Finally the summer season is upon us, you just need to ensure you make the most of it. Despite the numerous sporting events to come, this month is all about the vast wave of summer terrace openings across London and taking advantage of the countless festivals available for all to enjoy. All of which are in the process of opening their doors and as a result of growing popularity over recent years will become harder and harder to get in to, so make sure you arrive or book early to avoid disappointment. What I am trying to say is that the brief window of British summertime has opened, so try and make the most of it before it is firmly shut once more for another year.

Royal Academy Summer Exhibition 12th June - 20th August

Absolutely anyone can submit a piece to the Royal Academy’s Summer Exhibition which gives it a wonderful element of surprise. Now in its 249th year, over 12,000 pieces are seen, from unknowns to famous artists and members of the RA. The fun part for visitors is choosing a favourite and, with the majority of works on sale at varying price ranges, you can even buy one to take home with you if you really love it. Originally held in 1769, the Royal Academy Summer Exhibition is the largest regular contemporary art exhibition in the world. The impressive show is a favourite among the art-lovers and each year, a new sculpture is there to welcome visitors to the exhibition as they walk through the Royal Academy’s great courtyard. Somerset House will launch a new exhibition this month titled, Perfume: A Sensory Journey Through Contemporary Scent, inviting visitors into a multi-sensory show. Greenwich and Docklands International Festival 23rd June - 8th July

Live At Chelsea 15th - 18th June

Greenwich will come alive once again for the return of the Greenwich and Docklands International Festival. The two-week free festival of street performances, art and dancing in the streets, promises to this year offer something different and reveal new perspectives on the world through outdoor theatre. Kicking off with A View from the Bridge, which tells the story of dock workers and illegal migrants in search of the American dream, other theatre highlights include ‘Rear View’, which will be presented on a specially adapted double decker bus. The Greenwich Fair will also return with four new shows before the festival ends with ‘The Colour of Light’, where enormous colour wheels will roll through the streets of Woolwich accompanied by a soundtrack composed by Shri Sriram.

This month a long weekend of open air concerts at the historic home of the red uniformed Chelsea Pensioners will take place as part of Live At Chelsea. Glasgow band Belle & Sebastian will kick off the music festival on Thursday 15th June while on Sunday 18th June Italian pianist Ludovico Einaudi close the open-air concert series with his unique brand of classical music influenced by African, rock and electronic sounds. The Italian composer is one of the foremost classical musicians in the world, and has sound tracked everything from feature length films such as ‘This Is England’, to some of the most iconic TV adverts of the moment. His most recent album, ‘Elements’, reached No.12 in the UK Classic Album Charts - a feat no other composer has managed in two decades.

Celebrating 60 Years of Equestrian Excellence Rolex continues its constant pursuit of perfection to this day, and in doing so, the brand has become a symbol for elegance and prestige. It was thus a natural progression for Rolex to partner with the sport of equestrianism, which shares these heralding values. The relationships started in 1957 with Rolex’s first equestrian Testimonee with one of the greatest female showjumpers to ever represent Great Britain. Pat Smythe became a household name in the late 1940’s for her international equestrian accomplishments as well as for expanding the gender boundaries for her mostcherished sport. Smythe’s list of equestrian achievements is long and prolific. She was the first woman to travel the world competing internationally, winning major Grand Prix events on her own horses in more countries than any man or woman had ever done before. In 1956 she was the first woman to ride in the Olympics show jumping event and the first ever to win a medal. Since that pivotal association, Rolex’s support and contribution to equestrianism has grown and prospered. Today, the brand is proud to champion many of the sport’s leading athletes and events; from Brazilian show jumper Rodrigo Pessoa, to Scott Brash, from Scotland and the historic and prestigious CHIO Aachen equestrian competition in Germany, as well as the rise of the iconic Rolex Grand Slam of Show Jumping. Rolex has built on this relationship, which in 2017 marks the brand’s special 60-year anniversary as the crown in equestrian sport.

