Welcome to the April and May issue. I hope you have had a good couple of months, the snow has made it intesting. My children were delighted to have two days off school for sledging. I must admit I enjoyed whizzing down the hill on their sledge although my screams must have been heard from Carshalton to Cheam! I’m sure like me, many of you are ready for the warmer weather now. I’m keen to get out in the garden and enjoy some sunshine. Until the next issue...

The History of
Sutton Hospital
By local resident, Brent Stevens
With the founding of the NHS in 1948, Sutton was incorporated into the St. Helier Group of hospitals. A maternity annexe was opened and the gardens of Cedar Court were included in the hospital grounds. In 1950 two new wards were built in the form of prefabricated structures and they were opened in 1953, coronation year and were named the “Elizabeth and Philip” wards. However, the rising numbers of elderly patient needing care meant a re-think about what was required. An opportunity presented itself when the Downs Hospital (also on part of the Cotswold Road site) closed for good. This site was originally purchased as an annex to the Metropolitan School in Belmont. When this closed in 1902, the local Asylum Board purchased the site, which then became the centre for children with skin diseases, particularly ringworm. In 1920, it changed to specialising to help children with TB and by the 1930’s it was offering 360 beds. It was renamed the Downs Hospital for Children in 1924. By the late 1950’s it was thought to be too expensive to be maintained and the decision was made to close it and transfer the patients to other local hospitals. Consequently, by 1959 some of the old Downs Hospital buildings were renovated. They were reopened and incorporated into Sutton site as a geriatric Rehabilitation Unit, known as the “Cotswold Wing”, which provided 136 beds for elderly patients. In 1964, as a consequence of local government reorganisation, Sutton became part of Greater London and separated from Cheam. As a result, it became known as “Sutton General Hospital”.
The site where Sutton Hospital used to be is in the process of change. The old buildings are slowly being pulled down and the land they previously occupied has been allocated to three different interests. On one side a new secondary school is being built, which is due to open in September 2019. The rest of the area is being absorbed by Cancer Research UK and the Royal Marsden, which are both worthy causes. Prior to its demolition, Sutton Hospital had been in Cotswold Road since 1931, but this was not Sutton’s first hospital. Sutton Hospital started life in 1899 when two semi-detached houses in Bushey Road were used to pro vide six beds. The money came from charitable contributions. It soon became apparent that this was too small and in 1902, the hospital moved to new premises in Hill Road where it provided 12 beds, divided into four small wards. Soon another 8 beds were squeezed in. All of this was possible because of the generosity of Sir Ralph Forster who gave the land for the hospital to be built. In time, however, it became clear that Sutton’s increasing population needed an even bigger facility. The site off Cotswold Road was acquired by the Hospital Board in 1927. The next three years saw enough money raised (£50,000) to begin the building, which started 1930. After 18 months of construction, “Sutton and Cheam Hospital” was finally opened in September 1931. The Board was able to build two main wards, a private wing, a small children’s ward, an operating theatre and a small combined out-patient and casualty department. The man’s ward was financed by the local traders, whose chairman was Mr. E. Skinner. The women’s ward was financed by the above mentioned Sir Ralph Forster, in memory of his son who had been killed at the Battle of Loos in 1915. Until 1991 these two wards were called “Traders” and “Forsters”.

Over the next few years facilities were improved. In 1967 the Ophthalmic Unit was opened, in the old administration buildings of the Downs hospital. 1975 saw the opening of the Chiltern wing, which meant the Hospital had five wards dedicated to psychiatric care. The psychiatric wards were decorated to ensure comfort and to make it more like home. The aim was to re-habilitate patients, not to keep them locked up. In 1983 “day” surgery service was opened. This could be repairing small hernias, or some procedures in urology and gynaecology. 1989 saw the opening of the Malvern Ward, which could take 30 patients with psycho-geriatric problems each day. This gave some respite for the carers as well as allowing them the chance to pursue a full time career. In 1990, the Wilson Hospital in Mitcham closed, and Sutton was selected to accommodate transferred orthopaedic patients. The new ward was named after the closed hospital. This development required updating the physiotherapy, x-ray and out-patient departments at Sutton. 1999 saw yet another re-organisation that put Sutton under the St Helier and Epsom hospitals. By 2008 Sutton provided 32 beds and a modern day surgery unit. Clinics were also run in ophthalmology, lithotripsy, pain control and laser treatment for dermatological conditions, as well as radiology physiotherapy and blood tests. There was also a day hospital for the elderly. However in October 2008 it was made clear that Sutton hospital was slowly to be downgraded and its responsibilities taken over by St. Helier. Today, much of the site has been demolished in order to build a new secondary school. The Harris Academy Sutton will open in September 2018 for it’s first year of intake and will continue to grow over the coming years. A new chapter for the site, but it’s history will not be forgotten.

