L

ying just below the Witwatersberg and cuddling up to the foothills of the majestic Magaliesberg mountain range to its north, the village of Magaliesburg offers the ideal weekend and holiday retreat for city dwellers. People move to Magaliesburg for the small-town feel and the beauty of the area. There are very good schools in the area, both primary and secondary, in English, Afrikaans and Tswana. People are often surprised with everything the town has on offer. There are numerous lodges, game farms, spas, industries and a thriving farming community that forms the foundation of our beautiful town. It has the closeness of a small community.

As a weekend retreat the calm atmosphere of the area provides an excellent opportunity to experience country living at its finest from a possible income-producing second property. Magaliesburg is 40 minutes away from Johannesburg, and that makes it even more attractive for a weekend breakaway. In and around Magaliesburg, one can find ample opportunities for the explorer and 4x4 enthusiast, beer tasting at Black Horse or high tea at Mount Grace. I’m born and bred in Santiago de Chile and have been dancing since 1991. When I first came to South Africa I felt the urge to share my appetite for dance and teach this art form to fellow South Africans.

Q: Why are the premises ideally suited to your business? A: With many diplomats living in this area, most of my clients have already been exposed to the salsa scene and were therefore immediately interested. Q: Who are your neighbours? A: Virgin Active, Old Boys Club and Tuscan Barbeque. Q: What are the shop rental/ sales prices like in this area? A: The rental prices are quite reasonable.

Q: Why did you choose this area to set up shop? A: Groenkloof is centrally located for people living in Pretoria and Centurion. There are also many people in the area that are interested in salsa.

Q: How many people go through your studio each day? A: It is quite seasonal as I’ve realised that people don’t really want to go out at night during winter and the colder months, but we are extremely busy in springtime. We’ve got anything from 10 to 30 people per group, and we sometimes have more than one class going at once.

Q: H ow did you find your premises? A: I have been working in this area for many years and therefore was familiar with Groenkloof and knew that it would be a great fit for my business.

Q: Do you have any expansion plans? A: Yes, we would like to expand as the seven and eight o’clock time slots are extremely popular. We are looking at more venues in order to be able to run up to three classes at the same time.

Q: Do you operate online as well? A: Yes, we have a website: estilo-cubano.com. Q: What’s your most popular item/service? A: T he beginners classes most certainly are the most popular, as many people are curious and want to try out our classes. As many of our clients travel a lot, some of them do tend to drop out after some time because of travelling.

I

n South Africa, statistics show that only around 6% to 7% of those of retirement age can support themselves financially. That’s a startling figure, and there’s little doubt that together with increased life expectancy, this is fuelling a trend for multigenerational living. According to Stats SA, multigenerational living (three or more generations living together) is at 32,2%. According to the 2015 Old Mutual Savings and Investment Monitor, the number of people supporting their children as well as their parents is growing: “Twenty-five percent of all working metropolitan South Africans now fall into this Sandwich Generation category, the highest percentage since the Monitor’s launch in 2009.”

SMART ADVICE Be proactive. Have the conversation about your parents’ financial situation early before it can put a strain on you, your finances, or your own retirement planning.

Research shows that at the start of the 20th century, one in 20 people in their 60s had a living parent. Today, that figure has increased tenfold. Couples starting families much later and adult children staying at home longer have also contributed to the significant rise in numbers. Increasingly, South Africans are adding on granny cottages, converting unused domestic quarters, or, if they have spacious homes, creating flatlets within the main house to accommodate ageing parents. These parents aren’t necessarily frail;

many are highly active, and some are still employed or self-employed. Creating a separate unit on your property can be expensive, but because it’s a fraction of the cost of living elsewhere, elderly parents are often able to fund it themselves. Having moved out of the large family home or even an apartment, they’re able to contribute to this new building or renovation. The other trend is keeping the large family home, and having the adult children – with their own children – move into the main house. The elderly parents will then downsize into a cottage/flatlet on the grounds. To a large extent, this trend is driven by financial difficulties, but there are other related factors. Security is a major one, but so is health care – whether it’s ailing parents who need it, or children. And having more people in the home makes it easier to leave the children/ dogs/property with people you trust. Multigenerational living can work if all parties retain a sense of privacy. When you’re designing the spaces, do your best to create separate entrances and facilities. Also establish boundaries that work for everybody. This lifestyle is not unique to South Africa, but it’s certainly gaining momentum.

Sales picking up at a Dullstroom golf estate

C

onstruction of homes is under way in the 774ha Highland Gate Golf and Trout Estate situated on the edge of the Steenkampsberg plateau, about 14km from the scenic town of Dullstroom in Mpumalanga. Once completed the estate will contain 445 homes and will be the only estate in the area which offers a golf course. Anton Greeff, area principal, Pam Golding Properties Dullstroom, says, “The estate is fully fenced and gated, services installed, roads and clubhouse completed and the Ernie Els-designed golf course fully operational and already extremely popular, being almost fully booked

throughout the week. Currently 25 homes are completed with another eight in the process of being built. “After being taken over by wellestablished developers, Century21, who brought the 640ha Waterfall Country Estate and Village adjacent to Waterfall City to market, the estate has gone from strength to strength.” Well-positioned on the Highlands Meander and on the main route from Johannesburg to the Kruger National Park, Dullstroom is renowned for its fly fishing and tranquil scenery reminiscent of the Scottish Highlands, making it popular among domestic and international tourists.

Estimated average time of homes on the market increases

“D

ue to significant resistance by home sellers to house price declines, in times of economic and residential demand slowdown, the residential market often moves away from market equilibrium price”, says John Loos, household and property sector strategist, FNB. Therefore, the average market house price level, as depicted by a house price index, is not necessarily the “market equilibrium” price level. Often, in times of market weakness, part of the weakness is reflected in the average transaction price, or its inflation rate, and part of it will be reflected in a longer average time

that it takes to sell a home. The key question around the estimated average time of properties on the market is: “What would be the average time on the market that reflects market equilibrium?” The answer to this is subjective, but FNB’s view is that the level is not far from an average time of three months on the market. From 2014 to early 2016, the estimated average time had been moving broadly sideways at levels around 12 weeks, and this was a time with very mild average house price growth in real terms (zero average house price growth in real terms theoretically reflecting a well-balanced market).

Luxury Atlantic Seaboard property gives Monaco a run for its money

C

ape Town’s Atlantic Seaboard has been dubbed the “Monaco of the South”.

Rory O’Hagan, CEO: Luxury Portfolio division, Chas Everitt International, says the market for residential property on the Atlantic Seaboard, especially in the top-tier suburbs of Camps Bay, Clifton, Bantry Bay, Bakoven, Fresnaye and Llandudno, operates independently of the general market and is, by and large, unaffected by interest rate fluctuations, political upheavals or a lack of consumer confidence. “Demand is high, supply is scarce and property prices are off the charts,” says O’Hagan.

According to the latest figures from New World Wealth, the Atlantic Seaboard is home to half of the country’s 10 most expensive streets and while US$1m (R13,5m) will currently buy you around 230m2 of prime property in the so-called “Monaco of the South”, the same sum will buy little more than a paltry 20m2 in the real Monaco – a tiny city-state on France’s south-eastern coast. Foreign investment has accounted for 17% of all residential sales in Bantry Bay, Camps Bay, Clifton and Fresnaye over the past five years. However, South African locals are still the predominant homeowners in the area, with over 60% of the topend investors being Capetonians.