The roots of Rolex’s affinity for sports and human achievement can be traced back to the pioneering origins of the company. In an era when wristwatches were still regarded as fragile items of apparel, Rolex founder Hans Wilsdorf was determined to create a timepiece that would be robust, precise and reliable, adapting to ever more active lifestyles. It became the wristwatch that defied the elements, an essential feature for those engaged in exploration or sports. Since then, Rolex has accompanied many of humanity’s greatest feats as men and women have broken long-standing records defying the elements and exploring the globe’s most forbidding frontiers - from the tallest peaks to the deepest oceans. WATCHES With exactly 60 years of partnership together, the relationship between Rolex and equestrianism has contributed to many of the sport’s greatest moments. One that will be remembered for all time is the moment Rolex Testimonee Scott Brash earned equestrianism’s greatest, most challenging accolade: the Rolex Grand Slam of Show Jumping. Created jointly in 2013 by CHIO Aachen, CSIO Spruce Meadows ‘Masters’ and CHI Geneva, the Rolex Grand Slam of Show Jumping rewards the rider who wins the Grand Prix at each of the shows, amounting to three Grands Prix in succession. As a long-standing partner of each of these equestrian Majors, Rolex naturally chose to be associated with this initiative, the ultimate achievement in show jumping. Since he started competing with his most prized horse, Hello Sanctos, in 2012, Brash, has gone from success to success, starting with the 2012 World Cup Grand Prix in Florida, followed by Team Gold at the 2012 Olympic Games in London, and Team Gold and Individual Bronze at the European Show Jumping Championships in 2013. His quest to claim show jumping’s ultimate achievement began at CHI Geneva, in December 2014, when he triumphed in the Rolex Grand Prix. A few months later, he soared to stunning victory at the 2015 Rolex Prix of Aachen in Germany, possibly the most prized in the world. A few months later, at only 29 years of age, he finished the feat with the Grand Prix title at the 2015 Spruce Meadows ‘Masters’. Scott Brash is just one among a distinguished list of championship riders who form part of the Rolex family of Testimonees. Meredith Michaels-Beerbaum, who partnered Rolex in 2007, became the first woman ever to be ranked world number one in show jumping and join the German national team in 1999. In the following years, she became one of the world’s most successful equestrian athletes. Having started

a politics degree at Princeton University, equestrian sport was not a vocation she initially envisaged but her love of competing continued throughout her college years. When she graduated, aged 21, she changed her mind about her career and moved to Germany to train. It was here she met her now husband, fellow rider, Marcus Beerbaum. Amongst many team championship medals, she won three FEI World Cup Finals in 2005, 2008 and 2009 - a record still unbeaten today. In 2016 she added to her list of stellar accolades with a bronze Team medal at the Summer Olympics in Rio de Janerio. Rolex’s longest serving equestrian Testimonee is Brazilian rider Rodrigo Pessoa, having joined the brand in 1998, the same year he won the World Equestrian Games in Rome to become World Champion. Rodrigo is an Olympic gold-medallist in Individual jumping with 70 Grand Prix wins to his name. He has also represented Brazil at six Olympic Games, winning gold for Individual jumping at the 2004 Athens Olympics and Team bronze medals at Atlanta in 1996 and Sydney in 2000. Pessoa is one of only four riders to have won a hat trick of World Cup Jumping Final titles, an accolade made even more impressive with the victories that came in successive years - 1998 (Helsinki); 1999 (Gothenburg); and 2000 (Las Vegas). In 1994 he famously won the Major, the Rolex Grand Prix at the CHIO Aachen in Germany, beating his father, Nelson Pessoa, to third place. Further career highpoints include four other Major victories at CHI Geneva and two at CSIO Spruce Meadows. Rodrigo commented on the impact Rolex has had in the sport in his time as a professional rider: “The support of big brands, like Rolex, shows that they’re really committed to equestrian sport and to raising the level of professionalism. The progress in the last couple of years has been tremendous and this could not be possible without brands like Rolex elevating the bar.”

