FROM THE EDITOR
Ghosts of 2016 appear to be sticking around for a while, with the Brexit debate ongoing and the inaugeration of a certain Mr Trump. As much as these stories are lingering in our news feeds, there are underlying implications across the board and it is prooving evident. The annual watch exhibition SIHH for the first time opened its doors to the public last month, a sign maybe that they need to adapt? Well, the evidence would suggest so with the majority of brands settling for additions to their entry-level collections and more ‘regular’ pieces rather than the usual, out-of-thisworld designs. Of course, there were still some interesting designs to be seen, so we’ve put them together for you in case you didn’t make it over to Geneva. The piece above is just one example, and yes that is sapphire adorning every last bit of space on this watch!
With January now at an end, it is time to once again return to the realities of life. You can now enjoy an evening out with friends and indulge in that glass of wine without feeling judged at every sip. It makes for a much more exciting month and thankfully there are people around to help. Gin Festival and Craft Beer Rising are both on hand this month to wash away the first month of the year and prepare you for the next eleven. If you would rather stay at least a little on the health train, then start thinking about that summer body. To help, we’ve got some stunning swimwear that should get you in the mood. And of course, if not for the summer, then do it for your valentine. Yes, the day has come once again where every woman and man in the land is expectant of luxurious indulgence or at least the acknowledgement of love from their other half, so make sure you don’t miss it...it’s the 14th, just in case.

Diana: Her Fashion Story 24th February to 31st August
From her first public appearances in 1981, Diana, Princess of Wales, captivated the world’s attention as a princess, as a trendsetter and as a patron and advocate of charities. Twenty years on from her death, a new exhibition and temporary garden celebrating her life will be opened at Kensington Palace, her home for over 15 years. From her earliest royal engagements, everything Diana wore was closely scrutinised, and the exhibition will explore how she navigated her unique position in the public eye: learning to use her image to engage and inspire people, and to champion the causes she cared about. From the demure, romantic outfits of her first public
appearances to the glamour, elegance and confidence of her later life, visitors will be able to see extraordinary garments from her collection. Exhibition highlights will include the pale pink Emanuel blouse worn for Diana’s engagement portrait by Lord Snowdon in 1981, and Victor Edelstein’s iconic ink blue velvet gown, famously worn at the White House when the Princess danced with John Travolta. A blue tartan Emanuel suit, worn for an official visit to Venice in the 1980s, will go on display in public for the first time. The suit, a rare survival of the Princess’s daywear, was only recently rediscovered and acquired by Historic Royal Palaces - the charity responsible for Kensington Palace - at auction.

Tunnel: The Archaeology of Crossrail 10th February to 3rd September
The most complete range of archaeological objects unearthed by Crossrail, Europe’s largest infrastructure project, is set to go on display alongside the story of this great feat of engineering in a major new exhibition at the Museum of London Docklands this month. Opening on 10 February it will be available free to the public until 3 September. The construction of London’s newest railway, which will be known as the Elizabeth line when services begin in 2018, has given archaeologists a unique chance to explore some of the city’s most historically important sites. Since work began in 2009, the project has undertaken one of the most extensive archaeological programmes ever in the UK, with over 10,000 artefacts shining a light on almost every important period of the Capital’s history. The wide variety of items on display will explore 8,000 years of human history, revealing the stories of Londoners ranging from Mesolithic tool

makers and inhabitants of Roman Londinium to those affected by the Great Plague of 1665. These finds were discovered in locations as diverse as suburban Abbey Wood in the south east, through Canary Wharf, across to Liverpool Street, Tottenham Court Road and ending in Westbourne Park and Acton. The finds will sit against a backdrop telling the engineering story of the largest infrastructure project currently underway in Europe. Jackie Keily, Curator of archaeological collections at the Museum of London, said: ‘From east to west, the Crossrail project has dug through layers of London’s rich history, unearthing a wealth of fascinating stories and objects. The exhibition will take us on a journey from prehistoric forests and marshes to the marvels of 21st century engineering. It will include objects illustrating the human history of London, from Mesolithic times over 8000 years ago, to the 20th century. Crossrail has enabled us to discover new and exciting stories of London which will be the centrepiece of this exhibition.’ Jay Carver, Crossrail Lead Archaeologist, said: “The Crossrail project has given archaeologists a rare opportunity to study previously inaccessible areas of London. This exhibition will bring together some of our oldest and oddest finds, and help us bring the stories of 8,000 years of London’s hidden history to light.”

CLIVE CHRISTIAN
Clive Christian Noble VII collection
Luxury British brand, Clive Christian, launched the seventh fragrance pair in its exclusive perfume collection late last year. Proud of the fact that their products are unapologetically British and that they are perfumes and not simply scents, the new Noble VII collection evokes the spirit of nobility and celebrates the glory of the Queen Anne period. The period is famed for it’s architectural influence, when eighteenth century British nobility saw their residences and their gardens as a reflection of their significance and social status in society, going to great lengths to ensure that their gardens had the most beautiful and exotic plants available to them from the four corners of the earth. Showcased around the world by brand ambassador and spokesperson Victoria Christian, the Noble VII pair of perfumes Rock Rose and Cosmos Flower are inspired by the beautiful gardens of the Grade II listed English manor house that was once the residence of Clive Christian OBE for his services to the luxury goods industry) and his family. The ingredients of Noble VII are based on plants that would have been brought to the gardens three hundred years ago, and celebrates the point at which nature and design meet.
Victoria’s love of perfume began when she was four years old. Under a loose floorboard of their magnificent Queen Anne house, she and her father discovered an original bottle from one of Britain’s oldest perfumery houses – the Crown Perfumery. Many perfume houses were founded during the reign of Queen Victoria and the Crown Perfumery was a favourite of hers. Established in 1872 this was the only perfumery house to be granted permission to carry the royal crest and to use Victoria’s crown on its bottles as a symbol British quality and excellence. Although the bottle remained as a family treasure for fifteen years, during which time Victoria studied ballet and performing arts in Covent Garden and even performed in London’s West End, she ended her theatre career and decided to join her father’s company in the late 1990s when he decided to create a new level of exclusive, luxury perfume. Quite by chance, Clive was strolling through Burlington Arcade in Mayfair when he came across the Crown Perfumery store which had enjoyed a revival under new owners but unfortunately was now out of business. Intrigued by this exciting discovery and spurred on by Victoria, Clive decided to take the reins of this historic company and in 1999, set about reinstating it to its former

