C

olour trends are definitely cyclical, with hues going in and out of style with sometimes alarming regularity. One of the colours on the rise again for homes and decor products, is teal. The various shades of this colour got a bad reputation from their recent overuse in the 80s – not to mention their often hippie-ish associations – and mostly disappeared from the world of good taste for a few years. The new breed of teals we’re seeing in home decor is much darker and richer than their cousins from previous decades. Unlike the more vivid incar­nations that have been seen before, these trend colours are less turquoise and more deep and water-inspired. In walls and furniture, the colour is treated more like a neutral than a bright colour accent, giving a nature-inspired but still interesting look to spaces. The new Gender sofa by Patricia Urquiola (available locally at Afritaly)

is a great example of this more grounded point of view on the colour – especially in the combination of teal and earthy brown. In products like appliances and plastics, it’s slightly brighter, however. In these items it’s almost an evolution of the lime green product trend that’s been hanging around for some time now. As with all colour trends, teal will also have its time in the sun before fading into the background. The mind-set behind its appreciation at the moment is interesting, because it shows how we’re still seeking nature-inspired colours in our homes. Whereas previous teals were artificial and bright, the new generation appeals more to our desire for grounding.

S

plinter is an interior decorating store owned by Claudia de Villiers, a former school teacher, who has always had a love for interior design. She opened her new premises at the Olympus Village shopping centre, which is surrounded by vibrant, newly developed estates, in March this year. Q: How did your business start? A: I worked as a Grade 1 teacher but have always loved decor and interior design. One holiday I worked at an interior decor shop in Clarens to get experience and immediately knew having my own interior decor shop was what I wanted. The owner of the shop motivated me to open my own business, so I prepared a business plan and opened my store seven months later. Q: Why did you choose this area to set up shop? A: The area surrounding Olympus Village shopping centre is filled with vibrant, newly developed residential estates. I conducted research on the area and found the retail potential fitted my business model.

The building of the centre coincided with the completion of my business plan and market research, so it seemed like a perfect fit that this would be where I would open my shop. Q: How did you find your premises? A: I had a very good agent who helped me secure the lease for my shop. She introduced me to the Olympus Village shopping centre and I immediately knew I had to open my shop in this area. I wouldn’t have been able do it without her. Q: Why are the premises ideally suited to your business? A: Splinter is located in a busy shopping centre with much larger, popular shops such as Checkers, Clicks and Boma Vleismark. The area surrounding Olympus Village is mainly residential which provides for many customers passing through. Q: Who are your neighbours? A: At the centre on my right is a DStv and Multichoice installation company called MRK Satellite Installations. By the end of July a Vovo Telo coffee shop will be opening on my left, which I’m excited about. Q: What are the shop rental/ sales prices like in this area? A: The rental prices are reasonable and the managing agents are accommodating to new businesses like Splinter. Q: What is your shop footprint? A: Splinter would like to become an esta­blished and exclusive household name within the community of Olympus and surrounding areas. We pride ourselves on highquality, affordable goods and

customer satisfaction. On a busy day we have approximately 50 people visiting Splinter which is great, and about nine people on a quieter day. Hopefully we can increase our brand exposure to areas further than Olympus and eventually to the entire Pretoria and Joburg.

Q: Do you have any expansion plans? A: Definitely. We hope to open at least two to three Splinter shops in and around the Pretoria area in the next two years and possibly in Joburg. Things are going well with the store at the moment, so the sky is the limit. Q: Do you operate online as well? A: We will hopefully be opening an online sales platform soon. Although most of our suppliers sell their products online already, we hope to be able to produce and manufacture more of our own branded products which we can sell online to our customers. Q: What’s your most popular item? A: Apart from our French countrystyled products including furniture, curtains, pillows and crockery, we also sell smaller gift items which are popular. We provide furniture restoration and re-upholstery services, as well as custom-made furniture, bedding and curtains. We also sell locally produced chalk paint, which is sought-after.

