70th Anniversary Gala The English National Ballet is celebrating their 70th anniversary with an unmissable gala this month. Join as countless dancers, choreographers, artists, musicians, artisans, technicians and audience members who, over 70 years, have been a part of the English National Ballet family, comes together for this once-in-a-lifetime event. The first half begins with a non-stop programme of some of the most important, enjoyable and iconic works that make up English National Ballet’s history and ground-breaking repertoire. Classics of the Ballets Russes (that inspired the ENB’s original vision) melt into modern productions; archive footage of the Company dissolves into live action on stage; and extracts from great masters Balanchine, Petit, MacMillan and many more - follow one another to create an astonishing, dream-like look back at school’s illustrious history,

and that of modern ballet. The evening concludes with a stunning showcase of the great talent across all the ranks of English National Ballet, with Harald Lander’s Etudes. The favourite, first performed in 1955, begins with traditional ballet exercises and steps and ramps up to a show-stopping display of dancing. For 70 years, English National Ballet has been known for artistic excellence, innovative collaborations and bringing world-class ballet to the widest possible audience. 10 Years of Precision From 1886 on, watchmakers in Glashütte contributed massively to the evolution of the marine chronometer, the highly accurate ship clock that changed global navigation forever. Today, the Glashütte Original Senator Chronometer perpetuates the defining values of marine chronometers - accuracy, legibility and refinement - in the form of a thoroughly contemporary wristwatch. Now, the manufactory celebrates the tenth anniversary of this remarkable timepiece. A true chronometer officially certified by the German Calibration Service, the Senator Chronometer assumes with pride its role as heir to its exceptionally accurate predecessors. A particular feature of the German chronometer standard is the requirement that one must be able to set the time precisely to the second, and that the movement undergoes the entire test procedure while mounted in its case. As such, the Glashütte Original Manufactory Calibre 58 allows the Senator Chronometer to do exactly that: upon pulling the crown to set the time, the seconds indication automatically resets to zero and the minute hand is set in one-minute intervals - all in pursuit of compliance with the stringent German chronometer requirements. Its running time display is powered by an impressive planetary gear train; the power reserve is just under 45 hours. The tradition of precision timekeeping not only serves as an inspiration for the movement, but also for the external appearance of the Senator Chronometer. The displays on the dial are

presented in the same configuration as their historic predecessors, the marine and pocket chronometers. Aligned along a central vertical axis on the dial are the running time display with its practical day-night indicator, at 12 o’clock, and the small second at 6 o’clock. Embedded in wooden boxes, chronometers were at one time vitally important instruments for the most intrepid seafarers. Today’s style-conscious man wears a chronometer on a leather strap, as an accessory of great symbolic weight. Precision timekeepers have lost nothing of their fascination and remain, as reliable companions, irreplaceable.

MARCH LA.B AT H A R R O D S

March LA.B has arrived at the Harrods Fine Watch Room. A selection of their best-selling watches, such as the Mansart Automatic Magnum, will be available at the March LA.B store, which features the brand’s signature colour scheme of dark green with gold detail. Harrods is the second March LA.B outlet in London and follows their UK flagship store opening on 47 Lexington Street in Soho, which opened last March. Alain Marhic, Founder and CEO of March LA.B, says “We’re very honoured to be stocked in Harrods – one of the most iconic shopping destinations worldwide – especially after having arrived in the UK only eight months ago. Being displayed amongst the “crème de la crème” of brands makes us very proud and we’re looking forward to the next steps!” march-lab.com

