Welcome to the October and November issue of Your Neighbourhood Directory. Autumn is in full swing now and I for one love it. Conkers and Hazelnuts decorate the pavements while the shops are adorned with witches and skeletons as Halloween fast approaches. It’s time to start wrapping up warm and embrace the new season. This month we have all the usual local business advertsing, what’s on locally and articles of interest. I hope you enjoy it. All the best, Carla. If you would like to be included in the magazine why not advertise? Magazine advertising is easy, incredibly cost effective and a very popular way to reach an estimated 12,000 readers every two months.

NONSUTCH PALACE A Short History
By local resident, Brent Stevens
In the last of my three articles on Cheam, I am going to write about Cheamʼs most historic building, Nonsuch Palace, sadly totally demolished. On 12 October 1537, Henry VIIIʼs long awaited son was born, giving the King a legitimate male heir. Henryʼs father (Henry VII) won his right to rule, after years of civil war, on the battlefield at Bosworth. His claim to the throne was contentious and tenuous. This resulted in constant challenges to his authority throughout his reign. Henry VIII wished to avoid this, hence his desire to have a son. To celebrate the birth of Edward, Henry decided to build a special palace in his sonʼs honour. The palace would have no equal - there would be “none such” like it. Henry chose the site and the village of Cuddington was then demolished to ensure the new Palace would be built within the 40 square miles of the new estate. The foundation stone was laid on 22 April 1538. The design created two regular courtyards with an opening one end and in the middle. By September 1538 the foundations were laid and by 1544 the project was nearing completion. The cost was £25,000, about £105m today. Following the dissolution of the monasteries, most of the building materials came locally from the now defunct Merton Abbey. Having built it, Henry very seldom went there. Ill health and obesity restricted him from hunting and Henry did not want to be reminded of a pleasure no longer available to him. He died in January 1547 and was succeeded by Edward VI. Edward reigned for only 6 years and his chosen successor was the protestant Lady Jane Grey. (She was Henry VIIʼs great granddaughter and cousin to Edward). However, Henry VIIIʼs daughter, Mary, 2 challenged this and those wishing to see England return to the Catholic faith, helped her to become Queen. Those supporting her were subsequently rewarded and one of these was the Catholic Earl of Arundel (later to be the Duke of Norfolk) and the gift Mary presented to him was Nonsuch Palace. Norfolk set about completing the building

and nearly bankrupting himself in the process. On his death in 1580, the palace passed to his daughterʼs husband (Norfolk had no sons) Lord Lumley. Lumley wanted to continue living in the Palace but could not really afford it. Queen Elizabeth I was now Englandʼs monarch and she loved the Palace and agreed to take it over. She spent several summers at the palace and in an act of genuine kindness, she allowed Lumley to live in the Palace as custodian until his death in 1509. The chapel named after him is next to St. Dunstanʼs Church and within are memorials to his first and second wife, plus his three children. On Elizabethʼs death, James I used the palace to stay when he wanted to hunt. It was his eldest son, Henry, who fell in love with Nonsuch. Lumley passed on his passion for the arts and Henry enjoyed delving into the 3,000 book library. Unfortunately Henry died of typhoid in1612 and the succession passed onto James second son Charles, with disastrous results for England. In 1625, the wife of the newly crowned Charles I, Henrietta Maria, liked the palace very much and spent a lot of money re-furbishing it. During the civil war one of Cromwellʼs generals (Lambert) occupied the Palace but when the monarchy was restored in 1660, Charles II attempted revive it but it proved too expensive. During the Plague and the Great Fire, Nonsuch was used to 4 store government papers and treasures removed from London . Finally Charles II had had enough. His mistress, Barbara Villiers was given the palace to enable her to pay off her gambling debts. (For example one night in Paris saw her lose £10,000 pounds in one evening. Today that is the equivalent of £1.5m.) The palace was slowly stripped of all its assets, including bricks and other building materials. Over the next few years the palace disappeared. Today, walking from the car park off the London Road, you come across the “Nonsuch Trail”. From marker A, three concrete pillars demarcate where the palace was situated. It is not that large but it was a magnificent structure. Visiting it earlier this year made me wish I had seen it in its prime.

1. Nonsuch Trail: this is a sign that explains where the Palace was and a timeline showing when it was built. 2. Concrete posts that outline the dimensions of Nonsuch Palace. 3. Model of the Palace that can be seen in Whitehall Museum. The Palace was ornate but not that large compared to Hampton Court. 4. Lumley Chapel, next to St. Dunstanʼs Church. Lumley inherited Nonsuch from his Father-in-Law. In the chapel are memorials to his two wives and three children.

