Winter at Skylight Making a welcome return for the winter season, rooftop destination Skylight will be running until 25th January 2020. Themed around an urban après skate bar, the three-story East London venue is playing
an extensive menu of beers and ciders, as well as warming mulled wine. The bars also feature the full range of Bacardi spirits, and Street food stalls are available on the lower level, featuring authentic

The life-size Pink Gingerbread House celebrates the brands recently launched Pink Ginger soft drink and will be the season’s most instagrammable installation, where Londoners can visit for festive ginger cocktails and sweet treats in a magical fairy-tale environment unlike no other in London. BROADGATE CIRCLE’S WINTER FOREST The festive wonderland at Broadgate Circle - The Winter Forest - is back complete with snow-covered pine trees and twinkling lights, fantastic food and drink and live music. The Secret Forest at Harvey Nichols This Christmas, Harvey Nichols has teamed up with Visa to transform its Canvas space into an enchanted secret hideaway for customers to enjoy festive films, ice cream cocktails, Nordic nibbles and exclusive Saturday Schools, available from Friday 8th November until Sunday 5th January. Devoted to all things festive, the Secret Forest takes customers on a journey - starting outside, with the magical Northern Lights glistening across the building’s façade - through a mystical woodland and into a winter scene complete with a never-ending night sky. Throughout November and December, a special edit of Christmas films will be showing at the Pocket Cinema, situated in the space. The decorative motif created by Gio Pastori wraps up the bottle and the elegant cylindershaped box in Parma’s trademark yellow shade, combining different inspirations. The small reiterated elements reference advertising graphics from the 1930s and ‘40s, a genuine artistic expression with a strong link to Depero. The famous Art Deco bottle of Colonia, jungles in two tones with black and white backgrounds joined by a zigzag line, returns as a recurring motif and evokes gift cards and papercut, but also the sharp contrasts between light and shadow typical of the Italian landscapes. Small black or white boules with a bright yellow star in the center remember the games of childhood: marbles, balls and balloons. Energetic and vital sensations combined with a fresh and dynamic style that spread a delicate irony, a vintage yet contemporary aesthetic. “I strongly believe that handmade products have a very special value. Each handmade product is indeed unique. The passion for craftsmanship, for handmade things, for Italian creativity are all values that I deeply share with Acqua di Parma. In my illustrations each line, form and composition is cut by hand. So the relation with matter is fundamental in my practice. Paper is my main obsession and the unmistakeable embossed Acqua di Parma paper has always fascinated me,” continues Pastori. “Working on the project of Colonia Artist was an interesting challenge. I love pure colours and Acqua di Parma has always represented for me light and lightness also thanks to its trademark yellow

Mercato Mayfair The second London site from Mercato Metropolitano, which is leading a global movement driving sustainable food development to tackle some of the world’s biggest societal issues, from food security to climate change, has opened in Mayfair. The launch of Mercato Mayfair sees St Mark’s on North Audley Street reopen to the public after decades of private use. A two-year £5 million restoration, by Grosvenor, has repaired and revived the building’s heritage features. With culture and music at its heart, the space boasts community engagement projects designed around the unique needs of the local area and local residents. A designated Mayfair Community Space is housed in the basement - available for local residents and associations for community events as a kind of ‘village hall’ for the area. BRINGING THE CHRISTMAS SPIRIT Striving to bring super premium spirits to your drinking experience, this group of tight knit mixologists and bar owners are making waves on the spirit scene. Setting out just three years ago, the team behind G&I Spirit Group have already developed six smooth spirits with their master distiller, bringing a selection of gin, vodka and flavoured tequilas to the table with further plans to expand the collection in the very near future. Heading up the kitchen is Thomas Piat, formerly Executive Chef at Daniel Boulud’s, Bar Boulud, who returns to London after having most recently worked in Paris overseeing the launch of Hélène Darroze’s most recent opening, JOíA. Aptly located on the 14th floor of 120 Fenchurch Street, the new menu focuses on modern British cooking with a touch of French flair with dishes influenced by Thomas’s life and cooking experience in France. Located on Clarges Street, the stylish new restaurant focuses on Robuchon’s simple, light, small plates style. The kitchen is led by Executive Chef Jeremy Page, who worked closely with Robuchon for over a decade at the original L’Atelier de Joël Robuchon in Saint Germain, Paris. Honouring Robuchon’s world-class inventive French cuisine, both Le Comptoir Robuchon and Jeremy’s cooking embraces convivial dining in a warm and elegant environment. Designed for sharing, the exciting and varied menu is composed of two parts: La Saison, a selection of contemporary, seasonal

