London Landmarks Half Marathon 2 9 March

Launched in 2018, the London Landmarks Half Marathon is one of the capital’s newest sporting events and the only half marathon with a route through Westminster and the City. London’s most famous streets will be closed for the occasion on 29 March and thousands of runners will pass well-known landmarks along the route. Starting on Pall Mall, runners can enjoy incredible views of London landmarks including Big Ben, St Paul’s Cathedral, Nelson’s Column, the Gherkin, the Shard, the Tower of London and the London Eye on the closed road route before finishing by Downing Street. Organised by baby charity, Tommy’s to benefit themselves and many other good causes. £12.2m has been raised to date through the first two events. Lond on B ook & S c r e e n We e k 9 - 15 March The sixth London Book & Screen Week will celebrate 40 years of the iconic Yes Minister, the incredible career of Lynda La Plante, and national favourite Doctor Who, explore coming of age classics, poetry beyond the page, and serve up delicious meat free meals with ‘One Pound Chef ’ Miguel Barclay. Produced by The London Book Fair, London Book & Screen Week is the capital’s biggest celebration of books and the films, TV programmes and virtual worlds they inspire, bringing together readers, writers, game, film and TV fans for events across the creative capital of the world. Heading up the 2020 programme as festival Ambassador, queen of crime drama Lynda La Plante will discuss her illustrious career across page, stage and screen. From early performances with the Royal Shakespeare Company, in The Sweeney and Bergerac, to writing scripts for BAFTA-winning shows including Prime Suspect and Widows, recently adapted for a second time by Steve McQueen. Lynda has also achieved international success as author of over 30 novels and, in this special event, will offer a preview of her forthcoming book Buried (Zaffre, April 2020), the first in an exciting new series. Joining the festival from New York, Jonathan Lynn, co-creator of the phenomenally successful Yes Minister and Yes, Prime Minister, will be in London to discuss the hit political satire 40 years after it first aired. The multi award-winning writer, director and producer, whose latest book Samaritans takes a satirical look at the American

healthcare system, will be in conversation with author, broadcaster, political pundit and award-winning comedian Ayesha Hazarika. The two will discuss the modern political landscape, parallels between the UK and US, and the tour de force of political satire that still remains relevant today. From the dramas of state to the angst of adolescence, Joe Dunthorne and Lisa Owens will be discussing the horror and the brilliance, the humour and the heartache of coming-of-age tales. Joe’s hugely successful debut Submarine was adapted for screen by Richard Ayoade and Lisa is the scriptwriter behind the much-anticipated 2019 release Days of the Bagnold Summer, adapted from Joff Winterhart’s graphic novel and directed by The Inbetweeners’ Simon Bird. Other festival highlights include poet, podcaster and booktuber Leena Normington; poet and performer Scarlett Sabet in conversation with legendary musician Jimmy Page; and journalist, broadcaster and lifelong fan Samira Ahmed will lead a conversation about one of the nation’s favourite TV shows, Doctor Who. Rounding off the week, there will be a special brunch with bestselling author Miguel Barclay who shot to fame as ‘The One Pound Chef ’. His goal is to encourage people to cook simple and tasty meals at home for £1 per person. Miguel will discuss MeatFree One Pound Meals and demonstrate recipes from his new book. Whether you’re veggie, adopting Meat-Free Monday, or just fancy trying something new, he will be serving up inspiration for nutritious vegetarian food without the expense.

This is a tested automatic movement just 6mm thick, fitted with the function for rapidly setting the hour hand, a process which simultaneously adjusts the date. It has a power reserve of three days provided by a double spring barrel. BREITLING

1953 Re-Edition In 1953, Breitling launched its Ref. 765 AVI, a pilot’s watch known as the “Co-Pilot”. It had a particularly bold look with a rotating bezel and oversized Arabic numerals, and its impressive legibility made it a favorite among aviators. The Manufacture is honoring this classic chronograph’s legacy with the new AVI Ref. 765 1953 Re-Edition. The new timepiece is a carefully researched and crafted reedition of the legendary Co-Pilot and is based on one of the early iterations from that year. The Co-Pilot was a 1950s interpretation of the onboard clocks designed and produced by Breitling’s Huit Aviation Department in the 1930s and 1940s, which have already provided inspiration for the watches in the Aviator 8 collection. The new watch coexists comfortably with another Breitling icon - the Navitimer, with its famous circular slide rule, which established its sterling reputation for flight calculations, while the Co-Pilot, with its superior legibility and rugged construction, was particularly valued as a reliable companion equal to the challenges of aerial activity in the most extreme of circumstances. This is the brand’s second historical re-edition, the first being the Navitimer Ref. 806 1959 Re-Edition - one of the most popular releases of 2019 - and is set to follow in its footsteps. Georges Kern, says: “It was always clear to us that longtime Breitling fans would embrace these watches. But it’s also exciting to see how strongly they appeal to people who are new to our brand - they can take one look at a Re-Edition and see how much living history, innovation,

