ISLAND ESCAPE
15 MAY 2022
22nd in Condé Nast Traveller 2020 Readers’ Choice Award for the Indian Ocean – Resorts category. “Today’s guest is looking for value. It’s not that they mind spending – but they look for the return that they get. Mauritius has that valuefor-money aspect," says Ashish Modak, regional GM of LUX* Belle Mare, LUX* Grand Gaube and LUX* Grand Baie. “You could go on a historical trip or an adventure to different parts of the world, but if you really want to relax and rejuvenate yourself why not travel the four hours from Johannesburg and enter a different world? A lot of my guests tell me that they feel they have come home, and they can just unwind.”
Dream destination
The hotel is known for its unique experiences offered in a high-class, environment that delivers oodles of value. “From the spa at one end to Mari Kontan at the poolside, where we have rum tasting, and our craft beers at the MIXE bar, we have gone the distance to be different. Today, we offer collectable experiences you will remember for a lifetime,” adds Modak. “That’s the whole idea at LUX*. We go into detail with every single thing that we do. And we do it with class and we do it with quality.”
Simplicity
A divine Mauritius getaway that offers plenty of inspiration for planning your next island adventure WORDS: DEBBIE HATHWAY IMAGES: SUPPLIED
L
ost in reverie, I concentrated on the stone pathway as I wandered through the lush tropical gardens at LUX* Belle Mare on the Sunrise Coast of Mauritius. That’s east, for those unfamiliar with the layout of this paradise island, and the location for the best sunrises. As I rounded the corner, I spotted two bicycles parked outside a heavy wooden door – a welcoming and homely touch at the entrance to one of the 12 sea-facing villas. I was on a site visit, and keen to learn more about accommodation options at this award-winning resort. Luxurious, spacious and beautifully appointed with views to match, the villas offer the privacy of a genuine home from home with all the benefits of a five-star resort. Here, “everything is possible” when it comes to ensuring that guests leave feeling lighter and brighter. The philosophy

of the resort, but close enough to the action that you can join when desired. The white sandy beach is also moments away, if you manage to leave your private heated pool.
Refreshed and revitalised
Like beauties that turn heads, hotels that truly change the game are a rare breed. Not only has LUX* Belle Mare won a slew of awards over the years, but LUX* Resorts and Hotels recently won the Best Hotel Group 2022 category at the Travel d’Or in Paris.
While the travel world adopted a holding pattern during the most limiting periods of the pandemic, the LUX* Belle Mare team stayed focused on the endgame – welcoming back their beloved guests. All the Kelly Hoppendesigned suites and villa interiors were refreshed, while maintaining their contemporary beach house style with warm, neutral tones and colourful accents. At the villas, bright, airy interiors, uncluttered rooms, custom-made beds inviting a great night’s sleep, and luxurious bathrooms combine to create an elegant sanctuary in a secluded setting. I love the fact that they are set away from the bustle
What guests want
The resort’s innovative look and feel, memorable experiences and evocative location would be a tad less lighter and brighter if it weren’t for the incredible staff team. It’s largely thanks to them, and a forward-thinking management approach, that LUX* Belle Mare ranks fourth among the Top 25 All-Inclusive Hotels in the World according to Tripadvisor Travellers’ Choice 2020 and 2021 as well as
Why Mauritius? “People love the simplicity of the lifestyle. We’ve seen huge growth in SA numbers for this hotel. Comparatively, it’s a hop, skip and a jump destination, with visa-free access. And lastminute planning is easy,” says Modak. It’s good to note that the hotel has increased its focus on wellbeing and wellness for all, which includes managing its footprint. The resort is committed to operating as a responsible business, reducing its impact on the environment and adopting sustainable practices by embracing The PLEDGE™ on Food Waste Certification. This approach is in line with global travel trends, which see guests choosing their holiday destination based on these criteria. Experience Mauritius magic. You’re bound to return, as I have done repeatedly. Contact res@tlcvacations.co.za or call 010 055 1869.