PROFILE
glory as a stalwart of the British luxury industry. This led to the creation of his truly extraordinary and exquisite pure perfumes. Closely adhering to the traditional methods of the past, only the rarest and most precious ingredients in their most concentrated form and of the very highest quality and purity are used in their magnificent creations. The long awaited Noble VII pair, Rock Rose and Cosmos Flower are no exception. Each perfume captures a key ingredient from the Queen Anne residence. The powerfully fragrant Rock Rose is set against an invigorating top note of citrus oils warmed with bergamot, black pepper and a touch of neroli to give it a masculine edge. The heart of the fragrance blends with clean lavender, violet, herbs and the rich character of rock rose. The base is a powerful combination of dark cocoa and patchouli with an abundance of amber and a touch of vetiver (a fragrant grass originating from India). Noble VII Cosmos Flower is the more feminine of the two and is inspired by the sumptuous scent of the cosmos flower. Originating in Mexico it blooms twice a year and is known as the flower of love. The rich chocolatey aroma has been replicated by a delicious blend of sweet benzoin and caramel
in the base. The heart wraps around bitter cocoa and fuses with the intensity of ylang ylang, sensual jasmine, osmanthus and a hidden touch of leather that unfurls as the fragrance warms. A distinct fruit character is found at the top of the fragrance while a touch of pink pepper and fiery rum add warmth to the finish. Victoria was captivated by the fragrance world and has always had a personal passion for great perfume and their bottles. Experimenting as a child by cutting the heads off roses and stuffing them into her mother’s empty perfume bottles with a little water, she hoped to create beautiful scents. Although this obviously never worked, she continued to be fascinated and encouraged by her father who shared that same passion, she trained with perfumers in London, Paris and Grasse. Her first job was as a spritzer on the shop floor where she became intimately involved with the six perfumes of the existing Clive Christian collection. By her own calculation, she sprayed approximately thirty thousand customers and she credits this time as the best introduction to the perfume world. She absolutely loved introducing people to her family brand and nobody understands Clive Christian perfumes better than Victoria.

WATCHES
SIHH
Salon International de la Haute Horlogerie Despite global economic uncertainty and the current climate which has ensued, the 2017 edition of SIHH was set to offer a glaring insight into the state of the market. Positioning itself as the first major watch show of the year, there was no way of knowing what reception would be received, however the manufacturers and event organisers maintained their stance and delivered a well considered show of solidarity. Although certainly reduced in number, the ‘out-of-the-box’ examples that many have come to expect were still on show for all to enjoy. The incredible Diamond Outrage (pictured above) boasts hundreds of brilliant-cut diamonds and marks its place as the third and final design in the trilogy of one-of-a-kind Haute Joaillerie timepieces from Audemars Piguet. After 2015’s Diamond Punk and 2016’s Diamond Fury, Diamond Outrage is a cuff watch of rare,
explosive style that marks a shift in artistic Haute Joaillerie watch design. It is presented in two unique 18-carat white gold pieces, fully set either with diamonds or with blue sapphires and is an explosion of stalactites on the wrist. Jaeger-LeCoultre introduced something as equally eye catching, but for very different reasons. The transparent form of the Atmos 568 has been crafted by Marc Newson who has been collaborating with the manufacture since 2008. He has a deep affinity with the Atmos clock; “I was thrilled to have been asked to design an Atmos because it is a timepiece that I have loved since I first saw one when I was in my early teens. An Atmos for me is a complex and magical object, it seemingly runs on perpetual motion or the closest thing to it and it needs a constant environment to function in. It is as if it is a living thing - you have the feeling that it can sense your presence - which I find strangely comforting.”
17
SIHH 2017
Intrigued by the extreme transparency of the Atmos, your eyes shift with curiosity to its side, where they are transfixed by a tangle of gear trains. All the mystery of this clock lies open to your gaze. Invented in 1928, it runs independently of any human intervention, thanks to a gaseous mixture in a hermetically sealed capsule, which expands when the temperature rises and contracts when it falls. The capsule is connected to the clock’s drive spring, and as it swells like the bellows of an accordion, it constantly winds the clock movement. A temperature fluctuation of a single degree is enough to provide the clock with an operating autonomy of about two days. The gear trains are so perfectly designed that they require no oil, which would interfere with the optimum running of the clock. Another marvel of micro-engineering excellence is the display from Girard-Perregaux. The mastery of their high-precision movements is once again on display with the three-dimensional Planetarium watch which combines a Tri-Axial tourbillon, a globe performing one full turn in 24 hours and an astronomical moon phase. The globe with its 24-hour rotation provides an instant reading of the time around the world. Set to 12 o’clock (noon), the arrow indicator positioned at the base of the 13 mm-diameter aluminium sphere serves to show where it is daytime on the dial side, and where it is night-time, on the back. Hand-crafted using the miniature painting technique, its cartography depicts the world as it was in 1791, the year the brand was created. The equally micro-painted lunar disc picks up the 17th century selenography at the time the telescope was invented, beautifully matching the blue shades of the rotating globe and reproducing the moon as we see it. Equipped with a precision mechanism, the astronomical moon-phase indicator requires adjustment only once every 122 years, by means of a dedicated corrector at 2 o’clock. This is not only an incredible piece of watchmaking, but a truly stunning feast for the eyes regardless of your horological thoughts. These pieces however were a little more sparse at this years event largely thanks to the focus being put back on functional watchmaking. IWC have always
maintained a relatively reserved position when it comes to watch design regardless, but they still manage to produce some spectacular pieces. Featuring a combination of a classic tourbillon, a chronograph and a retrograde date, their watchmakers have designed the new in-house 89900 calibre to make the Da Vinci Tourbillon Rétrograde Chronograph as distinctive as possible. The most conspicuous feature of the 18-carat red gold Da Vinci Tourbillon Rétrograde Chronograph (Ref. IW393101) is the flying tourbillon. The tourbillon cage is bearing-mounted only at one end, on the underside, and is not connected to an upper bridge. The tourbillon also features a technically complex hacking function that guarantees down-to-the-second accuracy when setting the watch. Furthermore, the pallet and escape wheel are made of diamond-coated silicon, an extremely hard surface with good sliding properties that reduces friction and resistance, which in turn benefits the power reserve. Finally, the Da Vinci Tourbillon Rétrograde Chronograph’s precious red gold case with golden push-buttons and lugs has a carefully balanced appearance. The movable horns ensure that the dark brown alligator leather strap by Santoni with its 18-carat red gold folding clasp fits perfectly around the wrist.
18
WATCHES its 43.5 mm platinum case, the Geophysic Tourbillon Universal Time asserts itself as the most exclusive piece in the eponymous collection. Fascinating in many ways, this timepiece offers exceptional readability and operating. Featuring the new Jaeger-LeCoultre Calibre 948, the Geophysic Tourbillon Universal Time embodies this inventive spirit in a unique and universal way. Under the dome of its sapphire crystal, it presents a 360-degree view of the world. And Greubel Forsey joined the party with an exceptional piece combining art and invention. With eleven years of research and development, 935 parts, two patents, eleven security functions and the development of an acoustic resonance cage producing pure sound, these few elements alone give an idea of the magnitude of the almost gargantuan task of creating the first Greubel Forsey Grande Sonnerie. Water resistant to 3 atm, the Grande Sonnerie is ergonomically designed for optimum ease of use, while an exceptional repeater power reserve enables it to run for about twenty hours in “Grande Sonnerie” mode. The timepiece is also equipped with a silent striking regulator and a Tourbillon 24 Secondes, all housed within the standard dimensions of a Greubel Forsey case. Just five to eight pieces of this timepiece will be released a year.
IWC weren’t the only ones to demonstrate the impressive tourbillon feature on one of their watches, A. Lange & Söhne revealed the Tourbograph Perpetual “Pour le Mérite” as part of their ‘masterpiece’ collection. With the first collection presented in October 1994, the fifth masterpiece in A. Lange & Söhne’s “Pour le Mérite” series combines the fusée-and-chain transmission with a tourbillon, a chronograph, a rattrapante function and a perpetual calendar. The combination of these five complications makes the Tourbograph Perpetual “Pour le Mérite” a peerless timepiece. Elsewhere, for the first time, the master watchmakers at Jaeger-LeCoultre have combined a flying tourbillon with universal time. With

