ying on the doorstep of the Union Buildings against Meintjieskop, one of the farms where Pretoria was established in 1855, the suburb of Arcadia has matured into a cosmopolitan neighbourhood boasting a union of old-world charm and modern-day progression. Arcadia has the bustling inner city as its western neighbour and sprawls eastwards alongside the terraced gardens of the Union Buildings and Mahlamba Ndlopfu, the presidential residence, to quiet and serene leafy streets.
Dr Bambie Heiberg, an estate principal active in the area for 25 years, says property prices in the suburb are reasonable. “Investor and private residents are bound to see a high return on their invested capital.”
This part of Arcadia contains many architectural treasures of an era gone by: graceful Victorian homes with pressed ceilings and yellowwood floors. Several of these have been turned into business premises or guest houses full of character. Being home to a large number of embassies and foreign missions, Arcadia is also known for its many hotels and superb restaurants.
Leisure activities he enjoys in the area are the Pretoria Art Museum, the Union Buildings gardens – where he and his family regularly picnic – and the Sterland Cinema “which is my spot for date nights with my wife.”
The western part mostly comprises multistorey apartment blocks varying from compact student accommodation, to sizeable structures with three or more bedrooms, and posh modern units catering for the higher end of the market.
Resident Mareda Mphaphuli says he loves living in this “tranquil neighbourhood which caters for both young and old. The large number of embassies in the area makes it easy to spot and meet dignitaries from around the world and also assist in making Arcadia a safe area to live in.”

om and daughter team Debbie Serradinho and Natasha Watson, managing directors at Vintage Vista, set up their store in Faerie Glen in August 2014. The building and surrounding space of the store are large and versatile enabling the space to become a creative hub with a photographic studio, coffee shop and an area for workshops. Q: How did your business start? A: My mom, Debbie, and I have always had a strong love for beautiful furniture and decor, so we decided to unite our passion creating something beautiful and inspiring for the eastern suburbs of Pretoria.

Q: Why did you choose this area to set up shop? A: My family recently moved to Old Farm Road which is where Vintage Vista is now located. We loved the area so much as it has such a strong sense of community with
so much potential for a trendy furniture and decor store. Q: How did you find your premises? A: A s we lived close by, we always liked the building, so when it came on the market, I fell in love with the space. There was a tenant in the building at first, but when their lease was up we decided it was the perfect location to open Vintage Vista. Q: Why are the premises ideally suited to your business? A: T he building and surrounding space are really big and versatile, so there is capacity to provide more variety in products and services to suit all tastes. We have loads of different nooks we are slowly developing creatively as we aim to be more than just a furniture shop to our neighbourhood. Q: Who are your neighbours? A: Our street is fairly residential, so our neighbours consist of homes. Q: What are the shop rental or sales prices like in this area? A: Rental prices are probably lower than the rest of Pretoria possibly due to Faerie Glen not being very commercialised and competition being smaller. Our building is 600m² and we pay R40,000/month.

A: We have a fully functional e-commerce website and, of course, a Facebook page (goo.gl/j55GdC). Q: What's your most popular item or service? A: We offer a free interior decorating service to clients in our area where we go to their homes and help them with a unique decor scheme. We put their vision into place with a mood board, fabric swatches, furniture pieces, curtaining, carpets and decor items.

House price growth slower than previous two years
T
he FNB House Price Index for 2016 as a whole rose by 5%, slower than the 7,2% and 6,5% for 2014 and 2015 respectively, according to John Loos, household and property sector strategist, FNB. Loos says there are various signs of a mildly improving economy to come in 2017, and economic growth is expected to move slightly higher to around 1% this year. That could conceivably make house price growth a little stronger later in 2017. However, for 2017 as a whole he anticipates average
house price growth to be slower than 2016, at around 3%, due to a very weak start to the year. The FNB House Price Index for 2016 represents the second consecutive year of slowing average house price growth, from a multiyear “high” of 7,2% in 2015 and 6,5% in 2015. In real terms, when adjusted for consumer price inflation (CPI), based on the first 11 months of 2016 (December CPI data not yet available), it would appear that 2016 experienced a small “correction” in average house prices to the tune of -1,2% real decline.

Impact of schools on home values
H
ouse buyers need to be aware of the extreme importance of location in their quest for a new home or property investment, says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “Most buyers in today’s market will know that location is important, but not everyone knows what elements make an area a good location or not, or how this influences buying decisions,” says Goslett. “A major influential factor is the amenities within proximity to the area, such as the shopping mall and medical facilities. The one amenity that has the largest impact on property-buying decisions is schools. This is because they have an
influence on both the housing prices in the area and children’s education.” Goslett says regardless of whether they have children or not, prospective buyers need to consider the proximity of schools because schools have such a large impact on the potential appreciation of home values in an area. He advises buyers to do their research on the schools in an area and how they are ranked before they purchase a property. To get information about schools in a certain area, buyers can contact their provincial department of education or browse the website.
Plett property market achieves R1bn turnover
I
n April 2016, in a New World Wealth Survey, Plettenberg Bay was ranked in the top three premier property locations in the country next to Cape Town’s Atlantic Seaboard and Sandton in Johannesburg. Kevin Engelsman, Seeff’s licensee for the area said that according to the survey some 260 millionaires now own second homes in Plett, 120 of which are worth more than R20m. This is the highest number of homes valued at this price outside of Cape Town and Johannesburg. Engelsman now says that the Plettenberg Bay property market has just surpassed the R1bn
turnover mark for the year, which, he says, is a milestone in view of the prevailing economic climate. The popularity of Plett just continues to rise, says Engelsman. "Aside from an influx of new residents as part of the migration to the Western Cape, we have seen an increase in demand for holiday and retirement accommodation in the town. Buyers from Gauteng areas such as Johannesburg and Pretoria are especially keen right now. "In the last few years, we have seen an uptick in sales above the R5m to R10m price band. That said, part of the attraction for the town is that it offers something for every buyer and budget.”
