In 2013, Yvonne Hoi came to San Francisco and enrolled the Interior Architecture & Design(BFA) program at Academy of Art University to accomplish her dream to become an international interior designer. Yvonne was born and raised in Kuala Lumpur, Malaysia. Growing up in a multicultural country and an artistic family, her childhood filled with creative ideas and colorful painting. She believes good design is to combine functional and aesthetic by knowing what the user need. She is reliable in observation and has a good sense of the relationship between human and space. Yvonne is passionate about art and design, especially in Interior Design. Her goals are to create beautiful and better living space for people to experience a healthier lifestyle by applying knowledge from Sustainable Design and Universal Design. The building is surrounding with Open spaces for parking and public events. Major Streets that drive into The Presidio are the freeway US-101, Lombard Street, Park Presidio Blvd, and Veterans Blvd. The sunlight mostly landed on the south of the building. January will have the least daylight. June will have the most daylight, especially in the mid of June. The daylight would then continue to decrease and will reach its lowest at around December.

CONCEPT STATEMENT
BREAKING THE BOUNDARIES In this world, there are a lot of things that we don’t know, which influenced people wanted to learn and to gain knowledge. The concept “Breaking the Boundaries” inspired by the diversity and connection between human and nature, human and technology, and the past and the future. Breaking the Boundaries is not chaos, it’s more like the light of hope. Breaking something that blocking the way to make something new and to create a new possibility.

As my research, the National Geographic Society is an international and diversity organization. The Society is breaking the boundaries in many ways like their started as a hardcopy magazine to TV channel to a website that is breaking the boundaries, so more generation can be inspired and connected human around the world by publishing the explorer research to the public. Breaking the boundaries that will lead us to connect to the future. To apply the concept in my design, I have an idea of creating a semi-open space by embracing the existing columns. When I think of the National Geographic, it reminded my of a think-tank, so I wanted to create a library-like environment for this project.

COLOR PALETTE
HEALTH AND CHARACTERISTIC Color tends to affect human behavioral, so I want to use the color that creates a healthy and inspiring environment. This Project is a mixed-use building that serves a different function for each space. Therefore, I want to use the neutral color palette as the primary color scheme. The neutral color is a harmony tone for blending each space. The color was inspired by the National Geographic brand color - Yellow; the color of nature that related to the concept of “Breaking the Boundaries� - connecting the link between the people & the planet. For the accent color, I will use the colors of nature like Yellow, Green, and Blue. The accent color will be used for wayfinding and for Material, Finishes, Furniture, and Decoration to add the concept with company characteristic into the design. I might apply some of the principles of Color Universal Design so that everyone can understand the space and be able to use the area freely.

The Centralized Spatial Organization and an asymmetrical layout applied on the first floor are Inspired by the concept of- Breaking the Boundaries. The design of the semi-open floor plan created the illusion of undefining space - it is to break the boundaries between human and knowledge; encouraging people to learn and socialize.

FURNITURE FLOOR PLAN The Centralized Organization layout on the second floor is mimicking the first-floor cafe, which creates the same “break� between two levels, and the circulation path that provide a pleasant user experience. The private offices are pushed back from the windows to create a way for people to walk while enjoying the views. The conference room adjacent to the reception area is for meeting and the temporary workspace is for part-time employees. It have three fully opened doors that creates a common space for the private offices, open workspace, and the kitchen.

The lobby located directly to the main entrance provided a clear wayfinding for the public. It is also a common space between the gift store and the exhibition space. The reception desk stand in between two columns without seating area, it is to create a welcoming vibe for the guest to enter the building. For the coat closet adjacent to the entrance, it is build with a window counter.

EXHIBITION The open space floor plan designed for various type of exhibition. The built-in seating along the windows side are to provide some place for visitors to rest. The fracture soffit ceiling above the seating are designed to hide the roller blinds and to create the looks of a cranking wall. 31

NEW DESIGN PROPOSAL THE MARKET circulation is kind of messy, especially to local the checkout and stay in line for checkout counter next to the entry. It makes the entry crowded. My design proposal is to create a wayfinding of checkout counter and add visible signage and category to improve the circulation of the market.

Neighborhood Info 2401 Bush Street is in the Lower Pacific Heights, which is a neighborhood part of Western Addition in San Francisco. This location is a Walker’s Paradise and Biker’s Paradise because the roads are mostly flat and nearby public transportation, walkable communities that combined housing and businesses area like Japantown and Fillmore District, so daily errands do not require a car. The nearby hospitals include Kaiser, UCSF, and CPMC. Nearby parks include Hamilton Recreation Center, Kimbell Playground and Alta Plaza Park. And nearby Western Addition Public Library. This location also has excellent transit which means transit is convenient for most trips. Car sharing is available from Zipcar, City CarShare, Getaround and RelayRides.

CONCEPT STATEMENT
NEVERLAND - A Place Where Dreams Come True A land without age - to be a child again and don’t have to worry about growing up. To gain a happy childhood once again. To design a living space that bring the outdoor to indoor by using the elements from nature like trees, woods, flowers, stones, water, and etc. Create a friendly and healthy environment for seniors to enjoy activities and moves around easily by applying sustainable materials and universal design.

Compared to the majority populations, elderly are sensitive and fragile in both physically and mentally. Their eyes sight changes; sensitive to bright light and dark area. Their speed and action changes; move slower and get tired faster. Therefore, designing to fit the need of elderly is critical. Design with the natural element like breaking the barrier between indoor and outdoor, using the natural material and color scheme inspired by the woods, waters, sky, and etc. The design of the two-atrium-like-skylight bring daylight into the center of the building. I think nature is the best healer, which keep the connection between seniors and nature will help make them healthy and happy. All social activity areas in the senior housing were planned into separate floor to encourage seniors to walk and travel (walking exercise) to different location to achieve their dream (hobbies or spending time with friend and family). Wayfinding using colors and focal point area in each floor and added accent colors for the differentiation of public and activity spaces for all three levels. So the bright accent color will be applied to the focus point and wayfinding to let the seniors resident easily noticed they are in a different room. All the walkway and hallway are also designed to be wider than normal (min 3 ft). There are two type of studio for support different resident needs.

COLOR PALETTE
HOME-ALIKE AND HEALTH The color palette for my senior house is inspired by the beauty of nature and the elements of my concept, Neverland. The based palette is mainly neutral colors and a mixed highlight color for each area to add characteristic into space. I want to create a home-a-like environment for the resident - Make people who live in the seniors home feel like Home, therefore, I used neutral colors (beige, cream, plaster yellow, brown, warm gray...etc.) as a basic palette like a blank canvas for seniors to paint their own dreams. To add accent to the design and space, I used the colors like Red, Orange, Green, Blue, Purple, and brown to differentiate the public and activity spaces for all three levels. As in the aging process, seniors eye-sights will turn weaker and yellowish, hence, overly bright and complex colors will be tired for their eyes. So the bright accent color will be applied to the focus point and wayfinding to let the seniors resident easily noticed they are in a different room.