and cool luxury we can pack into a single watch.” The AVI Ref. 765 1953 Re-Edition is being produced in a limited series of 1953 pieces, each of which will be numbered “ONE OF 1953”. The watch is powered by the Breitling Manufacture Caliber B09, a manually wound mechanical chronograph movement based on the brand’s celebrated in-house Manufacture Caliber 01. The B09 was designed with the Re-Edition models in mind, and, like all Breitling movements, it is a COSCcertified chronometer. Breitling’s Re-Edition watches are created with painstaking attention to detail. Every effort is made to ensure that each one is a faithful reproduction of the original. Flyback Chronograph Manufacture

LumiNova®, the colour of which has been carefully chosen to recall the luminescent material on the original. The 41.1-millimeter stainless-steel case is also identical, and the bezel is secured by three screws that are placed in precisely the same positions as those on the watch from 1953. The watch features thin syringe hands, which exactly match those on the earliest examples, and a domed hesalite crystal that has been fashioned in precisely the same shape as the original. There are only two concessions that distinguish this new timepiece from its famous ancestor - the water resistance has been improved to 3 bar (30 meters/100 feet) compared to the original version, and keen-eyed observers will also see that “GENEVE” no longer appears on the dial. The Breitling AVI Ref. 765 1953 ReEdition is presented on a black vintageinspired leather strap with a pin buckle and comes with a five-year warranty. There is no question that Breitling aficionados will be drawn to this latest Re-Edition and the chance to wear a piece of history on their wrists. Breitling will also be releasing the AVI 1953 Edition in two striking precious-metal versions. The first crafted in 18k red gold with a black dial and a brown vintage-inspired leather strap with a limited-edition run of 253 pieces, and “ONE OF 253” engraving; the second produced in platinum featuring a blue dial and a gold vintage-inspired leather strap. This extraordinary version will be available in a limited edition of only 153 pieces, a fact that will be verified by “ONE OF 153” engraved on the back of the platinum case.

The flyback was one of the first features to be added to the chronograph during the 1930s. A straightforward concept, it allows the chronograph to be stopped, reset and restarted with a single press of the push-piece, rather than three successive presses. A conventional flyback mechanism is based on a set of several column wheels that act as a system of clutches. The FC-760 calibre that operates the Flyback Chronograph Manufacture dispenses with this complexity, replacing the standard column wheel with a star-shaped wheel. This results in a thinner movement with fewer parts and operations making the FC-760 calibre from Frederique Constant simpler, smoother and more reliable. Pressing the pusher at 4 o’clock declutches the chronograph’s movement and resets it. Once the pusher is released, the movement and the chronograph re-engage and the chronograph restarts. No fewer than 6 years of development were required to attain this degree of sophistication. The FC-760 calibre, which can be admired through the new collection’s sapphire crystal back, is also more aesthetically pleasing. The flyback module accounts for just 96 of the entire movement’s 233 parts, making it one of the most efficient flyback modules in the world, as well as one of the most affordable, thanks to its ingenious, patented construction. Today, half of all chronographs are gold, a colour that already features heavily within the collection. In response to demand, Frederique Constant have unveiled two new options, both featuring two-tone styling with silvered counters. In a first for this model, the counters and the face are different colours. This novel contrast improves legibility and gives the chronograph a sportier feel. In the first version, the three counters are set against a chocolatecoloured dial with a 42mm rose-gold case. The second features a blue dial with a stainless-steel case.

