and some of the fabrics used in the room. Guild and Bugar also chose to use metals as color sources, bringing in platinum throughout the living room and then continuing the story with mixed metals in the other main living spaces. Barrel chairs offer functional beauty and swivel to allow conversation between the indoor and outdoor spaces. A sofa in crisp white is backed by a table of metal and glass which is in keeping with the minimalistic theme.

SHIMMER AND SHINE In the dining room, Phillip Jeffries wallpaper is used to create a muted mirror effect. Silver leaf adds depth and color while the wallpaper’s platinum coating adds shimmer. In the niche, the mirrored back of the china cabinet helps reflect light back into the room and matches the sheen of the unique wallpaper. The table, with an elegant silver inlay, features wood that matches the chocolate-colored floors. The silver and charcoal geometric pattern found on the chairs is the perfect tie in for the rest of the room.

FUNCTIONAL FORMS Platinum sparkles throughout the kitchen. “We were brought in to finish the home so some of the design choices were already made and installed by the time we joined the project. We really wanted to create more visual interest for the kitchen, and other rooms, through the lighting and furniture choices,” explains Bugar. Their selections also had to be functional as well as beautiful. As the true heart of the home, this kitchen is used frequently, so any upholstery fabrics had to be very durable. Bar stools are covered in vinyl that mimics leather which makes the seats easy to clean and long lasting. The pendant lights over the island also feature a cohesive platinum finish.

SURPRISING SHAPES Off of the kitchen, the breakfast nook and family room are comfortable gathering spaces that continue the serene feeling neutral colors offer, paired with hints of metal and interesting shapes. Here, the space is warmer with more taupe fabrics and finishes. Guild and Bugar chose to use performance fabric with interesting patterns to strike a balance between form and function. Mirrors, art, and special shapes, like the platinum sunburst cocktail table, create a statement. Guild explains the design process, “We established the palette early on, and then played with those colors in different dosages throughout the home. While the colors stay consistent, fabrics and finishes are interchangeable so there is variety in each room while still having a polished and cohesive feel.” The home office also acts as a guest bedroom thanks to the comfortable sleeper sofa. Creams, taupes, and platinum create a peaceful workspace. The desk and credenza sport a modern, linear grain pattern and, like the dining room table, both have silver inlay which adds some shine to the dark wood.

EXPANSIVE EXTERIOR The outdoor living area’s features are the highlight of this Naples home. The lanai and pool are visible the moment you walk through the front doors and are seen from every main living space, so Guild and Bugar knew they needed to curate a layout and design cohesive with the interior but also one that functions independently. Using the same palette, they found furniture that was just as fantastic as the pieces inside. Black strapping accentuates the modern outdoor furniture and is a beautiful contrast to the white and taupe fabric found on the cushions. The square lines of the mantle detail pairs well with the softer curves in the area rug. Beyond the covered lanai, Guild and Bugar added multiple seating areas including a one around the built-in fire pit, a bench by the spa, a dining area, and a place to lounge close to the pool. “I love that we were able to create different gathering areas on the lanai, it now feels like a party-ready space for the homeowners,” says Guild. She and Bugar particularly love the chit chat area around the fire pit. The chairs are covered in a large scale graphic pattern that is understated by the use of neutrals. It is interesting while not overwhelming, and perfectly incorporates the home’s interior and exterior colors together. Adjacent to the fire pit, is an the perfect place for al fresco dining.

fresh & flavorful Summer is all about fresh, flavorful food. We have a few recipes inspired by warmer climates and cultures that appreciate quality ingredients. These dishes pair well with a light summer wine, some great music, and relaxing nights with family and friends. Enjoy!

shrimp & chorizo paella 2 tablespoons olive oil

1½ teaspoon saffron

2 cups cups arborio rice

3/4 teaspoon turmeric

4 cups chicken stock

½ teaspoon red chili flakes

1 onion (diced) 5 cloves garlic (minced) 2 tablespoons tomato paste 1 teaspoon smoked paprika 1 teaspoon black pepper

1 teaspoon salt 8 ounces chorizo (sliced) 1 pound raw shrimp Italian parsley and lemon wedges for garnish

Heat a large saute pan over medium heat and add olive oil. Add the onion when the oil is hot and saute for 5 minutes, until onion is tender. Add the garlic and saute for another 30 seconds. Mix in tomato paste and continue to cook until it is completely incorporated and the onions are rust colored (2- 3 minutes). Add in all the spices and stir thoroughly. Add the rice and stir fry until rice is coated with the oil and spices. Stir in the stock and bring to a simmer. Reduce heat to low and simmer for 10 minutes. Add in the sliced chorizo and cook for around 5 more minutes. Arrange the shrimp on top, nestling them into the rice and remaining liquid. Cook for 5-10 more minutes or until liquid is evaporated and the shrimp are pink. Garnish with parsley and lemon and enjoy!

quick & easy gazpacho 2 pounds plum tomatoes (cored and chopped) 1 large red pepper (cored, seeded and chopped)

1 cucumber (chopped) 3 cloves garlic (chopped) 1/3 cup olive oil, plus extra for garnish

1 cubanelle pepper (seeded and chopped)

2 tablespoons white wine vinegar

1 yellow onion (chopped)

pumpkin seeds and parsley for garnish (optional)

Add the chopped tomatoes, peppers, cucumber, onion and garlic to a food processor or blender. Blend until smooth, about 2 minutes, scraping the sides as needed to ensure consistent texture. While the food processor/blender is running, drizzle in white wine vinegar and 1/3 cup olive oil and continue blending until smooth. Taste and season with salt and pepper to your liking. Serve at room temperature or cover and refrigerate until ready to serve. Drizzle with olive oil and garnish if desired with pumpkin seeds and parsley.

lemon sorbet 2/3 cup sugar

2 teaspoons lemon zest

1 cup water

1 cup freshly squeezed lemon juice

In a saucepan, create a simple syrup by stirring together the water, sugar and lemon zest. Bring to a boil, then reduce heat to medium and simmer for 5 minutes. Remove from the heat, strain out lemon zest, and cool. In a pitcher or bowl, stir together the simple syrup and lemon juice. Chill in the refrigerator before pouring into an ice cream maker, and freeze according to the manufacturer’s directions. Garnish with mint. *This recipe easily doubles, based on how much you need. If you don’t have an ice cream maker, pour the mixture into a shallow pan and freeze until semi-solid. Take a fork and fluff it up, then freeze till firm. Then use blender and mix until smooth and return to freezer in an airtight container.
