About the area T
he suburb of Valhalla lies in a triangular shape in the north of Centurion between the Swartkop Air Force Base and Zwartkop Nature Reserve, and remains largely unaffected by development in the rest of Centurion. Although pleasantly isolated from the hustle and bustle of the city, the neighbourhood’s location offers quick and easy access to main arterial routes in the area. Valhalla is bordered by the Old Johannesburg Road (R101) on the east and the M24 in the north. Both these roads join up with the Ben Schoeman freeway. The Zwartkop Nature Reserve forms the western border. The most southern corner links up with Wierda Road (M10) connecting Valhalla to other Centurion and Pretoria East suburbs. The area is traditionally very popular with military personnel because of its proximity to military bases in Pretoria, but many other citizens also buy property in this reasonably priced suburb.

Agent commentary Q: What is currently happening in the property market in Valhalla? A: Valhalla consists of 91% freehold homes and 9% sectional schemes. The number of registrations that took place in 2013 was 120, 2014: 99, 2015: 117, and 2016: 63 to date. The median value of homes in 2013 was R980,000, 2014: R1,15m; 2015: R1,15m and 2016: R1,2m. Recent buyers are grouped in these age demographics: 4% are 65 and older, 11% are between 50 and 64, 54% are between 36 and 49, and 31% are between 18 and 35. The Valhalla property market shows consistency over the years in terms of sales and value for money. It remains an ideal family-oriented suburb with all amenities.
Q: What kinds of properties are available in Valhalla, and who is buying them? A: Valhalla is a well-established middle-class suburb and the types of properties include houses, townhouses, apartments, vacant land and new developments. House sizes range from 800m2 to 2,000m2 pricing from R1,2m up to R3,45m. Townhouse sizes range from 300m2 up and prices range from R800,000 plus. Be water wise
Though 70% of the earth is covered in water, only 1% of that is available for human consumption. It is, therefore, important to conserve water and to keep it clean and safe. • Be sure to check your home

Save energy
With municipalities buying back surplus energy from homeowners who use alternative resources, and with time-off tariffs being put into effect, it is more important than ever to save electricity. • Invest in energy-efficient
appliances and check the Energy Star rating when buying. • Unplug appliances – like cellphone chargers – when not in use. • Switch to energy-saving bulbs. • When washing clothes, use the cold-wash function to save energy. • Switch to gas appliances. • Remember that smart alternative energy sources like a heat pump, solar geysers or panels will add more value to your home.

Q: How did your business start? A: Cindy and I wanted an outlet for our creative abilities and decided that a retail space with beautiful items we both made or sourced would be the best way to bring this vision to life. It had the benefit of enabling us to share our amazing finds with friends, family and the public in a curated space. The store includes products which Cindy and I make, products by local crafts people, carpenters and painters, as well as imported products hand-picked by Cindy and myself. Q: Why did you choose this area to set up shop? A: We carefully consider where we open our shops and The Club shopping centre is perfect as it is situated in Hazelwood near Brooklyn and Waterkloof, which are quite creative areas, and are near many new restaurants. Hazelwood has our target market of creative upmarket people with more time on their hands to browse and enjoy original and innovative products.

and visibility and the tenant mix at the centre allows us to also complement the offering. 30-year home loan? We all know home loans represent one of the cheapest forms of credit, but are there any advantages to signing up for a 30year bond as opposed to a 20-year one? WORDS: ANNE SCHAUFFER IMAGE: ISTOCK

