About the area T the suburb of Faerie Glen is situated on the rocky southern slopes of the beautiful Bronberg mountains and next to Faerie Glen Nature Reserve. It boasts just about every urban amenity imaginable, and is one of the most popular Pretoria neighbourhoods to live in.

yet there are a host of properties ranging from apartments, townhouses and duets with prices ranging from approximately R700,000 all the way up to around R8m, thus appealing to a wide spectrum of buyers,” says Elmarie Bester, principal, Leapfrog Property Group Faerie Glen.

Faerie Glen is a large and wellestablished suburb flanked by Lynnwood in the west and Garsfontein to its south. It extends east of Solomon Mahlangu Drive to where it finally links up with the Olympus area. This favourable location provides excellent access to many top public and private schools, three private hospitals, and comprehensive shopping facilities like Glen Village, Atterbury Value Mart, The Grove Mall and Menlyn Park.

Although the area has recently seen a growth in the percentage of younger buyers, many established residents have no intention of leaving their beloved neighbourhood. Christine Jansen and Rudy Buys have been living in Faerie Glen for 36 and 24 years respectively. “Once a Faerie Glenner, always a Faerie Glenner,” says Christine. Rudy says regardless of all the new developments, Faerie Glen is still the place where everybody wants to be. According to Liana Prinsloo-Nel she is still buying from the same green grocer her parents bought from two decades ago. “The residents are friendly and welcoming and we know each other.”

The suburb is easily accessible via Lynnwood Road, Atterbury Road and Solomon Mahlangu Drive, the N1 and N4 highways, and is a mere 15-minute drive from the city centre. Faerie Glen is also pretty. The Moreleta Spruit meanders through the suburb with its beautifully maintained properties, lavish well-kept gardens and leafy trees. “Traditionally Faerie Glen has been known as a high-end area,

Agent commentary Q: What attracts buyers to Faerie Glen? A: Faerie Glen is a well-established suburb perfectly situated in Pretoria East with easy access to all major highways. In the Old Faerie Glen, west of Solomon Mahlangu Drive, typical conventional properties and sectional title complexes are found. More modern properties are found to the east of Solomon Mahlangu. Faerie Glen is close to various main shopping centres, popular private and public schools, and the new Menlyn Maine development. Pro­perty values will increase in this area which will become more popular due to all the new developments in the east of Pretoria. More businesses are also moving further east.

Q: What is currently happening in the property market in Faerie Glen? A: Faerie Glen property prices currently follow the national trend of growth estimated at 4,5% year on year. Although properties below R2,2m and especially between R1,2m and R1,6m sell reasonably quickly, a slowdown in demand in the price range above R2,5m is noticeable, despite the expected spin-off from the increased activity in the adjacent Menlyn business district. Sellers in this price category can expect offers below their marketing prices making this suburb attractive to buyers. A further trend indicates an increase in demand from cash buyers in the over-55 age group who downscale, and sellers of sectional title properties reap the benefits.

Q: What kinds of properties are available in Faerie Glen? A: One of the greatest characteristics of the area is that over the years it has continued to grow and develop further east and thus can now be broken down into what we refer to as Old and New Faerie Glen. Old Faerie Glen consists mainly of larger traditional full-title houses with lush gardens, many beautiful townhouse complexes and duets. New Faerie Glen is the eastern side of the suburb where homes and gardens tend to be smaller but more contemporary. There are many good-value duets as well as attractive, modern townhouse complexes and a number of superb residential estates.

We came for a honey moon to South Africa and travelled to the Karoo, and we were so in love with the scenery which was the complete opposite of Lecce Italy. Klein Karoo meaning “Little Karoo” signifies our story. A farm on the Karoo is situated just 30 Km from Laingsburg along the R323 south bound towards Floriskraaidam in a long valley with beauty which is a “little” unconventional, but

no less breath-taking and impressive. It’s in a fairly arid area, littered with fleshy succulents and dwarf baobab trees. Every now and then, a lone sapling sways gently in the dry breeze. The dry, harsh conditions of the Karoo are actually ideal for the production of excellent wines. The summers are very hot and dry, while winters can hit major lows. We only save the best range of wines produced here because of the extremely varied unique climate, and includes many wonderful dessert and fortified wines. Ours is a haven, for holiday enthusiasts, come experience it.

Think carefully about the current economic climate and how your finances and personal budgets might be impacted if the economic climate deteriorates and interest rates rise further. • The cost of owning a second home is a vital consideration. Bear in mind that it is not just the actual cost of the property and/or bond, but also management of the property during your absences, security, maintenance and cleaning. • Don’t assume you will always have tenants. Holiday rentals tend to be highly seasonal and winter periods can be long, lean, empty periods. • Holiday/second homes as investments also need careful consideration.
