Cafe 41 in Bronkhorst Street is a European-style eatery that has served creative, flavourful cuisine for 18 years. This comfortable cafe received the Restaurant Association of South Africa Award for Best Cafe Style Restaurant in 2013, and the Diners Club Platinum Award for Best Wine List of the year in 2011. The eatery has a vibrant atmosphere with continental and Morrocan-influenced decor in earthy, burnt orange and green tones, as well as mosaic and brass wall features. This cafe attracts everyone from students to housewives, government officials and families, and is a hit for birthday, business or family brunches.

Blos Cafe

Situated in Olympus, Blos Cafe is a modern, homely, farm-style eatery with outer sections opening up to the outdoors filled with indigenous trees and bushes. Choose to sit in the bar room, sun room, one of the deck areas, or hold a function in the cellar or one of the conference rooms. Wire artwork and crochet features adorn the walls which have been reworked from original form, inspiring the idea of rejuvenation. The menu includes a variety of fresh and flavourful brunch dishes.

Shake it up Three incredibly easy festive cocktail recipes to wow your Christmas guests WORDS & IMAGES: RITA-MARI LUDIKE

rab your shakers, clink your glasses and celebrate because it’s cocktail hour. Since we’re in the midst of the holidays, it is as good a time as any to kick off your shoes and let your hair down. What we lack in the White Christmas department, we make up for in being able to enjoy cocktails by the pool on Christmas Day.

The Gingerbread House

You’ve slaved away and Santa has plenty a gingerbread man to snack on during his visit. The time has come to reward yourself for your hard work with an ice-cold Martini.

Ingredients:

• Crushed ice • 30ml Baileys Cream liqueur • 30ml Kahlua Cinnamon Spice liqueur • 60ml Lovoka Caramel Vodka • A dash of nutmeg • 60ml milk • Whipped cream • Cinnamon

Fill a cocktail shaker with the crushed ice. Add the liqueurs, vodka, milk and nutmeg and shake until chilled. Strain the mixture into a Martini glass and top with whipped cream and a sprinkle of cinnamon.

The Winter Wonderland

This drink not only looks gorgeous, it is also incredibly refreshing. With the least amount of effort these cocktails will most definitely be a showstopper. Recipe serves four.

Ingredients:

• 5 candy canes • 15ml Bols Peppermint Green liqueur • Champagne/sparkling wine Place one candy cane in a resealable bag and use a rolling pin to crush the candy cane into a semi-fine powder. Dip the rims of your champagne flutes in a shallow dish of Peppermint Green liqueur and then in the crushed candy cane. Pour 15ml of Peppermint Green liqueur into each glass and fill

the rest of the glass with champagne. Garnish each glass with a whole candy cane for colour and flavour.

A Partridge in a Pear Tree

If creamy and minty cocktails do not strike your fancy, perhaps something fruity and fancy will. This nifty holiday drink, complete with a little rosemary tree, shies away from the usual tinsel glory to a more dignified and sophisticated time.

Ingredients: • • • • •

Rosemary sprigs 45ml vodka 15ml Monin Pear Syrup 15ml lemon juice Champagne/dry sparkling wine

Place one rosemary sprig in a Martini glass or champagne flute. Combine the vodka, pear syrup and lemon juice in a shaker over ice. Shake well and strain the mixture over the rosemary. Top the glass with champagne or dry sparkling wine.

T

racking Christmas trends for the southern hemisphere can be a strange process. While in the world of trend research we often take direction from big, global trade shows like Christmasworld in Germany, the focus there is understandably on a traditional, Eurocentric celebration. Even though South Africans like a bit of classic decor, snowflakes and reindeers are sometimes an odd addition to local homes. Recently, however, we’re seeing designers at these shows take a new look at the season with products and decor that remix traditional staples for a modern home. One standout must-have from Christmasworld earlier this year was the flat Christmas tree. Whether rustic or refined, these graphic interpretations of traditional decor are ideal alternatives for people who either don’t have the

room for real trees, or are looking for a more contemporary take on the season. Local brands doing this include Designwerkstatt, with its 2-D, laser-cut trees available on hellopretty.co.za. At the show, these trees often took the form of advent calendars too – often with more adult treats than the traditional chocolates. Single malt whiskies and liqueurs were common additions to the calendars at the show, but versions with contents such as tea, beauty products and biscuits were also seen. While there will always be a place for classic decor, these kinds of updates are always interesting. They show an understanding that people’s homes have changed – often getting smaller – and ultimately that people don’t suspend their taste in decor just for the festive season.

W

ith the festive season imminent and most people taking a break soon, property purchasing begins to slow down. Property professionals estimate that over the December holidays sales of properties across South Africa drop by as much as half the usual amount. Herschel Jawitz, CEO, Jawitz Properties, says fewer properties (by as much as 70% less in some areas), are sold over the holiday season across the country. He says December should be no better or worse than other times of the year to buy properties, but because many people take time off work to relax, there’s less interest in getting involved in the house-buying process.

