Despite the fantastic weather we have been fortunate enough to enjoy over the past month, the nights are sadly drawing in. September often brings both ups and downs, but it will provide the perfect opportunity to engage in some nighttime photography. Possibly not expectant of the results on show at the Astronomy Photographer of the Year exhibition, nevertheless worthy of a few evenings enjoying the great outdoors. Early September tends to maintain a respectable level of warmth and can even surprise us with the infamous ‘Indian Summer’ ever so often, so don’t throw your flip-flops and boardshorts back in the wardrobe just yet, there is still plenty of fun to be had both in the city and away from it.

For some last minute sun in a place one would not expect in the UK, head to Devon’s newest addition in the secluded Babbacombe Bay. When you hear the word beachhut, it doesn’t tend to rouse the senses a great deal, but when you discover what they have managed to achieve at this unique spot, you will forever have a very different opinion on the word. A little further afield and you can enjoy a trip to the home of fine cognac to indulge your senses. We’ve done some research for you with the help of Rémy Martin’s new cellar master, Baptiste Loiseau. Open House London returns this month, where for one weekend only some of the capital’s most interesting and architecturally beautiful buildings throw open their doors for all to explore. Completely free, the event allows access to more than 850 of the city’s sites and buildings including London landmarks such as The Gherkin, Battersea Power Station, Lloyd’s of London, and the Bank of England. From old to new, the event also allows visitors to see upcoming buildings such as Canary Wharf Crossrail Station and even lets you explore some of the biggest private homes in London. Totally Thames 1 - 30 September

Returning this September and presented by the Thames Festival Trust, the Totally Thames festival is a month long event hosting 150 river-related events along the river’s entire 42-mile course through the capital. Much of the festival is free and celebrates the main waterway that flows and winds its way through the city. Enjoy a wide range of entertainment with art, music and educational events both on the water and along its banks and bridges at various riverside locations from Westminster Bridge to Tower Bridge. Highlights this year include a new exhibition exploring houseboat life, family friendly ‘Tidefest’, a tall ships cruise in Royal Greenwich, and a major installation by Korean multimedia artist Ik-Joong Kang titled ‘Floating Dreams’. A major boost to the capital’s tourism draw, the event pulled in 2.6 million last year and this year promises to be even better. For eleven days only, Canary Wharf will host its very own spectacular pop up venue, showcasing endless entertainment including comedy, music, dance, cabaret, acrobatics, variety and theatre. London Design Festival 17 - 25 September

The annual festival returns, showcasing a variety of sectors from fashion and retail to typography and photography all across the city. Held to celebrate and promote London as the design capital of the world and as the gateway to the international creative community, locations such as the V&A, Somerset House and the Design Museum, will host a variety of exhibitions, workshops and pop-up retail spaces. This year the London Design Festival marks a decade of celebrating the achievements of designers who are making or who have made a significant difference to our lives through their innovation, originality and imagination. For the second year London-based property company British Land will be partnering with the Festival as Event Supporter for the British Land Celebration of Design which will recognise four different designers, each renowned in their own fields with support from Panerai, Airbnb, Johnson Tiles and Swarovski. The Art of Refining Carte Blanche A new super premium expression of Rémy Martin called Carte Blanche à Baptiste Loiseau has been launched, a product that has been created by the charming new Rémy Martin cellar master, Baptiste Loiseau. At the age of 36, he is one of the youngest Cellar Masters in the business, and with this being the first release to bear his name, Baptiste Loiseau naturally had big shoes to fill. Assuming the title at the prestigious Maison de Rémy Martin from previous Cellar Master, Pierrette Trichet just two years ago, Loiseau is set to hold the position during the maison’s 300 year anniversary in 2024. However he is not about to forget his journey to the top. ‘I credit most of my education to Pierrette Trichet, my predecessor, mentor and former Cellar Master at Rémy Martin. Pierrette taught me to taste new eaux-de-vie, to recognise the Rémy Martin house style and to always demand the highest possible quality from every stage of the cognac-making process. She gave me a clearer vision of the ageing process and the confidence to take on the role as Cellar Master.’ Quoted as saying “you are not born a Cellar Master, you become one”, since completing his ten year apprenticeship, he has impressed with his attitude and aptitude, but also as an ambassador for both Rémy Martin and the cognac market as a whole; bringing renewed youth and energy to the brand, showing that cognac is not the ‘old timer’ drink it was once perceived as. But will youth prevail over experience? ‘It is very hard to say! With age comes experience, but with youth often comes vision, passion and constant self-questioning which continues to motivate and drive me. I would say it is about even! Being young will grant me the privilege to follow the aromatic evolution of the eaux-de-vie I have selected during a longer time, in comparison to the previous generations of cellar masters : it’s a real chance.’ This new expression was launched with quite some fanfare; a walk through the vineyards of cognac, proclaimed as “the best place in the world for cognac production due to the hilly environment, chalky soil and unique microclimate” revealed Baptiste in his raw, passionate glory discussing the special terroir whilst detailing the cognac process and the hunt for the best eaux-de-vie from local producers that matches the Rémy Martin house style. remymartin.com

