Multigenerational living is on the rise worldwide T ough economic conditions globally are increasingly forcing people to look for innovative housing solutions, and among the most popular current trends are dual living that provides a rental income stream and multigenerational living that cuts down on costs. According to Sandy Geffen, executive director, Lew Geffen Sotheby’s International Realty, South Africa isn’t immune to this trend. “Young adults are living with their parents for longer, affordable retirement accommodation is in short supply, and homeownership is frequently delayed for years as young
families and first-time buyers now have to save for bigger deposits,” says Geffen. According to the last South African census, just over 50% of the country’s households are multigenerational, reflecting a study reported in Time magazine last November. The study further noted that more young adults (aged 18 to 34) in the US are living with their parents now than at any time since 1940. Geffen says local estate agents are reporting an ever-increasing number of queries for properties that will accommodate extended families.

Time to eliminate non-legal real estate operators
A
new initiative launched last month by the Estate Agency Affairs Board (EEAB) whereby estate agents have to register themselves for digital accreditation through PrivySeal, will go a long way toward protecting the public against illegal operators in the property industry, says Annette Evans, general manager, the Institute of Estate Agents of South Africa Western Cape.
All key bodies in the property industry agree that consumers need to deal only with registered estate agents, as they, after going through extensive training and qualifying examinations, can be trusted with the intricacies of property buying and selling, says Evans. PrivySeal is a digital seal which offers a hyperlinked verification certificate that confirms the real-time
registration status of the estate agent in question. This summarises the agent’s professional credentials and enables members of the public to check that the person they are dealing with is registered and suitably qualified in their field. The PrivySeal is only displayed once it is confirmed via the EAAB’s database that the agent concerned has a valid Fidelity Fund Certificate (FFC).
The PrivySeal should be embedded into all agents’ email signatures and their digital media, such as websites and social media profi les. As from this month, it is a requirement for all agents to be registered with PrivySeal, and to use the service. Members of the public are urged to check whether they are dealing with current FFC holders, says Evans.