Panerai Goldtech™ returns to take centre stage, fashioned into the forms of the new Luminor Due 42mm watches. A synthesis of sophisticated elegance, historic roots and Italian design, since 2016 the Luminor Due has been the tangible expression of Panerai’s unceasing technical aesthetic development. The new Luminor Due 42mm has turned to gold. The case, the bezel, the Safety Lock™ crown protective device, the back and the buckle are formed of alchemy like fusions of Panerai Goldtech™, a special 18-carat gold alloy with an original composition which is notable for its high percentage of copper as well as the presence of platinum. The purpose of the copper is to give the colour intensity and depth, while the platinum is there to lower the tarnishing effects of oxidation. This elegant nonconformity is emphasised by the design of the dial. This is either black with a satiné soleil finish and sandwich structure, or white with luminous printed Arabic numerals. It has a mechanical movement with automatic winding meeting the requirement of being very practical and suitable for everyday use, while at the same time being a watch which is visually superb. The new P.900 Calibre fits perfectly into the small size of the Luminor Due case and visible through the sapphire crystal back, with its thickness of just 4.2mm - it is today one of Panerai’s thinnest automatic movements. Entirely developed and assembled at the Panerai Manufacture in Neuchâtel, the automatic movement with such a small diameter, combines the functions of date, small seconds and a power reserve of three days. panerai.com

Flyboy Eagle Squadron The Eagle Squadrons were three fighter squadrons of the Royal Air Force formed with volunteer pilots from the United States during the early days of World War II - prior to America’s entry into the war in December 1941. By 1942, following the attack on Pearl Harbour, the Americans had joined the war effort, and the three squadrons formed were transferred to the United States Air Force. Nonetheless, the bravery and sacrifice by a small group of Americans has not been forgotten and is commemorated by The Eagle Squadrons Memorial located in Grosvenor Square opposite a statue of Franklin D. Roosevelt. The AVI-8 Flyboy Eagle Squadron Bronze Automatic Limited Edition pays tribute to the Eagle Squadron through a vintage pilot watch forged out of a classic silhouette. It is imagined with both history and technology, creating a timepiece that is a perfectly wearable homage to this chapter in the heroism of military aviation. A 39mm diameter case with a 22mm lug width sits comfortably on the wrist in a proportion true to the pilot watches worn during the war. A flat sapphire lens with anti-reflective coating offers a scratch-resistant clear window to the dial. The dial itself offers legibility and clarity with the matt finish complemented by multiple layers of Swiss luminous painted on hour indexes. Blunt shape hands for the hour and minute display are also generously lumed for low-light visibility. The Eagle Squadron is powered by a custom modified Seiko TMI NH35 self-winding automatic and is water-resistant to 50 meters.

The watch hugs the wrist with a vintage, horizontal handstitched leather strap but also comes packed with another supple yet sturdy genuine leather NATO strap. Limited to 300 pieces, this uniquely elegant timepiece comes packed in a handsome canvas-covered field like box along with a brass plated plaque, extra strap and strap changing tool, making for a superb watch appealing to enthusiasts and collectors alike. Bronze is mankind’s oldest alloy that is comprised of copper and tin, in addition to other metals such as aluminium, manganese, nickel and zinc. It first appeared as early as 4000 BC and was used in both ancient jewellery and weaponry. The metal is renowned for its anti-magnetic qualities, and for having a substantially higher Vickers (hardness) rating compared to most metals, including steel. Modern aerospace technology proposes bronze as a material of choice in applications such as the landing gear of an aircraft, owing to its heavy loading and resilience as a material. Bronze is also of course renowned for its use in medals to pay homage and respect to the heroism of those serving in different branches of the armed forces. As these timepieces cases are bronze, it may develop a layer of oxidization over the surface of the case known as patina - the result of the reaction of bronze with external agents such as air, moisture, heat and friction. It does not alter the properties of the material, but it is evidence of ageing, giving each piece its own unique personality and character. Acting as a skin, the green, brown and black hues that emerge act as a protective layer and as the surface of the metal becomes covered, it slows down any further oxidization of the metal.