ROLEX: 60 YEARS OF EQUESTRIAN a panel of accomplished former equestrian riders. The programme includes a place at the Academy and six months’ board and training at some of Europe’s top stables, including facilities run by Rolex Testimonee Kevin Staut, winner of Team Gold in show jumping for France at the Rio 2016 Olympic Games. The Academy has already proven its success with 21-year-old Irish showjumper Bertram Allen, who became Rolex’s youngest addition to their sponsorship family. Bertram was only 18 when he was selected to train with show jumping star Marcus Ehning in Germany, in the first year of the Academy’s inception. Like all the trainees, Allen was also schooled beyond the sport in subjects such as mental coaching, team building skills, best practice in running stables, as well as a grounding in marketing, communication and legal issues. Of his time at the Academy, Bertram Allen says: “There is so much more to consider than just competing. You need to have a well-organized business head to bring it all together for the big events. In terms of competing skills, Marcus Ehning taught me to think and plan two to three jumps ahead which helped relax my riding style for the better.” The brand shares many values and attributes with the elegant sport of equestrianism. Within the sport of eventing Zara Tindall has followed in the footsteps of her accomplished parents, Captain Mark Phillips and HRH Princess Anne. Zara reached the pinnacle of her sport by winning an Olympic silver medal at the London 2012 Olympic Games on her horse, High Kingdom. We confirmed our partnership after I won that event and my first Rolex. I first began working with IWC over a decade ago, I clearly remember one of the most spectacular watches we sold and probably one of the reasons I still get excited when we receive new deliveries. The Da Vinci ref IW3754 in Platinum, a Split Second Chronograph with Perpetual Calendar, arrived in a relatively small series of less than one hundred examples. The weight, the complications and the aesthetics made this one of the most ergonomically pleasing watches I have ever been fortunate enough to have pass through our doors. Those aware of IWC recognise the Da Vinci collection in any of its incarnations as a move away from their more utilitarian designs. The Portofino model has since been added to balance out the offering but the Da Vinci was the first to venture into this quirkier territory for IWC. Originally introduced in the mid 1950’s, the Da Vinci model was fundamentally a dressier timepiece with a beautifully rounded case and articulated lugs. IWC still took the opportunity to push the envelope and experiment with materials, notably this family was the first to carry a ceramic case from the brand. The collection was reinvigorated most recently in 2007 with a departure from the round case to oversized tonneau shape purposely built to show depth and conform to the fashion of the time. Furthermore, this series also introduced a selection specifically designed for ladies a real first for IWC with their longtime slogan of the brand being “Engineered for Men.” This year’s SIHH fair in Geneva saw the latest rebranding of the Da Vinci series. Given the economic climate and general nervousness in the watch world, the new collection carried a commercial selection of watches that will definitely attract a different type of demographic. After the now discontinued ladies Da Vinci models, IWC have introduced a mid size Portofino and mid size Pilot’s Watch collection attempting to bridge the gap in their otherwise very masculine orientated family of watches. The mens Pilot’s and Portugieser models will dominate the sell through (not to say ladies cannot wear these models!) so it makes sense to experiment a ladies collection in the naturally more refined case styles. Off the back of this success, the newest Da Vinci offering is mainly aimed at ladies. All the watches are automatic and delivered in a 36mm case with hinged lugs that allow the watch to hug the wrist. IWC’s relationship with luxury leather goods manufacturer Santoni delivers another set of gorgeous coloured alligator straps. Fundamentally, IWC have always delivered functionality New Cavendish Jewellers,

alongside pleasing form. This collection is no different with a user friendly date facility and accurate moonphase. All the watches carry applied arabic numerals that provide a little depth to the dials and the moonphase is beautifully detailed the diamond bezel option is particularly attractive. Alongside the 36mm variation, two 40mm models have also been introduced again aiming at a lady wearing a larger watch or a slimmer gentleman. These two watches will not break any new ground in terms of design but provides a rounded collection of watches rather than filling in a gap. As is the norm with IWC, the grey sunburst dial in this option is instantly recognisable as their handiwork.