THE Harvey Nichols Knightsbridge have unveiled their new fragrance department. Flavours From ‘The Factory’ To coincide with the major Andy Warhol exhibition opening at Tate Modern this month, Tate Eats presents a sharing, sweet and savoury ‘snack’ menu inspired by the American artist. Head Chef of Level 9 restaurant Jon Atashroo has conducted extensive research into the artist’s life, works and unique approach to dining and will present a creative and witty snacking menu of dishes that Warhol might have ordered but not necessarily eaten. In his autobiography The Philosophy of Andy Warhol the artist stated ”When I order in a restaurant, I order everything that I don’t want, so I have a lot to play around with while everyone else eats.” Chef Atashroo commented “I was particularly interested in the social pressures Warhol felt when eating out, along with food as a recurring motif in his work and life. My menu is based around this whilst incorporating a number of culinary anecdotes I uncovered during my research. It has been fun taking the idea of 1960s/70s American junk

food and reimagining them with 2020 ingredients and cooking techniques!” The two-part menu will feature four savoury and four sweet dishes, designed to be shared and ordered by the whole table, all interpreted in Atashroo’s inimitable style with delicious ingredients. The menu is available for £56 per person which includes an exhibition ticket. Dishes include Tuna Fish Disaster; Pâté for the Cat; Caviar with the Shah; Chocks cream cheese sandwich; Coca Cola Jelly; Bringing home the bacon ice cream; Cornflakes Pannacotta; and Mars Cake. Warhol was as captivated by the lives of ordinary people as he was by the rich and famous. Atashroo has explored this theme by placing simple ingredients alongside culinary delicacies. Tuna Fish Disaster - a dish inspired by Warhol’s piece of the same name, which depicts the story of two ladies who died from a tainted can of tuna - juxtaposes homemade splatted tuna mayo (using humble tinned tuna) with top grade fresh tuna. This dish is closely followed by luxurious Caviar with the Shah which pays homage to the fancy parties Warhol attended and his remark that he could see the Shah’s grip on power waning as the portions of caviar declined at each subsequent party. It was widely acknowledged that Warhol did not like savoury food. He was known to eat very little, indulging only in decadent desserts. PERFECT FOR YOUR PALATE The second half of the menu pays tribute to Warhol’s reputed sweet tooth and love of cake, where Atashroo has playfully elevated simple ingredients and Warhol’s favourite things into delicious desserts. A Coca Cola Jelly accompanied by Chantilly cream will evoke the familiar nostalgic taste of a coke float, whilst cornflake infused panacotta will celebrate Warhol’s love of this popular breakfast cereal. Warhol famously described a chocolate bar between two pieces of white bread as cake. Atashroo has taken this as a brief to develop, Mars Cake, an indulgent choc-brioche Mars Bar pain perdu with roasted banana. Atashroo’s cooking style aims to enhance simple ingredients by using complex techniques and unusual flavour combinations to create unexpected dishes. Bringing home the bacon ice-cream dessert is no exception; to delight diners visually and challenge their senses, Atashroo has made an imaginative smoky bacon ice-cream with a creamed tomato sauce that carefully balances the sweetness of the dish. The name of the dish is a nod to the artist’s work ethic of wanting to “bring home the bacon.” The menu will run for the duration of the exhibition until 6 September 2020. Other Tate Eats activities will include sundae making masterclasses while Warhol’s favourite frozen hot chocolate will be available throughout Tate Modern cafés.

Perfect for any special occasion, including Mother’s Day on the 22nd March, the new Edition Afternoon Tea celebrates the unique shared dining and dual-menu concept that each of the restaurants share. Offering a selection of traditional favourites with influences from the cuisines served across The Kitchens’ collection; from Peruvian to Japanese, and Mediterranean to Mexican, the tea has also partnered with master London chocolatiers, Charbonnel et Walker to create a truly luxurious offering. Th e B e e f E x p e r i e n c e Having recently celebrated its 25 year anniversary and ushering in a new era with a new concept at their Charlotte Street location, Gaucho is forging forward with a bold new socially responsible vision for the way restaurants operate both socially and environmentally - in particular the production of premium beef. Having first opened in 1994, Gaucho brought the capital a taste of Argentina offering premium steaks and fantastic quality. Today, the group is now under new ownership and leadership with CEO Martin Williams, Managing Director Ross Butler and Brand/ Marketing Director Jenna Bromage at the helm to bring the same quality but with a new creative direction and a more conscious offering. With a fantastic new interior that stays true to Gaucho’s roots by celebrating the vast Argentine landscape with warming earth tones mingling against tones of deep blue and grey, clever lighting, a stunning focal marble bar, contrasting textures and antique mirror panels, the refurbishment is a welcome change to the old dark, cowhide covered interiors of before. This modern ethos and design will gradually be replicated across all 16 sites, from interiors to menu to uniforms. Volta do Mar