Saving Christmas J

uly is National Savings Month, but you can be forgiven if you hadn’t noticed. It’s not exactly Christmas. That may sound flippant, but the comparison is deliberate. The contrast between the two is important. Economically speaking, Christmas is all about spending. More money is spent on consumer goods over the festive season than during any other time of the year. It also goes without saying that consumer spending is important for the economy. It supports businesses, creates jobs and stimulates growth. At the moment some might argue that South Africa needs its people to keep spending. The local consumer has been a steady source of support for the local economy over the last few years when other sectors have been struggling. There is, however, an ugly side to this consumption, and that is that for most of the last 15 years South Africa’s household savings rate has been negative. In other words, as a country we are steadily depleting our savings to fund our current spending habits. This is a critical problem. Even though it might seem important that we keep spending to stimulate the economy now, we are making ourselves vulnerable if we don’t save to protect and build the economy in the future. What’s important to remember is that saving is just deferred spending. When you save you are putting money away with the intention of having it to spend later. This is why countries with high savings rates are better able to handle economic downturns. Having built up household wealth when times were good, they have a buffer that allows them to keep up a level of spending in more difficult environments. People who save are also able to keep up their standard of living in retirement. That means that they smooth their consumption over their entire lives and also don’t become reliant on the state. From the point of view of a country as a whole, higher levels of saving also mean that there is more capital available for banks, pension funds and asset managers to invest in businesses, both big and small. This allows them to expand and thrive.

South Africa’s household savings rate was -0,8% in the first quarter of 2016, having reached a low of -2,7% in late 2013

This is why Savings Month is really quite important. It may not have any holidays, and there may not be bells and flashing lights at your local mall to make it seem special, but we can’t afford to let it pass without recognising the significance of its message. As South Africans we have to save more. Our future Christmases depend on it.

Student buy-to-let opportunities A

lthough much student accommodation is now bought, sold and operated by international companies, institutions and real estate investment trusts, there’s still room for individual private investors. In the US, for example, privately owned off-campus accommodation still accounts for about 60% of all housing available to students. In SA, that percentage is believed to be even higher. There is plenty of scope for such investors in Pretoria, says Bertie Lombard, the Rawson Property Group’s Waterkloof franchisee

whose teams work in Hatfield, Brooklyn and Lynnwood, three of the suburbs with the highest demand for student accommodation. The city is home to many thousands of students attending the University of Pretoria, the Tshwane University of Technology and at least six large private tertiary education institutions. Much of this demand has been centred on Hatfield, which is immediately adjacent to the 1,120ha main UP campus, and literally hundreds of student apartments

have been built in the area in the past 10 years, mostly in the section to the west of Jan Shoba Street. “Prices of these apartments range, depending on their floor area and distance from the campus,” says Lombard. “We currently have bachelor or studio units for sale from R550,000, all the way up to around R950,000; one-bedroom units at prices from around R665,000 and two-bedroom units at prices starting from about R1m. Rentals start at around R3,000 a month for rooms in shared apartments and go up to R10,000 a month for two-bedroom, two-bathroom apartments.”

ational house price inflation was 5,27% at the end of May. The low and mid value segments continue to buck the market trend by growing by more than 8% annually while the high and luxury segments are inflating at a lower rate – closer to 3% per year. Lightstone recorded buoyant growth in the Gauteng metro with Ekurhuleni, City of Tshwane and City of Johannesburg growing at more than 6%. While property inflation in Nelson Mandela Metro and Ethekwini continues to grow at roughly 4%, City of Cape Town continues to show exuberant growth at nearly 10,2%.

rooklyn, situated south-east of Pretoria city centre, is a suburb rich in arts and culture, filled with international flair and has been home to presidents, ministers, diplomats, renowned academics and artists. It lies between Lynnwood Road to the north, Main Street to the south, Roper and Fehrsen streets to the west, and Brooklyn Road to the east. A: Brooklyn is one of Pretoria’s most established and prestigious areas with its classically built houses and jacaranda trees painting the streets purple from September when we welcome spring. Q: What types of property are typically available in Brooklyn?