INTERIOR DESIGN

Karoo styling Two exquisitely designed units in the heart of the Karoo double up as guest cottages and rentals to those lucky enough to experience this most special part of the world. WORDS: DEBBIE LOOTS IMAGES: KARL ROGERS
D
esigner Hendre Bloem works from his Cape Town studio on all things interior. His particular way of creating living spaces that are both warm and uniquely beautiful has seen him work on a diverse range of projects – from a total redesign of a heritage Woodstock cottage to the interiors of a variety of ultra-contemporary homes in major cities.
The units were built as rectangular structures of about 70m² each. They are fully open-plan except for the toilet, which is enclosed with glass and metal screening. The space is divided into four quarters – a reflection of the four directions (North East South and West) that inspired the name of the units. The four parts each house a bedroom, bathroom, living area and kitchen.
Suidster (Southern Star) is another one of his unique projects and the combination of the beloved Karoo landscape and his singular design flair has seen something special come together here. He tells us more.
The challenge
The project
The owners of a Karoo farm, Cobus van Wyk and Ruan van de Venter, wanted two identical units built as guest suites for when family and friends come to visit and for short term rentals. Cobus and Ruan also live on the farm in a separate house.
As the farm is 300km from Cape Town, the project required very careful planning. Everything was pre-manufactured in Cape Town, from the joinery of the cupboards to the kitchen – all the furniture. These then had to be transported to the farm and were installed within a day or two. So there wasn’t any massive interior work done on site. Working with the clients was a joy. It was so easy and they trusted me completely. I had free reign to do whatever I wanted to.
And from start to finish the only interior tweaks needed were more architectural details. For instance the outside decking – instead of excavating and building a step down, we decided to rather elevate the deck because of the angle of the land and not wanting to interfere with the Karoo fauna and flora.
The architecture
The units were a new build and I collaborated closely with the owners. They were very involved. Cobus is a kind of Jack of all trades and he likes to figure things out, and if he doesn’t know how to do something, he will find out. He did all the exterior decking and cladding. Professional plumbers, electricians and builders took charge of the major aspects of the project.
The interior
I played a lot with textures. I especially love the treatment of the raw materials, such as the
Klompie brick floor which we painted charcoal and grey instead of the traditional terracotta. It gives the space a naturally timeless, modern feel. The combination of the raw elements, including the corrugated steel structure, with the sophisticated joinery and luxurious textures and textiles of the upholstery, curtains, rugs and bed linen create a juxtaposition of the masculine side of a traditional farm experience with a softer feminine feel.
The takeaway
I love the placement of the two units. The location of each makes special use of the exquisite views of the landscape. The interior layout and the placement of the windows and doors maximise this experience with uninterrupted views from nearly every window. Location, views and an unparalleled natural environment, combined with the exquisite interiors make this project special.

Escape to the
winelands
With all its mod-cons and proximity to urban hubs, the picturesque Aan de Wijnlanden residential estate makes escaping to the country easier than ever. WORDS: SUPPLIED IMAGES: KESTELL SERFONTEIN
A
an de Wijnlanden residential estate is a gateway into the worldrenowned winelands area. It is situated opposite the historic Meerlust wine estate and close to some of the best schools in the Western Cape. You can now buy your own freestanding home in this high security estate surrounded by majestic mountain ranges. With only a 15-minute drive to Stellenbosch and Somerset West and 20 minutes to Cape Town International Airport, all your urban needs are also catered for.
Choice of plots
The estate – with 555 full title properties, developed in four phases, offers a choice range of plots where a number of selected builders can construct your dream home. All the homes are built to benefit from a sunny north or east orientation, with most enjoying views of the world-renowned Stellenbosch and Helderberg mountains. Inclusive packages are available from R1.8m to R3.5m. To date, three of the four phases have been serviced, 200 homes have been completed and another 120 homes are in various stages of completion. The final phase of 170 premium erven is due to be released early in 2023. The estate architect, awardwinning Gisele Vanderstraeten, has designed homes that are modern, private and exclusive. The style is contemporary Cape vernacular, with a strong emphasis on economy and aesthetic cohesiveness. Energy saving measures are implemented throughout and all homes are equipped with the latest fibre internet technology.