Loiseau’s journey to understanding the importance of terroir and search for quality eaux-de-vie began at an early age and sent him on a path that he could have only dreamt of. ‘From a very young age! I have always had a love of the earth and nature, as well as a passion for cognac and its products having been born in the region. Whilst growing up I spent a lot of time with my maternal grandparents who were market gardeners, discovering the world of soil, terroir, wine and grape harvests as a young boy. Originally I wanted to work in biological research but it was my further studies, my family and my meetings with distillers from Grande Champagne and Petite Champagne that brought me back to Cognac and I haven’t looked back. People often say that I chose the House of Rémy Martin and the House of Rémy Martin chose me! I have huge respect for Rémy Martin, its traditions, its high-quality eaux-de-vie and relationships with local suppliers and wine growers. Behind each eauxde-vie is a producer and thus a person, and so these long-standing relationships are extremely important in everything we do.’ One of the Rémy Martin eaux-devie producers, Sonia, reveals just what

it means to be a small grower who depends on producing the very best product year after year to sell to Rémy Martin for blending into their VSOP, XO, Carte Blanche and ultra-premium blends. Living an emotional rollercoaster of pressure taken on to get it right every time, she, along with every other grower destined for Rémy Martin puts in a lot of hard work and long hours to grow, farm, distill and send samples for analysis in the hope of making the cut for inclusion into the Rémy Martin style. And it is down to Baptiste to make sure it is the right fit. Following anxious months of production and the mix of nerves, excitement and pressure over three nights as she awaits the results of the blind tasting panel Baptiste chairs, comes a sense of relief and unmistakable pride when she “noses a Rémy Martin release and instantly smells home”. A truly inspiring and genuine story that delves beneath the all-too-often glossy veneer of the luxury spirits world offers an insight into Sonia’s yearly journey and the relationship with Baptiste. My goal is to perpetuate the Rémy Martin house style with respect for its traditions and its wine-growers by continuing to combine the incredible skills of the past with the innovation required to create new blends.’ It looks like we are set to see plenty more from the passionate, young Cellar Master, but he is also keen to share this passion and understanding of just what it takes to become Cellar Master and ensure the search for the perfect eaux-de-vie continues on. ‘You have to love people, to be curious, bold and inventive to do this job well and it helps to be sensitive to tastes and aromas when selecting eaux-de-vie. Above all else, it is important to be a visionary in order to prepare the House’s future in the medium and long term: there, it is about managing time. Relationships play a vital role! It’s important to spend time (for myself it was many years) in the Grande Champagne and Petite Champagne regions, meeting the local wine-growers, community and those involved in every element of the cognac-making process. Mastering the Rémy Martin house style and studying its heritage both of the brand and eaux-de-vie - are also hugely important for those wishing to take on the role of Cellar Master.’ And of course, ‘the outstanding terroirs of Fine Champagne where every blend of Rémy Martin Cognac come from.’

There will be just 7,000 bottles of Rémy Martin Carte Blanche à Baptiste Loiseau, bottled at 41.1% ABV, when released in Manchester this September to coincide with harvest, with a launch price of around $399. This will definitely be one for the cabinet, both for collection and investment, as it is the first in what will likely become a series of releases and, aside from anything else, it looks stunning; a simple, elegant bottle that showcases the liquid to its full, colourful potential. The cognac itself, as is the Rémy Martin house style, comprises eaux-de-vie from the Grande and Petite Champagne regions of cognac, that together form the designation of ‘Cognac Fine Champagne’. The blend has used components aged a minimum of twenty years, with some of the inputs being decades older, and it is sublime. From the slightly spicy, aromatic nose with depth and character to the palate with its beautiful smokey notes that maintain the warming spice from the nose alongside subtle fruitier notes, and an incredible long and lingering finish. Given that Rémy Martin’s 300th anniversary is just eight years away, and they are one of the most recognisable cognac houses in the world, it is a genuine pleasure to see, feel and understand the passion from Baptiste and the whole Rémy Martin team in what they have managed to achieve with their newest release. What constitutes a “high-end” watch? More than ever before, the elevated prices are the determinant, because the technology itself no longer determines the inviolability of the operation. The smartphone in your pocket is more accurate than any mechanical watch, and offers infinitely more functions, yet the entire highend” of horology consists of mechanical timepieces. It’s all about resistance to disposability, cachet and anything else that defines a luxury item when compared to its mundane alternative. Quartz is the nemesis. Although a number of prestige brands continue to make quartz watches, they do so only because a

