SUTTON, WE NEED YOU TO HELP TO KNIT 2000 HATS BY 3 JULY
Age UK Sutton is taking part in the Big Knit for the very first time, and we need your help! The Big Knit is a joint campaign between Age UK and innocent drinks to raise funds to help vulnerable older people. This year, it’s the biggest Big Knit ever, and Age UK Sutton is excited to be taking part for the first time! This means that any hats we knit in Sutton will raise vital funds to support the services we deliver here. We want to produce 2000 miniature hats by the deadline of 3 July. The woolly hats will be paired with innocent smoothie bottles and go on sale later this year. Each mini-hat we send secures a 25p donation to Age UK Sutton, which will fund our vital Information & Advice service, which supports Sutton’s older people, their family and friends to get the most out of later life. We need Sutton to get knitting, to help us reach our 2000 hat target by 3 July. Even if you’ve only got time to knit one or two, it is appreciated very much, as it all adds up to help us reach our target. Elections, Brexit, inflation and heaps of boil and trouble. As we approach the hallway point of the year it’s been another interesting and testing time. Watching the tribalism of an election isn’t too dissimilar to commentary on the housing market year on year; with the same information available we all seem to come to a different conclusion (mostly one we started with). The optimists will be pragmatic, the pessimists will always claim doom pending. Considering prices have risen progressively for 8 years it maybe worthwhile siding with the optimists. The year so far has been harder to read, due to an ongoing distinct lack of stock the market has been weighted toward the seller. Open days still prove popular with sellers and almost expected by buyers (although less liked by buyers). Multiple bids from multiple buyers are still common and we try to work fairly and transparently in the process. DIY internet agents have sprung up (however why someone would entrust their most valuable asset to the elements is questionable; seeming savings maybe offset by amount achieved). Once a sale has been agreed the time between sale and exchange has reduced to circa 6 weeks. Experience would suggest the rest of the year will be settled with some small growth. Its probable the biggest challenge will be a lack of housing stock. A lack of stock is obviously a lack of competition and therefore should result in agreeable prices on the houses which are available (if you’re considering a move this year its worth talking to us as soon as possible). The question which may arise is how we cope with any interest rate rises? We have become so used to ridiculously low mortgage rates its easy to forget that just 10 years ago the norm was 5% (and the market had grown under these rates for the previous decade). Of course time will pass quickly and before we know it the scarfs and wellies will be back out! In the meantime enjoy summer! Sutton’s Primary School effect on Sutton Property Prices I was having a chat with a Sutton homeowner and landlord the other day, when he asked if schools, especially primary schools, affected the Sutton and Carshalton local property market in terms of demand from buyers and tenants to a property. Anecdotally, I have always known this to be true, a good school creates good demand and good demand does affect house prices. So, I asked my colleagues on the front line, who take the phone calls from people putting themselves on our mailing list and they confirmed that most people cite location as their number one factor.
However, whilst a good primary school significantly contributes more to house prices, the same can’t be said for secondary schools. There are two reasons for this, firstly, as secondary schools are much larger, so their catchment areas are correspondingly much larger, meaning parents don’t need to live so close to the school. Secondly, in the UK, whilst the difference between the top 25% and bottom 25% of secondary schools is not insignificant, in the primary school sector, the difference between the top 25% and bottom 25%, according to the London School of Economics, is considerably and significantly more. Many other Sutton landlords, both who are with us and many who are with other Sutton agents, like to pop in for a coffee or ring/email us to discuss the Sutton property market, to consider how Sutton compares with its closest rivals and hopefully we can answer all their questions. You must take lots of advice and seek out the best opinion. One good source of opinion, specific to the Sutton property market is the Sutton Property Blog www.suttonproperty.today I don’t do hard sell, I will just give you my honest and straight talking opinion.
After looking through our mailing list, it confirms there is a close correlation between the high demand areas of Sutton and the proximity to a good primary school. Talking to my team in a recent morning meeting, they agreed many people would look to increase their budget quite significantly, whilst others would consider downgrading their property requirements to be close to a good primary school. Those of you who regularly read this blog will know I like a challenge, so I decided to look at the science behind these assumptions. Looking at property market within half a mile of some of the seven best performing Primary schools in the area (half a mile is what many consider to the be the main catchment area of most Sutton Primary school’s – although exceptions do exist), I then compared them with the overall average for the Borough. Since the Summer of 2002, the average property within the Borough of Sutton has risen by 126.6% .. • Barrow Hedges Primary School 114.8% • Manor Park Primary School 119.9% • Muschamp Carshalton Primary School 120% • Avenue Primary Academy 123.5% • Sutton Average 126.6% • Westbourne Primary School 140.1% • Robin Hood Primary School 149.7% • All Saints BenHilton 153.3% That means the parents of AllSaints have seen the values of their properties rise proportionally 21% more than the Sutton average ... interesting don’t you think?

WORK OUT WITH LYNDA AND REACH YOUR GOALS! Want to lose weight, get fit and, as a result, increase your energy levels and look great? Even if you are blessed with amazing self-discipline, there inevitably comes a time in your diet when, tempted by chocolate, cream cakes or a glass of wine, you ‘fall off the wagon’ and wonder whether it’s worth climbing back up. achieve each individual’s weight and fitness goals. All of Lynda’s classes start with a private, one-to-one weigh-in, followed by a group motivational talk. The rest of the class time is devoted to exercises and these cater for all ages and abilities. If anyone has physical difficulties that prevent them from carrying out certain exercises, Lynda can always find suitable alternatives. Her exercise sessions include high intensity fat-burning, muscle strengthening and overall posture and fitness improvement. Lynda also runs one-hour-long fitness Pilates courses. Pilates exercises are not strenuous and are suitable for all age groups and fitness abilities. They aim to enhance flexibility, build strength and develop a strong body core which improves balance and co-ordination.