Jaeger LeCoultre are one of the true grand manufacturers of watchmaking…one of few houses that can attest to designing and making virtually every movement component in house; something considered essential to the foundation of horology yet seldom practised in contemporary times outside of the more independent brands. It is almost easier for a brand with good marketing to purchase their movements than go to the efforts of creating something from scratch. The opportunity and medium for advertisement is probably at its greatest given the explosion of social media so all one needs is a catchy slogan and design to potentially build a brand. A byproduct of the visibility created by social media actually puts all brands under the microscope. Those that have not evolved or created product to satisfy a media hungry public will inevitably be culled. We have seen historic marques lose serious momentum due their lack of creativity and urgency. However, in this quest for balancing modernity with age old artisan techniques, how can a company retain their core values while delivering consumer friendly product?
Geophysic True Second Universal time in Steel - £11,600.00 (Q8108420)
Jaeger LeCoultre appear to have created this path. Sometimes maligned for making too many variants of their entry level collections in steel, it is precisely this tactic that in turn provides the float for further research, development and ultimately creation of their vaunted high horology. Their visibility and reach on social media platforms is strong while the partnerships with film festivals and grass roots organisations like Casa Fagliano, a famous leather goods supplier for Polo organically cement their profile in circles naturally drawn to the Brand. Once a client does buy into the Brand, they are in turn are purchasing a mechanical timepiece made in the purest of means. From the simple automatic calibres with just a date complication to the Hybris Mechanica collection, JLC can deliver all of this under one roof without turning to outside manufacturing or inspiration. The Reverso is probably most synonymous with Jaeger LeCoultre but the Master Collection outsells its counterpart. The simple idea of a round watch is redefined through four pillars of collections. The Master Control carries the simplest of complications from dates to dual times offerings, while the Master Ultra Thin takes this concept but makes it slimline. Mirroring their peers in technology, the desire to deliver slimmer and sleeker product has not gone amiss in the world of watches, especially with JLC. A particular fan favourite is the Ultra thin Master Moon in a 39mm case with delicate and accurate moonphase display with almost microscopic date wheel surrounding the moon disc. The same family also houses a fully instantaneous Perpetual Calendar, a remarkably complicated watch that is offered not just in steel (as well as gold!) but also priced very competitively at £16,800.00. These two families compromise the foundation of the Master collection. The Grand Tradition family then bridges the gap between strong complications and their Haute Horology such as the Spherotourbillon, a complication that uses an

already difficult to create component and allows it mechanically rotate on itself a feat you must see in the flesh to truly appreciate. Typically using Tourbillons and Perpetual Calendars in highly bespoke designs such as the model pictured with gorgeous lapis lazuli dial, the models though comparative to similar watches from other such brands are not just well priced given the complication at hand, but also delivering incredible movements entirely devised by Jaeger LeCoultre without the premium for such skill. Sadly, this can occasionally be misunderstood as for the purists, the brand is making too many models, available to virtually everyone at too low a price point for such horology. In light of Tag Heuer’s recent Tourbillon priced below £18,000.00, this argument is now essentially redundant, as although any brand could deliver such a complicated watch, perhaps only Jaeger LeCoultre deliver it to the highest possible level of finishing that is woefully missing elsewhere. The whole essence of Jaeger LeCoultre’s methodology appears to be inclusiveness. Of course there is their famous high horology, which in time their clients will both buy into and hopefully buy too but for any brand to succeed today, there is no time for trial and error; the business must be successful and profitable first to then try flights of fancy. By using decades of experience within the market developing movements, networks and designs, JLC are now able to deliver at a wholesale rate, quality mechanical watches. Their name denotes a certain level of expectancy and whether you take home a Master Control Date or a Quantieme Pepertual; you enjoy the same level of attention to details and finishing, knowing full well it was developed and made “in-house,” a quality asserted by many yet actually delivered by few. That said, this claim could be easily doubted as we have already seen other brands profess to creating ideas that are not their own. Where Jaeger Lecoultre differ is that the innovations developed with skill and patience are tried in their more complicated models and upon successful integration often filter down to the more mass appeal creations. A strong example would be the new
Geophysic family. The Geophysic was originally released in 1958 in commemoration to the study of Geophysics. The current model uses a Gyrolab Balance that was originally pioneered in their Extreme Lab II model, a watch specifically built to be worn in hazardous and testing conditions. The GyroLab Balance allows the current Geophysic movement to utilise a True Second or Deadbeat calibre that essentially ups the frequency (and in turn accuracy) of the movement to a level where the seconds hand appears to tick rather than sweep. A normal sweep seconds hand usually ticks several seconds in one go giving the illusion of constant movement. Normally, such a movement carries a respective price point due to the level of engineering required, please see Arnold & Son’s Deadbeat Seconds models for reference but the Geophysic line starts at £6,400.00. As is their style, JLC then involve a Universal Time complication (pictured) because they can…but the point is again, value based horology for everyone from a name that can be trusted. Jaeger LeCoultre have always been pushing the envelope in the horological world while also helping to create the legacy for many other Brands via their innovations. All of Cartier’s original movements were JLC calibres while a combined think tank compromising of Vacheron Constatin, Jaeger LeCoultre and Audemars Piguet produced the ultra thin calibre that is housed within the quite splendid 15202 Royal Oak series. This is why we have a soft spot for this grand old Marque. Perhaps not considered as cool as other brands or on trend, there will always be room for Jaeger LeCoultre in the collection because the majority of the collection would not be there were it not for Jaeger LeCoultre! From the sheer number of movement calibres available in-house to their clever Atmos clock, JLC have a firm stake in where a customer can guarantee quality watchmaking in world with too many brands. There is so much that can be said about the brand, I would recommend a little digging to give you further insight into just how important Jaeger LeCoultre is to horological history.