Prime Central London to Bounce Back with Lawrence Bowles, Residential Research Analyst at Savills
We recently released our five-year housing market forecasts and given Brexit uncertainty, it’s fair to say that reaching our final thoughts certainly proved more challenging than in the past. Taking the UK mainstream market as a whole, we’re forecasting that house prices are set to rise by an average of 15.3% over the next five years, with significant variation between not only the regions but also between the prime and mainstream markets, particularly in London. It is important to note that to get to this position, we’ve needed to make various assumptions: that the election does not result in a significant shift in policy environment and that the UK achieves an orderly exit from the EU over the course of 2020 and avoids recession. We’ve also assumed that the bank base rate increases gradually to 2.0% by the second half of 2024, constraining mortgage affordability and therefore house price growth. So aside from the headline UK view, what is it that we are forecasting for mainstream London? We expect London house prices to see a 4.0% increase over the next five years, having outperformed the rest of the UK in the 7.5 years leading up to the referendum*. How does that sit with the rest of the UK? Well, it’s a pretty different picture regionally with the North West set to see the strongest price growth (24.0%) between 2020 and 2024, followed by Yorkshire and the Humber (21.6%). In fact, this isn’t anything we haven’t seen before and is a continuation of trends seen historically, where London and the South East have underperformed markets in the Midlands and North. If you look at markets further from the capital, such as Leeds, Liverpool and Sheffield, they were all much slower to recover post financial crisis and that means they have much greater capacity for house price growth relative to incomes, even as interest rates rise. It seems that this stage of the cycle began in 2016, coinciding with the referendum, at a time when London hit up against the limits of affordability. While our mainstream housing market forecasts tend to be driven by projections of affordability, largely for mortgaged buyers,
things are different for prime markets. There, demand is much more affected by the creation and flows of wealth and, of course, this is a level of the market which has been impacted by various tax changes over the last five years. This means that we anticipate the capital’s prime markets to not only outperform the mainstream but, in the case of prime central London, we’re forecasting it will also be one of the strongest performing markets in the country. We forecast 20.5% growth over the next five years and 3% over the next twelve months, marking the first annual price growth since the peak of the market in 2014. While average house prices across Greater London have risen 15% over the past five years, the compound effect of stamp duty reform and the Brexit vote has resulted in falls of 20% across prime central London. Accounting for currency fluctuations, this equates to a discount of around 42% for a US dollar buyer. Prime central London has become increasingly dislocated from the Greater London mainstream during this period but this now marks a turning point. Historically, recovery in the prime markets

COLUMN has been set off in prime central London when the city’s most expensive homes start to look like good value in a global context. Given that values have been bottoming out over the past twelve months, our agents working across the region have noted a buildup of new buyer registrations. Both of these factors would suggest that the market is set for a bounce back. What’s holding things back is the market uncertainty. Our forecasts for prime central London do suggest a weaker recovery than seen in previous cycles, however. There are several reasons for this: the high tax environment, the likelihood that the cost of money will gradually increase, and the maturity of London as a global city and financial centre. House price growth in more central locations will inevitably push demand to other prime locations in the capital from 2021, meaning that they too will outperform the wider London average. Markets like Battersea, Fulham, Islington and Chiswick are much more dependent on domestic wealth generation and are more likely to feel the effects of interest rate rises and the strength of the underlying mainstream markets. We’d therefore expect that these domestic markets on London’s fringes won’t reflect the same growth in prime central London and will undershoot by 11.5% over the next five years.

I've got more years under my belt working in the E14 property market than I might care to admit! Of the many great benefits to having so much experience, probably the most important is having seen all the market's ups and downs. This experience puts us in a better position to advise our clients on the best time to make their move. Back in 2000, the market saw an almost unbroken run of growth in both house prices and sales volumes. For the eight subsequent years, prices rose by an average of 8.1 per cent per year, and by the end had lifted the price of the average home by £136,000. That was only part of the story. Transaction levels built up steadily over the period and by 2007, 7.5 per cent of the entire housing stock was changing hands each year.