Air Command The Blancpain Air Command chronograph belongs to the select

Renowned as the most sought-after military chronographs of the

circle of legendary watches whose very rareness exacerbates their appeal to collectors. While its creation remains something of a mystery and has generated a variety of stories, its military vocation is a certainty. Considered superior to that of other timepieces of this type, its design is likewise universally admired. Blancpain is now reissuing this legendary model in a 500-piece vintage style edition and the arrival of this major new model in the brand’s collections testifies to a little-known part of its history. In the early 1950s, the French Ministry of Defence was looking for a high-precision chronograph capable of meeting demanding specifications. The watch to be selected must have a black dial with luminous hour-markers and hands to maximise legibility. The movement must be equipped with flyback function, as well as a small seconds hand. A few years later, other armed forces began looking for a similar instrument. Blancpain, which had already won over the American Navy with its Fifty Fathoms diver’s watch, drew inspiration from it to develop a chronograph for the United States Air Force. This timepiece was offered to American military pilots through the distributor Allen V. Tornek, for whom Blancpain is thought to have created a dozen watches as prototypes. The total production of Air Command chronographs was probably very limited.

late 1950s, the Blancpain Air Command model has now been given a new lease of life. Exuding a style that is singularly faithful to that of the original. In keeping with its forerunner, intended at the time for pilots of the most modern aircraft of the era, it is equipped with a ratcheted “countdown” rotating bezel. Once set before flight, this feature enables instantaneous reading of the exact time when the fuel reserve is no longer sufficient for the plane to continue its trajectory. The time scale of the bezel, as well as the dial hour-markers and hands, are made of “old radium” type Super-LumiNova®, reproducing the orange hue of the original chronograph indications. The model bears a 30-minute totaliser at 3 o’clock and a 12-hour counter at 9 o’clock, while a tachymeter scale running around the chapter ring indicates speeds based on a 1000-metre distance. In order to enhance the readability of the information and accentuate the majestic nature of this collector’s watch, Blancpain has improved the dial opening compared to the original model. The face of the new Air Command is protected by a sapphire box-type crystal, a distinctive characteristic of the watches from this period that also appears on the back of the watch - a first for Blancpain. The 42.5 mmdiameter steel case thus reveals a snailed movement notably graced with a contrasting propeller-shaped red gold oscillating weight.

Villeret Métiers d’Art Binchōtan Blancpain offers up a unique insight into its exceptional dials featuring Binchōtan, a charcoal made from Ubamegashi oak in the Kishu region of Japan. Through its Métiers d’Art collection, Blancpain continually innovates by combining the expertise of its artisans with a range of ancestral decorative techniques rarely seen in watchmaking. Binchōtan is a Japanese charcoal made using traditional methods dating back over 400 years. Its remarkable quality lies essentially

in its density, resulting from the slow combustion of Ubamegashi (Holm oak) in a clay oven heated to temperatures ranging from 1000 to 1300 degrees Celsius. The swift firing process, followed by rapid cooling, reduces the tree’s bark to ashes before yielding a smooth surface boasting a hardness comparable to that of steel. Working with this unique background, Blancpain’s Le Brassus Métiers d’Art studio adds decorations and carved elements to achieve the final dial. While renowned for its purifying properties, Binchōtan is rarely used for ornamental purposes. Blancpain has given a new expression to this natural material through a series of one-of-a-kind creations. In its Le Brassus Métiers d’Art workshops, the artisans of the Manufacture, driven by a perpetual quest for innovation, have adopted this 17th century Japanese technique for crafting their dials. The Binchōtan is first washed and then cut into fine disks, to the surface of which several layers of resin from the sap of the Asian lacquer tree are applied in order to protect the material from aging. The disks are polished to heighten the beauty of Binchōtan’s natural streaks and the intensity of its colour, before being meticulously decorated with a pigmented lacquer. Blancpain then fits the dial with a gold applique handengraved and patinated using the Japanese Shakudō techniques that the Manufacture first introduced in 2015.

Binchōtan can also be used to create decorative inlays applied to previously engraved dials in association with Grand Feu enameling. The new Villeret Métiers d’Art Binchōtan watches testify to Blancpain’s creativity and highlight its watchmaking expertise. These one-of-a-kind models come in a 42mm red gold double stepped case housing the 13R3A caliber, visible through the sapphire crystal case back and ensuring an eight-day power reserve displayed on the bridge side.