Community
Fostering a sense of community is an important part of life on the estate, with amenities already in place, and many more planned.
The estate clubhouse has recently been completed, with a wellequipped gym, two tennis courts and a large swimming pool provided for the sport enthusiast. Hospitality space includes a well-equipped kitchen, a large banqueting area, TV lounge and sundowner patio. For those who like to explore the outdoors, kilometres of walking trails and cycling tracks are being developed. These are set among wetlands, dams and natural fynbos areas, all located within the safety of the estate’s perimeter. The estate clubhouse has also provided for a preschool. This facility is ready to go, and parents are already lining up to enrol their children.
Natural haven
With almost 20% of the estate dedicated to conservation or private open space, you will never run out of beautiful fauna and flora to explore. Apart from the estate dams and wetlands that house many species of indigenous birds, a 5ha renosterveld conservation area has been set aside, and is currently being rehabilitated. This area is home to many rare and threatened flower species that occur only in this specific veld type. Tortoises, porcupines, cape dwarf chamelions and steenbuck have already found a home in the renosterveld, and we hope to manage and conserve these creatures, together with the wonderful flora that exists here. A recent initiative of the Aan de Wijnlanden residents has seen the construction of a free run dog park, as well as a number of owl boxes and raptor perches. A landscape team ensures curbside plant and flower beds are well maintained. A large
proportion of the estate’s flora is irrigated by a series of dams and boreholes – infrastructure that is developed and constantly maintained to ensure Aan de Wijnlanden's impressive appearance remains intact.
Safety first
The latest technology and a professional team of security guards provide peace of mind for residents. The estate is protected by 24hour security services, and a three kilometre masonery wall, electrified and monitored with more than 20 CCTV cameras. The wall and the perimeter roads, both inside and outside the estate, set it apart as a premium security estate.
Best address
Apart from proximity to popular winelands towns and the airport, residents are spoilt for choice with some great restaurants and shopping centres a short drive away. Top private and public Stellenbosch and Somerset West schools are also nearby. Other amenities on the doorstep include the wine farms Meerlust, Vergenoegd, Spier and Welmoed. The Stellenbosch and Somerset West Mediclinic private hospitals are located minutes away.

Bushveld
charm
Likweti Bushveld Farm Estate
A bush lifestyle, subtropical climate and proximity to urban conveniences are some of the reasons highend buyers and those simply wanting a country lifestyle are investing in luxury and other estates in the Lowveld . WORDS AND PHOTOS: SUPPLIED
H
ome to four of SA’s 10 best wildlife estates according to a recent New World Wealth Report, the Mpumalanga Lowveld is becoming a favoured area of investment with home buyers from all over South Africa.
Creature comforts
"Over the past year especially, we have seen an increase in home purchases in most of the estates close to Nelspruit and White River,” says Ramona Grimbeeck, principal at Chas Everitt Lowveld. “And while most buyers are local executives and professionals, a significant percentage are people relocating from Gauteng and elsewhere.” This is because more people than ever before are working from home and have traded the city lights for a more peaceful and wholesome lifestyle. People have realised they can run their companies from a home office instead of commuting to work every day.
Lap of luxury Likweti interior
Luxury estates such as Leopard Creek, Mjejane, Likweti and
Elephant Point, which are all on New World Wealth’s Top 10 list, are major drawcards for high-end buyers keen to own homes in the world-famous wildlife zone close to the Kruger National Park, while being able to fly in and out via the KMI airport if necessary. The area is home to popular schools, including Uplands College on the doorstep of the White River Country Estate, Penryn College, White River Primary, Rob Ferreira High, Flamboyant and King’s College.