TRACIE GILES
Tracie Giles Bespoke Permanent Makeup Having won the Safety in Diamonds ‘Beauty Industry Professional of The Year 2016’ category award and with over twenty-five years’ professional experience in the aesthetic industry as Managing Director of Tracie Giles Permanent Make Up, Tracie is a highly skilled leader in permanent cosmetics and is recognised both in the UK and globally. Many years ago, her vision was to grow and deliver the highest standard of permanent makeup and in 2003 she founded Tracie Giles Permanent Makeup. Originally based as concessions in premier spas and clinics in and around the London area, its phenomenal success led to rapid expansion. So much so that the company outgrew its Harley Street clinic and relocated in 2009 to larger premises in Beauchamp Place, Knightsbridge. Within two years the company expanded further, from the original two floors to five floors and achieved its goal in becoming the first high street clinic in the UK solely dedicated to the art of permanent makeup - something that had never been achieved by any one technician. Specialising in brows, eyeliner, laser and perfectly defined lip treatments as well as the highly skilled area of post cancer treatment for women who have undergone mastectomies, the experienced technicians in her salon are recruited globally based on their expertise and unrivalled skill. They are then relocated to London in Beauchamp Place where several well-known celebrities and public figures flock to have the latest treatments. Their aim is to deliver the most technologically advanced and natural looking permanent makeup that is available in a safe and meticulously clean environment. Situated in the heart of exclusive Knightsbridge and just a few minutes’ walk from Harrods and Harvey Nichols, 24 Beauchamp
Place has a fabulously chic, brightly lit interior with mirrored furniture and a crystal chandelier all designed with elegance and luxury in mind. The permanent makeup industry is becoming increasingly popular with more and more people wanting to make their lives easier, a little more beautiful and less time restricting. Tracie and her team offer a completely bespoke service which is tailored to suit each client’s individual requirements. During your consultation, you are asked what look you would like to achieve and, committed to creating long lasting makeup effects, treatment options are discussed in great depth in order to get the desired result. REVIEW
One of the most popular treatments of the moment is the signature Tracie Giles 3D Hair by Hair semi-permanent eyebrow procedure. Developed by Tracie and available exclusively in her Knightsbridge clinic, this is a celebrity favourite and instead of just enhancing your brows with a bit of colour, this treatment draws individual hairs into the skin under ultra-precise magnification and weaves microscopic, simulated hair strokes in between your natural ones using a bespoke pigment blend. The result is that your brows are lifted giving your whole face definition whilst framing your eyes as well. With permanent makeup (also known as semi-permanent or cosmetic tattooing) you can wake up every day with natural looking, professionally applied makeup that stays perfectly in place throughout the day. This can be achieved with the expertly applied and ultra-precise ‘liquid-liner-look’ 24/7. The Tracie Giles Eyeliner and Lash Enhancer is shower proof, swim proof, gym proof, will stay intact all day and won’t need to be removed every night or touched up in the morning. Hypoallergenic and suitable for people with sensitive eyes and contact wearers, eye liners are created using only the finest medical grade mineral pigments and the beauty of this micropigmentation is that it is long lasting.
Sensationally flattering, there is no smudging, no panda eyes and no need to reapply. In an industry that is always changing, Tracie and her team are dedicated to investing time and money into researching and developing the newest techniques and state of the art equipment. The TGIndelibeliner range of professional products have been designed to ensure that the most advanced micropigmentation techniques are achievable to technicians globally. Tracie has a VTCT (Vocational Training Charitable Trust) approved dedicated training school based in London Heathrow which covers all levels of semi-permanent makeup and she offers on-going support to all her students to help them become the very best they can be. Tracie believes that it is essential that bespoke permanent makeup must be absolutely perfectly applied as this ultimately and successfully enhances your own natural features. If you want to visit the salon there is a free fifteen minute consultation prior to treatment and there is also a Tracie Giles Rewards Plan for loyal customers. Please visit the website for more information. Eyeliner prices start from £295.00 and Brows from £495.00.

travel Rhino Tracking...On Foot For the first time ever, Rhino Tracking can be enjoyed by adventurous visitors to East Africa. Kenyan based Saruni Rhino has launched adding to the already impressive Saruni offering in the country, but this offers something a little different. You can head out from the tented camp to track these magnificent beasts on foot - with the help of trained experts of course - and hopefully catch a glimpse up close.

SARUNI RHINO
Saruni Rhino Adding to their impressive portfolio and bringing the first rhino tracking experience in East Africa, Saruni opens Saruni Rhino this month. Saruni, established in early 2003, now boast five incredible properties across Kenya with the latest development arriving this month. Launching the first ever opportunity in East Africa to track the incredible black rhino on foot, Saruni Rhino is set to be a spectacular addition. Located in the Sera Community Conservancy, a vast wildlife reserve stretching over 350,000 hectares in the Northern Kenya region, Saruni Rhino is joining the front line in the conservation fight. This occasion is much larger than Saruni’s achievements however as it marks the return of the endangered black rhinos to the land of the Samburu warriors after an absence of a quarter of a century and marks a historical achievement for conservation in Kenya. Sera Community Conservancy is the first community conservancy in Africa to own and operate a sanctuary dedicated to the conservation of this iconic species. The relocation of the black rhinos from other parks and reserves in Kenya has been facilitated
by the Northern Rangelands Trust (NRT) in partnership with Kenya Wildlife Service (KWS) and others. NRT is an umbrella organization that since 2004 has been the model of communitybased wildlife conservation in the country. After years of hard work, substantial investment, passion and determined commitment by Sera Community members and Northern Rangelands Trust, the creation of the Sera Rhino Sanctuary in May 2015 was achieved. Saruni were chosen by Sera Community to be their partner in opening this pioneering conservancy to tourism and now you have the opportunity to do your part to ensure its success. Saruni Rhino offers a unique walking safari experience tracking black rhino on-foot, accompanied by an expert Saruni guide and a highly-trained Sera Community Conservancy ranger. Along with using traditional Samburu tracking methods, the rangers are equipped with transmitters that are connected to a microchip inserted in the horns of the 11 rhinos and communicates their

GPS whereabouts throughout the spectacular 54,000-hectares fenced sanctuary, which is surrounded by the Sera Community Conservancy. This will enable you to track within metres of these magnificent creatures and leave you with memories that wil never be forgotten. The memorable experience will endeavour to educate and encourage the further protection of the species for future generations as every Saruni Rhino guest will actively contribute to the long-term protection of the black rhinos. Saruni Rhino is initially comprised of two stylish ‘bandas’ (open stone cottages) which sleep 4-6 and a main ‘mess’ cottage just outside the sanctuary. There are already plans for an additional tented camp inside the rhino sanctuary that will be added soon. Guests will be able to dine and relax at their leisure in the camp surroundings which are true to Saruni-style: elegant but simple in a harmonious blend with the natural environment and in celebration of local craftspeople. Nestled amidst the swaying doum palms dotted along a large dry river bed, the cottages have sweeping views of a nearby waterhole which is a popular stop-off
for a diverse range of wildlife including the indigenous “Samburu Special Five”: the endangered Grevy’s zebra, the long necked gerenuk, the reticulated giraffe, Beysa oryx and the Somali ostrich, making it great ‘bush TV’ from the comfort of each cottage’s veranda. Saruni Rhino is located within driving distance of the stunning sister property Saruni Samburu, allowing guests to top or tail their experience in style. Considered to be the “best property in northern Kenya”, Saruni Samburu comprises six luxury ecochic villas subtly located on the top of a stunning rocky kopje overlooking 200,000 acres of unspoilt wilderness. The property has recently launched a unique experience for Kenya: an elephantproof, open ground level hide based at a waterhole, where both keen photographers and wildlife enthusiasts can quietly enjoy the animals just metres away. The perfect trip for those who want to engage with the wildlife whilst providing essential support to the conservation of these incredible but sadly endangered animals.
Saruni Rhino 2017 rates and booking information: From $630 pppn sharing plus an additional $175 pp conservation fees (which includes the Rhino Tracking Experience). To allow access to the Sera Black Rhino experience, all bookings require a minimum stay of 2 nights at Saruni Rhino and 2 nights at nearby Saruni Samburu.