Situated in the heart of theatreland in London’s famous Covent Garden, independent Portuguese restaurant Volta do Mar is the brainchild of a former co-founder of the renowned Salt Yard Group. Simon Mullins and his Portuguese wife Isabel Almeida da Silva opened the doors last November to a beautiful double-fronted Georgian townhouse which represents their vision of a culinary age of discovery that celebrates the diversity and interconnection of Portuguese food and culture across the globe. Their vision is a culmination of a journey of discovery over many years where they traced their family history through food and travel and learnt how people and culture integrated and inter-married across continents over distant seas. Meaning ‘turn of the sea’ and also ‘to return from the sea’, Volta do Mar was a sailing technique used by Portuguese traders and explorers when they sailed the Atlantic. Bringing together recipes from former colonies, the varied menu includes traditional and classic Portuguese dishes infused with many recipes that originate from the countries and places along the former trade routes where Portuguese sailors voyaged across the oceans. Celebrating the diversity of Portuguese cuisine and its relationship with Portugal’s seafaring history across South America, Africa and Asia, you will find a variety of dishes influenced by Brazil, Cape Verde, Angola, Mozambique, Goa, Macau and Japan. Portuguese born and bred Head Chef George Tunnock who honed his skills at The Dorchester, Fat Duck, Zuma and more recently Sexy Fish works closely with Simon and Isabel

The sea bream is served in a light pickling juice with ginger, pink peppercorns and shamashi mushrooms and is influenced by the Nagasaki/ Japanese connection which was once part of the Portuguese empire. Highly recommended for your mains is the Tiger Prawn and fish Moqueca which is based on a Brazillian fish stew that includes a very meaty piece of white pollock covered in a delightful sauce of tomatoes, onions and peppers amongst other things. Enjoy this with the Mozambique green rice as a side. Equally as nice is the Macanese Arroz Marisco; similar to a risotto this seafood rice dish combines typical Portuguese ingredients such as mussels, prawns and clams to create an intensely flavoured dish. Specially selected Portuguese wines to go with your meal are also available. Pudim ’Casa de Santo Amaro’; a creamy Portuguese flan with orange and madeira or the grilled pineapple with chilli and coconut sorbet are both delicious and refreshing ways to end the meal. . Ferrari are no stranger to the theatrical and their sleek convertible offering is happy to take centre stage in any location, but this is an act best enjoyed on the open road. The roof down, wind in your hair lifestyle doesn't get much better than this, you just need to decide where to explore next.

here is little doubt that Ferrari were keen to improve on the more rotund form of the Portofino's predecessor, the California, bringing it back in line with the marques core values. Despite the undeniable success of the California, there was always a disconnect between it and the rest of the sharp, deliberate, Italian offering. Now, the story has been rewritten, and it's considerably closer to the best seller list. The Portofino takes some obvious pointers from the success of the California, maintaining a similar setup in terms of overall appeal for buyers, but introduces a more than substantial dose of true Ferrari in both the style and performance departments. Gone is the cumbersome form of the California's rear end, replaced by a now sleek, aerodynamic and positively pleasing profile whilst maintaining that retractable hard top convertible functionality. That's one thing Ferrari were not going to change despite certain competitors opting for a 'soft top' offering for their convertible models. They are keen to establish that the benefits of being able to offer both a full coupĂŠ and open-top driving experience counteract any impact that the additional weight may have - and insist that the weight gain is in fact negligible regardless. Thankfully, the engineers were able to work their magic and completely redesign almost every aspect of the previous form to create a machine that is significantly lighter than the California T. In order to do this, the chassis was redesigned to such a degree that the A-pillar for example now features just two pieces compared to the 21 different components that went into the previous model. This has not only dramatically reduced the overall weight, but creates a much stiffer body - 35% stiffer to be precise. This only goes to support the work that was required in another major area of the car to bring it back closer to the outright blistering performance that the rest of the model line exudes. A stiffer body sets a solid base on which to build in terms of both speed and agility and an International Engine of the Year Award winning block is surely going to help. If there's one thing Maranello know how to do, it is craft beautiful, high performance engines, and this is no exception. A 3.9-litre turbocharged V8 - yes, the well established turbo offering from Ferrari remains, for good reason - provides a punchy 600 PS and staggering 760 Nm of torque. Able to propel the Portofino from zero to sixty-two in just 3.5 seconds and all the way up to a top speed just shy of 200mph, you won't find yourself shy of power or speed cruising the Italian Riviera.


