Here’s what there is to love about The Fringe: • It’s affordable and runs across 17 days, so you have the chance to see as much as possible. • It boasts some of the best shows from the National Arts Festival. • It’s a Fringe festival, so it’s fresh and fun.

Q: What does the Gauteng and Northern Regions Bat Interest Group do? A: The group’s aim is to promote bat conservation in the Southern African region and we try to achieve this by public education and bat surveys. The group has about four outings in summer as well as four bat talks at botanical gardens and zoos in the Pretoria and Joburg regions.
Book tickets now via capetownfringe.co.za.
Q: What is the benefit of joining the group? A: You get to learn first-hand about bat identification and conservation and have access to the various outings in areas where you would not normally have access to.

Food and Wine Pairing Evening with Rust en Vrede When and where?
Q: Why are bats so important? A: Bats form an important component of our biodiversity and they make up 25% of the mammal population. They play a major part in nature as they help with pest and disease control, seed dispersal and fertilisation.

T
he highlight of the week will be the award-winning Hemingway’s food and wine pairing evening with Rust en Vrede Wine Estate. Enjoy three tantalising courses paired meticulously with beautiful wines from Rust en Vrede right in Centurion.
Q: What can readers expect when attending a Bat Walk? A: We have an interactive talk with photographs and videos of bats for approximately an hour. Thereafter, we take a walk through the botanical gardens at night to spot bats with bat detectors. Previously we have seen bush babies and, on the rare occasion, a hedgehog. We then introduce you to equipment that is used to catch bats after which we then return to the conference venue where the live bats are shown and then released.

DID YOU KNOW? • Bats can generally live up to 40 or more years. • Bats aren’t blind; they mainly rely on echolocation to “see”. • Bats don’t spread parasites to humans, and in general the parasites they carry can’t survive on human hosts. • Insectivorous bats eat one- to two-thirds their own body weight in insects every night. The insects they consume include agricultural and garden pests. • Throughout Southern Africa, many bat populations are dwindling due to interference by man.

Inside story There are interesting stories behind some of our favourite drinks as told by local drink buffs WORDS: RITA-MARI LUDIKE

ften when sipping on a refreshing beverage we tend to forget the long and complicated history involved in the creation and popularity of these drinks. We ask three drinks connoisseurs to tell us more about drinks that interest them.
The Radler
Marius Botha, owner, Hazel dean Brewing Company, shares one of his favourite stories with us. “The Radler was invented in the ’20s by Bavarian Franz Xaver Kugler. When, after World War I, bicycle riding became a pop ular pastime in Germany, Kugler arranged for a bike trail from Munich straight to his est ablishment. On a fine Saturday in June 1922, som e 13,000 cyclists descended upon the Kugle ralm and demanded beer. With a shortage of bee r, the quick-thinking innkeeper had a bright ide a to save the day. He had several thousand bottles of lemon soda in his cellar, virtually unsella ble to his beer-loving Bavarian public. Kugler mi xed this lemon soda with his remaining beer at a 50/50 ratio. He called the mixture a Radlermass – ‘radler’ meaning cyclists in German and ‘ma ss’ a litre of beer.”

ome of the fondest childhood memories revolve around trips out either with parents or school trips with classmates. Eating a box of chocolate while the lights dim and heavy, red curtains slowly draw open and watching the stage with anticipation. For decades the State Theatre has been a major cultural landmark, witnessing the glory days of Pretoria City as well as the neglect. These days, the theatre bears witness to a great rejuvenation in the city and the upcoming events are a perfect reflection of this.

My business neighbourhood Inkblott Design and Advertising Solutions is a boutique graphic design studio in Pretoria East WORDS: ZENA LE ROUX IMAGES: SUPPLIED
Q: How did your business start? A: Having worked for various agencies and corporate companies, I (Lisa Reuben) realised there was a need for a personal touch in the design process, and I wanted to have clear, honest and ongoing communication with my clients, which is sometimes lost in the hierarchy of larger agencies. Q: Why did you choose this area to set up shop? A: Faerie Glen offers just the right amount of personal work-life balance. I am just a short distance to most of my current and potential target market (clients), not far from the highway and close enough to home and schools to make my life and business as comfortable as possible. Q: How did you find your premises? A: W hen we purchased the premises, my husband worked in an office park just down the road. We realised this was a good place for business growth and a good quality lifestyle as there are many offices in and around the residential area.
I
nklblott Design and Advertising Solutions focuses on brand building – including logo design, stationery, flyers, brochures, annual reports, packaging and CD design as well as signage. It has a passion for designing unique and compelling creative work, while understanding the client’s needs, goals and budget. It manages the entire creative process from concept, design, prepress, print (if required) and delivery.
Q: Why are the premises ideally suited to your business? A: The design studio is situated in the quiet neighbourhood of Faerie Glen, which is easily accessible as it’s close to Solomon Mahlangu Road. We like to work in an environment that is soothing and tranquil so that we are able to conceptualise and develop designs which help tell the “story” in each unique design we create. two popular shopping centres, Olympus Village and Glen Village; we are therefore located close to restaurants and retails stores. Q: What are the shop rental/ sales prices like in this area? A: Rental prices are relatively high in this area, depending on the type of premises. Shopping centres are relatively higher than the smaller stand-alone rentals. Q: What is your shop footprint? A: Being a graphic design studio, we do not readily receive walk-ins and work mainly by appointment only. Q: Do you have any expansion plans? A: We don’t have any expansion plans right now. However, we would consider relocating to larger premises within a 5km radius should the need arise. Q: Do you operate online as well? A: We are currently expanding our online offering as well, and our amazing portfolio is available online 24/7. Q: What’s your most popular item/service? A: Our brand-building packages and website packages are our most popular as they cater for a wide audience which can be tailor-made according to each client’s specific requirements and budget.

