T
he modern developing suburb of Equestria, located in the farflung eastern parts of Pretoria, has an abundance of relatively new townhouse complexes and lifestyle estates, varying from small and convenient to large and luxurious. This neighbourhood is conveniently flanked by the N4 in the north and the well-known Lynnwood Road in the south. It’s nestled between the established “old eastern” suburb of Die Wilgers to its west and prestigious high-end “new eastern” developments like Six Fountains Residential Estate and Silver Lakes Golf Estate on its eastern border. Property in Equestria’s estates is sought-after, not only for the extra peace of mind security services and monitored entrances provide, but also for amenities such as communal entertainment areas, tennis and/or squash courts, swimming pools and play parks offered by some of these estates. The community is mostly made up of young couples and small growing families because of the area’s affordability. However, a number of exclusive upscale complexes

Agent commentary Q: What types of properties are available in Equestria and who is buying them? A: Equestria consists of majority sectional title dwellings, but there are a number of full title units available offering buyers a wide range of choice, from entry-level stack apartments, to higher-end luxury houses. Historically, Equestria as a suburb attracts buyers in every phase of the property needs cycle, but in recent months the R600,000 to R1,2m range has emerged as the highest demand category for first-time buyers and investors alike. Ideally located, Equestria has shown consistent demand and we find buyers to be confident of an eventual return on their investment.
Q: What attracts buyers to Equestria? A: Equestria consists of mainly 90 estates plus a few duets and undeveloped smallholdings. Quick access to the N4 highway and the main roads of Lynnwood Road, Solomon Mahlangu Drive and Simon Vermooten Road makes this area a very popular choice for residents. All estates have their own security and well-controlled entrances. Equestria offers first-time buyers as well as small to medium families an affordable option to become part of the New East. Some estates also have freehold properties which are very popular due to the lower levies associated with these kinds of properties.
Q: What do you love about the area? A: Equestria has an amazing kaleidoscope of properties ranging from cottages of around R850,000 up to luxurious boutique complexes with state-ofthe-art designs of approximately R3m. The suburb is excellently located close to The Grove Mall and Wilgers Hospital. Professionals and young and more mature buyers are attracted to the area. Most of the estates are animalfriendly and the streets come alive late afternoon as residents walk their dogs. One will often come across the happy sight of young families cycling in tandem. The premises are convenient as the property has been personalised to suit the business brand. Q: How did your business start? A: I started glass-blowing as a hobby about four years ago and it gradually turned into a business due to demand for my products. I’ve been growing the
business steadily to ensure proper production processes, an organic response to the market, and have taken long-term sustainability of the business into account. Q: Why did you choose this area to set up shop? A: Garsfontein is a popular Pretoria suburb and the property can be reached from main routes of both January Masilela and Solomon Mahlangu drives. The property is conveniently located in a busy street with a mix of residential and small businesses drawing potential customers to the business. Q: How did you find your premises? A: T he property initially belonged to a family member but as Jacqueline Drive developed into a business hub and business rights were granted to most properties, they decided to sell and move in February 2013. I saw this as an ideal opportunity to take over the property and set up my studio and shop. Q: Why are the premises ideally suited to your business? A: My husband bought the property a few years ago with the idea of turning it into a commercial property. After gaining business rights and doing renovations, the front house was divided into two separate spaces. The one area is leased by an optometrist, the other I use for my studio and we recently moved into the back house. Owning this property means I am able to personalise it in a way which suits my brand and I don’t have to conform to centre management’s ideals and trading hours.
The property is perfect for me since my work space is not inside my house, but still close by and my children’s school is a mere 300m away, which is a great time-saver for trips to and from school. Q: Who are your neighbours? A: O ur neighbours include Nkonki PTA, auditors, accountants and advisers and De Ru Optometrists. Q: What are the shop rental/ sales prices like in this area? A: It varies between R80/m 2 and R150/m 2 . Q: What is your shop footprint? A: We see 10 customers per day on average. Q: D o you have any expansion plans? A: Yes, we want to expand the back property so that it can also be leased as an office space in the future. Q: D o you operate online as well? A: Yes, we do online sales via our website.