P A C I F I C Easily the most exciting pop-up restaurant in London right now, Pacific, the new solo venture from award-winning Australian chef Shaun Presland, brings a distinctly Aussie take on contemporary Japanese cuisine to Mayfair’s esteemed restaurant scene. Offering both a chilled out daytime space and a livelier evening venue, Pacific’s interiors take on an ocean inspired theme, complete with special lighting designed to mimic sunrise and sunset. Silver hangings shimmer against deep turquoise walls, while rustic stripped wooden tables let the food do the talking. With a small and concise bar area, featuring Japanese influenced

cocktails and the very best in Aussie wine right now, as well as great seating by the chefs in action, the playful pop-up is lively and welcoming. Executive Chef Shaun Presland, who has 25 years of critically acclaimed experience in Japanese cooking in kitchens across the world, has created an innovative menu led by marketfresh fish and seafood, sourced from both native UK waters and the South East Pacific that inspired the restaurant’s name. The restaurant also serves up a delicious array of accompanying meat dishes and vegetables, in particular, the Wagyu steak grilled on a robata served with wasabi chimichurri dipping sauce is not to be missed. Other menu highlights include a sashimi-dedicated section that takes traditional Japanese cuisine and gives it a new lease of Aussie life. Dishes include a Bondi roll, a riceless sashimi roll wrapped in Tokyo turnip served with avocado, chives and house soy, and Seabass Sashimi. Smaller plates such as Kimchi Brussel Sprouts; Spicy Waygu Gyoza; fresh sushi rolls; and the standout Monkfish Katsu Sando - a crispy monkfish sandwich with shredded cabbage, mustard mayo and bulldog sauce - will have you entranced at each step. Make sure you keep room for the mains though with the Canadian Black Cod with old school Kyoto Saiko miso marinade; and Vegetable Toban with yuzu soy. Located at 10 Heddon Street the pop-up will only be live until the end of February, so you better get in there quick to enjoy expertly prepared Japanese food served with a playful Aussie attitude.

B LU E B I R D C H E L S E A Located on the King’s Road in the heart of Chelsea, local neighbourhood restaurant Bluebird serves up a modern European menu with a fantastic bar, outside terrace and lounge area. Large and uniquely styled, the large Art Deco venue is perfect for any event whether that be business lunches, drinks with friends or romantic dinners. The quirky interiors are fun and relaxed with bespoke Celia Birtwell textiles and plenty of flora and greenery. Harvey Ayliffe has been recently appointed as Executive Chef at both Bluebird Chelsea and Bluebird Café White City. Bringing over 30 years’ diverse experience to the stylish Chelsea landmark, Harvey’s updated edition of Bluebird’s already varied menu reflects the fun-loving nature of the established restaurant. With a heap of experience from other top London eateries such as Rules, J Sheekey, Le Caprice, The Ivy, 34 Mayfair and Soho House Harvey brings an experienced hand to the Bluebird’s kitchen. The new menu brings back some of Bluebird’s most popular classic dishes with a new modern twist. Guests can enjoy the likes of the

Bluebird chicken pie, which is now served with cep mushroom, smoked garlic mash and January king cabbage. Fresh look Bluebird curries such as Malvani monkfish & king prawn curry served with coconut chutney, lime rice and naan bread; and perfect for Veganary - meat-free dishes like cumin roasted aubergine, toasted freekeh, pomegranate and pistachio dukka. Other menu highlights include steak tartare, quail’s egg and beef dripping toast; Iberico pork rack with coco beans; chorizo and black cabbage, aioli; and the Bluebird Burger with maple cured bacon from the Josper Grill. As expected the bar’s cocktail menu is innovative and playful with favourites including the aptly named Kings Road Cocktail (Cointreau, rose syrup, lemon juice, topped up with Moet & Chandon); and Maid in Chelsea (Don Julio blanco, Lanique rose liqueur, rose syrup, lime juice, cucumber and mint) on offer. Retire to the lounge area after dinner for a few more post-dinner drinks - you won’t want to leave.