That said, IWC have provided three timepieces that further lay testament to both their watchmaking prowess and sensible marketing. The statement model is the Retrograde Tourbillon in Red Gold that is not only a visual feast, but also offers one of the most complicated mechanisms in watchmaking. IWC’s ongoing relationship with the Laureus “Sport for Good” foundation is continued with a limited edition chronograph model carrying the signature blue dial synonymous with this series. Rarely do such charitable causes continue for such a long period of time but this partnership is close to a decade old now cementing IWC’s position in raising awareness of good causes as can also be seen in their work with the conservation of the Galapagos Islands. The most eye catching of the new models is definitely the Perpetual Calendar chronograph. IWC have always delivered Perpetual Calendars of note especially with legendary watchmaker Kurt Klaus continuing to have influence but this new movement is something special. IWC had delivered the first ever fully instantaneous Perpetual Calendar that could be fully set up using the crown alone. However, the original models carried an ebuache base (essentially a purchased in raw movement that could be modified to the suppliers desire with Kurt Klaus’ ground breaking calendar then integrated into this foundation. The new Da Vinci Perpetual Calendar delivers this famous complication entirely in-house for the first time but also in steel, not just precious metal. Furthermore, the steel model retails at £25,500.00 delivering a fantastically competitive price point for such a complication. The moonphase indicator on both is highlighted by a polished blue disc on a sparkling background creating a tapestry of light play. Given Leonardo Da Vinci’s fascination with the movement of the heavenly bodies, this series of watches is perhaps the perfect homage to his investigations. Adding a heavy dose of cool to your usual brunch fare, the new menu features a range of the restaurant’s much loved dishes as well as some new ones. Diners can relax and enjoy Japanese inspired meat, seafood and vegetarian dishes and a very creative cocktail list, while listening to music from a range of world-class DJs including Nick Grimshaw and Jodie Harsh. The brunch specialities ranging from lighter options such as salads, snacks and sushi to ‘grande plates’ making the brunch as big or as little as you wish. The Winter Garden at The Landmark London Located in the heart of the soaring eight-storey glass roof atrium surrounded by majestic palm trees, the Winter Garden restaurant at The Landmark London in Marylebone provides a beautiful setting for any meal. Serving breakfast, brunch, lunch and afternoon tea, the two AA Rosette restaurant is the ideal choice for dining with a difference. In the evening as the sun sets over the capital, the restaurant transforms into a romantically lit space for an elegant dinner. June has arrived and we can welcome the summer season at last. Gone are the raincoats, it’s strawberries and cream time now. Importantly, June is a time for us to share appreciation for fathers. Father’s Day is just around the corner falling on Sunday 1 th June, and what better gift than a bottle of whisky.

Suntory’s heritage tells the perfect Father’s Day story as the ‘Art of Japanese whisky’ has been passed down from generation to generation. The founding father of Japanese whisky, Shinjiro Torii, built Yamazaki as Japan’s first malt whisky distillery. Passing the legacy onto his son, Keizo Saji and in turn, his grandson Shingo Torii, Suntory’s founding father created a worldrenowned whisky from three generations of Master Blenders. Although father and son partnerships are rare in this industry Master Distillers Jimmy Russell and Eddie Russell of Wild Turkey Bourbon now form the only one , this is how the industry has been built - passing down knowledge from generation to generation and passing over the reins to create successful whisky families such as the Russells of Wild Turkey and Suntory Japanese Whisky. With a process as complex as creating whisky, the family commitment must be strong. As a father myself, I too know the feeling of pride in learning and passing on knowledge. What is admirable about family run distilleries is that there is an element of authenticity that cannot compare. It is less about appealing to trends and to shareholders and more about the longevity of the brand and making longterm decisions with the next generation in mind. The Russells of Wild Turkey are a great example of how the ‘old-school’ distillers pass down the craft from father to son, as opposed to those coming into the industry from engineering degrees or different alcohol backgrounds. There is a real value in having family learnt recipes and family learnt techniques. Not only is this great storytelling, but the result is a spirit with authenticity. Bringing that essence to London this June, you should enjoy quality time with those you love for Father’s Day, passing tales and stories on from one generation to the next.

