Sutton Property Market Sees An Unpredicted Autumn Boost of 55% Well, it doesn’t seem like two minutes ago that it was Christmas – and now it’s all over! One cold December morning, after arranging the office’s Christmas cards I thought I would nip out for a quick festive coffee and a muffin at my favourite local coffee shop, Beeches Cafe. I met an old client of mine in the coffee shop and we got talking about the Sutton property market. I had just completed my research for my next blog article and I would like to share with you the parts of the conversation relating to the Sutton property market. He asked me what my thoughts were about the last half of the year in regard to the Sutton property market and if there were any great buy to let deals around. In reply I said that, in my view, shrugging off the uncertainty of the initial post Brexit vote, I have seen an increase in supply and a rise in the number of properties selling at the lower to middle end of the market, meaning both first time buyers and buy to let landlords have been returning in the last few months – prove the market is beginning to bounce back. So let’s look at the numbers .. In November 2016, according to the three main property portals (Rightmove, Zoopla and OnTheMarket) there were a total of 807 properties for sale in Sutton (within 2 miles of the centre of Sutton to be exact). In November 2015, there were only 522 properties for sale, a rise of 55%. When I split it down into bedrooms (note things like building plots and part commercial/part residential, etc, won’t be in these figures so the numbers below wont exactly match up to those in the above paragraph). As the number of Sutton properties put up for sale has soared by 55%, homeowners have become more realistic about how much their homes are worth. This increase in homeowners wanting to sell suggests there is renewed confidence in the Sutton property market and there are also signs that people are being more realistic about pricing their property. As you can see, there has been a significant uplift in terraced and semi-detached properties, which means there is greater choice for first time buyers and landlords. So with a combination of realistic pricing and more properties on the market – both first time buyers and landlords alike might be able to pick up a few bargains! the monthly advisory column with the older members of our community in mind, brought to you by Tony Ward of Home Instead Senior Care in the London Borough of Sutton. A healthy diet can be the key to maintaining a positive outlook on life whilst keeping your mind and body fit and well. No matter what age you are, or what your eating habits are, it’s never too late to change your diet and improve how you feel. Healthy eating includes consuming high-quality proteins, carbohydrates, vitamins, and minerals in the foods you take in while minimising processed foods, saturated fats and alcohol. Eating in this manner helps you maintain your body’s everyday functions, promotes optimal body weight and can assist in disease prevention.

Healthy fats

Rather than cut out fat from your diet completely, choose healthy unsaturated fats which can improve blood cholesterol levels, lower your risk of heart disease, and benefit insulin levels and blood sugar. Look out for Omega-3 fats, which can benefit your brain and your mood, they’re typically found in fish, nuts and seeds.

Exercise

Regular exercise can help you stay healthy, independent and energetic as you get older. Exercise is anything that gets your body moving, and an average of 150 minutes a week is recommended. Walking rather than driving is a small change which gradually introduces exercise into your daily routine.

Less sugar

Slowly reduce the amount of sugar in your diet, there are hidden sugars in a variety of foods such as ready meals, tinned goods and pasta sauces. Consider using natural foods, herbs and spices to flavour your food, and give your taste buds time to get used to the new flavours.

Fibre

As we age our digestion can become less efficient, so it’s important to include more fibre in your diet. An easy way to incorporate fibre into your everyday routine, is to start your morning with a high fibre cereal. The best source of fibre are whole grains, wheat cereals, barley, oatmeal, beans, nuts, vegetables and fruit. To comment on this editorial or to make a suggestion for a future topic

Buyers buyers everywhere! Welcome to 2017! A bit late I know but 2017 has an exciting aura to it. At the time of writing President Trump is being sworn in and Brexit is picking up pace; both are a journalists dream as they will provide ‘meat’ to report on for months (maybe even years to come). With what feels like social change in the air what can we expect from the housing market in 2017? Reassuringly buyer numbers, interest and offers have continued from where 2016 left off (the last quarter of 2016 was busy for sales). Of the open days we have held so far this year we have returned multiple offers on each property which is healthy for January (our market tends to really get going as the bulbs start to awake). Most noticeable is the improved number of applicants wishing to view for sale property, a sign of a healthy market. The test is how this progresses through the first half of the year. One of Fine and Country fortes is selling property when another agent has failed. I’m often asked how we do this with slight scepticism, its often assumed that the ever present deity that is the internet is the do all and see all of the property world. Estate agency is so much more that just advertising on the web and to provide some context we sold 16 houses in 2016 which had failed to sell with a previous agent. If you are currently on the market and seem to be receiving little or no interest and the agent isn’t providing feedback or strategy beyond ‘its on the internet’ then we would love to hear from you, do not delay speak to us today.

WORK OUT WITH LYNDA AND REACH YOUR GOALS! Are you achieving your New Year Resolutions? Can you even remember what they were? Well, of the good news is that a lot of local people are achieving the goals they set losing weight and improving fitness, thanks to joining classes at Work Out With Lynda. Who is Lynda? She’s Lynda Loakes, who has been a local health and fitness instructor for the past 22 years. She launched her own WOW diet and fitness classes at the beginning of January and already her members are seeing results – not only when they weigh themselves but also in their overall energy and fitness levels. Many of us who over-indulged at Christmas and New Year are finding it hard to get back to eating more healthily to get rid of the pounds that piled on in that relatively short space of time! With Lynda’s help, you’ll be able to achieve your ideal weight (and without feeling starved or deprived). Lynda advocates ‘eating clean’ and all her menus involve cooking from scratch, using ingredients that provide just the right balance to keep the body healthy and fit. Do not fear if you are one of those whose kitchen ‘fights back’ as soon as you set foot in it! Lynda’s recipes are simple and easy to follow, and time spent in preparation and cooking is kept to a minimum. Even better, the meals taste really superb! Lynda is aware of the many challenges that losing weight presents. She has

fought that battle herself and won, so is able to offer plenty of motivational support. Fully trained in all aspects of nutrition, she helps class members to achieve their goals in a friendly and caring way. Each class starts with a private, one-to- one weigh-in followed by a motivational talk. The exercises that follow cater for all ages and abilities and include high intensity fat-burning, muscle strengthening and overall posture and fitness improvement. Each week’s class is different and always great fun and motivational. Lynda also runs one-hour long fitness pilates courses. Pilates exercises are not strenuous and are suitable for all age groups and fitness abilities. They aim to enhance flexibility, build strength and develop a strong body core which improves balance and co-ordination. So why not go along to one of the Work Out With Lynda classes.You’ll be sure of a warm welcome from her and her very friendly class members. Like them, within a few weeks, you’ll be exclaiming ‘WOW!’ when your scales and mirror show really positive results.