certain type of client wants no-brainer ownership: a quartz watch runs until the batter dies, and then the battery is replaced by the dealer. (I’ve yet to hear of a quartz watch that has to go back to Switzerland for three months for a change of battery.) It’s as fussfree as can be. Quartz, though, lacks any prestige because the movements, with the possible exception of those used by the high-end brands, are nothing more than inexpensive, throwaway, mass-production appliances - not miniature works of technological prowess. They are stamped out in the hundreds of millions.

COLUMN As an analogy, the idea of a quartz movement in a £100,000plus gem-clad watch is tantamount to sticking a 600cc “ride’em” lawnmower engine in an Italian supercar. For those for whom only the gems matter, this is of no concern: the watch simply becomes jewellery. But forget handing it down to future generations, regardless of the original price. Once the quartz movement becomes obsolete and parts cannot be acquired for repairs, the watch is dead, worth only the scrap value of the precious metal case and the jewels. Mechanical watches, on the other hand, can be repaired by a skilled watchmaker - the “maker” in that job description referring to his or her ability to fashion parts from scratch. Thus, for the rest of us, the innards ought to match the name on the dial, and that means a proper movement driven by springs and gears. Because of the watch revolution of the mid-1980s, the highend no longer belongs to a coterie of established houses. Prior to that sea-change in the fortunes of the mechanical wristwatch, and the announcement of its death by quartz being premature, the high-end consisted solely of Patek Philippe, Audemars Piguet and Vacheron Constantin. They formed the default “super trio”

of the haute horlogerie establishment. Their contemporary equals in quality if not quite snob appeal included Girard-Perregaux, Jaeger-LeCoultre, Longines, Omega and Zenith. Alongside the trio were the high-end “tool” watches brands, companies that also made dress watches as well as chronographs, diving watches and offerings for the military. While their production numbers precluded the genuine exclusivity of the less prolific highend brands, the quality was commensurate in many ways. Rolex, Breitling, Heuer, Universal Geneve, Eterna, IWC, Ulysse Nardin and others fall into this category. In the post-1980s revival, a new breed of high-end watch arrived. The “auteur” brands founded by a plethora of “rock star” watchmakers all operate exclusively in the high-end. Artisans including Franck Muller, Antoine Preziuso, Roger Dubuis, F.P. Journe and Daniel Roth, followed by Greubel-Forsey, De Bethune, Speake-Marin, Roger W Smith, Richard Mille, Laurent Ferrier, Parmigiani Fleurier, Manufacture Royale, Maîtres du Temps, Urwerk, MB&F and a few dozen others have created a genre that provides discerning clients with watches that tick all the boxes in the prestige sector.

All produce in numbers that are laughably low when compared with the tens of thousands produced by the older houses, but their exoticism strikes a note with those who relish rarity. Those wearing watches from these houses wave a flag that indicates watch fetishism. Another high-end category created in the aftermath of the revival was the reincarnated brands. Great names of the past suddenly found themselves reborn in a flurry of investment, the luxury conglomerates eager to challenge the supremacy of the Patek/Vacheron/Audemars triumvirate. Blancpain, Breguet, A. Lange & Söhne, H. Moser, Czapek, Arnold, Graham, Jaquet Droz and others all came back from the dead or merely comatose. Some of the jewellery and fashion house that always offered fine watches elevated their production to include complicated timepieces. Van Cleef & Arpels, Harry Winston, Backes & Strauss, De Grisogono, Piaget, Bulgari, Hermés and Cartier are notable for producing watches that deliver the bling as well as the horological merit to avoid the all-show-no-go nonsense of quartz movements under a layer of gemstones. The key to their transformation is the hiring of genius watchmakers, who imbue