your Rolls-Royce Wraith Black Badge Considered by many as the epitome of sophisticated luxury motoring, Rolls-Royce has taken a major step in guaranteeing the company’s ongoing success. Launched last year with versions of the Wraith and the standard wheelbase Ghost, the quintessentially British marque opened the order books for their new ‘Black Badge’ editions. Not only delivering a unique take on their production vehicles, but encouraging a younger audience to the brand that has, until now, been largely reserved for older clientele. Rolls-Royce have identified the younger generation with the means to engage in their brand, and have created a whole new design ethos to match.

This is every bit a Rolls-Royce by name, by quality and by design, however it possesses something that until now has eluded the British marque young appreciation. Created to specifically target the growing population of younger individuals with unfathomable amounts disposable income, the Black Badge series is set to take Rolls-Royce to new heights. Sensibly reserved for just two of their already most sporty models - with more to be added with future model launches, the series brings with it bold new styling cues and an incredibly modern and desirable ethos to lure its unsuspecting buyers from their youthful ways. The Wraith has, since its release back in 2013, stood at the forefront of the brands performance standards with the regular model producing 632 PS from its impressive 6.6-litre twinturbocharged V12 able to move this - just shy of 2.5 tonne monster from standing to 60mph in a staggering 4.4 seconds. The

Black Badge version has enjoyed some slight tweaking to deliver an increased torque figure of 70Nm over the existing 20Nm with the power output remaining the same, deemed already sufficient not too surprising. As a result, there is a minimal improvement in 0-60mph time of just 0.1 second, but a much bigger change in how this car drives on the road. By combining this extra wave of torque with the already high power output and an extensive array of technical improvements across the car, they have managed to produce a much more driverfocused machine that is not just fast, but agile too. A completely redesigned air-suspension set up along with new drive shafts and uprated -speed transmission all add to the driver experience while managing to maintain and preserve the intrinsic elements of the effortless Rolls-Royce ‘magic carpet ride’. Immediately noticeable when you put your foot down is the upgraded transmission. Unlike the smooth yet often sluggish gear

changes of old, this new -speed automatic adds excitement and urgency to your drive if you should so desire. ‘Intuitive Throttle Response’ ensures that when you are casually going about your business, the experience is like any other day in any other RollsRoyce, but the second you decide that it is taking too long to get to the country retreat, simply open up the throttle and you will automatically trigger the intuitive response to alter the shifting. From 25% throttle, the transmission will hold gears for longer, shifting between 300rpm and 500rpm higher in the rev range providing a much more responsive ride. The car will also rev all the way to 6,000rpm before each gear change when the throttle senses that it is at 0-100 open. It’s not only in acceleration that the intuitive throttle response helps. During deceleration or braking, the transmission will also downshift sooner, utilising additional engine braking to support a more ‘spirited’ drive.

The result is a tauter and slightly more physical driving-focus with significantly increased handling capability, a high degree of steering feedback and more neutral cornering characteristics. With its speed dependent steering adjustment, the car delivers a greater sense of security, even at high speeds as the weight of the steering adjusts to the speed of the car. It is a noticeable improvement over the standard ride and certainly creates an inviting prospect for potential buyers in respect of its improved driveability. Wraith Black Badge has managed to shift the balance from its passenger pleasing heritage to a driver focused monster. Thankfully, the engineers at Rolls-Royce have thought of the consequences of such performance improvements and have upgraded the brakes in line. An extra inch in diameter for the front brake discs provide a swifter and more direct brake pedal response and allow smooth yet swift stopping power that is impressive for a car of this size and weight.