Som Saa Spitalfields Just around the corner from Liverpool Street station and along the road from Spitalfields Market sits an unassuming restaurant that really packs a punch. Serving up genuinely authentic Thai cuisine, Som Saa have set their sights on opening your palate to the incredible flavours that this country has to offer. Serving primarily as a drop-in restaurant, you are welcomed in to take a seat at the stylish reclaimed wooden bar - a theme which runs through the restaurant - and enjoy some exciting drinks and snacks. The Muay Thai Kick is a must, combining gin, thai basil, kaffir lime leaf, basil seeds and lime, it is a refreshing choice that will cut through the intense flavours on offer. Elsewhere in the drink department, they boast the first Camden Town Brewery tank beer setup. Their unfiltered pilsner is shipped directly from the brewery and into the tanks on the old gantry that you can see in the restaurant area. This is the closest you can get to drinking straight from the fermentation tanks at the brewery The menu is simple and effective, it is suggested you choose four or five dishes per couple to share and coincidentally there are five main sections to the menu. Offering; grill, soup, wok, salads and curry - along with sticky or jasmine rice - you can take your pick from each and find
that you have created a spectacular meal full of flavour and colour that is more than sufficient to give you your fill. Dishes start at 7 and include choices like; Nahm Phrik Ong - northern style pork and tomato relish with vegetables, herbs and pork scratchings to dip; Pad Ped Gaeng Baa - dry jungle curry stir fry with pheasant, wild ginger and fresh green peppercorns; Som Tam Thai - Bangkok style green papaya salad with snake beans, dried shrimp, peanuts and cherry tomatoes; and Gaeng Tair Po - Kua style red curry with pork neck, morning glory and kaffir lime. To finish they offer a creamy, indulgent and sweet combination of salted palm sugar ice cream with turmeric grilled banana which will round off your meal perfectly. Whatever your choices, you can’t go wrong, but watch out for the spicy dishes...it is authentic Thai after all.

London City Island is a brand-new neighbourhood built on the Leamouth Peninsula next to Canary Wharf. Developed by EcoWorld Ballymore this twelve-acre site shares the same E14 post code and although surrounded by water, it is connected by a specially commissioned bridge linking it to Canning Town station, which is just a two-minute stroll away. Having opened last year as the Island’s first restaurant, The Island Grocer Il Bianco Ristorante and Pizzeria is a unique concept and provides the perfect venue for residents and visitors to meet and socialise. Combining fine Italian dining with an espresso bar, deli and grocery store, central London design and interior architecture practice Amos and Amos have created a one stop social hub where people can have a meal or a cup of coffee and buy their daily essentials. Specialising in residential and commercial projects in the UK and abroad, Amos and Amos believe that the key to creating an ideal space is to match it to the people who will ultimately be using it and they certainly seemed to have achieved this here. To get to the restaurant you must go to the rear of the space which involves going through The Island Grocer. Both interiors seamlessly merge into one another. The sweeping bar proudly displays the various spirits and beers available and there is a competitive wine list offering something for everyone. backdrop and exposed pipes gives it a modern appearance which wouldn’t look out of place in any central London location. Features include white marble dining tables with pale green chairs, navy leather banquettes lined along the walls and fulllength windows which offer beautiful views overlooking the river. Open for breakfast, lunch and dinner, the 60-cover restaurant is warm and inviting thanks to the open plan design. Reasonably priced, the typically Italian menu offers a fabulous variety of everything you would expect and there is always a ‘specials of the day’ chalk board. Fresh starters of gratin Sea Scallops served in their shells or Avocado Crab Salad are both excellent choices. The succulent, filleted Sea Bass Cartoccio comes in a foil parcel in the shape of a swan and is served in a tasty tomato sauce laced with olives, capers, finely chopped courgettes and fresh tomatoes. Meat lovers should try the Fillet Steak al ‘Dolcelatte’ which is extremely tender and cooked to perfection. The Dolcelatte cheese sauce is particularly good. For dessert, you can choose a house speciality which changes every day but if you are lucky enough to have the Total Café on the menu when you visit, this is the one to have. Deliciously smooth, it just melts in your mouth. Another good choice is the more traditional profiteroles with chocolate sauce. Everything is freshly made with seasonal produce from the Deli and Grocer which is locally sourced and the fish comes directly from nearby Billingsgate market.

The Oenophilist
with Edward Gerard, Wine Buyer for Harrods
Edward erard started his career cycling cases of fine wine round the SW1 and SW3 postcodes. Some 13 years later after a stint in the , and having e tensively traveled and tasted his way around the wine world he finds himself with the enviable ob of selecting the vast range available in the ine ooms at arrods.
Sulfites, biodynamic and organic wines. Plenty has been written about these subjects over the years but certainly to my mind there is a lack of clarity around them, so I’m going to try to work out if these terms are worth looking out for. Firstly lets tackle sulfites in wine. Sulfites is the collective term given to the preservative elements that either naturally occur or are added during the wine making process. Without some level of sulfites all grape juice would very quickly turn to vinegar, therefore all wines will contain traces of sulfites, which are measured in Parts Per Million (ppm). In Europe it is a legal requirement to put ‘contains sulfites’ on a label if the level exceeds 10ppm. Even in ‘natural’ wines the fermentation process will produce between 5 and 20ppm. Generally speaking most wines produced today will contain under 150ppm, and to put that number into context, a bag of dried apricots or other dried fruit will contain between 600 and 1200ppm. Therefore the notion that sulfites are bad is incorrect and whilst high levels can affect people with asthma, the levels found in wine are relatively harmless, so if you are blaming your headaches on sulfites I would urge you to look closer at the alcohol levels and tannins as these are far more likely to be the cause. Let’s move onto biodynamic and organic wines. Both of these share a similarity in that no chemicals are used in the vineyards, with the principal being that if you create a sustainable natural environment the vines will inevitably be stronger and be able to fight off disease without any chemical intervention and they will also be more capable of adjusting to the differing weather conditions each vintage brings. There are however, lots of different governing bodies around organic farming and therefore it’s difficult to clarify the rules and regulations around the term organic, as rules will differ. In the USA for example you can have ‘organic’ and ‘made from organic grapes’; with organic wines there can’t be more that 10ppm sulfites meaning essentially zero
added sulfites but with ‘made from organic grapes’ you can have up to 100ppm meaning that sulfites can be added. In the EU they simplified the rules a few years to allow the term organic to be used on wines with up to 100ppm. There are many other regulation differences so it’s best to take any label reference to the term organic as a guide that the wine has been made in line with organic principals from that region. Biodynamic winemaking takes all the principals of organic farming and overlaps the spiritual science principals founded by Rudolph Steiner. Many of the rules and regulations are similar but with biodynamics there are additional regulations that the wineries must adhere to, such as the following of the lunar and planet movements that stipulates when to plant, when to prune, when to pick etc. After 17 years in the business, I’ve personally made up my mind on these terms and they are. Sulfites are not bad, they are a necessity in winemaking, especially if you want your wine to last more than 6 months Organic and biodynamic principals are a good thing to follow as these promote sustainable farming practices and all the evidence I have seen, show that better and more consistent wines are made from vineyards farmed this way. In the Harrods Wine Rooms we have hundreds of wines by great estates that follow these principals. Out of all of these my favourite white wine is the stunning 2015 Cigalus Blanc a certified biodynamic wine from the Gerard Bertrand stables that delivers on every level and is priced at 28. When it comes to reds there are lots that I could choose, many of which come with dizzying prices, but you do not have to pay through the nose to obtain the benefits of sustainable farming. So, I’m choosing to highlight the wonderfully complex and reasonably priced 2012 Casa Primicia Carravalseca Rioja 17.95. Whilst this not certified biodynamic, the producer follows all the principles of the movement for this vineyard and for me that is what is crucial.