their creations with complications worthy of the most respected houses. As is the way of the world, “high end” means “high price” because such watches are the equivalent of tailored clothing and premier cru wines. They cannot be mass-produced and require the hands-on skills of the finest watchmakers in the world. The strata, though, are in many ways meaningless because price never guarantees superiority. I can name a hundred expensive watches, pens and hi-fi components unworthy of their prices, but am not in the mood to enrich a libel solicitor. Su ce it to say, the watches that now constitute the high-end are those in excess of £50,000 - some would argue £100,000, while a handful of brave/audacious/greedy (delete as applicable) brands will gladly wrest £1m-plus from your Black Amex to secure the horological equivalent of a Bugatti Chiron. And even that will be made in greater numbers than many of the most exclusive timepieces being produced today. Funny thing is, that astounding, eye-wateringly impressive, blindingly fast Chiron costs the same as the most exclusive watches. But you can’t wear a Bugatti…

Bagging a Bargain

When it comes to luxury goods being traded in the pre-owned market, we are all used to seeing jewellery and more recently watches being offered both through retail dealers and at auction. It is often in the pre-owned market that rarity and collectability collide to produce the most outstanding prices, far in excess of the original retail; but for the most part it is about realising the residual value in these items after the initial depreciation to allow us to reinvest in something new. The newcomer to the luxury accessory market is the hand bag; often dismissed as a frivolous purchase (by men) the increasing desirability of the premium brands has created a thriving secondary market in pre-owned pieces. This is great news for both buyers and sellers, if you have a wardrobe bulging with bags that rarely see the light of day it is a way of clearing some space while making back a significant amount of money. If you have your heart set on a bag from a top designer but can’t quite afford it buying pre-owned can bring your dreams closer sooner. In a similar way to the watch market, it’s all about the brand name and condition. The more prestigious the maker the better the retention of value, especially if the brand in question runs waiting lists for their top bags. It may be that preowned is the only way to buy some bags without having to fight your way onto an exclusive list and wait for months or more. Of course there is an understanding that preowned can never be new, but we like to pretend - in which case marks, stains and scuffs will all reduce the amount buyers will pay. Original boxes and dust bags, on the other hand, help the illusion of newness and so add to desirability. So how should you buy and

what should you look for? Authenticity is key, as anyone who has travelled abroad knows, fakes are cheap and plentiful so buy from someone who will guarantee the bag is correct, whether it be dealer or auction house. The next decision is what kind of bag you want, not so much the style or size but whether this is an investment classic or fashionable fun. If you are looking for a bag that lasts, Hermès or Chanel are good bets. The craftsmanship is of the highest quality and the styles change so slowly that fashion doesn’t really come into consideration. If you are a collector or a completist Louis Vuitton is a great brand to collect with their signature print coming in every conceivable size and style. You could even buy a vintage travel trunk to keep them all in. If you just want to express your individuality then buy whichever fashionable bag catches your eye. Pieces from the less prestigious makers, or ones that are more transient in style can often be more affordable, allowing you to indulge a whim with little outlay, especially compared to the original retail price. Like watches and jewellery, a good bag from a sought after maker will always have a minimum value. This means that if you buy wisely, stick to the mainstream in terms of colour and style and take care of your bag once it is yours, you have every chance of trading it again once you are bored of it. As you did not pay retail, your depreciation will be minimal; and with rising shop prices you may find you even make a profit.