“While there may be a perception that more holiday homes are bought at the coast during December, many buyers also have a perception that it is not a good time to buy as sellers at the coast ask higher prices than in off-season months. Potential buyers may get caught in the holiday hype and view properties at the coast in December, but many wait until after the festive season to buy,” says Jawitz. Many law firms close over the holidays delaying processing and transfer of property. However, it has been found that some buyers may still buy in December using year-end bonuses towards deposits, he says. Berry Everitt, Group CEO, Chas Everitt International Property Group, says in December the volume of sales countrywide is usually around 50% of the volume in other months and mostly primary homes in major metropolitan areas are bought. He says it’s a good time to buy these properties because individuals selling in December are generally serious about concluding a transaction as they may be relocating in January

or by financial year end, and tend to be more willing to negotiate. Everitt says the property market is slower in December but buyers are more likely to have less competition and view homes in a relaxed holiday atmosphere. However, he says they may not have as many homes to choose from because owners who don’t urgently need to sell, may list their home only in January after their own holidays. “Many people also prefer to wait for the new year before buying a property to see whether they get a salary increase and for regular household expenses such as insurance, medical aid and school fees to take place. These increases, and paying off holiday debt, may affect purchasing decisions,” says Everitt. There’s also a change in property listings and search dynamics. “The real estate market is generally quiet in December from a buying and selling perspective with most estate agencies shut from mid-December. People are either away on vacation or enjoying quality time with family, so put off buying or selling until the new year,” Simon Bray, CEO, Private Property, says.

ith the end of the year and the holiday season upon us, the priority for many South Africans will be to unwind and relax. Unfortunately, the holiday season is also a time when accidents increase and criminals spot opportunity.

Property sector in for a change

All of us should therefore take a moment to make sure we have the right protections in place to prevent financial disaster. Here is a list of things that you should be sure you have in place before you go on holiday.

Medical aid

South Africa has one of the finest private healthcare systems in the world, but that comes at a price. Just one day in hospital can cost R10,000. Check your medical cover to make sure that it covers you and your family for potential emergencies, and note the numbers you have to dial if you are in an accident and need help. If you are a member of a network option, check where the nearest network hospital and doctor will be to your holiday destination.

inister of Trade and Industry Rob Davies says that there must be transformation in the property sector in South Africa. According to him, this must contribute towards the reversal of the legacy of the Native Land Act, No. 27 of 1913, which was a discriminating policy and legislation. This has led the Department of Trade and Industry to create a new draft, which will amend the BroadBased Black Economic Empowerment (B-BBEE) property sector code. The changes in the draft property sector code will affect residential developments, commercial activities and commercial industries within the property sector. According to Davies, this will ultimately change the face of property ownership. The property sector code will also have an impact on the value chain, which, he notes, will incorporate property development, property services, property and facility management, broking, valuation, estate agents, and other professional services. The minister is looking towards a quick application to improve the growth of ownership by black people in the sector, which states in the gazette released on 30 October, that the black ownership target will increase to at least 27% for property-owning companies. “This is higher than the 25% black

ownership target of the generic codes. In addition, and in recognition of the fact that there is a need to make capital available in the sector to enable blackowned companies to develop and acquire property, the draft sector code has set a target for established companies to financially support those that are at least 51% black-owned. The value of the finance to be made available, is up to 2% of the total development and redevelopment spent,” Davies adds. The draft property sector code aims to create economic development which will fuel property development in areas that do not have many resources. The target set on these marginalised property areas is expected to increase by 10% within annual investment for development or redevelopment. “The draft property sector code supports the commitment of all the stakeholders within the property sector who strive for transformed property relations in South Africa, and to promote a vibrant and growing property sector. A significant number of South Africans have never in the history of their families experienced formal property ownership, and this wealth creation benefits them,” says Davies. Members of the public and interested parties are invited to submit comments on the draft property sector code in writing by 30 December.

n the short six months since the IHPC estate agency announced its rebranding, it has been operating in various areas of Cape Town and Midrand, and has now opened an office in Pretoria East at the Silver Lakes Office Park. “Since we already have a strong foothold of German and international clientele in Cape Town and Joburg, we saw Pretoria East as a viable area as it is in close proximity to most of the embassies and German schools,” says Nelio Mendes, marketing manager, IHPC. According to Mendes, Pretoria East offers many properties for the first-time, investment and portfolio buyer. The area offers anything from student accommodation and flats to family homes in leafy suburbs and ambassador estates. Besides the pretty, tree-lined streets and lovely landscaped gardens, Pretoria East is conveniently located and easily accessible from major highways like the N1 and the N4.

Mendes says the Pretoria East area has many new developments coming on stream, which means buyers have the opportunity to get into the market at a reasonably attractive price. The ages of people who are buying property in Silverlakes are different from the trend in other areas. Accor­ ding to Lightstone data, 60% of recent buyers in the Silverlakes area are 36 to 49 years old, with only 10% in the young adult category (18 to 35). In all the other areas, recent-buyer figures were in the region of 33% to 39% middle-aged buyers, and 28% to 41% young adult buyers. In Pretoria East the average household income ranges from LSM 9 to 10 with the average property prices ranging from R1,1m (sectional title in Equestria) to R3,7m (estate property in Silverlakes). “We are part of a new generation of real estate agents who aim to exceed expectations, provide superior customer service, outstanding results and establishing our agency as the preferred real estate company within our market areas,” says Mendes.