Analyse it PATRICK CAIRNS
A vision for SA
T
he South African economy is likely to grow between 0,0% and 0,3% this year. In a country where the population is growing at just over 1% per year, that really means that we are going backwards. There is no shortage of opinion on what is behind this poor performance. Many argue that the country’s problems are largely the result of government interference and mismanagement, and that if the government just got out of the way, the free market would solve all of South Africa’s problems. While there is no doubt that a more effective and efficient government is necessary, it is neither reasonable nor practical to expect the government to play no role in the economy. Not only has history shown us that the free market is incapable of proper self-regulation, but in a country with South Africa’s social structure, the government is obligated to find ways to address poverty and inequality. That means setting the rules that promote inclusive growth and intervening in areas where there would really be no business incentive to do so.
And an honest assessment will tell you that neither the government nor the free market can solve this issue on their own. History is pretty decisive on this point. But in this challenge, South Africa has an enormous opportunity. As a country, we can find the model in which inclusive growth becomes a reality, in which the government and business develop a genuine symbiotic partnership for the good of everybody. This is not utopian thinking. It’s a simple reality check. Business cannot thrive in a country that is failing, and a country cannot prosper without a vibrant private sector. What that means is that private interest and public interest are ultimately the same thing. And if all South Africans appreciated that, this really could be the great country it has the potential to be.
For example, it is extremely difficult to build a business case for rural electrification projects. If Eskom were entirely privatised, no company would see any benefit in investing in the infrastructure that this requires because the returns simply wouldn’t be worth it. The reality is that South Africa’s economy really faces one huge, overarching problem. That is that around a third of its population is excluded from the formal economy. This is more than tragic – it is foolish. Imagine a company where a third of the workforce was paid to sit around doing nothing. It would find it extremely hard to be profitable, and to a large extent this is exactly the problem in South Africa. We have this huge pool of people who could be productive and contributing to building the country, and yet they remain systematically excluded.

The super-wealthy want their privacy T
here was a time when the ultra-rich showed off their wealth, but people’s priorities have shifted over the years, according to David Forbes, head of private office at Savills, Pam Golding Properties’s strategic partner, who advises wealthy buyers. Now the top priorities for the ultrawealthy are security and privacy. While the majority of homeowners still want what’s known as kerb appeal, there is a growing trend among the ultra-wealthy to
hide from the public eye in an attempt to protect their homes from unwanted attention. The demand for this under-theradar living has fuelled the rise of affluent neighbourhoods like Hidden Hills and Bell Canyon in California, US – all of which guard their privacy by refusing to appear on Google’s Street View. Analysts have dubbed these attempts to take entire communities out of the public gaze an “urban-scale non-disclosure agreement”.
The wealthy are also using shell companies and other ownership structures to give property buyers anonymity, while the use of jamming signals to block location trackers such as GPS are being used to prevent attempts to follow individuals. On a larger scale, architects have begun to experiment with ways to conceal entire buildings. One of the simplest ways to remove a home from public view is to put it underground, with basement dig-downs or even entire subterranean properties.
Now is the time to go through all your bank and card statements, monthly bills and payment records to find out exactly where you stand financially. This is not the time to avoid the issue if you have too much debt and too little income. Look at your situation honestly and take whatever action is necessary to improve it. Landlords should know eviction procedures
T
he current challenging economic circumstances have not only had an effect on those wanting to own property, they have also impacted many tenants and landlords within the residential market, says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “Some landlords may find themselves in the situation where their tenant is no longer able to pay their monthly rent. However, landlords cannot simply