G&I SPIRIT

Spirit of the Future with Gina Duke, Spirits Development Director, G&I Spirits Ltd. How has your company’s background in the bar world informed how you develop and market spirits? Our experienced bar servers, who have been trained in the unique style of the G&I Spirit Group Directors. To us it is important to have the ability within the first 5 seconds of interaction with the person approaching the bar to become the perfect economist, philosopher and psychologist, not forgetting professional sales person, and be able to read a person’s persona and body language. To see what kind of mood they are in and then open with a friendly and professional conversation is not always practised by many but is the key to having the clientele trust their judgement. A good bar server is undaunted, can create a vibrant and exciting atmosphere, have the experience through training and innovation to customise a range of drinks or cocktails to the clients specific palate. The idea is to develop an atmosphere accustomed to the Radio Listener where its only about that one person. That’s the person in your selling zone. The confident and experienced bar person can pretty much dictate what people will drink, to a certain degree of course. General clientele are not over confident when approaching a bar and are looking for guidance and help. We have all been to good restaurants where the wine list reads like a computer manual, it can be intimidating, so cut to the chase, create an environment of comfort and quiet confidence and let the customer trust your ideas. Where are your products made? How do they stand out from the crowd? Our 6 SKUs have been made with 3 lines in the UK and 3 SKU lines from Mexico. We worked with master distillers painstakingly to get the end result we wanted, matching not only our customer profile that we were focusing our products at but achieving our company product vision. We took almost two and a half years from concept to liquid in bottles re working sampling and tasting sessions until our target goal in relation the drinkable spirit was obtained. This resulting in super smooth drinkable (even neat) spirits that had no or very little of that burn element. Where are your products available? On- or off-trade? Are you looking to expand availability? Available on line from www.gi-spiritgroup.co.uk with retail account and wholesale accounts welcome, and direct sales from G&I Spirit Group Ltd. Products are also available through nominated wholesalers: Empire Drinks, Matthew Clark, Masters of Malt and 31 Dover. We are focusing on Pub Group, bars and venues but we aim to keep that exclusive element to our range, avoiding the products being saturated in every outlet.

What trends do you think are driving the spirits industry forward? New trends are always playing a big role in bars, clubs and restaurants, not forgetting the weekend BBQ which has gone more Garden Party from burger fest. The Glasses are bigger and brighter, the garnishes colourful verging on the flamboyant and the smiles are infectious. The Spritz styled drinks, for example, bought vibrant orange into the glass and this has been followed by Blood Orange Gins and Vodkas which are spritzed up to the hilt so the bursting bubbles are more recognisable than the beauty of the distilled spirit in the glass. Instead try adding the Blood Orange in slices, they can add a subtle flavour and enhance the image of the perfect serve. The new infused vodkas that are sweeping the market can add nothing but good. The big spirit companies have invested in the research about these, and they are rarely wrong. With the culture towards healthier diets and living, some being lower ABV can help with all different aspects of this, as well as suiting different circumstances as when you really fancy a drink but need to be aware of the alcohol limits. Is strawberry infused vodka with fresh fruit classed as one of your 5 a day? Oh my goodness, I really hope so. I like to think Super Premium is the way forward though even though they are a little dearer. Long after you forget the price you remember the quality. CBD and Cannabis in alcohol is definitely making a lot of noise, and globally. The market is slowly opening up but R&D is fast and furious. Infusions and flavours are taking shape whilst we are looking at all manner of different styles of labels. When this kicks off properly it has the ability to possibly be industry changing, not only are we looking at Vodkas, Gins and Tequilas, other areas of the drinks industry such as the beer manufacturers are investing mammoth amounts of their budgets to be ready for what everyone considers the coming invasion. What are your plans for the coming year? Our first order of our 6 lines consisted of 2800 bottles our 3rd order now is in excess of the equivalent of 105000 bottles. Our aim is develop the business to 43-45 SKUs over the next 3 years. We will be adding a range of Cognacs, a Range of Rums call “Old Georgie Boys Rum” Blended and Single Scotch Whisky’s and Medronho a Portuguese Spirit Liquor.