Bar + Block Steakhouse Arrives in King’s Cross Just a stone’s throw from the hustle and bustle of King’s Cross station, stylish steakhouse Bar Block has recently opened up on York Way providing locals and travellers alike with an array of delicious and tempting foodie treats. With an all-day menu offering breakfasts and brunches to lunches and dinners, the menu at Bar Block really is impressive. Graze over one of the many sharing dishes and snacks such as chicken wings with raspberry and Tabasco sauce, and cheese and chipotle stuffed dippers. Once you have made your way through that you can move on to the many starters that include Mini Meatballs served with warm, crusty ciabatta; Beef Empanadas; and Garlic King Prawns. Heading on to mains and it’s worth noting the burgers are handmade on site, however the real star of the show is the wellpriced steak cuts. Sourced from the Pampas in South America then dry-aged for a minimum of 28 days, Bar Block’s steaks are the real deal. Take your pick from the 8oz or 10oz rump, rib eye, sirloin, fillet or signature spiral cut fillet, all hand-cut and cooked to order from as little as 12.95. The ever changing Butcher’s Block collection rotates every day depending on which cuts are available and is served on a solid wooden block. Top your steak off with two garlic butter King Prawns and one of the many sauces from the house ‘B’ signature blend to the delicious chunky Ham hock, mushroom and cheese sauce. The beef dripping chips and mac n cheese sides complete the meal and it’s all washed down with a global wine list and fabulous cocktails.
Those not in the mood for steak or a burger, also have the choice of opting for slow-cooked pork belly, butternut squash risotto and chicken kiev. Make sure you save room for dessert though as the warm Churro Sundae served with ice cold vanilla and chocolate ice cream, brownie chunks, biscuit bites, clotted cream and chocolate toffee sauce are simply a must have. Terrible for your waistline but it sure is worth it. With express menus for those short on time and a number of daily drink offers, Bar Block is a welcome addition to King’s Cross and providing a warm and welcoming venue that’s ideal for both business, pleasure and travel.

Every year, February approaches with a promise to break January’s gloom and spread the hope of Spring. With that hope, comes Valentine’s day, undoubtedly the Marmite of all ‘holiday card’ seasons. Love it, or hate it, Valentine’s day is becoming an ever more popular date for the hospitality industry. The truth is, Valentine’s day gives us the perfect excuse to spoil and be spoilt by our loved ones, giving the food and drink industry the perfect opportunity to create bespoke, one-off packages and unique menu specials. Typically, Champagne has been the choice drink for Valentine’s day, popular with both men and women. To impress, you’re likely to lean towards world-famous brands such as Mo t, Laurent Perrier-Cuvée Rosé and Piper-Heidseick (Marilyn Monroe’s champagne of choice). However, the landscape is changing with cocktails becoming the drink of choice and a platform for people to explore different spirits they would not normally drink. In particular, whisky cocktails have seen a rise in trend and the Old Fashioned seems to be the new fashion. The return to classic cocktail culture has also introduced more female drinkers to the whisky category. Bourbon and Japanese Whisky are especially popular with female drinkers - the perfect choice to enjoy together this Valentine’s Day. Suntory Japanese Whisky is certainly a leader in the category, with whiskies that are subtle, refined and complex, popular not only as a straight serve, but some expressions also blend perfectly into cocktails.
For those looking for an experience this Valentine’s day, newly opened Heddon Street restaurant, Sakagura, have teamed up with Suntory Japanese Whisky to create the Hibiki Moyasu. Exclusively made with Hibiki Japanese Harmony, the cocktail combines Mandarin Napoleon liqueur, Pimento Dram Allspice Liqueur, Byrr Grand Quinquina and Yuzu Bitters. In addition, the Hibiki Moyasu is smoked with infused bourbon chips and served over a hand carved ice ball in the old fashioned style. For those wanting to make a cocktail at home, the Patr nic (Patr n & Tonic) is a simple, yet easy to enjoy serve that has rich, herbaceous flavours and a spicy, peppery finish. Ingredients: 50ml Patr n Silver, Tonic Water, Orange peel for garnish Method: Combine Patr n Silver with tonic water, beginning with a well-iced highball glass. Garnish with an orange peel.

TESLA MODEL S
The Very Real Future of Motoring As the government sets about putting new vehicle taxation in place to accommodate even the smallest emission producing vehicles - to counteract the loses made financially by the cleaner, more efficient cars - is now the time to seriously consider electric? From the tax perspective, it will be the only way of avoiding any charge when buying new from this April and that’s not the only benefit. Despite the electric car market remaining, on the whole, a place of uninspiring aesthetics and performance figures that just don’t add up, there is one company that has its sights firmly on the future. Tesla are not only surging ahead in electric vehicle development, but are in a truly unique position within the car manufacturing industry. Every other marque that is looking to venture in to the electric car market is doing so from a historic
position of producing vehicles constrained by the necessary structure of their fossil-fueled products. And as such, they all have to alter their entire way of thinking in order to create something that works in the electric world. Tesla on the other hand have never developed any vehicles other than electric and are in the substantially beneficial position of working from a clean slate to create the most efficient and effective products possible. Not only are they creating attractive cars that have the performance to match, but are constantly in search of new technologies through their extended research and development outside of the motoring industry in order to improve the next generation. From batteries to aerodynamics, every aspect is being constantly developed to improve the offering. tesla.com
YOUR DRIVE
It is said that the best design is often the most simple and that is certainly true of Tesla’s impressive Model S. Right down to the cars construction, the Model S delivers simplistic innovation that is not only unique, but a genuine pleasure to observe. Built from the ground up, the Model S features the Tesla architecture which showcases the impressive lithium-ion ‘floor’ which stretches along the base of the chassis. Not only does this deliver an incredibly low centre of gravity providing improved stability and handling on the road, but adds strength to the car supporting its Euro NCAP 5-star safety rating. The rest of the cars components are focussed specifically over the two axles featuring little more than the simple powertrain, the suspension and brakes and the wheels themselves. A singlemotor (rear-wheel drive) model features a large motor over the rear axle leaving the front of the car free for additional storage whilst maximising the front crumple zone, while the dual-motor tesla.com
TESLA MODEL S
(all-wheel drive) cars take advantage of the space over the front axle implementing an additional motor for independent frontwheel power. This doesn’t completely negate storage in the front however as you can still enjoy additional luggage space should you need it. The biggest benefit of the dual-motor construction is the allwheel drive capability. Unlike conventional cars, the Model S doesn’t require complex mechanical linkages to deliver power to all four wheels. Instead, the two motors work independantly to deliver the necessary power to the front and rear axles maximising traction and minimising additional weight.
Inside, thanks to this architecture, the entire interior space is free for use and unconstrained by mechanical features necessary in other cars. As a result, you can take advantage of extensive luggage space in the back - so much so that you can opt for an additional two rear-facing seats for children that pop out from the floor when required - as well as front storage thanks to the absence of a typical combustion engine. Seating is comfortable for five adults (without the additional two rear seats) with a flat floor across the rear cabin and substantial room in the front. Electrically adjustable and heated front seats come as standard with options available to include heated rear seats and many other features. The most notable of which is the HEPA air filtration system. Climate control is a standard feature, but Tesla have gone far beyond the simple comfort of temperature control with this spectacular extra. The HEPA system has been developed to defend against bio-weapons, creating positive pressure in the cabin to protect occupants. Of course, the likelyhood of you requiring such a thing is hopefully - slim to none, but it does have its real-world benefits. If you are regularly driving through London or sitting in traffic, this system will in fact protect you completely from any pollution that you would otherwise have to endure. Looking after your health as well as your wallet. tesla.com
YOUR DRIVE
On the subject of money, this is by no means a cheap car to buy. On the contrary, it is actually quite an investment, but where you spend more in the initial outlay, you more than make up for in ownership and running costs. The Model S 90D as driven - the ‘90’ signifies the battery capacity whilst the ‘D’ indicates its dualmotor capabilities - is one of their higher level versions providing a 346 mile range and 0-60 mph time of 4.2 seconds which starts at 87,800. In comparison, their entry level Model S 60 starts at 65,300 with a range of just under 250 miles and 0-60 mph time of 5.5 seconds (still not short of some speed off the line). The benefits of the Model S can only be truly seen and understood by those looking beyond the immediate and towards the future of not only their ownership, but of the entire national and global infrastructure. Already in the UK, Tesla have committed to installing ‘Superchargers’ at convenient locations - mostly motorway services - to enable long-distance driving with a full-charge time of around an hour from empty. Those smart enough to already be on the bandwagon have free use of these
for life, however as of 15 January, every car delivered will receive 400kWh of free credits to use them annually and will then be charged 20p per kWh used on top. This may be confusing, but it essentially means that no Tesla should cost more than 20 to recharge from empty once you have run out of credits. This infrastructure is only going to improve as more and more electric vehicles hit the road and with the announcement of their next car, the Model 3, Tesla are not set to shy away any time soon. The electric car industry appears to be working in a way much more akin to the technology industry than the motoring, especially where Tesla are concerned. Thanks to the connectivity of their cars, they are able to provide updates to every vehicle simultaneously meaning that regardless of when you purchased yours, it will be the most up to date version of the system - much like your smart phone - and with very few mechanical parts to worry about, there’s not much reason to worry about upgrading. The future of motoring is still unknown, but Tesla are putting every last egg in a large, inviting and very exciting basket.