n ctober, as part of the annual London estaurant Festival, Mayfair restaurant Tokimeit will be partnering with Suntory Japanese whisky, to host an exclusive ticketed event showcasing the very best of Japanese food and drink. Taking place on Thursday th ctober, guests will be invited to feast on a sixteen course aiseki’ menu, specially prepared and hosted by acclaimed Japanese chef, oshihiro Murata, accompanied by a selection of rare and refined whiskies from Suntory. Chef Murata, who holds a total of seven Michelin stars across his three restaurants in Kyoto and Tokyo, has created a traditional multi-course Japanese dinner, demonstrating the variety of skills and techniques of the cuisine. The menu begins with a selection of assorted starters including Wagyu kunsei tataki karashi; akisaba-saffron-sushi pinkpepper kikuka-kabu; and aki-nasu tsuya-syoga itogaki. The menu will also feature sashimi, and a selection of nigiri sushi as well as a grilled course of Scottish lobster awayuki gratin tru e and a main course of Wagyu sirloin ichijikuhayaki. The meal will be rounded off with a dessert of oji-cha ice cream tanbaji-matsuka e. Suntory whiskies were originally created to suit the delicate palate of the Japanese, to enrich their dining experiences. From midday on Saturday 10th September, some of the UK’s most talented and creative chefs will gather at Broadgate Circle to showcase their slider skills and discover who deserves the ultimate title of Slider Decider Champion 2016. Developed by Bar Manager, Derren King, the cocktails have been designed to reflect the creations within the L’Atelier de ivenchy fragrance collection in keeping with the Green Bar’s celebration of botanicals. The bartenders will talk through the fragrances within each cocktail, and will serve each alongside scented buttons created by Givenchy for this exclusive collaboration. The trend for foraging isn’t new - it’s been prolific in the restaurant world for years. Thanks to oma in Copenhagen recently voted the world’s best restaurant for the third year running the use of free-growing plants and herbs has been the latest foodie trend. But the trend is now emerging from restaurants to bars, and the desire to use locally sourced ingredients isn’t going away. The practice of gathering wild food, dates back as far as the beginning of time of course. There was a time when cocktails came from medicines and home remedies, full of healing herbs that were excellent for digestion. Drinks were made with highquality ingredients, sipped and savoured. The foraging trend brings us back to this way of thinking, but with a modern twist. There is an undiscovered collection of drink ingredients; things you would otherwise ignore when it comes to mixing cocktails can be transformed into a useful cocktail ingredient including delicacies such as wild garlic, gorse flower and flowered leeks. have been working on combining foraging with mixology as well as incorporating modern techniques to produce a fresh difference. Some 13 years later after a stint in the USA, and having extensively traveled and tasted his way around the wine world he finds himsel with the enviable ob o selecting the vast range available in the Wine Rooms at Harrods.

This month ’ve gone back to the drawing board and thought ’d run through the essential steps to wine tasting. Step one t’s all about your nose This is not specific to wines, but it is your olfactory system and not your mouth that detects flavour. This olfactory system sits behind your nose above your soft palate and works in conjunction with your brains memories. t is this system that tells us a strawberry tastes like a strawberry and not an orange because in simple terms it ties the smell to past memories of eating or smelling strawberries. our tongue does not in fact detect any flavours but it does detect saltiness, sweetness, sourness and bitterness and alongside the rest of your palate the tongue helps detect the texture, tannin structure, alcohol content and viscosity of the wine. Try this take a fresh basil leaf and hold your nose. Then keep holding your nose as you place the basil leaf in your mouth and try to taste it keep holding your nose . After a few seconds release your nose and notice with ama ement the abundance of flavours in your mouth Step two The glass swirl and the first nose of the wine. ow that we have trained ourselves that the flavours come from your nose and not your mouth the obvious starting point in tasting a wine is to give it a good sniff Swirling the wine around inside the glass might look a little pretentious but this helps release the aromas into the wine glass and allows you to detect more flavours from the wine. As you nose the wine try to focus your mind and your memory to detect aromas that remind you of fruits, vegetables, nuts, spices, herbs, tobacco, meat, sweets and anything that comes to mind. Step three The first taste and swill around your mouth. ou might have read tasting notes in the past that mention the balance and mouthfeel of a wine. t’s at this stage that you can assess the wine for this but first you need to understand your tongue. From front to back your tongue has taste ones, at the tip of the tongue is the sweetness one and the front sides of your tongue is where the

saltiness is detected. Further back on the sides is where we detect sourness from and right at the back of the tongue we can detect bitterness. By swilling the wine around your mouth you will allow your senses to detect each element but also your gum, tongue and the walls of your cheeks will help realise the texture, viscosity and tannin structure of the wine. All of these tastes ones will work in conjunction with your olfactory system to build a full picture of the wine. Step four epeat. Sometimes the first taste of a wine can be a shock to your nose and your palate so repeating steps two and three allows you to really access your memory bank for the flavours coming from the glass. Step five Sit back and enjoy all the flavours and textures you have unlocked. opefully you can manage to follow these steps and if successful, enjoy your journey of wine discovery that little bit more

