CHEAM CHARTER FAIR The Fair Residents of Cheam will celebrate the 758th annual Cheam Charter Fair on Saturday 20 May 2017. The fair is thought to date back to 1259 when Henry III granted Cheam a charter making it a town. Firm historical records of Cheam Charter Fair date back to the 1800s when a fairground accompanied the market. The fair is steeped in custom, with traders traditionally marking out their stalls with chalk in advance of the fair. Stall bookings are free and bookings are taken from 1 February to 31 April from organisations or individuals based in Sutton or adjoining boroughs. See the Stalls page of this site for details. Activities In addition to around 80 stalls we also ask local groups and businesses to provide demonstrations or entertainment on the corner of Park Road in the heart of the fair. 09:00 Opening procession. Led by The Mayor and Mayoress of Sutton Councillor Richard Clifton and Mrs Gloria Clifton together with the choir of St Dunstan’s Church and children from St Dunstan’s School. The Mayor will attend in robes and the ceremonial badge and chain.

Cheam Charter Week A series of events in the week leading up to the fair (and some after!) are brought together under the title Cheam Charter Week. Events include the celebration of the traditional Fair day of 15 May in line with the terms of the charter. You will also find some organisations get into the fair atmosphere and offer and provide special offers on the day of the fair or throughout the week. Details are shown on the Cheam Charter Week page. Welcome to the latest edition of Senior Snippets:

the monthly advisory column with the older members of our community in mind, brought to you by Tony Ward of Home Instead Senior Care in the London Borough of Sutton. Despite all the powerful new cleaning products available on the shelves today that use advanced chemical technology and sophisticated ingredients, many cleaning jobs can be just as effectively done using “old-fashioned cleaning remedies”. These are tried and tested methods have been passed down from generation to generation and are just as effective today as they were before the invention of fancy and expensive cleaners and sprays. Removing lime scale from kettles: There’s nothing like a good cup of tea. To keep your kettle clean and free from lime scale, just boil the kettle and switch it off. Then, add two tablespoons of citric acid powder and leave to cool. Once it has cooled off, pour the solution down the sink and re-boil the kettle twice with fresh water. This traditional fix not only dissolves the lime scale, but also prolongs the life of the kettle. Cleaning a wooden chopping board: All you need is some coarse salt and a lemon. Simply sprinkle the board with coarse salt, scour the surface with half a cut lemon, squeezing to release the juice and leave it for five minutes. Then, scrape the residue off the board and rinse with a clean wet sponge. Natural carpet freshener: Here’s a simple solution to remove wet dog and stale smells from your carpet; sprinkle a light dusting of bicarbonate of soda onto the carpet before vacuuming to remove smells and freshen the room. Cleaning your washing machine: Rid your washing machine from mould and musty smells with a vinegar rinse once in a while. All you have to do is add a cup of white vinegar to the drum of the washing machine and do an empty wash on the hottest cycle. Do this every 2-3 months to keep things fresh and fragrant. Cleaning windows: White vinegar (a natural disinfectant and deodoriser) and newspaper will give you windows that sparkle and shine. Mix one part white vinegar with one part warm water in a spray bottle and spray on to your windows. Then, polish your windows using crumpled newspaper. Don’t use vinegar on frosted glass or leaded glass windows. The next time you need to do some household cleaning, you don’t rush out to buy a host of harsh chemical cleaners, it is amazing what simple household items such as lemons, salt and bicarbonate of soda can do. Not only are they better for the environment but they are often better for your purse too!

HOW THE RENTED SECTOR HAS TRANSFORMED THE PROPERTY MARKET IN SUTTON The Sutton housing market has gone through a sea change in the past decades with the Buyto-Let (B-T-L) sector evolving as a key trend, for both Sutton tenants and Sutton landlords. A few weeks ago, the Government released a White Paper on housing. I have had a chance now to digest the report and wish to offer my thoughts on the topic. It was interesting that the private rental sector played a major part in the future plans for housing. This is especially important for our growing Sutton population.

IN 1981, THE POPULATION OF SUTTON LONDON BOROUGH COUNCIL STOOD AT 170,200 AND TODAY IT STANDS AT 200,100. Currently, the private rented (B-T-L) sector accounts for 15.2% of households in the town. The Government want to assist people living in the houses and help the economy by encouraging the provision of quality homes, in a housing sector that has grown due to worldwide economic forces, pushing home ownership out of the reach of more and more people. Interestingly, when we look at the 1981 figures for homeownership, a different story is told.