Country value
The Lowveld’s subtropical climate is sought-after, especially for retirees, and most homes are only a 30 to 40 minute drive from a Kruger National Park entrance. “As the capital of Mpumalanga,
Nelspruit houses most of the provincial government offices, and offers a good mix of property types and excellent value for money across the board,” says Grimbeek. Stands in lifestyle estates are available from below R400,000, and in the sought-after Matumi Golf Estate or Shandon Wildlife Estate for less than R800,000. Prices for new one- and two-bedroom apartments in developments such as Olive Grove start at around R700,000, although there are older sectional title units available for less, while duplex townhouses in the new Matumi Valley development by Craft Homes are priced at R1.3m to R2.4m. Grimbeeck says the most active price bracket currently is R1.5m to R2.5m and that prices for large three-bedroom homes in older upmarket suburbs start at around R1.8m, while twobedroom retirement cottages are available for around R1.5m. In White River, two-bedroom apartments in a lifestyle estate are available from around R650,000, and three- and four-bedroom family homes in Parkville, close to schools, are available from R1.75m to R2m.
Top end
In the most popular estates, three- to six-bedroom homes are priced at between R3.5m and R6m, and several guesthouses are for sale from R7m to around R13m.
White River Estates
Homes in the upmarket White River Country Estate and Likweti Bushveld Farm Estate start at R3.3m and range up to R7.7m.
RECENT LIFESTYLE ESTATE TRENDS IN SA Based on the latest estimates (for June 2021), 48% of South African HNWIs either live or have second homes on lifestyle estates. This percentage has been rising steadily over the past decade — in 2011 it stood at around 30%. • Affluent buyers in SA are increasingly moving towards estates that have apartments. In line with this, most new luxury estate developments in SA focus on apartment living rather than houses. • There is a general movement away from traditional golf estates and towards wildlife and parkland estates. Retirement estates (for over 60s) are also becoming more popular. • Most developers are now creating small neighbourhoods within their lifestyle estates, as opposed to the old model where houses were spaced evenly around the entire property. The new model allows for more parkland and open spaces between neighbourhoods. Notable lifestyle estate trends linked to the coronavirus pandemic include: • Lifestyle estates with parklands and wilderness areas have become more popular (as buyers seek more open space). • Many HNWIs have chosen to work remotely and live in smaller towns. For instance, a large number of South African HNWIs are now working remotely from affluent small towns such as Hermanus, Plettenberg Bay and Franschhoek. Lifestyle estates in these towns have benefited. Source: Africa Wealth report 2022

Property auctions re-imagined Pam Golding’s specialist auction division, Pam Golding Auctions, has evolved to offer buyers “people-powered technology” – it gives them access to a portfolio of select properties at significantly reduced prices. And, online offers can be made easily – before or during the auction itself – with an added personalised buying service from the auction team. “We’ve demystified property auctions, making them easier and more accessible to home buyers, with specialist agents on hand to assist 24/7,” says Anthony Stroebel, head of new business development for Pam Golding Properties. “We now provide our
home buyers, as well as property investors, with an additional opportunity to access a portfolio of quality properties specifically mandated by our sellers to secure an urgent sale on their behalf and therefore priced accordingly.” While the reduced priced properties on auction are “on sale” for a limited time, there is still time for buyers to ensure they’re making the right decision. “Every property is listed for a period of four weeks before the auction commences, during which buyers can make a pre-auction offer if they wish. Prices will typically be up to 15%-20% below
what the property was listed for on the market previously,” says Tania Smit, who heads up Pam Golding Auctions. After the four-week period, the auction will continue for a defined period of six days. This new sales platform is enabled by Offr, a offer processing engine, that provides buyers with a fully-mobile, easy and end-toend online property transaction, including both pre-auction offers and auction bidding. “Our sellers can consider all pre-auction offers, which can be made right there on the online
Buyers flock to small towns Lightstone data shows about 20% fewer people are moving from urban centres with more relocating to smaller towns, especially since the onset of the pandemic. According to the Seeff Property Group, more people are also purchasing second homes in small towns. The largest exodus is out of Gauteng (44%), followed by the Western Cape (30%) and the KwaZulu-Natal (12%). The town is well located as a popular stopover to the Garden Route and has a strong agricultural economy, schools, clean air and wholesome living. It also offers many great retirement options. Another small town drawing buyers is Ladismith in the Karoo, says Sonja Claassen, a property practitioner with Seeff. The market here has seen its highest turnover in five years. The town is about a 90-minute drive to George and offers an affordable alternative.