ALL-AMERICAN There’s red, white and blue in the air with a little black and yellow thrown in for good measure. At home and away, you can enjoy the power of the modern American muscle car, from Chevrolet to Ford. In the US, Hertz offer up some serious horsepower in collaboration with Hendrick Motorsports while here in the UK you can enjoy the latest to sport the Mustang name badge.

MUSTANG GT

More Muscle When Ford brought their American muscle to the UK, it was never a question as to whether it would sink or swim. The name alone carries so much gravitas that you will struggle to find anyone in the world who doesn’t know its name. Now, with the introduction of the new Mustang, the car pushes further than ever before in both style and performance. Bringing an update to the instantly recognisable design, the latest edition delivers enhanced aerodynamics along with a sleeker, more

aggressive profile - all of which would be pointless if once inside you realised there was no progression in terms of performance and technology. Thankfully, the engineers have done their work under the bonnet to deliver a faster package with an improved suspension setup providing a drive more suited to the European market. “Europe’s passion for Mustang has proven even greater than we imagined - more than 33,000 Mustangs are already bringing one of the most iconic sights in motoring to the continent’s streets,” ford.co.uk

said Steven Armstrong, group vice president and president, Europe Middle East and Africa, Ford Motor Company. Boasting a suitably muscle-car sized 5.0-litre V8 engine, the Mustang GT now delivers 450 PS and 529 Nm of torque making it possible to sprint from 0-62 mph in 4.3 seconds - when combined with Ford’s new 10-speed automatic gearbox - or 4.6 seconds under your control with the six-speed manual transmission which now features rev-matching technology that delivers smoother, faster downshifts accompanied by a “blip” of the powerful engine. To support the impressive performance within, the design team have worked closely with the engineers to develop an exterior aesthetic that more than hints at the cars potential. A lower bonnet profile along with integrated air vents not only offer up some rather obvious performance cues, but create a front end worthy of any muscle car poster. At the rear, a quad exhaust system rests proudly alongside an updated

rear bumper and diffuser setup which continues the sleeker theme whilst maintaining that iconic rear light clusters and surrounding panel. Exaggerated wheel arches along with new wheel options and an optional rear spoiler complete the exterior look, providing the perfect finishing touches for this American inspired monster. Inside, the new Mustang has received further enhancement, whether you look at the improved seats, updated swtich-gear or the technology hidden within, you will still get to enjoy the classic American appeal of the interior space. Delivering a more premium feel, Ford have introduced soft touch materials for the door linings and the door handles are now finished in aluminium. The centre console also features a new hand-stitched, softtouch wrap which is finished with contrast colour stitching for a more dynamic feel. Customisation is key in todays premium car market and the Mustang obliges, with a host of options

Mustang range, including suede-effect Alcantara door and seat inserts, plus a carbon fibre instrument panel surround and gear knob. Leather-trimmed, heated and cooled seats, and a heated steering wheel are also available for the first time, for ultimate comfort - perfect for the colder months. Those who prefer to opt for the leather Recaro racing seat option also now have a choice of three colours; Show Stopper Red, Midnight Blue and Ebony. Driver assistance technologies have become commonplace and the Mustang is no exception. Now including Pre-Collision Assist with Pedestrian Detection and Lane Keeping Aid to enhance the driving experience with greater peace-of-mind, everything can be adjusted using the 12-inch alldigital instrument cluster. Despite all of these modern technologies, the Mustang remains first and foremost a driving machine, and one that packs a seriously fun punch. Adding MagneRideÂŽ adjustable suspension

including four aluminium surrounds for the console panel. A new, very obvious, engine-start button pulses red from the moment the door is unlocked until the engine sparks in to life, urging you to push it, quickly. The button pulses at a rate of 30 beats per minute - mirroring the resting heart rate of a pony. A Carbon Sport interior package is also available across the

