W

ith its wonderfully warm weather all year-round, stunning beaches and relaxed vacation feel, Ballito is one of the most popular holiday towns in South Africa. The resort town lies about 40km north of Durban, around a 40-minute drive away. Warm water, pods of dolphins and pretty sugar cane fields are just a few of the reasons Ballito is a firm favourite among holidaymakers all around the country. Recently there has been a population boom in Ballito, with people from all over the country choosing the coastal town as their new home. Its growing popularity with buyers, investors and visitors alike has been

aided by the close proximity of the King Shaka International Airport, about a 20-minute drive away, and the various new residential developments in the area. It has become common for buyers and their families to relocate to the town and commute to work further afield, often in Gauteng. As crazy as it sounds, sometimes the travelling time for a flight to Joburg from King Shaka International Airport, and then a train into Sandton can be shorter than driving from Pretoria to Johannesburg. At its core, Ballito is a holiday town and is therefore geared towards tourism. It’s home to numerous top-class amenities, with many great restaurants located around

the town and three shopping malls: Ballito Lifestyle Centre, Ballito Junction and The Quarter. There are many good schools close by, in Umhlanga, Stanger and Tongaat, for any families thinking of moving, or already living in Ballito.

and shoes and have my own shop. When I stopped planning weddings, it was a natural progression to choose work where I still enjoy the prettiness in life. I started selling accessories and bags via social media in April 2012 and progressed to an online store in January 2013, adding fashion, gifts and baby items to the range. Q: Why did you choose this area to set up shop? A: I’ve loved living in Garsfontein since 2010 and this property is centrally located and easy to find as most residents know where Jacqueline Street is. I originally had a store in a shopping centre in Lynnwood, but the fast-paced retail environment wasn’t for me. Q: How did you find your premises? A: I decided to find a businesszoned house for the store in a busy, quality area and naturally looked along the busier roads of Garsfontein. I drove through the suburb one day and saw the property being renovated, so I called the landlord to find out about availability to rent.

Q: How did your business start? A: I was a wedding planner for seven years and loved creating the prettiness of a wedding day but always wanted to sell bags

Q: Why are the premises ideally suited to your business? A: I was drawn to the concept of having a store in a salon because customers visiting the salon could also be my clients. Macaroon Collection is at the back of the house, so I’m not competing with hairdryers and chatter. There’s a courtyard behind my shop where we sit, chat and drink a coffee from Birillo, the on-site coffee shop.

Q: Who are your neighbours? A: My neighbours are a private gym and a residential home. Q: What are the shop rental/ sales prices like in this area? A: W hen I was looking in the area for space, the rental space in the area was between R100 and R125 per square metre excluding VAT and utilities. Q: How many people go through your store each day? A: It varies from day to day, ranging from two customers to more than 30 customers per day. Saturdays are quietest with about two to three people popping by. Q: Do you have any expansion plans? A: I have no expansion plans for the property as I’m renting, but in terms of services as of February I offer personal styling services to clients. Q: Do you operate online as well? A: Yes, I started my business online and still work predominately online. Q: What's your most popular item? A: We’re known for our range of leather handbags, and I like to think my clients know we’re the place to go to when wanting a new handbag.

Local green building movement picking up speed

T

he Green Building Council South Africa (GBCSA) is gearing up for an exciting period as the local green building movement takes an exponential growth trajectory, one that's different in scale and scope from anything seen so far. As it enters its 10th year, and with sustainability expert Dorah Modise as its new CEO, the GBCSA has identified its next areas of impact as the residential and public sectors and is expanding its vision to include entire green communities and cities. So far, more than 230 formal green building certifications have been achieved in South Africa, mostly in the commercial property sector.

“Government is a property investor, landlord, tenant, accommodation provider and employer. These are all touch points that can benefit hugely from green building. Our metros, cities and towns can achieve big wins with green building – financially, economically and environmentally. It’s straightforward, and we’re here to show them how,” says Modise. The residential sector is already showing rapid uptake in green building. So far 3,500 homes have been registered with the GBCSA to target Edge (a green building rating tool) certification after only one year of the tool’s operation in South Africa.

Southern Suburbs scoops 40% of the Cape metro’s property transactions

T

he residential property market across the Southern Suburbs, stretching from Woodstock to Tokai and incorporating predominantly the suburbs that lie above the M5 motorway, generated over R8,4bn in sales last year. "That," says James Lewis, MD, Seeff Southern Suburbs, "equates to about 40% of the total value of property transactions recorded for the Cape metro last year." Despite a slower market overall, Lewis says that the area remains very active, both in terms of sales and rentals with some neighbourhoods remaining busier than in the preceding few years.

The area encompasses about 31 smaller suburbs. Constantia, the largest, has the highest number of households, followed by Claremont, Rondebosch and Kenilworth. Some 2,948 transactions worth over R8,4bn, were recorded for 2016 at an average selling price of R2,86m, the highest on record. "That means that about eight property sales were concluded on average each day across the area," says Lewis. "Wellpriced properties below the R8m-R10m price range are still selling within four to six weeks, the lower end of the price scale obviously selling much faster while the upper end takes a bit longer."

Greenery

The 2017 Pantone Colour of the Year is “greenery”. Luckily for us, this can be interpreted in many different ways in our homes. You can choose a wall or a room to paint in one of the many wonderful shades of green. Or you could be a bit more subtle and invest in greenery for the indoors – maybe a selection of succulents for your mantelpiece, or an indoor tree to be the focal point in your dining room.

Smart homes

This isn’t a new trend. It is, however, gaining a lot of traction this year as an increasing number of homeowners make their homes more automated and organised. Once you’ve got the hang of it, a smart home can be energy-efficient, which can save you time and money. Some of the most popular options for creating a smart home include smart thermostats, smart switches, voice-controlled hubs and smoke detectors.

Texture

When it comes to our senses, we often neglect touch, especially in our homes. Sure, we want our home to be aesthetically pleasing, but what about its texture? Adding texture to your home can really elevate it and make it more interesting, inviting and comfortable. It also allows you to incorporate different trends and elements into your home such as wood and stone, particularly marble, for hard textures. For softer textures, think of items such as a velvet couch, a macrame wall hanging, a cotton quilt, a faux fur rug or cushions.

Mixed metals

You’ve seen them all over Pinterest and at your local homeware shops, and now you can make them your own. Metals such as stainless steel, copper, bronze and brass can add a modern or classic touch to your home. What’s great about metals is that they are versatile and can be paired with almost anything. You do not need an ultra-modern home to introduce metals. In fact, introducing this trend to a more rustic-style home can often have more of an impact. You can find mixed metals in many forms now, such as copper cookware or light fittings, brass standing lamps or frames, stainless steel surfaces and bronze cutlery or doorknobs.
