The full report can be obtained from Fine and Country Cheam. ‘With all the doom and gloom in the press you’d be forgiven for thinking we’re standing at the precipice of a housing market Armageddon. While it’s true that the national market is pausing for breath the prime market is demonstrating its characteristic robustness across the country. Like the economy, the housing market is cyclical in nature. It waxes and wanes like the moon. Economists are divided about why this happens but it certainly seems like sentiment and human emotions play a key role. It may be something complex like a natural algorithm in the background that regulates the heat in the market. Or it could be commentators observing a period of consistent rises and then trying to be the first to ‘call’ the top of the market and making it tumble. It could be both, it could be neither. The markets we specialise in at Fine & Country are very different to the housing market as a whole because they tend to be at the higher end of the price spectrum. Properties we deal with are typically in the top 25% of all homes (according to price). They have a very different supply and demand profile, and are influenced by different forces to the rest of the market, and that’s why what you read in the paper doesn’t necessarily apply to this part of the market. This prime market is disproportionately dominated by those aged over 50 simply because they have reached the top of the housing ladder. They have also benefitted from at least three property booms which have driven up their equity stake. A result of the market being dominated by this demographic is that the housing stock changes hands less frequently, albeit at much higher capital values than the rest of the market. But most importantly it insulates the prime market from changes in the mortgage lending which have a profound effect on the rest of the housing market. Mortgage lending seems to be buoyant at the moment, but even if it were to wobble, the prime market is somewhat protected. The other nuance of the prime market, particularly in London and the South East is the role played by foreign investors. The decision making rationale of these buyers is very heavily influenced by the exchange rate. In 2008 a sudden drop in the value of the pound against South East asian currencies caused a flood of foreign buyers into the UK. They started by focussing on Prime Central London but then as they learned more about the UK domestic market, ventured outside of central London looking for opportunities in the key regional urban centres. As any UK resident who has travelled abroad recently will know, the British pound does not make for a cheap holiday. However, the last government made the tax environment less comfortable for ‘non-doms’so we’re not expecting the role played by foreign investors to reach the same level it did in 2009. Therefore the prime market across the UK can expect to benefit from less volatility in the coming years as the market becomes less subject to exchange rate changes.’

WORK OUT WITH LYNDA AND REACH YOUR DIET & FITNESS GOALS No sooner have summer holidays become a distant but pleasant memory than our thoughts turn to the next big event of the year – Christmas. Now’s the time to ensure that it will by joining one of the ‘WOW’ Lynda classes run by local instructor Lynda Loakes. Lynda has been running classes in the local area for more than 22 years and has helped thousands of her class members to achieve their goals of losing weight and, just as importantly, improving fitness. WOW stands for Work Out With, and Lynda hopes that her class members will say WOW when they see positive results on their scales and tape measures. Keeping fit and eating sensibly is something that, once learned, should be a lifelong habit, not a ‘once every so often’ attempt at a quick fix. That’s where the diet and fitness classes run by Lynda Loakes are so helpful. Lynda advocates ‘eating clean and all her menus involve cooking from scratch, using ingredients that provide just the right balance to keep the body healthy and fit. Don’t be put off if you are one of those ‘cooks’ whose kitchen ‘fights back’ as soon as you set foot in it! Lynda’s recipes are simple and easy to follow, and time spent in preparation and cooking is kept to a minimum. Even better, the meals taste superb! Lynda is aware of the many challenges that losing weight presents. She has fought
that battle herself and won, so is able to offer plenty of support to others. Fully trained in all aspects of nutrition, she helps class members to achieve their goals in a friendly and caring way. Each class starts with a private, one-to-one weigh-in followed by a motivational talk. The exercises that follow cater for all ages and abilities and include high intensity fat-burning, muscle strengthening and overall posture and fitness improvement. Each week’s class is different, and always great fun. Lynda also runs one-hour long fitness pilates courses. Pilates exercises are not strenuous and are suitable for all age groups and fitness abilities. They aim to enhance flexibility, build strength and develop a strong body core which improves balance and co-ordination.
