New development announced in Durbanville by Trinity Projects

T

rinity Projects has announced its new development on Murray Road in Durbanville called 5th on Murray.

The complete development is fully walled and landscaped with a central remote-controlled vehicle access gate directly off Murray Street.

Erik Joubert, MD, Trinity Projects, says that 5th on Murray is on an excellent site in Durbanville’s secondary CBD. It faces north, onto a public open-space greenbelt, with breathtaking views over the neighbourhood and beyond. “The seven elegant double-storey homes that we have on offer are very spacious, each in excess of 232m², and have private landscaped gardens,” says Joubert.

High seller expectations contribute to declining sales in Joburg

arissa Steyn, owner, Liefie Clothing, opened her store in March in the revamped Serene Centre in Garsfontein. Q: How did your business start? A: I decided to create the Liefie Clothing range after I did a screen printing course in February 2013, as I couldn’t find printed clothing I liked and many people were asking about the clothes I made. I began supplying boutiques across the country from De Aar to PE, Nelspruit and Pietersburg. In March and October 2016, I did two Tierlantynkies markets and was so blown away by people’s positive response to my clothes that I eventually opened my own store in March. Q: Why did you choose this area to set up shop? A: Garsfontein is a central area for customers from Montana to Irene and the store is on the corner of two main roads, which are always busy with traffic. I have a clothing studio at my home in Faerie Glen and I’m a mom to two children, so it was important for me that the store was close to the studio, school and university.

espite the wallowing economy, the appeal of property in upmarket suburbs like Inanda hasn’t waned although house sales volumes have notably slowed, and local agents say it’s not due to lack of interested buyers or available stock.

Q: How did you find your premises? A: I found my property by chance in December last year while driving past on a regular route from home to school and church. I saw the boards outside the shopping centre and realised the old tenants were vacating. The property is owned by the same group who rented Garsfontein Village, where I previously owned a store, so I gave them a call to find out about rental costs and conditions. Q: Why are the premises ideally suited to your business? A: T he recently revamped centre has an ideal tenant mix which includes a hair studio, nail salon and coffee shop attracting our target market of ladies between 30 and 60 years old. The store is the ideal size, can easily be seen from the street and is easily accessible for customers who want to do a quick visit or relax at the coffee shop before browsing the store. Q: Who are your neighbours? A: My neighbours are Manetain Hair Studio and a coffee shop. Q: What are the shop rental/ sales prices like in this area? A: T he store rental is about R250/m2.

Q: How many people go through your store each day? A: We see about 12 people per day during the week with Saturdays being busy too. Q: Do you have any expansion plans? A: I plan to extend our product range to include tablecloths and runners. Q: Do you operate online as well? “One of the main reasons homes aren’t selling is that sellers simply won’t budge from their listing prices despite the notable decline in investor numbers that has precipitated a shift to a buyers’ market,” says Justine Roux, area specialist, Lew Geffen Sotheby’s International Realty. “Many sellers in suburbs like Inanda, Illovo and Atholl have high

expectations and low financial stress, which means they can often afford to sit out the tight economic conditions and wait for the market to improve – however long that takes. Most of them have second homes and very few have mortgages, so there is no urgency to sell.” According to Lightstone, only 10 properties with a combined value of R79,8m changed hands in Inanda in the 12 months ending 30 April. Atholl fared a little better with 24 sales realising R146,5m. Roux says that there were many more potential sales which fell through during this period.

Polokwane property tops R1,1bn and 1,000-plus sales

T

he Polokwane property market topped the R1,1bn mark last year with more than 1,000 units sold. Oliver Moorcroft, area principal, Seeff, says that activity for the last year was slightly up on the prior year and there’s now a shortage of properties below the R1m price mark. “While not impervious to the economic pressures, ordinary buyers, sellers and investors in the Polokwane area continue about their daily business, buying, selling and investing in property and we remain confident

that the market will remain active throughout this year,” says Moorcroft. Unlike the mining towns of the northern regions, Polokwane is not reliant on mining for its economy. The city is therefore one of the few in the northern region provinces where average prices have continued growing, being up by about 6% year on year, says Moorcroft. It now boasts a median price for sectional title property of around R740,000, full title at around R1,25m and estates at around R1,45m. Top-end house prices, though, reach R1,8m to R2,4m.