GET THAT ‘WOW’ FACTOR! THE CORE QUESTION Are you fit? If not, do you want to get fit, and do you want to stay fit for the rest of your life? If the answers to those questions indicate that you are keen to get fit and stay that way, then one of the most important things you need to do is to take care of your body’s core. What’s that, you ask? Your core is a complex series of muscles which are used in just about every movement of the human body. The core muscles act as stabilisers and help to improve posture and back strength. One way of looking after your core, and strengthening it, is to follow the techniques and exercises devised and developed in the early 20th century by Joseph Pilates, after whom they were named. It is very important, though, to learn and practise the exercises with a fully qualified instructor – and that’s where Lynda Loakes comes in. Lynda runs WOW (which stands for Work Out With Lynda) and, in addition to her regular slimming classes, she offers four-week Fitness Pilates courses. Fitness Pilates has something to offer people of all ages and levels of ability and fitness. In common with other Practitioners country-wide, Lynda believes that doing regular Fitness Pilates exercises can improve posture, muscle tone and joint mobility, as well as relieving stress and tension. She often jokes that the simple act of getting up out of a chair can prove quite challenging as we get older, but Fitness Pilates training for those leg and thigh muscles can deliver a very beneficial result. Exercises are performed on the floor, on a mat, and Lynda tailors them to suit the physical abilities of all class members. Will Fitness Pilates help with weight loss? That’s another question that is often asked, and the straight answer is ‘No’. The Fitness Pilates exercises, which can vary in intensity, offer an excellent work out and can help in the maintenance of a healthy weight. However, if you want to lose weight, Fitness Pilates needs to be combined with a healthy diet and some aerobic exercises. Once again, that’s where Lynda comes in. She has been running diet and fitness classes in the local area for more than 24 years. During that time, she has helped thousands of class members to achieve their goals of losing weight. Eating sensibly and keeping fit is something that, once learned, should be a lifelong habit, not a ‘once every so often’ attempt at a quick fix. That’s why Lynda’s classes are so successful. Lynda advocates ‘eating clean’ and all her menus involve cooking from scratch,
22

using ingredients that provide just the right balance to keep the body healthy and fit. Better still, they involve little time spent in preparation and cooking – and they taste superb! Lynda is aware of the many challenges that losing weight presents. She has fought that battle herself and won, so is able to offer plenty of support to others. Fully trained in all aspects of nutrition, she helps class members to achieve their goals in a friendly and caring way. Each class starts with a private, one-to-one weigh-in followed by a motivational talk. The exercises that follow cater for all ages and abilities and include high intensity fat-burning, muscle toning and overall posture and fitness improvement. Each week’s class is different, and always great fun. So why don’t you go along to one of the Work Out With Lynda classes. She has a mixture of daytime and evening classes so you will be sure to find one that’s suitable for your lifestyle. Lynda offers newcomers their first diet and fitness class free of charge – so you’ve nothing to lose but weight! Class times and venues are as follows:Fitness Pilates Courses Monday – 9.30 -10.30 a.m. at Highfield Hall, 320 Carshalton Road, Carshalton SM5 3QB Monday - 6-7 p.m. at Banstead Day Centre, The Horseshoe, Banstead SM7 2BQ. To let or not to let. As the option to let your property becomes ever
more viable as an option its helpful to recap some of the basics.
Choosing the right agent to market and manage your property is vital. You need an agent who is not just focused on getting you a tenant but will find the right tenant for you, at the right price. Trying to manage a property yourself, is a trap some Landlords fall into. The money you believe you can save seems like an attractive option but do you really want to deal with all the administration that is now legally required or, the stress that can sometimes come from the tenant. There have been so many legislations changes in the lettings industry that we make it a priority to know these first and understand how they may affect our landlords and tenants. In just the last few years alone changes and additions have been made to the following; Minimum Energy Levels Regulations, Gas Safety Installation and Use, Deregulation Act 2015, Houses in Multiple Occupation and Residential Property Licensing Reforms, Homes (Fitness for Human Habitation and Liability of Housing Standards) and Tenant Fees Ban. Do not be overwhelmed by this we are here to guide and educate you to ensure you oer the best tenancy but also cover all the legal requirements with the knowledge you will need. We are not just here to rent your property, we pride ourselves on also being a foundation of knowledge and making any complicated changes as easy to understand as possible – so nothing is missed! Fine and Country Cheam Lettings is an experienced Lettings and Property Management team giving every Landlord peace of mind that not only are we finding the right tenants but will continue to manage your property with the professionalism needed for a successful tenancy. Our success is evident in the number of relets we have and the ongoing relationships we have built up with Landlords and Tenants. Please get in touch with the team to find out more, you can call us on 02087703377 or email us at cheam@fineandcountry.com