Property Market Review
with Alasdair Carpenter, Managing Director at Lourdes Historically the 1st quarter of the calendar year is the quietest for the UK residential property market. However, this year we are experiencing a more spirited start to the year than any in recent history. Not only are we seeing an increase in transaction volumes in residential sales but we are also seeing a shift in where transactions are taking place, across the value spectrum. Last year a trend emerged for a bullish lower and mid-market and a bearish prime market. This year however, there has been a resurgence of interest in properties at the upper end of the market place. The rental market has started stronger this year than any year I can remember. Our Docklands office has recorded record transaction levels in January. There is no shortage of prospective tenants actively seeking accommodation. There has been no tangible increase in rental prices but such a trend would not be apparent until later in the year in any event. Lourdes have recently released ‘The Old Smoke House’ an architecturally designed new home scheme in Londons Royal Docks. Where as in previous years, we have received strong demand from overseas investors for new homes stock, this year the demand is from
the domestic market. This is somewhat paradoxical considering the recent devaluation of Sterling. The government have introduced numerous changes to taxation on investment property and second homes over the last 18 months and perhaps this swing in buying demographic is evidence that the government’s plan to dissuade property investment in the UK is achieving its goal. The property market in East London is likely to continue to grow stronger this year as mortgage rates remain at record lows and the infrastructure regeneration across the area continues in earnest. Crossrail will be operational next year and this will dramatically influence the desirability of property on the East side of the Capital. The ongoing issue of the UK breaking its ties with Europe will no doubt cause some uncertainty in the housing market and may supress sales volumes to some extent. It is however, unlikely to have a detrimental effect on prices as the economic fundamentals that under pin house prices remain strong. So for those of us invested in the London property market the future is looking bright. It’s been a very positive start to the year and I see no reason why it will not continue in the same vein.

PROPERTY
London Property in 2017 with Nikki Hamersley, Area Director, Metro Village
January, a month that is usually quiet for estate agents, we get to slope back to work before the kids are back to school and tidy up our offices, clean out our desks and start the daunting task of evaluating our lives with cries of new year new me Well not this January, phone calls, voice-mails, walk-ins, take-ons and viewing after viewing, and that was just January 3rd- but we are not complaining There is a buzz to the market, an excitement surrounding the industry and a very positive outlook for the next 12 months. 2017 is already shaping up to be a good year for the property industry. With a buoyant and very competitive lettings market and a flourishing sales market both sides could both see a healthy year ahead. First time buyers, overseas and domestic investors are going to shape the sales market in 2017. Taking advantage of a weak pound this is the perfect time for overseas investors to purchase in the UK. The lettings market is eagerly awaiting a Government answer on the proposed lettings fee ban, whatever the outcome of course it will have an effect on the market. Here at Metro Village we believe there should be a cap rather than an overall ban. Capping the cost of the admin fees is more logical to the market and businesses. The fees are justified, but we do realise some agencies charge an extortionate amount. As Area Director of Metro Village I have been looking at a map of east and south east London and there are some really exciting new projects underway. Although most of these won’t be completed until 2018 and beyond, 2017 will pave the way for these to successfully launch. We have all seen the works taking place for the introduction of Crossrail next year, this will make travel much more efficient. Stops along the new Crossrail line have been labelled as ‘hot spots’ and at Metro Village we predict this year will see demand and property prices in these areas rise further as a result of the new rail system. Along with the stations in London areas like Shenfield which will service busy stops such as Custom House and Canary Wharf in east London have been slowly increasing in price as buyers and investors increase demand for properties.
Works have begun at The o2 for the new ‘outlet shopping centre’ a shopping centre which has been coined as a ‘rival to Bicester village’. The shopping village is being built with the aim to attract a new type of client to the o2 during the day- which at Metro Village we are confident it will. The outlet centre is an exciting addition to the SE postcode, easy access to a flurry of bars and restaurants situated along Entertainment Avenue will draw crowds to the area. The new shopping centre will attract a local following, those from further afield and tourists alike. The convenience of location will be an added bonus, The o2 offers parking and a number of easy access travel solutions such as the Jubilee line and the cable car. We are sure lunchtime will be a busy period with people who work in the surrounding areas popping over to grab themselves a bargain. Just a few steps away from The o2 residential blocks are currently completing at Greenwich Peninsula. The development in SE10 will see 15,000 new homes, new schools, restaurants & bars and a new film studio built over a 20 year period. The mammoth project is going to completely change the face of the Peninsula along with bringing jobs to the area. Greenwich is one of our favourite places to work in London, the town surrounding Cutty Sark is traditional Greenwich which has been preserved and is steeped in history and then 10 minutes away you have this 8.4 billion pound project which is going embody everything about the future. With funding granted work has started over in Beckton on the Asian Business Park, a project which will take 10 years to complete but once finished will see commercial units for businesses along with residential units. Adjacent to City airport the redeveloped space will be a new business hub for London attracting overseas and domestic companies. Metro Village is excited about the prospect of introducing new businesses to east London. It’s fantastic to see the plans the ABP have for the local area; the construction will put this location on the worldwide map and open it up to a whole range of businesses. The boost to the local area will be greatly welcomed and will help with the regeneration of the surrounding areas such as Canning Town and Custom House. Lastly, we have to mention the Canada Water Masterplan, although still in the consultation phase the proposed plans to redevelop the print works site based in SE16 are bringing a buzz to the local area. Some are not so eager for the masterplan to go ahead and have their reservations. As with every proposal to bring change to an area there are concerns. According to “This is a project we are keeping a close eye on, as it’s on the doorstop of our first office we are keen to see is the proposed plans go ahead. SE16 is one of the tightest communities in London, the people enjoy their local area and only want the best for it.” The prospects for the year ahead are exciting and if January is an indicator to how the year will shape up we are positive 2017 will be a great year. If you require any advice regarding properties surrounding any of these upcoming projects feel free to contact one of our expert professionals at Metro Village.