welve months, six, or cash is the little ditty which rings out when you’re in most of the big chain stores and, of course, you’re often wooed by the longer payment option, because it seems more affordable. But if there’s interest involved, it may be more affordable on a monthly basis, but it’s certainly not cheaper in the long term. It’s the same with a home loan. There are, however, occasions when opting for a 30-year home loan can be advantageous, but you need to think carefully about it, because interest makes it costly in the long term. Tommy Nel, head: credit, FNB Home Loans, says that not only does a 30-year bond result in 64% more interest payable, compared to the 20-year option, but you might also be charged a higher interest rate. Generally speaking, says Nel, a 30-year bond will only be granted to somebody who can afford the monthly repayments of a 20-year one. But the 30-year option can be beneficial for a property investor, says Nel. He says that under certain circumstances, with all things being equal, the 30-year option could be more tax efficient. “An investor taking a 30-year loan may claim the interest on their home loan as a deduction against rental
income for 10 more years, as opposed to an investor who took up the 20-year option.” This only works, of course, if the person satisfies all the requirements for claiming the interest deduction. There’s another way a 30-year bond can work: if you’re disciplined and use your bond as a savings tool and a cost-effective way of borrowing money. “Pay the amount you would save in the form of a lower repayment on a 20-year option versus a 30-year option, as pre-payments into your flexi-facility,” says Nel. This allows you to build up a prepaid amount immediately accessible if you need funds. If you had taken the 20-year loan and paid only the minimum monthly repayment, there’d be no funds in the flexi-facility. Nel also suggests other ways a 30-year loan can work well: “If you, the homeowner, are putting excess funds into your bond to try and pay it off sooner, or if you’re investing these ‘savings’ (between 30- and 20-year instalments) into shares, unit trusts or increasing your pension fund contributions.” What isn’t smart is to opt for the lower instalments of a 30-year loan, and use it to boost your lifestyle. The day of reckoning will arrive.

Marriott International plants itself on African soil
C
ape Town’s skyline is set to change as the world’s largest hotel company cements its local presence with the development of three hotels in Cape Town, and two in Joburg. The ink had barely dried on the $13bn merger with Starwood Hotels that made Marriott International the largest hotel operator in the world, when the company announced a series of firsts. This notably included a R3bn agreement with local property developers Amdec Group that will result in five branded hotels opening in South Africa, catering for different market segments among international and domestic visitors.
The three new hotels in the Mother City include the first Marriott Hotel in Cape Town; the first upscale extendedstay brand in South Africa, Residence Inn by Marriott; and AC Hotels by Marriott, the first hotel under this brand for the Middle East and Africa region. And, of the R3bn total, R1bn is earmarked for the Joburg developments: Marriott Hotel Melrose Arch and Marriott Executive Apartments, expected to open mid-August 2018. The first of the Cape Town hotels to open will be the 189-room AC Hotel Cape Town Waterfront at The Yacht Club in June 2018, a unique mixed-use landmark that includes exclusive residential apartments and prime-grade offices.

Average time on the market for homes in SA
A
ccording to Lightstone, the process of selling a home – also known as “time on market” – in South Africa takes, on average, between three and nine months. Time on market shares a commonality with most key indicators of the property market – such as house price inflation, total transactions, and new property stock built – since it too is dependent on economic drivers like economic growth and interest rates. The relationship between major economic variables and time on market is not, according to Lightstone, as strongly linked as one might think.
It seems as if time on market is only responsive if there is a significant shock in the economy, such as the subprime mortgage crash of 2008/09. However, even when these economic shocks occur, the number of months a property needs to be on show for before it is purchased, seldom changes by more than one month. There is also a significant difference between the average time on market of mid-value properties and high- and luxury-value properties. On average, mid-value properties take five and a half to six and a half months before they sell, while highvalue and luxury properties take between five and six months to sell.
Knowing your retirement options
A
ccording to Marelize van Rooyen, marketing director, Retirement Villages SA, the Retired Persons Act establishes a minimum age for residents of a retirement property. It states that the property can be owned by a person of any age but that one of the residents must be 50 years or older to occupy the residence. A particular village or estate may amend these stipulations, so anyone considering buying into a retirement village should familiarise themselves with the development’s constitution and rules of conduct. The act also covers the type of ownership that is allowed, including single title or freehold, sectional title or life-right purchase, or rental. “In a single title development, all the traditional responsibilities and accountabilities of traditional home ownership would
be applicable,” says Van Rooyen. “The developer of a sectional title development carries no responsibility for the ongoing maintenance and cost management aspects once built.” For both a single and sectional title property, depending on the village constitution, a percentage may be due back to the village upon the sale of a unit. “Life rights offer that purchasers have a legal right to occupy the unit for the duration of their life,” says Van Rooyen. “Unlike sectional title developments, an advantage of life rights is that it is not a property transfer, there are no bond registration fees, transfer duties and no VAT payable, thereby avoiding the negative effects that such costs have upon discretionary income and estate values.”