and selectable drive modes into the mix combined with that V8 and rear-wheel drive, this is a car to enjoy both on the road and track. You won’t find it hard to get this monster sideways should you choose - on the track of course - just make sure you remember your seatbelt. Others might not always feel so fondly about your Mustang, so Ford have developed the new Active Valve Performance Exhaust which delivers an innovative Good Neighbour Mode for earlymorning or late-night driving to reduce the impact on those around you. Of course, you can still let that engine roar to enjoy its full tone when you’re out on the road. This is the perfect modern interpretation of the classic American muscle car of the past. Continuing its iconic aesthetic appeal and bringing a classic power and drive setup to the table alongside the very latest in performance and safety technologies, you will struggle to find reason not to smile when you get behind the wheel. “There are few cars on the road that can deliver such a combination of heritage, style and performance to such a wide audience. The new Ford Mustang offers the most compelling package yet.” concludes Steven Armstrong.

SAVILLS

What will the election result mean for the UK residential market? with Lucian Cook, Director of Residential Research at Savills We know that across the mainstream market, political and economic uncertainty have held back market demand and supply being brought to the UK housing market. Within the prime markets in which Savills operates, there has been a strong build-up of applicant demand among those waiting for the fog of political uncertainty to clear. In addition there are a number of agreed deals

that were put on hold pending the outcome of the general election, which culminated in a landslide win for the Conservative party. In terms of buyers and sellers, the December election result should unlock some of these deals and mean prospective buyers are more committed, bringing a greater sense of urgency to the market. However there is a possibility that it will also harden some sellers’ price expectations. The election of a Conservative majority government is in line with the assumptions which we made when we prepared our house price forecasts back in November. These suggest only modest price growth in 2020 on the basis that, despite domestic political uncertainty receding, some economic uncertainty will remain until a trade deal is agreed with the EU; even if, as is widely expected, the UK leaves the EU by the end of January without a further extension of article 50. This could mean a bounce in demand in the first part of 2020 proves difficult to sustain through the summer months and into autumn market. And what does this mean for stamp duty? There is a possibility that some buyers and sellers will hold out for a stamp duty cut that was floated by Boris Johnson during

Savills Battersea Park | 020 8877 1222 | savills.co.uk

COLUMN

his Conservative party leadership campaign over the summer. However this was noticeable by its absence in the Conservative Party manifesto. Instead, we saw proposals for a further 3 per cent stamp duty surcharge on buyers who are not resident in the UK. If anything, we think this is likely to support demand from overseas buyers in the short term as they seek to buy before it is imposed. This brings us to the effects that the election result will have on the pound. Those overseas buyers are likely to want to lock into the weakness of sterling. We’ve already seen sterling appreciate and this reduces the currency play, but we expect this will be outweighed by much greater political certainty. Sterling is expected to strengthen progressively as political and economic uncertainty clears, with the biggest impact coming after trade deals are agreed with both the EU and other trading partners. That is likely to provide a limited window in which buyers can take the maximum benefit from the weakness of the pound, though it is likely to be the catalyst for a recovery in prices in central London over the next five years. Meanwhile, from a lettings market perspective, it is important to note that the Conservative party manifesto contained a clear commitment to the abolition of so called ‘”no fault evictions” giving good tenants more security in their home, which will be of particular comfort to families in the private rented sector. That manifesto also contains promises to introduce lifetime deposits, though it remains unclear how they would operate on a

practical level. Importantly, the manifesto demonstrates a commitment that landlords will have enhanced powers to recover possession of their property where they have grounds to do so - for example on non-payment of rent or where they have an intention to sell the property. That should protect their position provided the appropriate resources are put in place to give this effect. Until this is clear, there will remain some nervousness over how this might operate in practice. For those landlords, the threat of rent controls, which were being proposed by the opposition, will have been a much greater concern. With the Conservative party making clear their opposition to such measures, the prospect of that occurring has receded. With that, the prospect of landlords leaving the sector has also receded, which risked cutting the amount of good quality rental stock available to let.
