N
estled in the hilly, southeastern countryside of Centurion, Cornwall Hill Country Estate in Irene ticks all the boxes for the main factors driving demand for homes in affluent lifestyle estates. Q: Why did you choose this area to set up shop? A: I moved into the Papaya shop in Rietondale with Wanderlust Leather, Owl and Fox, CUT Laser Decor, Glare Clothing and Suikerbos Jewellery in June. I loved the creative vibe of the suburb. The people are caring, enjoy quality time with loved ones and their love for flowers is amazing, so it’s great to do business in the area.

Fixed home loan interest rates A fter the South African Reserve Bank’s move to keep interest rates at the same level, as well as the notion that the bank may have reached the peak of its hiking cycle, homeowners will probably be reluctant to fix their home loan interest rates. “Although there’s a good chance that interest rates may have peaked, consumers still need to tread with caution due to possible risks of further downgrades to our sovereign credit ratings. Therefore, homeowners may find current fixed interest rates on offer quite generous and it could provide some good protection
to borrowers who want peace of mind knowing that their home loan repayments will remain unchanged for a period of up to five years into the future,” says Tommy Nel, head: credit, FNB Home Loans.
However, consumers currently feeling the pinch shouldn’t view fixing interest rates as a way of saving money, but rather as a personal cash flow management option. “Depending on your individual circumstances, the decision to fix your home loan interest rate should be carefully considered and thoroughly researched to avoid making costly mistakes,” says Nel.

Urban growth in Durban CBD W ith renovations to some of Durban CBD’s landmarks, a vibrancy has returned to the city centre.
“People from across the city are coming into the heart of the CBD to co-work at the likes of Ambassador House or at the Rivertown Precinct in ‘pods’, to do yoga or to come and shop at weekly markets, while others are returning to invest and live,” says Michelle Burger, area principal, Pam Golding Properties Durban. “Now is an ideal time to acquire an affordable investment property as there are still great opportunities under the R300,000 mark, with rental income of these properties around R3,500 per month.
“For example, if you have ready cash, right now small one-bedroom or bachelor flats in the CBD can be had for as little as R80,000 to R150,000. Just do your homework and ensure it’s a well-managed block with good financials. Then on the Esplanade, which overlooks the Yacht Mole, bachelor units range from R300,000 to R360,000 for those in well-run buildings.” Burger says another aspect which certainly will add a lot of value to city living and investment is the Go!Durban transport system which aims to make Durban the most livable and sustainable city in Africa. This will be the city’s own integrated rapid public transport network.
Tulbagh: a semigration destination
T
ulbagh, about 120km from Cape Town, has increasingly become a popular semigration destination. Nelia Retief, estate agent, Seeff Tulbagh, says that last year alone 43 vacant plots, farms and homes were sold in this town and most of the sales were made to people from elsewhere in the country seeking a better quality of life. There’s a great demand for property in Tulbagh, especially for homes priced below R1,5m that have three
bedrooms, two bathrooms and are on stands of around 800m 2 . Vacant plots are also gaining popularity, but because banks only grant 60% home loans for this type of property most transactions are cash. Retief adds that there's also a big demand for lifestyle farms priced below R5m. “Buyers are mostly interested in smaller portions of agricultural land of around 15ha that they can utilise for tourism purposes.”

Guy Mets, Cobin Lighting, says, “Most homes are working towards a contemporary minimalistic look – very sleek with clean lines – so clients, designers and architects come to us looking for a lighting design which will complement that look.”
Guy says designing exterior lighting is critical. “Exterior lighting is really important and we recommend an upand-down-type wall light at about 1,8m off floor level so you’re never looking directly into the light. Rather, the unit shines the light up and down giving an indirect effect. We never suggest shining floodlights into a garden, but rather light the garden by shining up the trees – it brings the garden towards the house. We also use LED strip lights under stair treads to create a floating effect or under a deck edge.”
Guy says the idea is to conceal the source of light as much possible. “For example, we use downlighters which almost blend in, effectively disappearing into the ceiling, and bulbs/lamps which are recessed in the downlighter to create pools of indirect light. The downlighters are positioned around the perimeter of the room, which also allows the light to be reflected indirectly off the walls. So, when you’re sitting in the dining room or lounge, the lighting is always behind you and not in your face. We also use dimmer switches on all circuits so different atmospheres can be created at the touch of a switch.” Guy says that because most homes are open-plan, with the kitchen, dining room and lounge flowing into each other, “we try and define each of