With the performance end well and truly handled, the team turned to the cars styling. An unmistakable transformation, and far removed from the norm, the Wraith Black Badge is both sleek and striking commanding instant recognition and respect on the road. The entirely black aesthetic is only broken by the light cluster, chrome window surround - which can be black on request and the flashes on the incredibly beautiful wheels. These are no regular rims however, they are new composite carbon fibre and lightweight alloy wheels which are unique to each Wraith Black Badge commissioned. Developed by Rolls-Royce over four years, the new wheels feature 22 layers of carbon fibre laid in three axes, and folded back on themselves at the outer edges of the wheel rim to provide 44 layers of strength. Further strength is added via the 3D forged, aircraft-grade, aluminium hub which is bonded to the rim using aerospace strength titanium fasteners. You can rest assured that these are some of the strongest wheels on the road, but it wouldn’t be advisable parking next to any high curbs as the bill for repairs or replacement won’t be cheap. Inside, a new aerospace-grade aluminium-threaded carbon fibre composite - material often seen on the surfaces of stealth aircraft features across the dashboard and centre console. Not only is this the perfect partner for the exterior design, but offers another hint at the brands determination to create a truly unique product that illustrates their desire to move into the modern, younger market. Customers have the option, as always, to decide on the interior colour scheme, but there is no denying that an entirely black theme is a thing of beauty. Contrast colouring such as the blue pictured can provide a striking aesthetic and the option does allow you to

ensure your Wraith is truly unique whilst avoiding the disruption of the exterior appeal. From the front grille to the exhaust pipes and even the Spirit of Ecstasy, every part of this car has been re-imagined into a stealthy yet menacing and imposing machine that is as much a drivers car as it is an evolutionary marvel for the British brand. Hopefully this is a sign of many more things to come from RollsRoyce. We already know there are plans for future models, fingers crossed they will be added to the Black Badge series. Now that the younger demographic has been recognised, there is surely only one way this will go.

Kate enjoyed continued success at this years RHS Chelsea Flower Show with another gold to her name alongside the Best Fresh Garden for her City Living display. City Living is a contemporary garden on several levels imagined in a typical urban apartment block. While these dwellings are often cold and slightly forbidding in appearance they could easily be transformed with the addition of attractive green outdoor spaces for residents use with comfortable and sheltered seating areas surrounded by appealing planting and tranquil water features. This garden could be added to existing buildings or easily inserted into new builds to effectively ‘green up’ city spaces and provide valuable habitat for wildlife and birds. The garden, set on three levels with a mezzanine floor is positioned directly adjacent to the dwellings making use of the space beneath and alongside the building, providing an interesting and ‘green’ route to and from the resident’s homes. A stairwell clad with back lit terrazzo featuring cantilevered steps and a perforated metal screen provide stability to the structure whilst allowing light to filter down to the lower levels. ‘The Heavenly Scent of the Peony’ wins a Silver Gilt Medal at the RHS Chelsea Flower Show 2017 Supported by Kate Gould’s mentoring as part of the RHS initiative, Alec White and Primrose Hall Nursery were delighted with a silver gilt medal win for its display at the RHS Chelsea Flower Show this year. The display followed in the footsteps of last year’s exhibit ‘The Timeless Elegance of the Peony’ and directed the public’s attention to the fact that Peonies are also highly scented blooms that will add greatly to the summer garden. The press photo call featured two dramatic peony headdresses made by Primrose Hall and modelled by two beautiful models wearing bridal gowns by the British designer Kate Halfpenny which caught the attention of the BBC who asked the nursery to recreate the headdresses later in the week in order to feature them on the Chelsea TV coverage. The display at Chelsea featured 1900 cut flowers as well as a perfume still from the Portuguese Copper Alembic Stills & Moonshine Distillers and a variety of potted Peonies grown on site. The best-selling peony this year was Red Charm while interest soared in the intersectional peonies which are relatively hard to find in the K but are available from Primrose Hall on request. Intersectional peonies are hardier than their herbaceous counterparts and will flower for longer. Of particular interest was Lollipop which is a beautiful lemon yellow bloom flecked with delicious raspberry which will not need to be supported in the garden due to its shrubby type stems. In December 2016, I noted the ONS (Office for National Statistics) reported that house prices across the UK saw a year-on-year rise of 7.2 per cent. I think these figures are promising for the property market, and if the trend continues, the average home in the UK will increase in value by ÂŁ22,000 in the next year. But what's in store for E14? Over the last decade, local prices have seen a rise of 61 per cent, equivalent to ÂŁ18,610 per year. Terraces tell a different story, having seen a rise of ÂŁ35,100 per year or 107.5 per cent over the period. As the chart shows, all owners have benefitted from price rises, but some more than others.