68.06% SUTTON PEOPLE OWNED THEIR OWN HOME IN 1981 23.06% SUTTON PEOPLE RENTED FROM THE COUNCIL OR HOUSING ASSOCIATION IN 1981 AND 8.88% SUTTON RENTED FROM A PRIVATE LANDLORD The significance of a suitable housing policy is vital to ensure suitable economic activity and create a vibrant place people want to live in. With the population of Sutton set to grow to 250,000 by 2037 – it is imperative that Sutton London Borough Council and Central Government all work actively together to ensure the residential property market doesn’t hold the area back, by encouraging the building and provision of quality homes for its inhabitants. One idea the Government has proclaimed is a variety of measures aimed at encouraging the Build-to-Rent (B-T-R) sector (instead of the B-T-L sector). These include allowing local authorities to proactively plan for B-T-R schemes, and making it simpler for B-T-R developers to offer inexpensive private rented homes. To do this, the government will invent a distinct affordable housing class for B-T-R, called ‘Affordable Private Rent’, which will oblige new homes builders to provide at least 1 in 5 of a new home developments at a 20% discount on open-market rents and three year tenancies for tenants. In return, the new homebuilders will get better planning assurances. Private landlords will not be expected to offer discounts, nor offer 3-year tenancies – but it is something Sutton landlords need to be aware of as there will be greater competition for tenants. Over the last ten years, home ownership has not been a primary goal for young adults as the world has changed. These youngsters expect ‘on demand’ services from click and collect, Amazon, Dating Apps and TV with the likes of Netflix. Many Sutton youngsters see that renting more than meets their accommodation needs, as it combines the freedom from a lifetime of property maintenance and financial obligations, making it an attractive lifestyle option. Private rented housing in Sutton town and the Borough, be it B-T-L or B-T-R, has the prospective to play a very positive role.

The Metamorphosis of a sale. As we are in mid Spring and the sun through its awakening lifts the hearts and spirits of us all I thought I would use an apt analogy between the Chrysalis of the butterfly and how the process of selling changes once a sale is agreed. Stage 1) The caterpillar – Marketing. Basically eating and creating as much interest as possible to ensure success in the next stage. Stage 2) The Chrysalis – Once enough growth has been gained or a buyer has been found we move into the transformation stage. This is away from the main stage and happens between five moving parts; the two solicitors, the purchaser and vendor and any finance company involved. Taking an acceptable interest the aim is to progress the interest into a reality by covering host of legal work and tangible work (survey) to deliver the next stage. Stage 3) The Butterfly – Once the legal work has been approved, the finance obtained and the deposit placed the sale can exchange and complete and the butterfly can emerge! How this can help you? Its interesting to note that there is a growing voice within the legal industry for better preparation pre sale (see www.conveyancingassociation.org.uk for more information). Regardless of any formal changes here are a few tips on how to prepare yourself 1) Instruct a solicitor early, 2) return all paper work sent from your solicitor early, 3) provide I.D. immediately, 4) collect all guarantees, warranties and costs associated in readiness. By doing these early the process will be easier and less stressful. The housing market is very busy and as ever we require more property to sell. Banstead Arts Festival 29th April - 14th May The annual Banstead Arts Festival will take place from 29th April to 14th May with a wide range of events on offer. The Festival will include evening concerts in the Banstead Community Hall by Red Priest with their unique take on the music of Handel and by the Yehudi Menuhin School Orchestra; and in addition there will be two lunchtime chamber music concerts at All Saints Church. The Young Musicians concert showcases our local young musicians and the Schools Poetry competition will be adjudicated by the professional poet Joshua Seigal. A guided local butterfly walk, coach trips to Portsmouth’s Historic Dockyard and contributions by other local organisations will ensure that there is plenty of interest throughout the fortnight. EASTER BISCUITS: Ingredients 200g Plain Flour Pinch salt 1 tsp mixed spice 75g caster sugar 100g butter 1 medium egg, separated 50g currants 2 Tbsp warm milk Pinch saffron (optional, mixed with milk) Caster sugar, to sprinkle Method Preheat oven to fan 180°C, conventional 200°C Grease two baking trays. Sift the flour, salt and spice into a small bowl and set aside. Cream sugar and butter together until light and fluffy. Beat in the egg yolk. Fold in the flour, salt and spice, currants, milk and saffron if adding, to form a fairly soft dough. Knead lightly on a floured surface and roll out thinly. Using a 7.5cm round cutter, cut into biscuit shapes. Place onto baking trays and bake for 8 minutes. Remove from the oven, brush with remaining egg white, sprinkle over sugar and bake for a further 3 minutes until golden brown. Cool on a wire rack.

WORK OUT WITH LYNDA AND REACH YOUR GOALS! Want to lose weight, get fit and, as a result, increase your energy levels and look great? That’s a ‘big ask’ if you undertake it by yourself, but if you join forces with people who have similar goals, it’s very much easier. Even if you are blessed with amazing self-discipline, there inevitably comes a time in your diet when, tempted by chocolate, cream cakes or a glass of wine, you ‘fall off the wagon’ and wonder whether it’s worth climbing back up. achieve each individual’s weight and fitness goals. All of Lynda’s classes start with a private, one-to-one weigh-in, followed by a group motivational talk. The rest of the class time is devoted to exercises and these cater for all ages and abilities. If anyone has physical difficulties that prevent them from carrying out certain exercises, Lynda can always find suitable alternatives. Her exercise sessions include high intensity fat-burning, muscle strengthening and overall posture and fitness improvement. Lynda also runs one-hour-long fitness Pilates courses.