The menu can change from month to month as Chef liver is dedicated to sourcing the finest and freshest, seasonal ingredients of the best quality as they hit their peak. And he works hard to create simple, yet brilliantly effective classic, individual and sharing dishes with a twist. Starters can be anything from London Cure Smoked Salmon to nion and Cider Soup, but the Dorset Crab Cakes served with devilled brown crab mayonnaise and the generous sharing Charcuterie dishes are definitely worth giving a try. owever, as this is a chop house, it would be a shame not to try any of the meats on offer and a popular choice is the Black Angus ib-Eye. Cooked to perfection and as requested, it literally melts in your mouth. Beautifully complemented by delicious sides of Hispi cabbage, leaf spinach and hand cut chips, you will not be disappointed. Another tasty dish is the steamed Cornish cod. Sourced from Cornwall, it is served with tomatoes, black olives and herbs. f you have a sweet tooth and have any room left, go for a knickerbocker glory for dessert or as an alternative, you can always opt for Mrs irkham’s Lancashire cheese served with a homemade Eccles cake. The six course tasting menu is more than enough to get you started on your gourmet experience and the first course is usually a snack of the chef ’s choice. The second course is a refreshing dish of various types of deliciously sweet red and green tomatoes with organic curd dri led with black olive caramel and ga pacho vinaigrette. As this is a tasting menu, portions are not big but they are enough. However, be prepared to spend perhaps a bit more time than you normally would at dinner. The third course is Cornish cod served with line caught squid and coastal herbs in bonito dashi which is a Japanese fish stock that is also used as a base for miso soup. ou can taste the freshness of the cod and the herbs perfectly complement the rest of the dish. Benoit expertly selects each wine to pair perfectly with each course. The fourth course consists of a tartare of yellowfin tuna, hass avocado, wasabi and shiso which is a herb belonging to the mint family. All these little dishes tantalise the taste buds and leave you curious as to what the next one will be. Cool British Classic 1967 Aston Martin DB6 Vantage There are a select few marques and models that are rarely available on the market, but when one appears you best not wait, because it won’t be there for long. This month saw a large garden overhaul with copious lawn space for playing football and cricket, created along with terraces paved with limestone for relaxing and entertaining. Dedon furniture and large planters in bold repetitions were used to create a sense of space and drama on the terraces. The colour of the planters compliments the exterior furniture and reflects the interior colour scheme in creams, bronze and grey while serving to cover the large expanse of stone. The decision to use elegant topiary and structural evergreens as the mainstay of the planting means the terrace looks dressed at all times of the year and throughout the

seasons. These are highlighted with seasonal annuals which will be changed twice a year according to the client’s preferences. Along with the all-weather lounge and dining furniture an exterior kitchen completes the useable terrace space rendering it ideal for entertaining or al fresco dining. The lawn is predominantly used for play however a large sculpture by Hamish Mackie takes centre stage as a vista point from the house where a giant Nautilus shell sits on a limestone clad plinth. Stability For Canary Wharf Michael Whittaker, Head of Sales Canary Wharf

August saw reassuring stability in the Canary Wharf resale market, with the predicted fall in prices post-Brexit not materialising to the extent that many expected. A greater number of applicants are returning to the market, with August already seeing the highest number of monthly registrations in a single month so far this year, and July the third highest. Whilst some of these applicants are speculating and looking for significantly below market value opportunities, the vast majority are motivated clients that believe with great choice and competitive asking prices, the current market offers a great chance to find their next home or investment. Domestic and international investment continues to play a role in the local property market, but a continued trend is the increase in the number of owner occupiers actively looking. Changes to stamp duty SDLT , together with taxation changes for overseas investors led to a spike in investment purchases in March, with of JLL’s transactions in Canary Wharf in the run up to April involving investment buyers, compared to from the beginning of April to date. Historically, the local property market has always seen a price and market correction after a period of sustained growth, and in many ways after rapid growth from 2012 onwards the market was certainly due the correction. In the past, recession of 2008 aside, a slight drop in prices of a few percent or so in time usually leads to an increase in transactional volumes, which in turn regulates any further drastic reduction in prices. In

terms of the local market in Canary Wharf and the immediate future, there are some definite factors which support my belief that the market will continue to be stable, and we will see an increase in values and transactional volumes in the medium to long term. The investment into the infrastructure and amenities in Canary Wharf will further increase the attractiveness of living in the area, both in terms of the number of jobs and recreation. A great number of interesting bars and restaurants have appeared over the last few years, not least at the new Crossrail Place, which have certainly made the area more interesting and mark a significant improvement when comparing the area to what it was like ten years ago. Whilst transport links are already very good from Canary Wharf, the new Crossrail station is likely to increase interest in the area once it is operational. ne final benefit is the development and gentrification of the wider East London area, and the important fact that, although prices have risen significantly, the area still represents great value compared to other parts of London.