The hike in house prices indicates good news for current homeowners, but those hoping to take their first steps on the property ladder will need to familiarise themselves with pros and cons of current schemes. There are several government schemes for first-time buyers: Help to Buy, Shared Ownership, ISA's and Starter Homes. Local area residents thinking of selling their home will be buoyed by the price increases, especially if they have owned their property for a significant amount of time. By having a look at the average number of people per property, we can actually tell quite a lot about the area. Most areas of the country have between two and four people occupying the average homes. The Rise of the ‘Super Prime Renter’ with Amelia Greene, Head of Savills Prime Central London Lettings

During the first three months of 2017 Savills dedicated Super Prime Lettings team, who cover properties ranging from 4,000 per week upwards across prime central and North London, saw transaction levels triple compared to the same time last year. Over the last twelve months there has been a growth in super prime rental properties being brought to the market, mainly from

developers providing new luxury homes and individuals who have chosen to let their properties whilst waiting to see how the sales market moves over the next couple of years. This supply of available properties has been coupled with a rising number of high net worth individuals now choosing to rent rather than buy a London home. Only needing a base here for a few years and deterred from buying given the 2014 stamp duty changes, the cost of renting for the short-term can make more financial sense over the equivalent purchasing costs they would incur. While we saw steady increases in activity throughout 201 , as buyers and sellers took stock of the changing market, it wasn’t until 2017 that the full effects of this pent up demand were really felt. In prime central London Savills new applicant registrations for super prime rental properties more than doubled in the first quarter of 2017 against the same time last year.

SAVILLS The preference for renting has also continued amongst certain tenant demographics, for example corporate tenancies from international renters who move to London for work. For them flexibility is key as they could be relocated again at any time. Likewise for international families whose needs may change based on their children’s schooling or where their work takes them. Over the last few years we have also seen a number of young, mobile, global entrepreneurs who live more transient lifestyles moving from country-to-country, year-by-year. These wealthy tenants, who are typically under 40, prefer prime central London locations and want turnkey properties with everything included, from 24hr concierge services, to gyms, spas and even wine cellars,

so they can simply turn up with their suitcases and move in. Certainly in new developments it’s what is expected. There is also consistent demand from international ‘super prime students’ whose parents prefer to pay for them to rent privately rather than housing them in traditional university halls. Student tenants main focus tends to be on proximity to their university and high-end retail areas, coupled with modern and luxurious fixtures and fittings. Savills expects the prime central London sales market to remain broadly flat for the next two of years as the market continues to adapt to the higher transactional costs incurred by Stamp Duty and uncertainty caused by Brexit negotiations, which should see the demand for super prime rentals continue to grow.