Supporting all that power and keeping you heading in the right direction is an updated suspension setup which introduces stiffer springs - a total of 15.5% at the front and 19% at the rear and the latest magnetorheological damping system for optimal ride comfort. This Magnaride system has been upgraded with dual-coil dampers to improve the precision and speed of adjustment when working with a new ECU which is able to implement the required alterations faster and more accurately. What does this mean in the real world? Simply a more precise ride with more control and reduced roll over the previous model, especially when using the Manettino in Sport. The Comfort setting provides a smoother, more forgiving ride over rough, uneven surfaces than the California making driving around town an even more enjoyable experience than before. It is of course the open road where this car comes into its own. With all of those improvements aimed at creating a more 'Ferrari' experience, there is little doubt the Prancing Horse engineers have achieved their goal. That's not to ferrari.com

say that this is now the most performance targeted car to come out of the stable, it remains the lifestyle-mobile of the series, but what it does mean is that you can now enjoy a luxurious four-seat, open top experience without so much of a compromise in the performance you expect. A much more pointed and deliberate ride is available in Sport with cornering closer to that of their outright performance vehicles than before affording you the ability to drive this car at speed without requiring too much reserve for the cars capabilities. What this car offers is the opportunity to enjoy a driving experience verging on that which is usually reserved for two-seater performance vehicles with nothing but speed on their mind while still able to enjoy the flexibility and style that this car has to offer. That is the key here for the Portofino. It delivers on everything the California brought to the table but in a much more refined manner, with vastly improved aesthetics and its rightful place as a performance car. You will struggle to find another vehicle that offers such wide spanning appeal that is able to do it in such stunning fashion.

Aesthetics are at the forefront of the Portofino's appeal and thanks to that retractable roof, Ferrari needed to make sure it looks just as good with the roof up as it does down, and the results speak for themselves. That sleek, coupĂŠ profile divulges little indication that this is in fact a convertible, with only a slight hint coming from the exaggerated rear. Not only does that make this a stunning car to look at, but also aids in its aerodynamic performance on the road. Surprisingly, the same can be said when the roof is lowered. The work the team have done to encorporate the changing shape of the Portofino into their design whilst maintaining suitable levels of aerodynamic performance has been executed in style. The subtle rear haunches that flow from the back of the rear seats aim to support the air flow over the windscreen, while flares, vents and a host of stylish shapes have been worked into the design to ensure the most efficient air flow through, round and over the car in order to keep it not only glued to the road, but cool enough to perform at its best. As you would expect from a car of this calibre, there are a whole host of options to choose from when creating your perfect Portofino. From a seemingly endless colour palette and finish for your paint job to an abundance of unique, precision engineered alloys, you can style your car as you please and try as you might, you will struggle to make this thing look bad. Paint and alloys offer up the opportunity to create an individual visual for onlookers, but you can also choose from a plethora of options for the interior.

The design team have worked equally hard here to create a space that is not only inkeeping with the exterior GT appeal, but also achieve further weight reduction and increased space for its occupants. It's stylish design creates a fluid design ethos between exterior and interior space, adorned in leather - or other material of choice - the cabin is a luxurious space that blends opulence and performance. A distinctive central tunnel creates a divide between driver and passenger while offering functional storage space and stylish implementation of the powertrain interface. Further up the centre console, you arrive at the 10.25" touchscreen display, positioned within easy reach of both driver and passenger which affords control of everything from the perfect soundtrack to the cars navigation system, performance data and beyond. If you find yourself on the Autobahn, not a problem, only a select few will be going faster than you and equally when you make your way down to the French Riviera and beyond, even fewer will be enjoying the sun in quite as much style as you are.

Is it the best looking Ferrari, probably not, is it the highest performing Ferrari, a definite no, but what this car has in abundance is style, poise and an adaptability that no other Ferrari can offer. You still get a dose of everything Ferrari is about while actually receiving a whole lot more. If you want a performance car, go for one of their other models, but if you want to enjoy driving at a casual pace every now and again in style, with the wind in your hair and a few passengers alongside, then there really isn't any other option. This is a convertible with purpose. Functional on the surface, but a true Italian Prancing Horse underneath.