Buyers can also sign up to be alerted when new properties are added to the portfolio. Unlike the traditional property auction, there is no buyer’s fee payable. Online pre-auction offers and live auction bids are made anonymously, securely and transparently from any device and from anywhere in the world. An auction sale is legally binding with successful buyers required to sign a binding contract, pay a nonrefundable deposit within 24 hours and the balance on the closing date as set out in the contract. The next Pam Golding Auction goes live on the new website (auctions.pamgolding.co.za) in late May 2022.

Plettenberg Bay on the Garden Route has had a record year with several high value sales and, on the Cape West Coast, Langebaan also achieved record transactions this last year. The KwaZulu-Natal south coast has attracted more buyers with areas such as Amanzimtoti, Hibberdene, Port Shepstone and Margate achieved record transaction levels last year.
Bakoven Starting on June 1 on DStv’s BBC Lifestyle, the second season of SA’s first property-related reality show, Listing Cape Town, will reveal some of the Mother City’s most luxurious homes, from farms in Franschhoek to homes in Fresnaye. The first series Listing Jozi was aired in 2021. In die programme, viewers get the opportunity to go inside some of the Cape most lavish homes as five agents compete to sell the properties with price tags ranging from R15m to R280m.

Other popular towns in the Overberg, Western Cape include Gansbaai, Struisbaai, Aghulhas and Suiderstrand.
For Gautengers, Hartbeespoort is a popular choice. Donna Nass, Seeff licensee for the area, says the town’s proximity to Johannesburg and Pretoria makes it ideal. While Stellenbosch’s architecture has a particular style, with the historical Cape Dutch and vernacular especially prominent, Voliere’s homes will be a more contemporary interpretation thereof. Braun says this will “provide for interesting streetscapes, blending family homes and apartment buildings in a harmonious, natural co-existence within a communal village concept lifestyle”. Voliere (translated as aviary from French and with all the estate's roads named after birds) will offer state-of-the-art security and fibre to the home, landscaped gardens, workspaces including meeting rooms, an outdoor gym and perimeter running track.
“We are extremely fortunate to have gained access into these exquisite, once-in-a-lifetime properties and witness what it takes to broker deals where so much is at stake,” says Nico Nel, producer on Listing Cape Town. Viewers can look forward for an inside tour of homes in areas such as Green Point, Sea Point, Bantry Bay, Bakoven, Clifton, Camps Bay, Llandudno, De Waterkant, Cape Town City, Bishopscourt, Franschhoek, Val de Vie and Pearl Valley. “After the success of Listing Jozi, we believed the time was perfect to feature the magnificent properties Cape Town has to offer,” says Trevor Kaplan, coproducer of Listing Cape Town.
“We aim to mirror the high standards of security attained by Welgevonden Estate, our neighbours, for our residents within a protected perimeter,” says Braun. “Our residents can rest assured that technology and trained personnel are watching over them and are immediately available in an emergency.” CCTV surveillance systems with built-in artificial intelligence, access control systems incorporating touchless biometric access, delivery management for online orders, and a community app will allow residents to participate as a community and allow authenticated access to visitors in an audited and controlled manner. Construction of the estate is set to be complete towards the last quarter of 2022.