Monthly Market Update - Docklands E14 - February 2017
When is the best time to sell or let your property in E14? One of the main questions I am always asked is: when is the best time of year to sell or let a home? While there is no absolute optimum time to put your property on the market, seasonal patterns can affect buying and selling habits. It is no different in E14, with certain times of the year proving to be more fruitful than others. Spring is often considered the season when the market picks up and hits its stride. The warmer weather and lighter evenings give people extra motivation to go on viewings, while the bright daylight can help your home look that extra bit lovelier. Your garden (if you have one) will also seem much more appealing in the spring months. It turns out that E14 saw 28.6% of properties sell during the months of spring.
can still prove buoyant for property sales. Children are back at school which gives parents more time to concentrate on buying a new home, and most of the people looking on the market in the autumn will hope to find their perfect property in time for Christmas. Towards the end of autumn, the colder weather and the shorter days can lead to a slight dip in the market. E14 sold 17.3% of properties in the autumn months. Winter can be a trickier time of the year to sell a property as the market
be slightly different compared to the sales market. There is still no set season, but the start of the year and summer time can prove to be busier periods. Many people change jobs and relocate at the beginning of the year, while the summer is popular with students looking for accommodation near universities. As you can see, summer is the most popular time to sell property in E14, with 32.3% of homes selling for an average of ÂŁ471,200. Of course, the housing market is all-year round,
Properties sold by season
August and early September can be a quiet time for the property market. The schools have broken up for the summer and lots of people go on holiday around this time of year. That means there are fewer people around for viewings — especially families. It is a different story in June and July though, which can be the busiest months for selling homes, with the market peaking before the schools break up. The summer months saw 32.3% of properties sold in E14.
slows down and everyone’s thoughts turn to Christmas. However, there can still be positive movement in the colder months; buyers who are searching for property at this time of year will be more determined about purchasing a new home. The winter months in E14 saw 21.8% of properties sold.
Thanks to mild weather and light evenings, the early part of autumn

Price growth for properties Due to the government's budget moving to the autumn, we are unlikely to see market acti ity affected by new policy changes in the short term. ith market confidence strong and a positi e outlook for the construction industry, we e pect steady price growth. In fact, a erage sold prices of ats is up 17.5% in 18 months.
Local wealth distribution Whether an area is 'up-and-coming' or has arrived, the wealth distribution can indicate if the area has the character you are after. In E14, the majority of households are 'wealthy' .1 . he corresponding figure in the region is 28.5%, whereas the national average is 22.7%.
Property transactions levels holding steady The Brexit vote and the falling value of the pound have led some to think sales levels might have dipped in the market. However, as the chart shows, sales levels have remained steady throughout the year, contrary to the perceived negativity in the market. We expect steady sales levels in the coming 12 months.

This garden could be added to existing buildings or easily inserted into new builds to effectively ‘green up’ city spaces and provide valuable habitat for wildlife and birds. The garden is set on three levels with a mezzanine floor and is positioned directly adjacent to the dwellings making use of the space beneath and alongside the building, providing an interesting and ‘green’ route to and from the resident’s homes. A stairwell clad with light transmitting concrete featuring cantilevered steps and a perforated metal screen provide stability to the structure whilst allowing light to filter down to the lower levels. This ensures each level can be effectively gardened and utilised for recreation. Green walls and a water feature are incorporated into the scheme to add a sense of tranquillity and movement. The hard landscaping will include sustainably sourced hard
wood decking, luxury decorative tiles and a specialist light transmitting concrete which will be particularly eye catching when the garden is lit in the evenings. The idea of greening up city spaces is one that is close to Kate’s heart. She has explored this theme twice before at the RHS Chelsea Flower shows in 2009 and 2013 receiving highly coveted Gold medals on both occasions as well as a ‘Best in Category’ for her 2009 ECO Chic Garden. Her 2013 Show Garden ‘The Wasteland’ transformed an abandoned industrial site into a public garden, reusing the old structures and waste materials found within. This garden resonated with the public and RHS judges alike who awarded it a Gold Medal. Please visit kategouldgardens.com for images of Kate’s previous RHS Chelsea Gardens. City Living will especially suit a sponsor who has an affinity with greening up city spaces whether that is from the viewpoint of a housing developer, a nature loving or environmental cause or from a constructional vantage whereby the greening up of the building offsets some of the carbon emissions unavoidably incurred during construction.

SAVILLS
The Changing Face of the Canary Wharf Resident with Josh Olive, Head of Residential, Savills Canary Wharf
Canary Wharf is often thought of as a Monday to Friday business hub, but it is also a place that many call home. Financial and insurance services employees have accounted for almost three quarters of buyers in the prime markets over the last three years. However, there have been a number of new emerging buyer profiles in the area. Most recently we have seen an rise in the proportion of owner occupiers, with our research showing that there was a marked increase from domestic buyers during 2016. While prices have grown by 20 since the financial crisis showing the market to be robust, buyers are seeing relative value comparatively to its other centrally located neighbours. Alongside this relative value, young buyers are also drawn in by the lifestyle, with one fifth of prime buyers since 2014 aged under 30. Most residential towers come with pools and gyms, and sometimes even cinemas and cocktail bars. While the introduction of Level39, Europe’s largest technology accelerator space, has helped drive Canary Wharf ’s popularity with young, tech professionals. Canary Wharf now caters more towards families too, with many more nurseries popping up and children’s activities every weekend in the mall, offering buyers both a family friendly lifestyle and an easy commute to work. The safety of the area is also a draw with a visible presence of security staff. The newest profile to emerge is the arrival of retirees moving into Canary Wharf. Having left London when
their families expanded, many are returning to take advantage of having city life on their doorstep. Many of these buyers may not be based in London full time, but are looking for a low maintenance ‘lock-up and leave’ home that the serviced new build apartments offer. The current, and improving, transport links are a real draw, with the impending completion of Crossrail bringing a 39 minute direct journey to Heathrow, dramatically reducing the current time. In the last two years, the face of the Canary Wharf resident has become far more diverse and the area now attracts a far more eclectic mix of residents. As Europe’s fastest-growing business district with many leisure opportunities, ranging from riverside walks to shopping at the major underground mall, which includes the country’s largest Waitrose, Canary Wharf offers buyers everything from one-bedroom pied terres to ultra-luxurious penthouses.