Austin-Healey 3000

1962 Austin-Healey 3000 £POA

This beautiful British sports car found most of its fame across the pond with over 90 percent of all Austin-Healey 3000's manufactured in 1963 making their way over to North America. Crafted at BMC's MG works with some help in the coachwork department from Jensen Motors, the 3000 was produced from 1959 through to the end 1967 when all Austin-Healey production ceased. Ending its production life as an outright sports convertible, the Austin-Healey 3000 started out as a 2+2 open sports car variant as demonstrated here. This example is one of the last from the 2+2 era as a first phase of the Mk II with the second phase making the transition to convertible guise at the end of August 1962. Presented in white coachwork with dark blue interior and new dark blue mohair soft top, this is a truly stunning example that must be seen to be fully appreciated.

This matching numbers car was formerly the property of John Chatham (‘Mr Big Healey’) and was restored in house in 2013 with photographs to show a nut and bolt restoration. It has covered circa 2000 miles since the restoration. The car was purchased from John Chatham in 2015 by a very exact customer who spent an additional £10,000 on the car in 2016 with marque specialists Fourways Engineering with invoices to show works carried out. A host of upgrades to Mk III specification including different cam shaft, 2″ SU carburetors, larger exhaust system in stainless steel, Mk III rear shocks, locking door handles, high torque starting motor, wood trim steering wheel, 72 spoke wire wheels, new ignition kit, amongst others have been completed. Consequently the car sounds and drives like a well sorted very high end example should.

Properties are coming to the market earlier than usual while a lot of our buyers who registered last year are ready to start viewing. So, our advice is to act now - don’t wait for spring. Get the full picture - The benefit of a more active market is that there will be more choice. A lot of properties will be coming to the market in the next few months and while online is a great window to see what is out there, it’s limited. An agent will be able to let you know about an interesting property before it comes to the open market. Many sellers are happy for that to happen so if you want to see the full market, build a relationship with the agent. Start with an open mind - The more open minded you can be in terms of what you look at, the better idea you’ll form about what is

criteria can even shift round. Be open minded at the start, then narrow the search down as you and the agent get a better idea of what you want. That will give you the confidence to turn you from a viewer to a buyer. You’re making an informed decision. Top tips…for selling Optimism has returned to residential property for the first time in four years. While we would usually expect things to pick up in springtime, properties are already coming to the market this winter, with a lot of buyers who registered last year ready to start viewing. Our advice again is to act now - don’t wait for spring. Don’t make unnecessary improvements - Sellers always ask us about what they should do to their home before a viewing. Of course, people will present their property as tidily and smartly as they can. Other than that, you probably have to do less than you think. Most people buy a home based on location and size. Condition comes third. So, speak to an agent before spending money. We can advise you on what people are looking for and whether spending on improvements will be financially beneficial to you. Be prepared: don’t wait until you have a buyer - Get your contract and legal documents sorted early. This is particularly important if you have lived at the property for some time. What may not have been an issue 10 years ago, can be more complicated now. If there are any issues about the ownership title, such as right of way, boundaries, or access, they can be sorted out at this stage. However, if you wait until you accept an offer, resolving these issues can delay the sale. Today, lenders and lawyers are far more cautious about these things. You want to stay in a strong negotiating position and not give buyers any reason to walk away. Be confident with the price but don’t get carried away - There is certainly a more positive mood in the market, and if you price your property at the right level, you will get more interest and a better price in the long run. But remember, buyers are better informed than ever. They will pay the right price for the right house, but if you overprice your property you will struggle to get people through the door. I don't think there have ever been more factors at play in the UK property market than there are today. The national market is making steady progress as it moves through the middle of its current cycle. While the solid Conservative majority at the last election has created some much needed forward-visibility, the question now is 'what happens to stamp duty?'. So why are we so bullish about the market in E14? Well the data shows us that in the second half of 2019, sales levels were 25 per cent higher than the first half, which is even more impressive when we account for the levels of uncertainty which haunted the market. Based on market trends, we expect the price of the average home here to reach £533,000 by the end of 2021.

Projecting future price trends is never straightforward. The construction of new homes impacts on this heavily; residential developments will often increase the value of other properties in the area due to the way valuers use 'comparables'.