evict the tenant as they are protected by the Prevention of Illegal Eviction from and Unlawful Occupation of Land Act, No. 19 of 1998, also known as the PIE Act,” says Goslett. “The act applies to the occupation of premises which constitute a dwelling, which in the case of a landlord and tenant relationship would be the residential property in an urban area. The reason that the act was introduced was to ensure that tenants were protected from being unlawfully
evicted from the property. It is important to note, however, that while the act aims to prevent wrongful eviction, it does not mean that the tenant cannot be evicted, merely that the correct procedure needs to be adhered to during the process.” It’s imperative that any homeowner or investors who wish to let out a property, familiarise themselves with the PIE Act, along with the numerous procedures it advocates for the lawful dealing of a defaulting tenant.
Domestic and commercial entities to get involved in sustainability
H
aving an environmentally aware society starts in the home. That’s according to Lisa Reynolds, sustainability development director, SaintGobain, a leader in the habitat and construction market. “It is our responsibility as parents to teach our children to be environmentally aware, and demonstrate practical ways of making a difference to the planet starting in our own homes,” says Reynolds.
“Teach kids that littering is forbidden, to use water sparingly, to turn off lights and electrical appliances not in use, and implement basic recycling practices so that everyone in the home makes an active contribution to the process.” But she says while households can make a difference en masse, industry needs to make the biggest contribution to sustainability, and erode the age-old mindset of purely driving profitability. “The environment must be a priority, businesses must implement sustainable practices,
which will, in the long-run, result in major financial savings and improve their bottom line,” she adds. Sustainability in South Africa is certainly making significant strides to catch up with commonplace practices employed across the globe. In 2011, energy efficiency for buildings was legislated. Every five years the standards are redrafted to increase the requirements, with the long-term vision as per the National Development Plan, for a zero-carbonemission building standard by 2030.

WORDS: BETSIE LOOCK-VAN DER MERWE
E
larduspark is an established suburb in the east of Pretoria offering a diversity of homes meeting the unique requirements of different individuals and families. Elarduspark is located south of Waterkloof Ridge and east of the N1 highway. It is a relatively old suburb still comprising comfortablesized, moderately priced, family homes with established gardens on fairly sizeable stands. Over the years, many smallholdings in the area have been subdivided resulting in the construction of smaller property types like duet homes, townhouses and stack simplex complexes meeting the needs of individuals or young families. The area profile reflects a wellbalanced resident mix of age groups, and the emphasis is on family life. The suburb is served by the wellknown Lyttleton 4 Community Policing Sub Forum, who, in a joint effort with the SAPS and on a volunteer basis, work towards combating crime and creating a safe, friendly and involved neighbourhood. Elarduspark is home to many church denominations of
which NG Elarduspark and the Collage Community Church are the most prominent.
NATURE NEARBY: • Rietvlei Nature Reserve offers fishing, game viewing, hiking, cycling and refreshments or light meals at the coffee shop housed in the original historical farmhouse. • Moreleta Kloof Nature Reserve offers exciting nature walks and talks. The reserve is also wheelchair friendly.
Elarduspark’s location between Delmas Road in the east, the N1 to the northwest and the R21 in the southwest, provides comfortable access to most of the city’s other suburbs as well as popular Gauteng destinations. The neigbourhood boasts a variety of educational, medical, leisure, business and shopping amenities and facilities.
MEDICAL FACILITIES NEARBY:
Its biggest local shopping complex, Elardus Park Shopping Centre, encompasses 49 convenience stores and ample open parking bays. It is also conveniently situated close to other major shopping centres, like the Castle Walk, Cornwall View and Waterglen shopping centres. Elarduspark derives its name from Daniel Elardus Erasmus, the son of Daniel Jacobus Erasmus, who, together with other Erasmus family members, settled in the area in 1841. Today the historical Erasmus Castle (1892) on a hill to the west of Elarduspark, overlooking the suburb, is reminiscent of this prominent and pioneering Pretorian family.

Agent commentary Q: What types of properties are available in Elarduspark? A: Elarduspark is a well-established and tranquil residential area offering a wide range of housing options, catering for all ages. The housing options range from smaller housing units in secure complexes, ideal for first-time buyers and small families, to large freehold and sectional title properties for the larger families in the middle to higher income bracket. The area is in close proximity to the major routes to OR Tambo International Airport, Midrand, Centurion, Joburg and Pretoria CBD and sought after by people commuting to these areas on a regular basis. It has a number of good shops, schools, crèches and other amenities.
Q: What do you love about the area? A: Elarduspark is one of Pretoria’s older and more established neighbourhoods. I am always asked what exactly still draws so many buyers to this fantastic neighbour hood. Well, the area caters for the average household income with the average age between 36 to 64, and boasts some attributes one cannot dispute, namely Laerskool Elarduspark, one of South Africa’s best Model C schools, and the close proximity of Hoërskool Waterkloof. The suburb enjoys full title ownership varying from R1,5m upwards and sectional title ownership from R750,000 upwards. In short, Elarduspark is still one of the most affordable suburbs in the east of Pretoria.
Q: What attracts buyers to Elarduspark? A: Elarduspark is an older suburb of the City of Tshwane, away from the hustle and bustle of the mid-city, yet close enough to civilisation, all important amenities and major highways like the N1 and R21. Big shopping centres are only a stone’s throw away. This leafy area with its large houses and big stands, is very popular for the mediumincome group of people as real estate here is priced in the mid to higher price ranges. Elarduspark is also one of only a few areas in Pretoria where you can still hop on a bus to the city centre.