WORK OUT WITH LYNDA AND REACH YOUR DIET & FITNESS GOALS DON’T DELAY! SPRING INTO ACTION NOW! It happens every year, despite our very best intentions to avoid it. What is it? Yes, it’s the Christmas binge! We always ‘think’ that we can indulge in all the wonderful food and drink on offer during the festive season and then easily get rid of the excess weight and inches afterwards. But, inevitably, many of us are still carrying that weight and those inches around with us, nearly three months down the line! The weather doesn’t help, either. Cold and wet conditions make us crave warming ‘comfort’ food and drink and that, too, can contribute to weight gain. In addition, we all become couch potatoes, preferring to snuggle up in front of the television rather than going for a walk. So, don’t fool yourself – you are heavier than you ideally should be, and you need to shift those excess pounds and inches before daring to try on your summer clothes. But how do you go about it? It’s difficult to do it by yourself – you need professional help. You wouldn’t dream of trying to ‘repair’ your car yourself; you’d call in ‘the experts’. In the same way, you will find it difficult to change your unhealthy eating habits and lack of any exercise without the help of someone who has assisted thousands of people like you to achieve their goals. That ‘expert’ is Lynda Loakes who has worked locally as a health and fitness instructor for the past 23 years. From her own personal experience, she is very aware of the challenges that losing weight presents and with praise, encouragement and some very useful ‘tips’, manages to get others on the road to health and fitness.
Tasty food and exercise to suit all ages and abilities.
Lynda runs WOW ( W ork O ut W ith) Lynda classes throughout the week at various local venues and, in addition to providing helpful advice on dieting to lose weight, she also offers a variety of exercises to improve fitness and tone muscles. Lynda’s approach to dieting revolves around ‘eating clean’ and her menus promote cooking from scratch and using ingredients which provide just the right balance to keep the body healthy and fit whilst, hopefully, shedding some excess pounds. Lynda’s recipes are easy-to-follow and class members are given new ones each week which can be filed and built into a ‘library’ for easy reference. Realising that we all lead busy lives, the recipes involve very little preparation and cooking time, yet the resulting dishes are delicious!
and are suitable for all age groups and fitness abilities. They aim to enhance flexibility, build strength and develop a strong body core which improves balance and co-ordination.
The fun element
There’s one other aspect of Lynda’s classes that must be mentioned – the fun side. Lynda has an outgoing personality and a fantastic sense of humour; her classes are interspersed with fun and laughter. Those attending regularly build friendships with other class members and such friendships are encouraged and supported by Lynda’s twice-yearly parties and other social activities – all with proceeds being donated to local charities. So, why not go along to one of the W ork O ut W ith Lynda classes? You can be sure of a warm and friendly welcome from Lynda and her class members. Like them, you’ll be exclaiming ‘ WOW’ when your scales and your mirror show some really positive results.

When you go along, your first class is free, to enable you to judge whether WOW is right for you. So, you have nothing to lose - except excess weight – and plenty to gain from a fitter and healthier lifestyle! Lynda’s contact details are on below

Exercise plays an important part, too
WOW classes start with a private, one-to-one weigh-in, followed by a motivational talk to all the members present. The rest of the class time is devoted to exercises and these cater for all age groups and abilities. If anyone has physical difficulties that prevent them from carrying out certain exercises, Lynda can always find suitable alternatives. Her exercise sessions include high intensity fat-burning, muscle strengthening and overall posture and fitness improvement. Lynda also runs one-hour-long fitness/Pilates courses. Pilates exercises are not strenuous

SUNNY IN MOST PLACES, WITH TEMPERATURES RISING The sun is finally making a re-appearance. The cold, gloomy weather is giving way to warmer spells, and as we approach Easter, rising temperatures are inevitable. The same could be said of the property market, particularly at the premium end. To extend my not-very-sophisticated metaphor, it seems like we are through the worst of it (and despite some of the headlines, it wasn’t that bad in the end), and short-term weather patterns are now being subsumed within the rise of spring. The cold front that has swept across the housing market created a few patches of slow market activity, but the premium market wasn’t substantially affected by this. Much more important for the premium market was the change in Stamp Duty on second homes which kicked in in April 2016. The tax change primarily concerned landlords and second homeowners but had a knock-on effect on the premium market because these are often the very same influential players who shape the demand profile. One of the reasons why it’s so easy to be optimistic about premium markets in the UK is the long-term price growth trend. Over the last decade, the mid-market has seen substantial overall average house price increases of around 3.8% per year. The top 5% most expensive proper ties, on the other hand, have seen much stronger growth, at about 4.9%. For the top 1%, the increase is even stronger still at approximately 6.2% per year. It’s in the nature of market economies that the most valuable assets increase in value at a higher rate than other assets. While this isn’t great news for everybody, it is for those with interest in prime and super-prime proper ties in the UK. For example, if you bought a premium home in the top 1% right now, which costs around £1.3m at the national level, assuming long-run trends continue, it will appreciate in value by about £80,000 per year. Hopefully, that puts a smile on your face. As any regular readers will know by now, it is opportunity time in the market. It has never been a better time to pounce, mainly if you want to capture all the capital appreciation the next market cycle will produce. When you are ready, get in touch with your local Fine & Country market expert, and they will show you how to make your next move the best yet. Source: ResiAnalytics
